According to the City of Stillwater building permit report, a $3.4 million 69 room hotel is coming to Stillwater: http://stillwater.org/government/city_departments/development_services/docs/May_2014.pdf

To be located behind Cavender's Western Wear off Perkins Road (700 E. Krayler Rd).

Why? You simply want a less overwhelmingly huge western store to walk into than Shepler's and Langston's?

Additionally, the Atherton Hotel is undergoing a $15.1 million renovation and is downsizing from 83 rooms to 69 . Must be the 'lucky' number in Stillwater.

That hotel had been convenient to go to, if you could afford it, to go back to after getting drunk on the strip and/or finding someone for fun in bed. Now the nearest hotels are a long walk to Hall of Fame Ave.

Dirt work has started on it. Perhaps more businesses, like above that don't depend heavily on Internet sales, will locate in Stillwater sooner or later, such as PetSmart, more chain restaurants, a 2nd muliti-screen theater and maybe Home Depot. At any rate, more stores from the OKC and Tulsa metro areas are needed to help keep more Stillwater city sales tax dollars at home. Best Buy now in Stillwater has been a good example of such a store. More suggestions are from this recent story excerpted from the Stillwater News Press:

What Does Stillwater Need To Thrive?

"What does Stillwater need to thrive? Stillwater's Economic Director of Consumer Business Development, Angela McLaughlin is eager to identify retail segments needed to keep people shopping locally.

Don't expect a major national retailer to come to Stillwater. The recession slowed expansion plans for big box retailers. Target, a long rumored possibility for Stillwater, is struggling financially. Its expansion into Canada didn't go well, and it is struggling to translate the Target branding to the Internet. What works for Target in the brick and mortar world doesn't work in e-commerce.

So, where does that leave Stillwater -- regional chains, Oklahoma based companies and individual entrepreneurs? What would be good targets?

-A comprehensive sporting goods store that features everything from camping equipment to sports apparel.
-A men's clothing store, featuring a full line of name brand suits, sports coats, dress shirts, sweater and accessories.
-Boutique style women's clothing stores.
-A baby clothing store.

There are several gaps in the entertainment/restaurant segment. Fast casual is the fastest growing segment of the restaurant industry. Fast casual is a restaurant that doesn't offer full table service, but features a higher quality food and atmosphere than a fast food restaurant.

Panera Bread and Qdoba are two of the better known fast casual chains and both have Stillwater locations. The fast casual niche should grow in Stillwater as it has across the U. S. Stillwater also could be ripe for date-night restaurants--splurge worthy food, great service, upscale interior and full service bar. It's an unfilled niche in Stillwater.

On the entertainment side, a piano bar, higher-end movie theater or a concert venue with a dance floor -- think Cain's Ballroom in Tulsa.

Rumors continue to swirl about a higher end grocery store on Perkins Rd.

Eastern and western Stillwater along Sixth Ave. should be ripe for growth as will, but the city may need to develop Business Improvement Districts for both of those areas.

Downtown Stillwater should continue to thrive as more loft style apartments are built."

STILLWATER, Okla. — Potbelly Sandwich Shop is showing renewed interest in franchising restaurants in Oklahoma, especially Tulsa, Oklahoma City and Stillwater, franchise manager Mike Walters said Monday.

The Chicago-based company has more than 300 corporate shops in 10 states, including Texas. It started offering franchise opportunities in 2009. It has 13 franchise operators in the United States and 13 in the Middle East, Walters said.

“We have company shops and franchising shops,” Walters said. “... Oklahoma has always been an area where we would like to get some interest going. When you look specifically at Stillwater, the (Oklahoma State University) campus is there obviously. We are in a lot of campus locations around the country. Our model also works on college campuses.”

Stillwater is a good market for Potbelly, he added.

“We believe there is some good potential for a franchisee in Stillwater,” he said.

The company originally showed interest in Stillwater in 2010.

Potbelly Sandwich Shop franchise operators should have strong business backgrounds, know the community and want to operate a neighborhood sandwich shop, Walters said.

“We want to grow, but we want to grow with the right franchise partners,” Walters said. “It’s important to us that the person or group want to be a part of the community in Stillwater, want to bring a great product to Stillwater and have a great customer base in that market.”

Potbelly Sandwich Shops and their franchise operators are involved in the community, he said.

“We want the franchisees to be a part of the community, to be part of the neighborhood and to grow that business within the community is very, very important,” he said.

Stillwater will need a new mid level tower or two for its skyline to replace the 12 story twin dorms--Kerr-Drummond. They will be leveled in a year or two.

I have been by multiple times, there is no sign for the hotel, just the development and construction groups. They have framing up to the third floor.
