bchris02 04-10-2014, 07:24 AM Being just as bad as Edmond NIMBY's, Heritage Hills residents would probably fight redevelopment of the theatre. Hopefully it happens though. OKC is the largest city in the country without such a theatre.

metro 04-10-2014, 11:53 PM Been in this building several times, bones appear to be good. I had a few buddies bought/rented it a few years back and tried to make a music venue, but I don't think they had the business savvy to pull it off, not to mention MidTown might have not been ready for it. No doubt, we could support it now if done right.
shawnw 04-11-2014, 12:03 AM Personally I would prefer this be a theater since it was built for that purpose (don't see anyone building a new theater), but I'd definitely also like to see a dedicated live music venue in the area. Maybe it can serve both purposes? Not sure...

Doesn't look like much, but it's very deep. You can see the vertical lines where the sign used to be and the marquee was perpendicular to that. I never noticed this building myself. Couldn't even imagine it being a theater until I looked at vintage pics, and now I only see it as a theater...

Thanks. I have driven that street a lot and never realized this used to be a theater, Cool building. Wonder what the inside looks like and how hard it would be to convert back to theater

This building just sold to the Pivot Group for $2.86 million.
The Oklahoman has a story on it but it's behind a pay wall.

Resolution Legal Group is moving in from their current location in the Kingman Building in Bricktown.
Future use of the theater space is yet to be determined.
It was mentioned elsewhere here that Midtown Nutrition has moved in to the space on the south end of the property.
Like the Tower, there is a lot of office / retail space in addition to the auditorium. Also, a large undeveloped lot directly to the south.
Midtown R owns all the property to the south with longer term plans to develop.

I have a recurring problem when I try to open an article on NewsOK.com on my iPhone. The site loads and I go to the Downtown OKC section and tap the article link and it says HTTP/1.0.403 Forbidden. It's been doing this for months and it's irritating as hell. Is this what you're experiencing David?

This is something different I think. The text of the page is just a "Oops! We can't find the page you requested." error wrapped in the usual newsok page layout. What's odd is the title of the page is "Marquee set to return to forgotten Midtown theater | News OK" which is I assume the title of the article that is failing to load for me. This is just Chrome on a regular PC, so at the very least it's not an iPhone specific problem.

I'm having this same issue on my PC using Chrome as well.

Im not discounting some of the good work they have done but some of these projects shouldnt have got TIF money. It isnt a good use of funds, the projects should have been evaluated beforehand if they could work and it almost artificially inflates property values. If you know you can get half a million or so in free city money, you end up overpaying for a crappy building.
Maybe Im wrong and they can make it work on its own. History says otherwise.
Usually, developers meet with the City before purchasing and get a good idea of what they can expect in terms of incentives.
But of course, nothing is official until the application goes through the requisite channels and ultimately gets approved by city council.

There are more coming, at least for downtown as a whole.
Some may not know much about Elk Valley, they're not as well known locally as Coop or Prairie. But, let me tell you, John makes some excellent beers. He's very well regarded in the "beer geek" community. Lately, his "brewery-only" release stuff has been selling out in a matter of hours (minutes in a couple of cases). This is great for both John and for Midtown.
There are more coming, at least for downtown as a whole.

This is supposed to change when SQ792 goes into effect. For now, I believe breweries are required to operate under the same hours as liquor stores.

I would guess that any brewery that isnt in a commercial like area would be looking to move to one, now with our new serving laws. Roughtail, Coop, even Anthem, which isnt far from downtown, should be looking at locations where people are more likely to come and have a glass.

Wanzer and company continuing to raise the bar for urban development in OKC. Absolutely love the proposed expansion to the street and putting the parking behind the building and underground. Even without the future addition though this project is still top-notch!

Spartan 03-18-2017, 10:25 AM More streetcar area TOD. Midtown is really going to be on fire once these breweries open and the streetcar is shuttling people from brewery to brewery and down to events/housing on the south side of downtown.
Now that the streetcar rails are starting to go down, I've been hearing lots of chatter about it. Lots of anticipation.
It should completely change the feel of downtown in many ways.

Unfortunately, the largest vacant property owner in the area is Midtown Renaissance and it seems they are scaling back on development plans for a while.

And this is why I dont like seeing when they purchase more parcels, most recently the old Blvd Cafeteria property. While they do great work, them having most of the property isnt necessarily a good thing for new development, because there is only so much they can do at a time.

Most likely, they want to make sure that *they're* the owners of certain lots/properties, so they buy them now and possibly for less money now than they would cost later, and then they sit on them until they can do something with them.
wsucougz 03-21-2017, 01:49 PM Without MidtownR, I'm not sure there would even be a Midtown. I'd rather they sit on property, take it slow and do it right than end up with Deep Deuce 2.0 or more drive-up cash machines.
As far as I can tell, the urban OKC apartment market has basically come to a standstill and may end up in absorption mode for a bit.

The final piece to redeveloping the block that was once home to the only theater in Midtown is set with plans for a combined market and micro-restaurants.
The Pivot Project bought the former Uptown Theater and adjoining offices and retail at 1212 N Hudson Ave. last year.
They announced Resolution Legal Group will occupy a renovated and expanded two-story office annex on the north half of the block and then said a smaller retail shop on the south end will be expanded into a future home for Elk Valley Brewing Co.
