2/24/14: Design application submitted to add windows and doors to south elevation. Studio Architecture and Nault Gallery to relocate to 816 N. Walker when that renovation is complete, then this space will be marketed to retailers.

There is actually a decent-sized parking lot right behind this building.
Could easily accommodate a small bar or restaurant.

Midtown Renaissance owns Plaza Court, Fassler Hall / Dust Bowl and this building.
From the way they've carved up the 1st floor on the design application, it doesn't look like they'll be doing a bar or a restaurant.

Does McNellies preclude any other bar from opening within a 4 block radius? Of course not. As mentioned, bars and restaurants do better when clustered with other bars and restaurants. Besides, while I enjoy McNellies, Id prefer a smaller and more intimate bar setting. It doesnt have to be a bar, just a more intense retail concept would be great.

You can go there with the comfort of knowing that even if the place you set out to visit is too packed, or closed during an off time, or whatever, that there is another good place within walking distance. Also, lots of people like to pub crawl or at the very least eat one place then drink in another. A nice density of bar & restaurant options will always keep a district on the radar.
Just heard that Coolgreens may be going into the ground floor.
Would be a great space for them and will bring more life to the roundabout area.

I believe this would be in addition to rather than instead of their City Place location which is temporarily closed while they wait for Project 180 to finish up.

Permanent, with regular hours instead of the weekend only hours at Broadway.
Here's a nice reversal... An Edmond retailer relocating to this building in Midtown.
They plan to open in July:

Trade? Full time.
Yes, TRADE will be setting up shop in August and will be open regular hours.
Just learned the other tenants -- in addition to the aforementioned Chirps and Cheers -- will be a dentist and a pizza place.

I was hoping by posting the info it might flush out more details.
MidtownR is just finishing up their part, which is just the partition walls and restrooms. In a couple of weeks, we should see the tenants start on their space and then we'll know more (if not before).

Personally, I like brick buildings without paint but that's my opinion.
Urbanized 10-09-2014, 08:09 PM Will, you're absolutely right. Good HP would dictate that brick that has not previously been painted should never be. It unnecessarily creates future maintenance issues. One day it will have to be painted again. If moisture gets behind the paint and freezes, it can cause spalling. If you want to remove the paint down the road you might damage the glazed brick face by soda/sand blasting or whatever your removal technique is, which again can cause spalling and other damage.
If brick is unpainted, it can last just about forever with only a re-pointing every generation or two. However, once brick is painted, all bets are off. Unless you have the time/budget for careful removal, REpainting might be the best option.

Personally, I like brick buildings without paint but that's my opinion.
They were considering removing the paint and tested several removal options. None were really doing the trick,so I guess they gave up.

Yep. And affecting the gloss = diminishing the brick's ability to protect itself (and the building) from weather (moisture, freezing). Anytime someone makes the choice to paint raw brick they are almost certainly making an unintended choice to shorten its life, and perhaps even the life of the building.

Urbanized 10-10-2014, 09:50 AM LOL that's true. But my modest knowledge of protecting/preserving historic brick comes from Main Street/NTHP training. The National Trust has TONS of free resources on topics like this, but unfortunately lots of owners/developers/architects/contractors soldier on without referring to a knowledge base developed through generations of experience. The law of unintended consequences claims the future of a historic building somewhere every day.
Finally getting their new signage on this building.
As far as I know, the space at the far east end and the upstairs section are still available.

Yes, and Rachael the owner of this new store is an absolute firecracker.
We have a great group of young retail entrepreneurs in the core. In many ways more exciting than the chains everybody seems to want so badly.

Although their official grand opening isn't until Saturday, The Black Sheep opened it's doors today.
I bet this store does very well. The owner and proprietor is a firecracker and has lots of great ideas.
