Anyway, this area is starting to turn into the next Memorial and Penn. Is that good or bad?
There are a couple of nice sit-down restaurants under construction in this area as well: Big Dog Daddy's Icehouse and a sushi place.
It's the same sort of mix you see all along Memorial and a little better than some areas.
Colbafone 05-15-2015, 09:46 AM Very true. The corridor off Meridian, with all of the medical complexes is actually kind of fun to drive through. With Mercy's expansion and all of the Integris stuff being built to the north of it, that area is like a massive medical park. Sort of like Broadway just south of Britton Rd. With all of the medical buildings being built.
But yeah, I remember when Interurban was the only thing off MacArthur. There is a ton of variety there now. Lots of pizza/Italian, which is always a good thing to me.
There is a new strip center going in on the north side of Memorial near Meridian and Panera Bread will be relocating to there, with a drive-thru.

That is interesting. I guess the concept of the drive thru is working for them. The one on NW Experessway and at Rockwell seems pretty busy anytime I am by there.

I've heard that it can add 30% and up to their sales when they add drive thrus.

My son worked at Panera some during HS and college and HATED the drive thru from an employee perspective - they timed everything and it was high stress but great for the consumer on the move! So I am sure your 30% number could be very accurate.

I work part time at a Starbucks with a DT, and I'd say 30% or more is a fair estimate. Based on our sales vs the cafe stores in the area, we do about this much, if not more in weekly sales more than them. For the most part any DT you go through is a very stressful environment for the employees, they are usually all timed and times are sent to the district managers for the company, i know this is the case at chickfila, sbux and del taco. This is kind of a flawed system, because half the customers going through a DT generally dont know what they want, and this runs the DT times up - which is not the fault of the employees, but it falls back on them. Either way, wise move for Panera, it will definitely increase sales, I imagine breakfast sales will skyrocket for their cafe/pastry offerings since people are more apt to use a DT on the way to work, than park and go inside.
Updated the map at the top of the page to reflect the location of a new Whataburger, which is going in north of Carl's Jr. and an Arby's which is going south of Carl's.

okatty 06-18-2015, 12:56 PM It's booming - just further south on Macarthur is new strip center and the apartments behind that (west) are progressing along as well. Sushi Bar noted on Pete's map is under construction too.
The reason for the boom is the Deer Creek schools and all the housing being built in that area due to the school district.
okatty 06-18-2015, 01:27 PM Yes, I agree. That is at the far southern end of the district. It has exploded due to the good schools and the fact it is about 70 square miles in area. So lots of housing at varying price ranges from as far south as about NW 128th almost to County Line Rd on the far SW corner of the district up to the NE corner which is well north of Waterloo and over as far east Santa Fe. Schools have been built all over that mass of land and DC will be 6A in several sports next year. They have really nice facilities not only for sports but also for performing arts.
DowntownMan 06-18-2015, 05:57 PM I noticed that the Mathis Sleep Center is still showing on the map for this thread. I'm guessing this won't be built here since they are building just 2 miles to the east in the Mathis/La-z-boy/Ashley center.
Will be interesting to see this area develop over the next few years. It's prime for development with tons of new residential neighborhoods popping up just north of the tollway.

That property is still owned by the original people and there has been no building permit.
I suspect the work happening there is related to the big apartment complex under construction to the south.

The new center on Macarthur to the east of the new apartments and south of Legacy is coming along pretty quickly. It's all enclosed now and should go pretty fast from here on out.

Pete...it's the West Memorial Plaza I sent you the plans for back on 3/17, there is actually a project sign out in front facing Memorial. According to those plans, the western most unit is a health club?

Looks like they started on the area where the Hawthron is shown on the map

They mentioned they are wanting a more authentic taste. The broth has changed. I haven't had a chance to taste it though.

Probably meant towards pho, but I saw a review the other day mentioning that they don't use real fruit in their smoothies.

This is being built just outside of the apartments behind where Big Doggy Grill was supposed to go. Interestingly enough, that is still empty. I believe the only occupant is a minor emergency center.

I'm pretty sure Hal Smith is still planning to do a restaurant in that space, just not sure which concept as it's changed a couple of times.
This place is in that little center behind Valero and between Orange Leaf and Jimmy Johns... But despite it's inconspicuous setting, I've heard great things about it.

What about the parcel directly south of the Farmer's Insurance bldg.? Grading began the same day as the storage site to the west of Sushi Bar. Is this a storage facility as well? Do you know if they are planning to pave/improve the road that runs north of the nursing home, by the cell tower, and connect it with the road to the south of the existing businesses on Memorial Rd. (i.e., Hideaway Pizza & Interurban)?
