i see now thank you
jn1780 06-03-2024, 11:00 AM i get that twenty pho hour is a cool name and open till 2am on weekends. but how can you not be open 24 hours with that name???
I guess that's the aspirational goal.

That's just one franchisee, but yeah Alamo doesn't seem like it will happen.
mgharfeh 06-07-2024, 08:27 AM This is the first time in recent history that there’s no projects for this development in the pipeline… at least publicly. Pete, anything else coming soon?
That's just one franchisee, but yeah Alamo doesn't seem like it will happen.
I don’t think okc was a top priority for Alamo. I doubt that it happens at this point. They still do pretty well with the more en vogue markets. Flux is a cool place. Their beers aren’t great and the drink options are limited. But honestly I’m biased because I’ve had one of alamos Guinness milkshakes. Those are hard to top. The second one tastes as good as the first and the third is even better.
Alamo at Chisholm has been dead since the pandemic.
The only other project I'm aware of is a hotel but don't know why it's taking so long to announce.

Its a franchisee that went bankrupt (this time) and closed all of their franchised locations. Alamo Drafthouse proper has indicated they hope to get back in that market soon and still have expansion plans.
(but like Pete said, they ain't expanding here)
mgharfeh 06-07-2024, 02:54 PM i heard just a tiny 20 room hotel? surely that’s not true..

(but like Pete said, they ain't expanding here) Sony acquires the Alamo Drafthouse chain of 35 locations. Most likely they will reopen the DFW locations! A huge, viable market.

You running for Dallas mayor?
mgharfeh 06-15-2024, 07:40 AM theres a new construction container on the hotel site with the VINCIT logo on it…?
The only permit I've seen is for a minor kitchen remodel for Ramsay's Kitchen -- VINCIT built out that restaurant.
Some new renderings for Hotel Mix to be part of the Autograph by Marriott collection.
It hasn't been formally announced and no building permits have been filed.

john60 07-22-2024, 11:56 AM I hate to even raise the issue....but are there plans/need to add structured parking in the future? I haven't been there in a while and I know they have some in that original development where Fuzzy's is, but seems like a hotel this size may require more spots.

Look at the google maps of the area now and there is massive amount of parking surrounding the restaurants, cabela's and top golf. Of course, there is the parking garage to the north of Tract 30 (Fuzzy's, Hatch, etc) but I wouldn't think they would need structured parking right now. Maybe if there is a large amount of infill between WalMart and this area that would be needed, but not right now.

And they would probably end up adding more parking directly to the south of hotel also.

Hmm, not sure how I feel about this. Obviously, people love their animals. Just seems like expensive real estate for this type of business. Especially when there is a BluePearl across the turnpike. At least there will be more front parking spaces with one less restaurant.

I'm sure their exorbitant charges will help make the rent. Never used them, but have used Blue Pearl (when they were some other name) in the past, as well as Neel's 24-hour service a few times, so I'm sure their charges will be in line with those. :)

Chicken Foot is closing at Chisholm Creek
mgharfeh 09-02-2024, 11:55 AM momentum here is dead, seems like more is closing than opening there these days. maybe lowering their rent to maintain tenants would be a better strategy than backfilling spots like
yokozuna with a pet ER. hopefully they change course while they still can. also a bit
shocked for somewhere that charges so much for rent there’s such poor
maintenance of common areas. the public restroom at the market street was in terrible
condition. they have signs from prior tenants with large white squares covering. again i hope they change course.

Recently opened: Ramsay's Kitchen, Spark, Eddie's, Dave's, Riserva.
Uncle Julio's, Bira Bira, Razzoo's, Firebirds, Hatch, Fuzzy's, and Sidecar all do well.
Every time a restaurant closes, a better one opens in its place.
mgharfeh 09-02-2024, 12:19 PM i agree. didn’t say the development is dead, just the momentum
How’d these Facebook comments get here?
jn1780 09-03-2024, 08:23 AM i agree. didn’t say the development is dead, just the momentum
Just a lot of competition. The Half was able to grab Flix Brewhouse(wonder if that has anything with them not wanting to compete with all the restaurants?) and now their getting the Mario Andretti go cart racing. OAK is getting all the upscale stores. Also, lets be honest they could have done a lot better with site planning. Top golf and the first building might as well be in their own little world.
G.Walker 09-03-2024, 09:46 AM It's safe to say Chisholm Creek missed the mark on site planning and programming. For one it's too spread out, the two apartment complexes there should have been closer to main restaurants to draw more foot traffic, same thing with Cabela's. The HALF did it right by having Dolese, the hospital, and other business anchor that will bring constant foot traffic to the area. Moreover, the apartment complex there is closer to all the amenities. OAK was done right with a major hotel and apartments to anchor to bring needed foot traffic.
Plutonic Panda 09-03-2024, 11:11 AM I don’t understand why Chisholm Creek can’t get more development going. It seems like whatever they build is pretty successful. Even if a store closes one opens up pretty quickly to fill the space. Their residential unit seem to fill up pretty quick too.
mgharfeh 09-03-2024, 11:28 AM Sorry didn’t know where to put this question but since it’s just across the highway.. What is going by North Church, there is a large piece of land being cleared?
Celebrator 09-03-2024, 11:37 AM I wonder if opening the new Chicken Foot in Edmond had anything to do with this? Also, this is the second restaurant to close in this space! My wife and I walked around the whole lake and walked into each restaurant to check out the space and look at a menu about three weeks ago early one Saturday afternoon. I was impressed with the interiors of all of them and the menus, too! I asked the gal at the gelateria and coffee place about traffic and she says it gets very busy all around the lake on weekend nights, even in the heat of the summer, and they do live music and outdoor movies and she said it is all very active.

North Church adding more parking:

^ That's it? Could have really used another 5-10 acres of parking.

The Chicken Foot social media post did mention that the staff went to the new store. So it sounds like it had everything to do with it.

Its phase 1 of a much larger church expansion. North Church is currently raising funds to build a whole new auditorium and turning the existing building into student ministries. Half of the current parking lot will be used for expansion.
progressiveboy 09-04-2024, 11:54 AM Still would be nice if Ikea built one of their new prototype stores in this development!

Yeah my only gripe is that they talked about it being a walkable lifestyle center initially and then didn't really do that. You can easily walk from restaurant to restaurant around the pond but they stuck the other restaurants a ways away and none of the apartments are really connected at all to the rest of the development (ie. separated by massive parking lots from it). Certainly could've been better but I guess for a development out on the far north edge of the city, it turned out pretty well. No one really expects density up there.
The half still isn't great as a walkable development but it's certainly better. Just hard to make something cohesive and walkable when 90% of the development is large concepts that take up a bunch of space.

Would be a dream. There was a story that they were looking in the market but nothing materialized

I never got the impression that this development was ever going to be based around a walkable setting. The only thing I saw about that was that they were planning an urban type village that would be walkable connected to either a stadium or an amphitheater. Other than that, I don’t see where they claimed this entire thing was walkable. Even from the preliminary rendering, it showed massive parking lots and big box stores.

jn1780 11-12-2024, 07:59 AM looks like the old chicken foot location
What a terrible use for that spot.
Its pointing to a spot in the southern building, not the old Chicken Foot location at the front along Memorial. I give them a couple of years at most. That's really expensive space for an exercise business. We already had the cycle place turn into a Dave's Hot Chicken.
Fit Report has taken space down next to Spark, not the old Chicken Foot spot which is still for lease.
