View Full Version : Walker Building
New office building proposed for 437 NW 12th, which is directly east of the Edge @ Midtown.
Would be 16,658 square feet on two levels. Currently, there is a small building built in the 50's and a lot of surface parking.

NWOKCGuy 06-11-2014, 05:11 PM Love.
The will add some nice street presence to Walker, which is already quite nice between NW 13th and the traffic circle.
NWOKCGuy 06-11-2014, 05:13 PM Who is the developer? Do we know anything about what offices are going in?
The owner and developer is Michael Nichols, who owns ICONIC Construction.
ICONIC Construction (http://www.iconic-construction.com/)
It will be a speculative venture; they will offer the building for lease or sale.
What a great looking building.
Spartan 06-11-2014, 05:29 PM The law firm building a different building further down Walker should take note.
BTW, this is the small building built in the 50's that would be demolished:

bchris02 06-11-2014, 05:36 PM Love it. Also love they actually got the design right in the first rendering. Usually these types of things are proposed with street-front parking and pitched roofs.
catch22 06-11-2014, 05:37 PM Yes!!!
I've often wondered how long it would take those small lots fronting Walker. (specifically this one and the one directly south of 12th). Didn't think it would be this short of a time.
Great looking development. I am more excited for these small infill projects than I am the large developments. These will add more character than the large block-wide developments.
(Not saying I don't want the large developments)
I corrected my post above...
The developers are building this as speculative office space and will offer it for lease or sale.
UnFrSaKn 06-11-2014, 06:41 PM Like I told Pete, this CAN be done if only the people building it want to create something with character and want to make it last and make a statement. Wish we could see more like this.
5alive 06-11-2014, 06:53 PM Love ++++
Spartan 06-11-2014, 06:56 PM So is there only one bay of parking?
catch22 06-11-2014, 07:00 PM Looks like 1 row right up next to the building, and then a row of parallel parking against the east edge of the property. I count 15 parking spaces.
There is parallel parking on the east side of the lot; total of 23 spots.
catch22 06-11-2014, 07:01 PM Oops 19. There's a row of 4 along the north of the building next to the alley.
Plutonic Panda 06-11-2014, 07:31 PM Hate it. Needs to be 50 stories at least. ;)
In seriousness though, this is awesome! Really hope this goes through. This area is really taking shape. I took a late night drive through downtown last night around 2am, rented a Spokies bike, and cruised around until 5. Went by the Edge and man, that building is really going to be a game changer.

Does that meet code for a 16,600 sf bldg? (Obv I think so, just thinking this through prescriptively so that others can follow this example, not the S. Walker example)

There is no parking required for any commercial structures in the urban design districts.

HangryHippo 06-11-2014, 08:56 PM What a beautiful proposal. I love it.

What are the boundaries for the commercial urban design districts?
Also it definitely looks like Midtown is ahead of the game with design, getting it right the first time out. I would give the credit to MidtownR for setting the precedent for this district.

Heritage Hills resident buys property on Walker Avenue for office building | News OK (http://newsok.com/heritage-hills-resident-buys-property-on-walker-avenue-for-office-building/article/4913003)
Nichols is set to start construction later this summer on a two-story, 17,109-square-foot office building designed to reinforce the urban fabric along Walker Avenue and complement The Edge across the street.
$450,000 building permit application today for this project.
OkieRedRaider 07-21-2014, 01:30 PM What does the dollar amount mean in the permit? Is that their total cost to build or the value of the project once complete?
Teo9969 07-21-2014, 01:33 PM It means that they're doing $450k worth of work.
It may not be the only building permit.
What does the dollar amount mean in the permit? Is that their total cost to build or the value of the project once complete?
Approximate cost of construction, labor and materials.
Does not include the cost of land or furniture, fixtures and equipment.
Plutonic Panda 01-23-2015, 11:18 AM So what is happening with this? I haven't seen any movement at all.
Don't know what is happening.
They haven't even demolished the existing building.

Part of this area is being used as staging for The Edge. Maybe they are waiting on that? I sure hope that's the reason at least...
^
Excellent point.
Hope once work wraps on the Edge this project will move forward.
DoctorTaco 02-03-2015, 04:06 PM The existing preschool building on this property was demoed today.

CuatrodeMayo 02-05-2015, 10:43 AM I missed this one. Great project!
shawnw 02-05-2015, 04:22 PM So that answers the question about the trees.

Realistically, maybe 20 seconds haha...I parked there in the morning and when I came back I figured I would post a pic here

After they scraped the existing structure early this year, absolutely nothing has happened on this site.

BillyOcean 09-30-2015, 11:57 AM I was always under the impression that the owner was posturing for a buyout before ever actually building this. I don't think it ever gets built by current ownership.
Tundra 11-10-2015, 04:31 PM Same guy ( Iconic Construction ) , is in the process of remodeling a building at NW 16th & Broadway, This will become their corporate office. The Walker building should begin any moment.
bchris02 11-10-2015, 04:55 PM Awesome. It's about time.
Originally this was to be built as a spec building but now the developers have found a buyer that wishes more space and a 3rd floor.

shawnw 11-19-2015, 01:18 PM Interesting but I wonder why not third-floor the whole thing in the original style...
bchris02 11-19-2015, 01:20 PM I really like it. Can't wait for the Midtown urban canyon to finally be completed up Walker.
KayneMo 11-19-2015, 01:30 PM Interesting but I wonder why not third-floor the whole thing in the original style...
That's what I thought. I love the style of the original building, not too fond of the 3rd floor.
bchris02 11-19-2015, 01:32 PM I don't know...I really think it might work. A hybrid of something that looks like it has been there for 100 years with the addition of a modern floor.
Plutonic Panda 11-19-2015, 01:49 PM That's what I thought. I love the style of the original building, not too fond of the 3rd floor.
I agree. That is really tacky. If they wanted to extend the entire building one floor up, that'd be cool.
This is just me, but I really don't consider things like this to be an entire floor, because it isn't. I'd love to see this building at three floors if it was done right though. It seems to me 3 floors is great. I don't think I'd like anything higher.
HangryHippo 11-19-2015, 02:04 PM Any word on the buyer?
wsucougz 11-19-2015, 03:49 PM What do the white areas represent on the front -- did they change that portion from brick to stucco, with only the columns being brick now?
