So question regarding Chisolm Creek. Is the lifestyle center portion could to be built at the same time as the big boxes? Or is this going to be like UNP in that a few big box stores will be built and then a theoretical lifestyle center portion will come at some point down the road?The way I saw it, this is being built in two phases. The first will be the roads and lower SE portion of it(big box retailers and some restaurants and the second phase will be the mixed use living/work/play units(lifestyle center) and the office buildings. However, if that is incorrect, please chip in.

Do you know what the timeline is on building the two phases? What I hope is that there isn't a long delay between the phases which can open up the possibility for a "change of plans."

I'm not exactly sure, but I think phase two is around 2016.

Being as I am out of state for college I don't get to see progress updates for myself, so I'll rely on here a little more for the time being :) What is the progress on the infrastructure (roads), St. Anthony, and lastly Cabelas? Hoping more retailer will announce their opening in CC soon!!

The roads are largely in, Top Golf is well along, St. Anthony is almost finished and Cabela's is just starting.

I know the developers are actively working on some high-quality apartments and are already marketing office buildings to be built.

I'm sure there will be a bunch more retailers and restaurant announced as this project progresses; the group out of Austin that is a partner is also handling all the marketing and they are pretty savvy.

Also, their signs are updated at both entrances and they show that Top Golf, Cabelas, and St. Anthony Healthplex are coming. So people who don't keep up with these projects now know what to expect.

I noticed they still have space for "grocery," which could mean they're still holding out hope for getting a Costco eventually. It could be an Uptown Grocery even, and I'd be happy.

But there are a few buildings facing Memorial that look to be pad sites and we have no confirmation of them. You can understand my confusion.

Who knows? Maybe they have plans for a big sign/entrance area right there. I would think that area would be better used for something they could lease/sell though.

Luckily there is a Wal-Mart, Sam's and Target really close by so there is not a threat of them trying to move in there and ruin it.

We've heard from Pete & others that Whole Foods really wants a store in the Quail Springs area. This could very easily be for them.

In 90 days, Chisholm Creek developers will break ground on a complex called Tract 30 that will house retail stores and restaurants with patio spaces.

None of those retailers have been announced yet.

also, Pete, what kind of hotel chain do you think would go in here? I would think it would be more than an express type. Something along the lines of the Embassy in UNP without the conference center.

Actually, it is probably a candidate for a conferencing type hotel. There are no real meeting areas in far north OKC. Something like in UNP.

It's interesting that the Norman and Edmond conference hotels were heavily subsidized; Norman got a good one, Edmond got an awful looking one.

The Memorial Corridor and North OKC submarket in general are pretty strong office markets. I hope OKC doesn't also TIF the conference hotel here, but we probably will.

I think this conference hotel will be private and not part of a tif incentive. The demand in the Memorial corridor is strong.

Excited about this development, but phase one so far hasn't impressed me. Anxious to see the housing and office development to see if it will be truly a mixed-use development, or just a cluster of big box retailers and a couple apartment complexes.

If it continues to bring in new-to-market retailers and has a lifestyle-center feel, I will say the development will be a success. If it actually does have ample housing, that will be icing on the cake. If the final product is as ambitious as planned, I wonder if it will be competition for downtown. Thus far, OKC has lacked that cool, hip suburban area that a lot of cities have as an alternative to downtown. This could be OKC's shot at such an area. Is it in Edmond or OKC schools?

This is just a wish but I really hope it ends up with a cinema at least as nice as the Harkins. North OKC is really in need of something more modern than the AMC Quail Springs or Tinseltown. Maybe this would be a great opportunity for an Alamo Draft House.

Well, I am impressed by phase one, only because it has brought major retailers we haven't had, as bchris stated.

I do agree with you though that I hope phase two actually gets built as a lifestyle urban development.

The Edmond school district goes to 1/2 mile south of Memorial so it should all be within their boundaries.

If/when they come, I don't think it will be Chisholm Creek.

They really wanted the corner where St. Anthony is being built, then stalled and the property was sold out from under them. Then they came back, but decided they didn't like the options and decided to go to Tulsa first.

You can see by the more recent site plans for this development they are not allowing for anything the size of Costco.

Why can't they get a Benihana or Ruth Chris ?( I know we have plenty of steakhouses). I like Torchy taco's more the Fuzzy's. Get something other than a Hal Smith owned resturant.

I know this was posted, but I wanted to point a couple things out here.

They included Cabelas and Top Golf as labeled in the rendering. They also have grocery store, hotel, and 2,700 seat live music venue. This is awesome. Also they noticeably increased the amount of structure parking and added a few more buildings as well, so it sounds like this is really successful and some very exciting announcements are on the horizon.

Using scale of the Sam's Club and the labeled ''grocery" I don't think this is large enough to be a Costco, however, seeing as a recent NewsOk article said an announced grocer is coming to the OKC area, I wonder if this might be Harris Teeter or basic Kroger's? It seems about the right size. It could also be the Reasor's I suppose. This would also seem to fit the size of a Whole Foods as well.

There's also a fairly large building that fronts Memorial and is right on the west of the pond; it seems like it could be another anchor store. I wonder what it might be? Here's a couple ideas I had that seem to fit the size of the structure unless they plan on splitting it.

They also announced 'Tract 30' which is a 3 story mixed-use building with shopping, restaurant, office and patio space.

With already 100 million invested already, excluding Tract 30, all we have right now is two tenants announced and a hospital, so that seems like a very good number. I'm not sure if they included the roads and infrastructure or not. This might turn out to be one of the most successful retail developments in the state and the first truly mixed-use development or lifestyle center. Things are really shaping up nicely here.

There is also a small parcel close to Cabela's that looks to be fast food restaurant parcel. Fingers crossed for In-N-Out. I'm not sure of any other fast food chains that aren't in the area besides Jack In The Box. What other fast food chains aren't already in the area? I'm sure there is a couple I'm missing.

The hotel is another interesting one. I know they originally had it at 8 stories, and since everything has been upgraded, I was wondering if this might be as well. There is no floor count posted anymore, but I was thinking more of what brand it might be. Perhaps a Hyatt Park Place or an Intercontinental? Something luxury that won't be branded with the new convention center hotel.

The last thing is live music venue; it really has me excited. It seems to be located in what they plan to be an urban setting and will supposedly have 2,700 seats, which seems like a good number. That tells me they already have someone lined up for this. I wonder if it was what Pete said about The Rustic? There's also, what appears to be a 7,000 person amphitheater.

They also have six different large tracts of land labeled 'future development', so all of this really give me hope that this will turn out badass. It seems to indicate they really are bent on this last rendering and it looks fantastic. Lots of surface parking removed and more structure parking added.

Also, if you look close to the bottom left corner, right below the future development that is directly below the existing Walmart, there is a label '80 acre city park' and I wonder if the city has plans to develop that whole park into something special.

REI, the Container Store, and Crate and Barrel I can see, though I don't see REI going into the same development as Cabela's. HHGreg is an east coast chain. OKC has Conn's which is almost identical. Fry's and Tigerdirect usually only open in big cities. Tulsa has a restoration hardware so its possible they may come to OKC. I doubt Cost Plus World Market would come here because of the alcohol laws.

I will be glad when we start to see some actual tenants announced.

World Market opened in Lubbock before they could sell alcohol. They just had a larger section of the store devoted to furniture.

World Market is underrated.

They have good prices and lots of unique food items. They typically don't carry much alcohol, just a little wine and beer.

The big problem is the short distance from exiting the turnpike and intersection. It leaves hardly any space to be able to get into the South turning lane. I think that was an oversight when they built the turnpike.

Agreed. People may end up getting off at Penn to get there if they're coming from the west, which is going to make Penn and Memorial even that much more of a busy headache. If you can't get to the South turning lane at Western, you could circle back around byt turning left onto Western, then back on Memorial going west, then turn left at Pawnee near the new Main Event, and avoid Penn, but that seems like a headache as well.

I tested out the roads a few Saturdays ago at about 70 mph. They hadn't cleaned the roads yet of the construction/concrete dust. Was kind of cool driving my car and seeing a huge cloud of dust trailing me.

The construction site was inactive (so no workers), and there wasn't any equipment or flashy blue and red lights. So it's all good.
