An LLC headed by David Wanzer has plans to renovate the old Midtown Service Center on the SE corner of 6th & Classen. This is directly across from what will soon be the new OKC Public Schools Headquarters.
It was purchased earlier this year for $1 million and the same group has also bought a small lot to the south, which will be used for parking.
Plans call for a significant remodel with a space for a restaurant, a smaller cafe and offices on the ground floor, and offices on the 2nd floor.
Facing Classen, there will be a large metal canopy covering an outdoor patio for the restaurant. The cafe will get a smaller metal canopy as well.
Should be very slick, as are all the Wanzer projects. Design is by Butzer Gardner. The building was originally constructed in 1961.

Yet another cool project for the SoSA / West Midtown area.

I'm sure David and the Butzer Gardner team will make it something special.
Wanzer is turning into one of OKC's best developers. Can't wait to see what he has in store for Main Street Arcade as well.

No.
Garage doors (to be removed) face north facing NW 6th; patio will be to the west facing Classen.
shawnw 07-16-2014, 06:04 PM Hope it sticks. This building has flipped so many times it seems like. Didn't expect us to be reaching classen so soon though, but that's a good surprise.
Even though there have been a number of business in and out of here, this is the first time the building ownership has changed in 15 years.

ChrisHayes 07-16-2014, 07:33 PM Both Western and Classen have a number of buildings that if renovated or even just prepped up a bit would give the streets so much more eye appeal. I've seen this building countless times on my way to work and wondered if it was owned by anyone or what was going to be done with it. I like what was done with this old commercial building up by Western and Classen that was converted into a bar/pub.
shawnw 07-17-2014, 01:46 PM Agreed but I kinda feel like Classen, or "lower Classen" (former Ollie) needs a streetscape/hardscape project first. kill a lane, add parking, fix the sidewalks, add stuff similar to up the street at asian district, etc.

I doubt it will ever happen, but I want to state I am firmly against it.

I don't know why but Classen up until 23rd is a highly used but very neglected street.

Add landscaping and other ascetics, add 10 ft. sidewalks.... For me, that would be a great street. I also really like how they do the lane markers in Dallas with those little bumps they put in the road.

If you take a good hard look at lower Classen you'll see in many places it would be difficult to keep all lanes AND add a 10' sidewalk. I personally wouldn't touch Classen north of 13th, maybe not even North of 10th, and I could be talked into not touching it north of 6th, but south of there there are so many possibilities if you do something about the overbuilt streets.
Mr. Cotter 07-28-2014, 10:47 AM Roll-off dumpster and a crew on site this morning. It looked like they were examining the roof.
David Wanzer told me they do not have any tenants signed up as of yet but I suspect they have some fish on the line otherwise they wouldn't be moving forward.

catch22 07-29-2014, 12:42 AM Awesome! I've been dreaming of a breakfast diner in the downtown area for quite some time. Much needed IMO. I hope it's successful and hits the right price point to function as a casual breakfast diner. Waffle Champion is great but it's tough on the billfold.

The Diner -- the breakfast / lunch spot by the S&B group -- is set to start construction soon. along with the rest of this project.

They've really made good progress here.
