I don't think there's anyone more looking forward to news about the Marva and Floyd properties than me. Now that I'm open I have to worry about my customers and staff crossing paths with all the squatters that live in the boarded up houses. They tend to stick to themselves, but I can't help but worry.

The Mexican restaurant (now to be called Frida) is going to take the entire 1st floor and patio. The proposed coffee shop is moving to the Pueblo at Paseo project by the same developer.

The upstairs will be offices with a large rooftop terrace. Offices will be open concept and they are considering a configuration that would allow for private events upstairs.

The Pueblo project has a lot of tenants too and should start work right after Via gets going.

This is all great news.

I am personally biased but I think the Paseo is one of the best neighborhoods in OKC. It's already special because its so unique and has such good bones, but it could become much moreso with this investment along with development to bridge it with Uptown/23rd. I hope to eventually see an investment in sidewalks and lighting like what is being pushed for in Deep Deuce.

They have arguably the most character and the best setting of any district. So much potential, especially since there is still tons of affordable housing all around, both for sale and rent.

I could see lots more young people moving in here as an alternative to the high rents and home prices south of 23rd.

There are tons of 8-plexes that were formerly abandoned being renovated and they plan to charge north of $1000/month for the rents.

I agree on the character. Lots of it and while there are vacant lots, they aren't as prominent and don't detract from the urban feel to the extent that they do in say Midtown. It's also very convenient to other districts such as 23rd, Western Ave, and the Plaza.

Right, but there are many, many more apartments around there that haven't been massively renovated and are still reasonable.

Just look on Craigslist. Tons of affordable options in that area.

Steve said in his chat yesterday this is getting ready to move forward. Pueblo is going to have to go back before the city because they didn't approve their original plan.

Should be starting work here very soon.

I talked to them last week and they should be starting construction very soon. Just some last-minute financing things have dragged on.

What's the status of this project? Did they ever get new financing sorted out?

It's not dead by any means but some things may change here.
