3 Billion Dollar Midtown Redevelopment

Posted back during March of 2013

Beck Ventures has released specific details on its plans for Dallas Midtown, its massive $3 billion redevelopment of the Valley View Mall area. The complete reinvention will ultimately entail millions of square feet of office, retail, hotel, and residential space. Plans also call for gondolas that will connect various sectors of the project, a trolley system, and a glass-roofed, open-air retail center; Bellagio-style fountains, parks, and a hike-and-bike trail that connects to White Rock Lake. Dallas Midtown is a 430-acre district bounded by Interstate 635 to the south, Preston Road to the east, Alpha Road to the north, and the Dallas North Tollway to the west. Last fall, the City of Dallas provided $250,000 to help fund a redevelopment study by Omniplan, in partnership with the North Dallas Chamber. Beck Ventures owns about 104 acres within the district, including Valley View Mall at Interstate 635 and Preston Road. It’s led by Scott Beck, president, and his father Jeff and brother Jarrod, both managing partners. Jeff Beck was the driving force behind the development of Trophy Club; he acquired 1,200 acres there in 1994.

Scott Beck said Dallas Midtown is “significantly bigger” than the Beck family.

“If Trophy Club was a legacy project, this one is a mega, generational legacy project,” he said. “This one is special. We understand it and are personally connected to it. It’s in our back yard.”

Beck and his siblings and parents all live in homes that are within close proximity to the district.

Beck Ventures acquired Valley View Mall last year. It will get under way with the first phase of its redevelopment project during the first quarter of 2014. It involves relocating JCPenney to a new freestanding building, and Sears to a second freestanding facility.

The mall’s third anchor, AMC Theatres, will stay in its existing location, but the rest of the mall will make way for open-air retail capped by a glass roof (similar to the atrium at the Gaylord Texan in Grapevine). The movie complex will get a $10 million enhancement with about one-third of the theaters being traditional, one-third being dine-in, and one-third offering the new 4D experience with rumble seats other special effects.

The center of the complex will offer a live-work-play environment, with taller office, hotel, and residential buildings planned for the outer loop. Designs have a 20-acre park, about four times the size of Klyde Warren Park in downtown Dallas, anchoring the center.

The Becks selected architect Michael Twichell to design their master plan. He was lead designer for the Shops at Legacy in Plano and much of Trophy Club.

''State Farm Insurance’s new regional office campus in Richardson will allow the Illinois-based company to boost its Dallas-area employment to 8,000 workers.

The buildings open in early 2015.

The mammoth commercial real estate development – already under construction at State Highway 190 and Plano Road – will contain three office towers plus parking garages.

The tallest of the buildings in the 1.5 million square-foot office project will be 21 stories tall.

The insurance company development tops all other such corporate projects in North Texas.

“It’s the largest project that has been built in square footage ever as it relates to a corporate facility,” Steve Van Amburgh, CEO of project developer KDC, said at the formal groundbreaking on Thursday morning. “The mission given by the team at State Farm was to create a really great workplace.

“They want us to develop a very world class facility.”

With an estimated price take of more than a half billion dollars, the project was too large for one lender to fund.

“We’ve got six banks that are participating to finance this great project,” Van Amburgh said.

JPMorgan Chase, U.S. Bank, Wells Fargo, Bank of Texas, Capital One Bank and Regions Bank joined forces to provide construction loans for the development.

State Farm Insurance officials started working with KDC and the City of Richardson in June 2012 to lay the groundwork for the big development.

Construction of the project actually started in April.

As State Farm senior vice president Mary Crego talked, construction equipment rumbled just yards behind her.

“It’s a sign of the aggressive scheduled that we have that I don’t even mind,” Crego said. “This new facility will help us better serve the insurance and finance services needs of our customers across North America.”

Canada-based developer Great Gulf is holding a debut party tonight for the new condo tower the company plans to build in Dallas’ Turtle Creek neighborhood.

Great Gulf has been working on the project for several years on a vacant tract at Turtle Creek Boulevard and Fairmount Street.

GGH Development LLC – an affiliate of Great Gulf – plans to build the 24-story tower on the 1.4 acre site.

The project will have around 60 high-end residential units.

Great Gulf representatives and Dallas residential sales firm Briggs-Freeman Sotheby’s International are holding an event at the Winspear opera house to show prospective buyers the project.

Briggs-Freeman is the same firm that’s marketing the Museum Tower in downtown Dallas.

Hariri Pontarini Architects of Toronto has been working on the development. Early design schemes show a modern building with large balconies.

The Museum Tower or the Victory Place project from your first post are both more in line with what I was hoping to see on the Stage Center lot. Especially the Museum Tower, I think that building is gorgeous.

The Museum Tower is beautiful during the day, but at night it sucks. They really failed with the lighting.

Also don't be surprised if a super tall is announced in Dallas in the coming years or perhaps sooner.

This thread is for pictures and new development related to the DFW area. Since there are announcements similar to the Maywood, Stage Center Tower, Metropolitan etc. . . nearly every week or so, I'll only really get into the major ones.

This thread really puts things into perspective as to how far ahead Dallas really is of OKC. The Stage Center Tower, if built in Dallas, wouldn't even be worth mentioning. It also shows what a true boomtown looks like. OKC, while growing moderately, isn't what I would consider a boomtown at the present time. There is stuff being announced, but nowhere even close to the magnitude that is happening in Dallas or even Austin.

And the economy? "It is also the sixth largest gross metropolitan product (http://en.wikipedia.org/wiki/Gross_metropolitan_product) (GMP) in the United States,[8] (http://en.wikipedia.org/wiki/Dallas%E2%80%93Fort_Worth_metroplex#cite_note-8) and approximately tenth largest by GMP in the world."

Why bother comparing? It's truly apples and oranges trying to compare DFW with the OKC metro.

True. There is no comparing a city the size of OKC to Dallas anymore than Amarillo can really be compared to OKC. There is a lot of Dallas-bashing on this forum though and while many people may prefer cities the size of OKC over ones the size of Dallas, when talking about development Dallas is an example to embrace, not bash.

Yeah, Amarillo's close at about 1:5. A better example would be the Tyler, TX MSA right at about 1:6.5 as Oklahoma City. Almost exactly the same as the difference between DFW and OKC MSA. That's even more perspective.

They may not have touristy iconic landmarks like NYC, but they're a global city in every sense of the word. Of course OKC is not comparable. Boomtown is a word used for growing cities like Austin/SLC/Portland, not established cities like Dallas/SF/Boston.

The Dallas-Fort Worth CSA is now creeping into Oklahoma, now including Bryan County (my home county). The 20 county CSA is home to approximately 7.1 million people.

I know that SF isn't growing at the same rate as Dallas. My point is that the term "boomtown" is not generally used to describe cities that are already as huge and prominent as Dallas. Rapidly growing and expanding, yes. But I wouldn't call Dallas a "boomtown". IMO that is unfair to the true boomtowns. No true boomtown is comparable to Dallas.

And think on this....that's only half the metroplex. There's stuff the size of the proposed Stage Center Tower going on all over Ft. Worth and many places north and in between. It's crazy, but it's also huge at around seven million people. Why bother comparing? It's truly apples and oranges trying to compare DFW with the OKC metro.I'm not comparing it with OKC. I will say once again, this thread is for posting updates and pictures regarding the DFW metroplex.

yes, because dear Dallas was a thread about how a particular poster felt about the city. This thread is for pictures and new development related to the DFW area. Since there are announcements similar to the Maywood, Stage Center Tower, Metropolitan etc. . . nearly every week or so, I'll only really get into the major ones.

I understand. It's difficult sometimes to know exactly what is the best place. There are threads in that area about Omaha and San Antonio and the last time I checked they haven't been moved to Oklahoma. :)

Not me. Of the structures in & around Dallas, it's some of the older stuff that doesn't do it for me. I like 98% of the new stuff that's proposed, U/C, or recently completed.

Also keep in mind, when this done by this fall, you can step right off of the plane and head to downtown Dallas/Uptown/State Fair. Will be really cool!

Update on the new State Farm Complex in Richardson:


State Farm Insurance’s 1.5 million-square-foot campus under construction in Richardson is already the biggest office development underway in North Texas.
But apparently it’s still not big enough.

Developer KDC said Friday that it’s adding a fourth, 500,000-square-foot office tower, which will also be leased to the insurance giant.
The 12-story office building will include a five-level parking garage and 30,000 square feet of ground floor retail space. It will be across Plano Road from where the first three buildings are going up.

“With this fourth building, the project will jump Plano Road and open up the whole development for other office, retail and apartment construction,” KDC president Toby Grove said Friday. “For the overall development, this is obviously a big deal for us and State Farm.”

Back in July KDC and State Farm kicked off the huge mixed-use development with construction of 13-story, 15-story and 21-story buildings on the west side of Plano Road at Bush Turnpike.
The entire 186-acre project KDC is building around State Farm’s office towers is called CityLine.

The CityLine development in the first phase will also include more than 90,000 square feet of retail, a 150-room hotel, 532 apartments, a 17,000-square-foot wellness and fitness facility and a 41,000-square-foot boutique office building just east of North Central Expressway.

Construction on the next State Farm building will start this summer. And the insurance company begins moving into the campus at the end of this year.
East-west connection

The fourth State Farm building won’t open until 2016, Grove said.

“We are in the design phase of that building right now,” he said. “The exteriors will be a little different but complementary of each other — we didn’t want to make them identical.”
KDC is also looking at ways to connect the east and western portions of the CityLine development across Plano Road. That might include a pedestrian bridge over the roadway.

“We are trying to tie both sides of the development,” Grove said. “The idea is to continue what we have done on the east side with more of an urban environment.

“We’ve talked with our apartment partner on the first phase, and they are looking at expanding on the other side of Plano Road,” he said. “We are actually looking at another hotel and talking to some other office users about sites over there.”

KDC has been working with Irving-based apartment builder JLB Partners on the first phase of its development.

And it’s been in talks with tech company Raytheon Corp. about leasing a big block of office space in the Richardson project, too, real estate brokers say.

When completed, CityLine is expected to have about 6 million square feet of office space, almost 4,000 apartments and more than 300,000 square feet of shopping space. Whole Foods Market has been mentioned as a possible grocery anchor for the shopping center.

Man, I really wish projects in OKC would get upgraded, I'm sure they have before, but it sucks seeing how things here usually get downgraded. Hopefully those days are behind us and the maybe the new OG&E Tower will actually blow people out of the water, not in terms of height though. :)

This was pretty amusing.... this is Rawling's(former mayor) goals for Dallas.

-Develop a greater tax base in southern Dallas than in the city’s northern region.
-Become the epicenter for the western hemisphere.
-Be a destination for the greatest artists of the world.
-Have the best public education system in any top 10 city in the country

.... yeah, Dallas will surpass the power of NYC and Washington DC.... right. If that ever happens in my lifetime, I'll start a hat only diet.

They don't have to be like the high-five, but we can do this better. More flyovers and less outdated cloverleafs. The highway doesn't need to be that far apart, but just imagine this closer together on I-35/240.... how much better traffic would flow.
