View Full Version : Sunbeam Old Campus
DoctorTaco 02-05-2014, 12:02 PM As Sunbeam Family Services readies their new headquarters on 12th & Classen, Marva Ellard is leading a group to renovate their existing campus in Mesta Park into housing and other uses.
The City is considering granting them $400,000 to renovate the main building into 13 affordable rental units.

Hearing that Marva Ellard is involved in a proposal to rehab Sunbeam's old location in Mesta Park.
Presumably into housing, but idk.
I'll see what I can find out.
That's a great property, with an interesting brick building and a modern separate structure. Over an acre right in the middle of Mesta Park.

The meeting is tonight at 6:30 at the Sieber. Sunbeam discussion is first then the folks from Guyutes on 23rd will present something.
musg8411 02-06-2014, 09:17 AM Perfect Thanks.

Spartan 02-06-2014, 09:36 PM Office is obviously more feasible for the ark's design and floorplates, but the location is better for housing than office.
Plutonic Panda 02-06-2014, 11:21 PM I know, but if you could turn that into housing, you'd one the most dope houses around
Spartan 02-07-2014, 07:24 AM I don't thinks eh type of housing Marva is envisioning here is quite of that scale and grandeur so I assumed she was talking about subdividing.
Here is the general concept of what they hope to do at this location:

DoctorTaco 03-28-2014, 02:03 PM Sad to report that the Mesta NIMBY's are rising up against this one too. Seriously if you want to support this please consider attending the BOA hearing on Thursday, April 3, 2014 at 1:30 PM at the City Council Chambers on the 3rd Floor of the Municipal Building located at 200 N. Walker Avenue, Oklahoma City.
I will be out of town.
I had mixed emotions about the Guyutes uproar by Mesta residents (which I can explain in more detail in the Guyutes thread) but standing up against multi-family here just pisses me off.
Mississippi Blues 03-28-2014, 04:09 PM Alright, this is getting ridiculous. They have a Westboro Baptist Church vibe to them.
pickles 03-28-2014, 04:12 PM You gotta be kidding.
warreng88 03-28-2014, 04:15 PM My wife and I are looking to buy in that area in the next couple of years. I really want to be a vocal proponentfor development in this area. With all the development going on around them, as long as they are keeping their house up to snuff, their home value should increase by at least 5%, if not more, due to more activity happening in the area. This is getting ricockulous.
PhiAlpha 03-28-2014, 04:27 PM I don't know if it will make a difference or not, but I would recommend that any of you in or around mesta park get on the Next Door website and support the development. More positive comments about these developments couldn't hurt. If the opposition realizes that most of their own neighbors are not behind them, maybe some of this ridiculousness will die down.
soonerguru 03-28-2014, 05:26 PM Who are these people?
Spartan 03-30-2014, 04:46 PM The exclusionary zoning that they want to wipe out areas around them and reduce their congestion will also force them to move north of Memorial Road in ten years and should have left HH/MP like the warzone it was before urban pioneers moved in. The inner city is not the places for NIMBYs. It's the place for looking forward to what COULD go in your backyard rather than making sure nothing does.
It's important to make sure you trust that the people moving in will care for their property. Someone like Marva obviously cares, as does someone with the foresight to propose Daeback, Guyutes, and The Edge. These are impressive investments that the city will rightfully approve. But word of caution to the HH/MP elitists: Your game is played, everyone knows what you're up to, the value of your stance is eroding bc of these antics, and in the end when all you do is oppose plans from someone who does care, eventually you'll just end up with a community of people who don't.
DoctorTaco 04-07-2014, 04:42 PM Anybody hear the outcome from the April 3 hearing?
I believe this was continued; not sure who requested it.
The conceptual plans go before the Board of Adjustment next Thursday, April 17th.
There were only two protest letters, both from homeowners on the same street (21st). Concerns over traffic, parking, etc.d
There also three letters of support.

I updated the article at the top of the page to reflect a new plan which will take $400K in grant money to renovate the former children's home into 13 affordable housing units.
The existing office building will likely be leased out and there are two parking lots at either end that may be developed at a future date.
An LLC headed by Marva Ellard just closed on these properties for $1.25 million.
I believe they've received all their design approvals and Sunbeam has moved to their new campus on Classen.
Work could be starting very soon.
twade 08-21-2015, 09:39 PM Hasn't seemed to be much progress on the northern portion of the project, but I always forget to walk by the cottages on the south side of the project. Does anyone have an update on this project?

I walked by this morning. There continues to be no visible progress on the two larger buildings...and it doesn't look like much progress has been made on two of the three homes on the southern side of the property. However, I did notice a contractor working on the middle of the three homes.
This is still moving forward.
OCURA will vote to extend the original timeline in its meeting tomorrow as it took more time than planned to secure funding.

They are renovating one of the houses behind the main building now and basically making it look more like a craftsman bungalow than a late 80s dental office. It's a pretty major improvement.

Took this photo a couple of days ago of one of the three houses they own on 20th (2nd photo is the 'before').
I didn't see any work on the main building or the arc.

I ran into Marva Ellard today and she told me the 'Arc' is now completely full and they will soon start on the main historic structure, renovating into housing.
Should see some movement here soon.
Affordable housing project moving forward in Mesta Park (http://www.okctalk.com/content.php?r=386-Affordable-housing-project-moving-forward-in-Mesta-Park)
The Oklahoma City Urban Renewal Authority is set to approve redevelopment of the old Sunbeam Family Services campus to housing, half of which will be priced as affordable.
http://www.okctalk.com/images/pete/21st1.jpg
The property at 620 NW 21st was purchased from Sunbeam in 2014 by a group headed by local developer Marva Ellard. Ellard owns and redeveloped the historic Sieber Hotel in Midtown.
Sunbeam moved to a new headquarters on Classen a few years ago.
Progress on the project has been slow after OCURA originally awarded the Contract for Redevelopment in 2014 and then amended the agreement in 2015.
http://www.okctalk.com/images/pete/21st.jpg
The development group has now secured financing to convert the structure to 13 apartments. The agreement mandates seven of the units be rented to low- and moderate-income households as defined by federal regulations.
The move comes as demand for affordable housing intensifies as rents and for sale properties continue to skyrocket in the city's core.

sooner88 04-19-2017, 08:54 AM I had a meeting in there the last week before they moved over into the new campus, and it is a cool, old building that will need A LOT of love. It's good to hear that someone with similar experience is taking over here.
Does anyone here know what low or moderate income housing is classified as in OKC by federal regulations? Or know where I can find those regulations?
Canoe 06-17-2017, 04:13 PM Any update on these apartments? Are we thinking 2018-2019?

Well I guess there is no demand for affordable apartments in a historic area close to downtown and in a premier elementary school. Oh well better luck next time /sarcasm.

There were two more group homes as part of this property... Has anything happened with them? Last time I went by they looked untouched.
soonerguru 09-08-2017, 11:32 PM I admire Ms. Ellard's work at the Seiber, but she is holding onto valuable properties that would already have been completed and occupied by now if other developers had them, like the four-plex just north of the Pump along with the neighboring bungalows. She also is purchasing Villa Theresa. Is she biting off more than she can chew? Hopefully these other properties will be developed at a quicker pace to meet demand.
I thought something was finally happening here after taking this photo this morning, but further investigation revealed this corner lot has been spun off to a local builder who is constructing a small spec house.
http://www.okctalk.com/images/pete/ellard042218.jpg
turnpup 04-22-2018, 11:26 AM A spec house? Do tell.
I also noticed spray-painted red Xs on the door and sidelights of the main former Sunbeam building. Do you have any information on that?
The owner is a vet from Vinita so may be a (semi) retirement place; or maybe just an investment.
Builder is Greg McAlister who is doing the first housing at the Wheeler District.

McAlister Construction does great work. They are becoming something of the "builder of choice" in Mesta because they are adept at working with the Historical Preservation rules and regs (and they have tremendously popsitive word of mouth).
Greg McAlister himself lives in one of the rare new construction homes in Mesta.
But to that property, if memory serves that was originally proposed as townhouses, right?

Marva Ellard told the Oklahoman the longer term plan "may also include new, low-density multifamily housing to be built in adjoining lots owned by Sunbeam".
There is another small lot on the east side of The Arc.
turnpup 04-22-2018, 03:19 PM Good to hear it's a respected builder. Infill in historic neighborhoods can be dicey.
This is the home being built next to the old Sunbeam building.
And believe it or not, they have finally filed a building permit to convert the main building to housing.

Yes, we sold our brownstone but wanted to stay within walking distance of downtown, or at least the streetcar to downtown. And now we’ll have the Paseo, 23rd and Midtown an easy walk.
Little hard to tell but they are busy gutting the interior.
