View Full Version : ShadowLake Retail Center
catch22 02-01-2014, 01:37 PM $1.8 million dollar building permit to build a shell retail center (strip mall) at 2225 SW 104th Street. (Shaded in red)
Total square footage of the building will be 17,106; divided between 13 units.
Would like to note, this is almost directly across the street of the retirement home (shaded in yellow) that the homeowners association of Kingswood has threatened to file suit to block, and directly across the street from the rumored Sprouts grocery store location (shaded in blue).

Zuplar 02-01-2014, 04:53 PM So I'm confused, what's going in the yellow?
catch22 02-01-2014, 05:40 PM Sorry, I meant the retirement home will be in the yellow. I submitted an edit, waiting on Pete to approve the edit.
Zuplar 02-02-2014, 10:25 AM Gotcha, so this is next to that Sherwin Williams I believe?
Garin 02-02-2014, 10:27 AM Pastor Schaefer is turning in his grave.
catch22 02-02-2014, 10:41 AM Why? Would The Lord rather his kids keep a mansion proclaiming his wealth and worldly possessions to the city, or allow the community to use his land to better the community. Allow a place for older folks to live during retirement.
But I'm no pastor.
Spartan 02-02-2014, 10:42 AM A retirement home is probably a good use for that land as long as no more development goes in around the big white house there. As for this strip center, they did build a car wash next door, and Shadow Lake isn't one of the nice 73107 hoods.
Garin 02-02-2014, 08:35 PM I wonder why they wouldn't take advantage of all the land behind the highlighted orange section looks like 3 acres or so.
Nugyar 02-05-2014, 12:58 PM So are they going to just bulldoze the mansion if the Sprouts rumor is true? Seems like such a waste. Not that I could afford to live there...
Garin 03-31-2014, 08:08 PM They are doing the dirt work for the retirement home, not sure when they will start knocking the house down.
Spartan 03-31-2014, 08:44 PM Uh they're knocking the big White House down???
Garin 03-31-2014, 09:01 PM Uh they're knocking the big White House down???
That's the word on the street
catch22 03-31-2014, 09:04 PM Not yet, but will eventually.
Spartan 03-31-2014, 09:11 PM That would be a mistake - for a strip mall?? Wow.
catch22 03-31-2014, 09:13 PM The strip mall is on the north side of the street. Sprouts is rumored to replace the mansion.
Martin 03-31-2014, 09:29 PM So are they going to just bulldoze the mansion if the Sprouts rumor is true? Seems like such a waste. Not that I could afford to live there...
it wouldn't surprise me... the former owners had rather peculiar taste, so anyone buying the property as a residence would probably want to gut it. most anyone would probably choose to build new rather than incur that cost. that fact would probably make a residential property of this size and cost difficult to sell. -M

It looks like it is in disrepair on the outside, probably not much better inside...

If you're into gold lemme everything, life size arc angels suspended from the ceiling, white with pink vein marble floors and faux fur carpets then this would be a place to call home. Leborotche couldn't hold Schaffer jock strap.
Spartan 04-01-2014, 08:21 PM The strip mall is on the north side of the street. Sprouts is rumored to replace the mansion.
Sprouts, wonderfully organic as it may be, is still a strip mall.

Good (Urban) development will not happen this far into the subburbs. Not in OKC, at least for a while.
I don't like that urban development is difficult to come by in OKC, but it is what it is. I rather some new shopping and commercial opportunities nearby than a mansion that a) no one will purchase b) is falling into extreme disrepair c) has been vacant for a few years.
This mansion has been an eyesore ever since it has been vacant. The grass routinely grows to about a foot and a half tall with weeds before it gets mowed. The outside is beginning to look extremely worn, since it has not been maintained. Overall it is an eyesore. And since no one has stepped forward to use it as a house, I'm okay with it coming down and something the entire community will benefit from to go in it's place.
Spartan 04-02-2014, 10:40 AM So because the grass isn't mowed the mansion should get the wrecking ball?
catch22 04-02-2014, 10:54 AM If you can't mow the grass, basic interior maintenance probably isn't being done.
Jeepnokc 04-02-2014, 11:15 AM Hoping they do an auction for everything so I can see if there is anything cool inside that I want and also to get a peek inside. I go to quite a few auctions where they are tearing down the building and amazed at the value of items from torn down buildings right down to the asphalt on the ground. AC units, copper, old woodwork or built ins, etc

ALthough I have never seen the inside, I've heard from several folks who have that the interior is almost non-functional for a "conventional" home. Despite the appearance of size from the outside, the interior has a very peculiar arrangement and room layout, and the rumbling I heard was that the place was essentially unsellable unless you just happened to have eccentric tastes. I think the conventional wisdom for some time has been that the place would get bulldozed.

The house is owned by their son now. He lives there.
Charlie40 06-13-2014, 08:52 AM Anything New on this development?
catch22 06-13-2014, 09:09 AM Under construction, looks like they are about to pour the foundation.
Charlie40 06-13-2014, 09:12 AM for the retirement ctr.?
Charlie40 06-13-2014, 09:12 AM Is Pastor Sheaffers house still standing? any word on that part of the property?
catch22 06-13-2014, 09:16 AM The retirement home across the street from this development is well underway. The Sheaffer Mansion is still standing; in incredible disrepair; but still there.
Charlie40 06-13-2014, 11:39 AM Can someone please post pictures of the Sheaffer home in it's current state?

Bobby821 07-09-2014, 11:14 AM Is this across the street from SHeaffers house or is this pictures of the retirement ctr going up next to his house?
Tavia 07-09-2014, 11:25 AM This is across the street, between the car wash and Qdoba.
xa3021 07-09-2014, 02:40 PM Anyone happen to know what they are planning to put into the strip mall on the North side of 104th? (the read shaded area)
catch22 07-09-2014, 02:58 PM I haven't heard anything and I have not seen any remodel building permits filed (Have to file a remodel permit to remodel the shell space into the tenant buildout).
I imagine we'll see a typical suburban stripmall setup. Dry cleaners, Donut shop, nail salon, and a Little Ceaser's pizza.

They just built a new, different, better, wonderful stripmall by us - donut shop, nail salon, and *Jimmy John's* instead of a Little Caesar's! Actually, it will eventually have a Tuck's Onion Burger in it, but yeah....

catch22 09-24-2014, 04:02 PM I have been periodically watching the city's building permit system for a while to see any remodel permits for tenants. So far have not found any. In case anyone on the southside was wondering.
Plutonic Panda 09-24-2014, 04:05 PM Is it possible they already have tenants lined up?
catch22 09-24-2014, 04:19 PM Most likely as they would not be able to get financing without at least a few tenants under contract. Other than the developer giving the tenant list out upon request, the building permits are the next best way to find out. Even then, they can be vague.
catch22 10-29-2014, 03:10 PM $70,000 Building permit today by a Mr. Harkyule Bark for 1,400 square feet. No name of the operation was noted, but a buildout from shell space to "Retail Sales" is listed.
Through some research, he runs a Daylight Donuts in Mustang, so it is possible this is what he will be doing here. Although, the building permit would need to be Restaurant and not Retail for that to be the case.
Mr Bark also purchased a small parcel of land at SW 100th and Penn for $45,000 in 2008.
Zuplar 12-02-2014, 12:00 AM I drove by this a week or so ago and it was pretty far along. Also the nursing home or whatever it is on the south side has gone up quickly as well.
catch22 01-11-2015, 03:29 PM First tenant sign is up.
DONUT . TACO
is the name.
Tavia 01-15-2015, 09:04 AM Looked this up...Pulls up a company from Austin, can anyone verify that it is the same place?
catch22 01-15-2015, 10:17 AM No, this place is being opened by a local guy who owns a few Daylight Donuts. The place in Austin is called Donut Taco Palace. This is just Donut Taco

My parents took me to a restaurant in Ada several years ago. In the morning, it was a donut place, but they stopped serving at 11am. So, someone approched them about leasing their space around lunch and dinner. It was BBQ. So, either you went in to a Donut place and smelled donuts and BBQ or you went in to a BBQ place and smelled Donuts and BBQ. Oh and if you were curious, both were fantastic...
xa3021 02-03-2015, 09:35 PM Anyone happen to know of any new tenants going in to this area? Also, any news on the Sprouts?

I was just thinking about sprouts. My wife has started shopping at one on the way home and his would be way better as it's semi close to our house.
xa3021 02-16-2015, 09:17 PM Saw that a Goodwill Donation center is also now in the strip mall along with Donut.Taco. Not that I'm against donating, but why do we need so many Goodwill stores in the area? Just off the top of my head I can think of these all within the same area:
- 89th and S. Penn
- 89th and S. Western
- 104th and S. Penn (the new one in the strip mall)
- 134th and S. Sante Fe.
- 119th and S. Western
Again, not against donating, but dang they have more stores than Starbucks in the area! That's saying something! lol!

I've got the same question. It's not like those storefronts are rent-free. I can't fathom the point of having this many such sites in such close proximity. Doesn't make sense.
I was actually hoping that perhaps they were planning to move out of the SW 89th and Penn location given their new retail space at 89th and Western - ONE MILE EAST - and perhaps give us a renewed shot at some new retail in that space.
tfvc.org 03-22-2015, 08:35 PM I went to "Donut Taco" today. (http://okcdiningblog.com/2015/03/22/2015-03-22-cheers-taco/) Actual name is Cheers Taco. And they do not have donut tacos as the sign implies. Just donuts (not made in house and not made by daylight - forgot the company who makes them) and tacos and other Mexican food. I tried their bean and rice burrito. It was tasty and only $1.50. A lot cheaper than Qdoba, and more satisfying than Taco Bell.

catcherinthewry 03-23-2015, 08:03 PM They don't serve tacos before 11 AM.
Martin 01-31-2016, 08:48 PM i noticed today that the sign for 'donut taco' (or whatever they've been calling themselves most recently) has been taken down so i assume that it has closed. kind of an odd concept and their execution didn't seem to work... so i can't say that i'm surprised. -M

I think they had changed the name to Taco/omelet , they had quit serving donuts altogether
