The irony of all this, if there were more residents downtown, this wouldn't be a terrible idea as a placeholder. But there were supposed to be multiple residential towers here, now none. Just ironic.

nothing wrong with basketball courts in downtown, I do think they are needed and should be put in areas where other development is not possible (like parquet parks). But NOT at this location, looks very bush league for an OBVIOUS CBD expansion area.

Time for someone to do the calculation on how many floors this would be would set to the scale of an ant.

There has been a couple of shipping container developments maybe someone could do that with the rest of the site and it will look like the way it was before.

Guess we have a new addition to the Parking District.

That is completely against city codes.

Parking must be on hard surfaces; gravel doesn't even suffice.

How did this happen?

They should have left the Stage Center, standing --- plenty of concrete there to justify the parking!

I can answer this one. This is no parking enforcement after 5pm downtown. Every time I go to Thunder games I take pictures of people parking in front of Fire Hydrants at the Gardens. I send the pictures to Mayor Holt, OKC Police and Fire Department yet again last night especially near the fire house they were parked in front of hydrants. They even park in the alley right next to where this is. Well not really an alley either but they still park there. People just park anywhere they want after 6pm

I don’t like it either but it’s not like it’s anything new. People have been paying to park south of the arena where the park and Omni are being built on the huge lots that weren’t paved and now a lot of that has moved to the south side of Oklahoma blvd. east of the tracks...

Yesterday a group of us went to Myriad Garden to enjoy the weather. On our way back to the car we saw that someone had left a soccer ball in the middle of the futsal court. The temptation was overwhelming and we jumped on the court to dribble around and shoot for a quick minute. I didn't realize until after we left that the court was not yet opened. It sure looks complete!

Regardless, it's pretty awesome.

While I would prefer that we still had the Stage Center I really really think futsal could add a good element of activity to that block. The public basketball court a block south stays busy so I think the BG bball court will, too.

Personally, I know me and a few friends are hoping to get a standing pick-up futsal game going in the summer evenings.

Just to be clear, the futsal and basketball courts could have been added to the existing Stage Center property with room to spare.

So it was never an either/or situation.

Good to know! I'm not advocating for what was done to Stage Center! It was a shame.

Merely commenting that I am excited about the addition of the futsal court and basketball court.

We were walking around the Myriad on Friday night for Dancing in the Park and didn't see any vehicles parked there either before or after. We usually park around Clarity Coffee and walk.

Does anyone know if the futsal field is completed? It appears to be. Is there any additional work on that part of the project or is all remaining work on the basketball court? I ask because I'm planning to organize a little evening game at the court but would hold off if there's a definite need to let the field be completed. To the untrained eye it looks done.

I believe that part is complete but the complex isn't open yet due to some things left to finish with the basketball court, shade structure, etc.

When did those come out? It would be nice if they were a little taller but those look pretty good.

Edit: I see those were in fact OGE plans. I thought the original proposal had more art deco than these.

Side note: is it possible OG&E brings a new proposal here?

They have to be pretty old considering they show their own structure on the now BOK Plaza site.

Also it looks like they added additional structure on top of the Hightower building, lol.

I’m not sure I just accidentally came across them. I think what the rendering had on the BOK Park Plaza site is more architecturally pleasing than what was constructed. However, I like the OG&E proposal (that died) better than those in this set of renderings. Maybe one day.... but probably not haha...

On top of that I agree with you the materials used in that rendering are better than what we got.

I know I keep beating a dead horse but imagine if they reused the historic building stock and built this tower on the land that was available on that block. I cry every time. :'''(

I just hope we get something tall on the Stage Center site. What is gone is gone. I hope we don't get some mediocre 10 story proposal taking up the entire block. I would not mind if it was under 20 stories as long as it was a real quality development and either had streets or pedestrian paseos running through it.

Even a scaled down version however would have been much better than the basketball court that currently sits on the site and will for the foreseeable future. This entire debacle, in my opinion, is in the running for the worst development blunder in downtown OKC since urban renewal.

Plutonic Panda
01-20-2020, 04:22 PM
OKC, IMO, just tried urban renewal again when you consider factors like the amount of lots that are currently vacant, the amount of historical buildings that were torn down, and what replaced them. It is insane the city did it again.

Not going to happen any time soon. We have a glut of office space in downtown and there are no signs it’s going to get better, especially with regards to the type of rapid absorption that would signal the need for new towers.

Pete
01-20-2020, 05:18 PM
BOK Park Plaza is still well over half empty.

SandRidge Tower is 90% vacant.

Devon Tower has at least 10 fully empty floors.

We won't see new office space developed downtown in a long time.

New construction is not cheaper than ever. Construction cost indices put new non single family housing construction costs up about 45 basis points up from 70 to 115 just since 2005... a time which includes a Great Recession. A 64% INCREASE.

Until we fill what we have we can’t expect much vertical development downtown. It’s way cheaper building 5 story or less outside of downtown.
