Silvershoes 09-27-2024, 11:29 AM surveying flags marking off the southwest corner of this development
This would the northeast corner of covell and sooner.
So seems something progressing on the corner lot with this development
Also they are moving tons of dirt on the southwest corner of intersection on that development. Makes me think there must be at least a few of the plots with interested parties
I can't imagine anything but a On Cue or Q-Trip going in on the SW corner of that intersection.

I Thought a E-Express was planned for that lot. There is a OnCue Planned for E Covell and N Coltrane though

And why would OnCue go one mile west of the I-35 corridor to a disaster of an intersection, especially when Bryant is only 1 mile further west and Broadway a mile further still? I assume all of these are much more heavily traveled than Coltrane. Seems like a strategic mistake. But if I can get an OnCue anywhere between Waterloo and 15th I'll take it I guess.

the NOV 5th vote doesn't have this part of covell included ..

I believe this area is going to be covered from sales tax CIP funds likely in 2026 since these funds are expensed this year and next.

An On Cue is going in at the SE corner of Covell & Coltrane ? That intersection has to be improved or this will be a complete cluster......

very exciting. Cannot wait to see what else comes with it since this will be a huge draw.
And since WF is in the center of a much larger development, you have to think they are getting ready to kick off much of the expansion.

Would love to see some decent restaurant's sprinkled along Covell on the North side of road between I-35 & Sooner . Winston's, Charleston's, anything besides McDonalds or Sonic.......lol

The only bad thing is this area is still on the very eastern edge of the large majority of the population in Edmond and far north OKC.
TJ's like to locate themselves in the middle of things, with households radiating out in all directions. I know Edmond is growing in this direction, but the growth to the west is still many multiples.

I wonder what that large building is with a ton of parking on the south side of Covell behind the Qdoba, McDonald's, Braum's, and Starbucks. . . . Costco?!?! :)

This spot is absolutely nowhere near the population center, nor will it ever be.

Low-density housing all around and nowhere near the population center and never will be.
There are good reasons there is virtually zero commercial development east of I-35.
OklahomaNick 11-19-2024, 11:35 AM I don't think we are taking into consideration how many people (including myself) drive from Edmond to Whole Foods on Western.
North & NE Edmond have some of the highest incomes per zip code in the state.
I also hope that this Whole Foods location designs a large and easy Amazon return drop off area!
PoliSciGuy 11-19-2024, 12:20 PM I think that area is gonna go absolutely nuts in terms of development I think with so much stuff going up over there. Though the Edmond GO failing probably stifles it a bit. I wonder if the East Edmond 2050 (https://www.edmondok.gov/DocumentCenter/View/7900/East-Edmond-2050-Plan-FINAL) plan has actual concrete developments yet.
bison34 11-19-2024, 12:31 PM Just stinks that the Summit development from a decade or so ago never happened on I-35 and 15th? There were 2 large, large mixed-use developments planned for that area, and neither happened. I wish even just one had.
Just seems a lot of piecemeal developments in that area since then. Hopefully this Whole Foods can help change that!

When you live in a town of 50k (Stillwater/Enid) and your only options are a Walmart and older/smaller higher priced grocery stores, you make a grocery/Sam's/Costco run to "The City" once or twice a month.
Highway Access to I-35 and abundant access to zoned and cleared land also helps.

No doubt Stillwater and Enid play a big role into what prospective new businesses in north Edmond look at for numbers of their customers. The combined population of Payne and Garfield Counties is around 145,000. Then throw in Logan County at a faster growing 54,000. I got a circ from Crest Foods when it opened. The slow population growth rate of Payne and Garfield Counties isn't attractive enough for grocery stores, like Crest to locate there. However, it's interesting how Stillwater is lucky enough to have a Sprouts while Enid does not.
For small bonuses throw in Kingfisher County for 15,500 and Noble County for 10,500. So, after figuring for fast growing Edmond, new businesses have an additional population of around 225,000 to look forward to working with that for the most part shows signs of further population growth. Only Noble County may be a slacker. It couldn't even keep its only Walmart!

Big box retailers, tons of restaurants, many of which might be the first ones in Oklahoma. This is a pretty big deal for the development of this intersection.

it is a massive deal and i expect that the entire development will be built out in 2 or 3 years

Oh I’m sure it will. Just there hasn’t been a need for it be changed as it’s all currently homes sitting on big plots. Eventually they will sell and someone will rezone it.
I expect most everything east of sooner up to i35 between covell and danforth will be commercial or possibly some multi family mixed in eventually over next decade or so.

I don't see them abandoning Quail Springs, especially at May/Memorial with the traffic count.
The biggest issue with I-35 and Covell is density. The east and north still, while certainly expanding, has plenty to fill in to match the density of the Quail Springs area.
