Agreed, a boutique hotel in DD would do well. Colbafone 09-20-2016, 05:09 PM After just searching google, seems very Aloft like, which is definitely a good thing. Most of the designs look pretty good. soonerguru 09-20-2016, 05:24 PM Where? HangryHippo 09-20-2016, 05:25 PM Where? NIMBY opposition is usually a moving target. Usually, and not saying this is the case here, they don't like the idea of a project at all -- and therefore find whatever the biggest flaws are and attack those to get something denied. Hopefully that is not the case here. By the way, has the railroad crossing ever been addressed? Is it still a challenge to cross the tracks into Bricktown? shawnw 09-21-2016, 02:13 PM the newish unofficial stairs by OKSEA are quite awesome (though the lighting is out) baralheia 09-21-2016, 02:19 PM NIMBY opposition is usually a moving target. Hopefully that is not the case here. By the way, has the railroad crossing ever been addressed? Is it still a challenge to cross the tracks into Bricktown? Fair enough... that's entirely possible. Let's see how this plays out. Yeah, that crossing on Russell M Perry Ave is *really* rough. I'm sure UP doesn't want to put any money into it if they're just going to rip it back out and redo it for the infrastructure upgrades the City wants to do (to allow eastern access to the platforms at Santa Fe Station), but a little bit of blacktop to fill the potholes right next to the railhead would go a LONG way. Chadanth 12-16-2016, 06:00 AM Does anyone have any info about the townhouse and separate residence being built on the west end of 3rd street, near the tracks? Those are all private homes being built, two on 3rd and the other one between the brownstones and Maywood II. Pete 12-17-2016, 09:09 AM Really had a fun time at the DD Christmas Crawl last night. There were hundreds of people out, most in Christmas costumes or PJ's or other regalia and by the time we packed it in around 10:30, both WSKY and Slaughter's Hall were absolutely packed and pumping. As I commented to my friends, it's amazing to see this many people out in this district considering there was almost nothing here just a few short years ago. http://www.okctalk.com/images/pete/dd121616.jpg LocoAko 12-17-2016, 09:55 AM Really had a fun time at the DD Christmas Crawl last night. Good crowd and a completely different event in terms of attendance from what it started as 3 (?) years ago when I first went. Some pretty funny costumes, too. Teo9969 12-17-2016, 12:57 PM Definitely they need to do this in the summer sometime. AP 03-02-2017, 03:33 PM Posted this in the wrong thread a second ago: I just noticed on Redfin two lots for sale on 3rd. I wonder if someone will end up building something similar to the firehouse home on 1st. Pete 03-30-2017, 10:18 AM Sign is getting ready to go up on the 2nd Street rail bridge. Now if they could just get the lighting under the bridge sorted out. king183 03-30-2017, 04:48 PM I saw some signs in Norman near campus earlier this week that said "Don't Deep Deuce My Neighborhood." Does anyone have an idea what that means? Probably an anti-gentrification sentiment. shawnw 03-30-2017, 05:13 PM I translate it as "don't crap on my lawn" Plutonic Panda 03-30-2017, 06:07 PM Probably an anti-gentrification sentiment. Gentrification is bad in a lot of areas. Mainly big cities where people are pushed out because of it in areas around the core. I can give tons of examples of this in Los Angeles. Oklahoma City could use gentrification in a lot of areas, but gentrification is not always a good thing. In the Campus Corner case, I'd be for more gentrification though I'm not sure if it needs it. Some new urban infill to connect OU with downtown Norman would be great. KingOfTheNorth 04-05-2017, 04:43 PM I wonder if the owners of the Deep Deuce apartments are wishing they could make the investment to turn all of their surface parking into underground parking and build more units. So much of that area is parking. Dr Beard Face 04-06-2017, 11:14 AM Gentrification is bad in a lot of areas. Mainly big cities where people are pushed out because of it in areas around the core. I was pushed out of the Campus Corner area because of gentrification. My house/apartment thing was sold and the new owners raised rent up $100 every time a lease was up so that people would move out so he could fix it up and re-rent at twice as much. I liked the area, but it became a den of rich kids and mcmansions. So many houses around me got demolished and rebuilt as stupidly large, cheaply built luxury homes. traxx 04-07-2017, 10:25 AM I was pushed out of the Campus Corner area because of gentrification. I hate when older homes get torn down and they overbuild the lot with something too large. It just looks out of place and dumb. And there's nothing wrong with those older homes if they're fixed up and kept nice. Ross MacLochness 06-01-2017, 02:50 PM Sign is getting ready to go up on the 2nd Street rail bridge. I love the buildings but the entire area from that angle looks so bare. traxx 07-05-2017, 08:41 AM This angle really shows the emerging density of Deuce Deuce and Bricktown. http://www.okctalk.com/images/pete/deepdeuce070317.jpg It's an amazing transformation. Look at the street view for that area in 2007/2008 and see how many of those lots were just bare. The apartment buildings weren't there, Aloft wasn't there, OKSea wasn't there. About the only thing that was in the area were the row houses on 3rd St. Pete 07-05-2017, 08:45 AM Even stretching into Bricktown, the number of empty lots and surface parking areas is dwindling pretty quickly. And of those that remain, it seems there are things working on most of them that will result in development in the near future. I've said this before but the DD/BT area is by far the most dense and mature mixed-use urban area in the state and there is nothing even close. traxx 07-05-2017, 08:58 AM BTW, I'm really liking your drone shots. I've said this before but the DD/BT area is by far the most dense and mature mixed-use urban area in the state and there is nothing even close. agreed. it will feel even more urban as steelyard and hotel projects finish up. Something that could be improved is connectivity between the two areas... which is gonna be hard because of that pesky parking lot... cinnamonjock 07-05-2017, 10:02 AM Does that parking lot have anything to do with the rail access? There are some issues with the rail right-of-way (existing and need for the future) but there was a big office / parking complex planned for the western end at one time, so there is still plenty of area to develop and I believe that is true all the way to the east.
