And I read a National article recently where WalMart did a study and realized they were chasing their own customers when building new stores. I wonder if they changed their mind? They could afford to back out moreso than other companies so I wonder if anything new has changed this? I would love for it to not be a WalMart so it may be wishful thinking.
No issue if its business park, but hoping Walmart backs out.

I think the Moore , south OKC area is a good example of Walmart overbuilding. There are two neigborhood markets alone between Santa Fe and May on 134th st.
Of course, I think Walmart will eventually build the Deer Crest Store, but they may wait for growth in the area to catch up. Not to mention I'm sure they are a little concerned about economic political events between the US and China.

Walmart owns their land. I suspect they are just taking their time.

Probably. But since they own we won’t really know until enough time goes by with them not building. My source is someone who does work related to construction building. Time will tell.

I was actually agreeing with you. They obtained all the necessary approvals some time ago and bought the land, but has done nothing since.
I suspect they are in a holding pattern, although I'm sure the developer is trying to push them along so they can develop the rest of the property around it.

Thats the other good point, the rest of development. Walmart was just part of a bigger layout. Personally I don’t like this location for Walmart. Paycom is still growing and I’d like to see either more business or other type retail. Even a nice Warren type theater, I always felt this was a perfect spot for that right off turnpike.
The challenge with a big box like Walmart is they have so much money they can sit on their land forever if they choose. This land or the empty massive land between Paycom and Rockwell would have been ideal for a Penn type development (the one proposed on Penn/NWE).

They bought their property within this proposed development.
Very, very little chance they don't eventually build there.

Lots of dirt work happened at Deer Crest this week. Several piles of brush created and cleared away and roads being prepped. Even have a few port-a-potty's being set up. Something's brewing.

The portapotty has been there for a year.
They have been working on the streets slowly over the last few months

They obviously don’t have anyone wanting to start development soon as they have been moving at snails pace.
They poured this concret curbs probably in November and haven’t touched it since

DowntownMan 02-21-2020, 08:46 PM This developer moves at snail pace. They ripped up and the curbs along memorial and rockwell months ago and now stopped work so there is just drop itÂ’s and cones.
I wish the city could be proactive and prevent this from happening in some manner. They shouldnÂ’t be able to do curb cuts and then just leave it like this
Executionist 03-30-2020, 07:55 AM B.D. Eddie has updated the Deer Crest webpage, adding new drone footage showing the current Weokie, 7-Eleven and other projects that have been or are currently under construction. Still using older photos, but this video is new within the last few weeks.
A lot of dirt/gravel work going on this past week. They're spending money and updating the website for a reason. Nothing on timeframes/tenants, though.

Your probably right on a long enough timeline about Chick-fil-A. I easily see one being built near that area. Home Depot or Lowes seem too close to Penn and Memorial stores. Walmart can get away with it, but even they are taking their time on this location due to the close proximity.

I'm sure that's for the one strip center along Memorial.
That's the only thing in the works for the immediate future.

Seems it’s become a semi truck rest stop. Usually 4-5 semi truck and trailers parked here at all times now. Not sure if that’s allowed or not. Guess at least someone making use of the new development roads

Yes, that parcel is owned by Walmart.
Maybe this is a sign that they will finally be going forward with their supercenter.

There haven't been any new building permits filed for either.

The survey stakes make it appear there will be a road or entrance that cuts through the middle from the Rockwell side.
Could be preparing this plat for Chick-fil-a and future development but just speculation at this point.

Yes. It is for a road. Will make an L shape from rockwell to memorial. I expect Chick-fil-A will start their preparations once the roads are in so probably see planning and permitting soon

I take it they are still committed to that site as they are selling off some of their undeveloped land. In Broken Arrow they are selling 16 acres which I believe would hold one of the newer downsized Supercenters.

They are definitely not building the behemoths they used to build. I know many small towns are getting the smaller stores. In my wife’s home town in Kentucky they built a super center about the size of a Sam’s.

Reason for Request
Deercrest Boulevard was constructed and dedicated separate from the Deercrest Marketplace plat / development. When the original Deercrest Marketplace development was approved and started, Walmart was a part of the development. They later pulled out of the development, and then a new group picked it up and completed it. The new development group is moving toward a different naming scheme and want the name of this street to be more general, to allow flexibility later. Changing the name to Marketplace Boulevard would accomplish this goal. The street will also serve as primary access to a future development that is east of the Deercrest Marketplace development.
Sounds like Walmart is not happening. But as of today, shows they still own the property.

If Walmart isn't going to build there, they are going to have to sell that land.
It's a great location and some big store would love to have that parcel.

This would be a prime location for a new crest. Replace the location at hefner and rockwell.
Could spur development like around the crest in Yukon.
Unfortunately I could see Walmart sitting on the lane for years just in case they change plans. I forgot her developer of the land around there

On the southwest corner of Memorial/Rockwell there was what looked to be a survey crew measuring stuff this afternoon.

Currently just a Taco Bell and a truck parking lot on the streets.
Hopefully Walmart sells this off if they choose not to build. Otherwise it’s a big area thats held hostage for years. The outparcels seem to be waiting for direction of what happens with the Walmart land I assume.
Panda Express has filed building permits to build as shown below.
The tract immediately north and between Panda and Taco Bell is owned by Walmart and it looks like they plan to put a gas station there.

If you have indoor seating, OKC has minimum parking requirements.
And that is true for all types of businesses outside of downtown and most of the urban districts.

I love Panda Express as well! But this development, and, honestly, 75 percent of everything commercial that has ever been built north of Memorial Road, makes me sad. I get that this is the suburbs, and everybody drives, but I just find that these little individual pad sites, each populated by a single fast food restaurant with no apparent thought to how the broader development looks or works together, just makes the built environment so blasted boring. And 95% of people don't care but it's all just so throw away and ... cut and paste. And most suburban areas in the Midwest and South are kind of like this, although some places have more architectural standards and shopping centers that just look... I don't know ... better. But I'm sure these places will kill it financially.
