So, the opening of any applications is today at 10AM.

I'm sure Steve Lackmeyer will be at the meeting and I've asked OCURA to send me the electronic applications as soon as they are made public.

We should have good information very soon.

No, that is not revealed in advance.

There was talk of a locals submitting in addition to Clayco but I know one prominent group passed because the 60 day window did not give them enough time to do meaningful analysis.

To summarize:

Clayco:
North parcel: 25 story office tower (OG&E), 26 story residential
South parcel: 26 story office tower, 25 story residential
Also has small law office parcel under contract

Milhaus (developer of LIFT):
South parcel only: 20 story residential / commerical with parking

So the Clayco proposal is actually for FOUR buildings!

What's up with that Milhaus proposal though? Looks like they ran out of time to scrap a real idea together. Or was it created just so there are supposedly two options to choose from?

No, read my post above yours.

Under the Clayco proposal the old Stage Center site is the North Parcel and it will have a 25 and 26 story building; same as the South Parcel.

Clayco will build on the North Parcel regardless of what happens on the South Parcel, which could still be awarded to Milhaus (unlikely).

Without seeing the detailed plans. I like it, I love the design. I love the California ROW is preserved. I hate the sky walk between the two blocks. Oh well, can't win them all. Would like to see some site plans and more renderings. Looks good though.

It appears that the North Parcel building bordering the park (OG&E Tower) is 26 stories and the South Parcel building bordering the park would be a 26-story residential structure.

The behind (west) each of these: North Parcel 25-story residential and South Parcel 25-story office.

So if Milhaus isn't awarded the contract, will the proposal by Clayco dry up all of the forecasted demand for residential, parking & commercial? Or do you think they will actively pursue another close by location?

I would be disappointed if Milhaus got the go ahead. 2 is better than 1 :)

I would say Milhaus has a very tiny chance of getting it. They most likely made a proposal just in case Clayco got ruled out on a technicality or mistake on Clayco's part (failing to deliver the packet on time).

The Milhaus is for the south of Stage Center site and this one is for the Stage Center site. While this one (OG&E Tower) I completely blown away and enamored with, I feel a little let down by the other one (Milhaus). It looks like the old Oklahoman building on Broadway Extension which I never liked the looks of. Hopefully this is just preliminary and the final product will be much more attractive.

Correct. It will be Clayco or Milhaus for the block south of California, not both.

I'm going to digest this for a bit before I make a full commentary. At first blush I'm really pleased with what I see from Clayco. Milhaus, not so much.

You are correct. I was not looking at the renderings correctly. I was thinking the Clayco design was for the entire SC site and the Milhaus was for the block south of Stage Center. My mistake.

Based on 15'-18' floor-to-floor heights, roughly 400'-475'. With the extra toppings, they might could reach 500'.

Awesome!! I'd love to see a rendering of the entire skyline with these added in. Even at ~400' it'll help to balance out the skyline when looking from the east and west.

Reminds me a little bit of Rockefeller Center. It's a little bit plaza-happy, but love the mixed use, and man is it nice to look at.

OG&E Officer Tower: MAR 15 / APR 17
North Residential: APR 15 / JUL 16

South Office Tower: JUL 15 / JUL 17
South Residential: FEB 16 / JUL 17

Most interesting. Surely it wasn't an oversight that those slipped in there. I wonder what they were trying to communicate. Trial balloon to check everyone's temperature and soften them up for the demos this would entail?
