The construction will add 22,030 square feet of retail and restaurant space and will open next summer.
“The completion will be pretty fast,” Fair said. “The building is mostly there – we are just finishing it out.”
Architect RTKL designed the project which has been in the works since last year.
The new building will include a second-floor covered patio connected to a planned restaurant at the northeast corner facing the arena.
Construction is set to begin next year on the vacant block next to the garage, adding a movie theater, apartment tower and more retail.
Construction is now under way on three apartment towers and a low-rise rental community that will add more than 1,500 residential units to Victory Park

Argyle Residential wants to construct the 4-story, 257-unit apartment building on the west side of White Rock Creek near Skillman Street and Walnut Hill Lane.
Good Fulton & Farrell designed the project.
The new rental community would be across the street from a 200-unit apartment block which opened last year.

The 207-unit building started construction this weekend on Cedar Springs Road a block south of Oak Lawn Avenue.
“We closed on the site on Friday and have started,” said Mill Creek’s Rick Perdue. “It doesn’t get any faster than that.”
The building – called Modera Turtle Creek – will open in late 2017.

OneSource Virtual would bring 900 workers to a building under construction at 9001 Cypress Waters Blvd., according to documents filed with the City of Dallas’ economic development committee.
The company would locate in the 4-story, 215,000 square-foot office project that is set to open next year.
And by 2019, OneSource Virtual is projected to have at least 1,300 workers at Cypress Waters, according to the city.

"After more than two years of pre-development work, including working with the non-profit McKinney Avenue Transit Authority to provide additional space for the expansion of their trolley service in Uptown, we are thrilled to be under construction on M-Line Tower," said Joel Behrens, principal of Trammell Crow Co.'s Dallas-Fort Worth business unit and a board member of the transit authority.
Upon completion, the tower will include a 5,548-square-foot Cafe Express restaurant and 1,730 square feet of space for the new McKinney Avenue Transit Authority trolley barn and executive office.
Construction is slated to be complete in 2017.

The 161,000-square-foot Granite Place building is under construction starting today in the Southlake Town Square, north of State Highway 114.
T he 7-story office project was designed by Dallas’ Beck Group, which is also the general contractor.
The office project is scheduled to open late next year.

Metropolitan Life Insurance and Panattoni Development Co. are teaming up to build a 250-acre industrial park in Lancaster.
The MidPoint Logistics Center is being built at Interstate 20 and Dallas Avenue and will have almost 4 million square feet of warehouse space.
Four buildings in the project will range from 340,200 square feet to 1.6 million square feet.

The 1,850-home Gateway Parks project on U.S. Highway 80 in Forney is the biggest section yet in a larger development in the works for more than a decade.
The 2,000-acre community will contain everything from apartments and shopping centers to offices and single-family homes.
Homes in the Gateway Parks residential community will start between $200,000 and $300,000.
And a 40-acre shopping center is planned at U.S. 80 and Gateway Boulevard.
“We’ve also teamed up with the city to have a water park on part of the land that will open in the spring of 2017,” Bain said.

Greenway Investment Company broke ground today to mark the start of construction for Champions Park – Phase I. The project will include 4 retail/restaurant buildings totaling 54,000 square feet of inline space. In addition, there will be four premier restaurant sites nestled into a half-acre festival park area.
Phase I is slated for completion by the fall of 2016. Torchy’s Tacos and Tokyo Joe’s are the first restaurant leases to be signed, and Greenway is working leases with several other high profile restaurants and retailers.

In a first for Arlington, Catalyst Urban Development of Dallas is set to break ground next month on a 22-month project to build a mixed-use complex designed around a “live-work-play” concept. It will feature 221 high-end apartments over a first floor of retail businesses, including shops; a 1,500-square-foot exercise gym; potentially multiple restaurants; and many other tenants.
Catalyst principal Paris Rutherford said that the garage side of the apartment building will have small office spaces — about 1,000 square feet — for small businesses like certified public accountants and people who work from home. Those tenants could work and sleep in those “live-work units.”

The agreement, which would be a public-private partnership between the city and the Rangers, calls for a hotel with at least 300 rooms and 35,000 square feet of meeting and convention space.
The complex would be the southwest corner of Nolan Ryan Expressway and East Randol Mill Road, currently the site of Rangers parking lots.
Construction would begin next year.

The five-story buildings will have 12,800 feet of non-residential space and four stories of apartments on top of that. A three-level garage with 120 public parking spaces – 50 more than the current parking lot on the site – will be nestled underneath. The whole project is supposed to be worth $27 million, at minimum.
Demolition will start in February, construction in the following July, and it’ll be two years and a month before the buildings are expected to be finished in August 2018.

Less than six months after buying the high-profile corner of Woodall Rodgers Freeway and Pearl Street in the Dallas Arts District, the developer is breaking ground on a 25-story office high-rise.
The 260,000-square-fooot metal and glass tower will go up right next door to the Meyerson Symphony Center.
The building will open in about 18 months.

Now, more than a dozen hotels – with more than 2,500 rooms – are in the pipeline or already open in a central Dallas area that includes downtown, Uptown, the Cedars, the Design District and the area near Baylor University Medical Center.
Based on a raft of public announcements, Downtown Dallas Inc. estimates there are at least 14 hotels slated to open between fall of 2015 and the end of 2018. That’s the biggest rooms expansion in central Dallas in memory, said John Crawford, who heads the organization that champions downtown development.
Twenty-four major conventions – called citywides – are expected in Dallas in 2016. That’s up from 22 held in 2015, but it’s a 26 percent jump from 2012, the first full year of operation for the Omni. And the city is working with popular travel guide Lonely Planet to boost Dallas’ appeal to tourists.

Mayor Laura Wheat asked representatives from both CVS and Primrose if they had ever seen a development style like this and both smiled and said “No,” acknowledging that the architecture standards are far higher and more complex than found elsewhere.
From the tile roofs to the pave stone streets, Entrada will reflect the feel of a Catalonian village. This upscale live-work-play center will include retail, restaurants, hotels, entertainment, office and medical space, water features, an amphitheater, conference center uses and about 300 single family detached homes, villas, and town homes.

Now, there is a plan in the works to expand the park, adding acres to its 5.2-acre footprint and bringing it closer to the Perot Museum of Nature and Science.
Wednesday afternoon, Jody Grant, chairman of the Woodall Rodgers Park Foundation and the key fundraiser for the park, confirmed long-swirling rumors that he’s in talks to extend the popular park all the way to North Field Street.
Grant says he’s been “consulting with architects” about a plan, but nothing’s been done other than a conceptual video and a few renderings shown to a select few, including the mayor.
Rawlings said what he’s seen so far shows two elevated walkways — one from the west end of the park to the second floor of the Perot, and another to the Arts District.

An international tile and building materials firm is moving its U.S. headquarters from Garland to Carrollton.
Interceramic will build a 330,000-square-foot office building in developer Billingsley Co.’s Austin Ranch.
The company will move about 150 workers to the project it’s finished late this, including top execs.
The new building will be constructed at the southwest corner of Parker Road and Plano Parkway.

The owners of the popular Trinity Groves restaurant complex – West Dallas Investments L.P. – are seeking a developer or investors to build a high-rise office building at the western end of the Margaret Hunt Hill Bridge.
The 3.1-acre first class office project would be built next door to the Trinity Groves complex and across the street from where developer Columbus Realty just broke ground on an apartment community.

Regent Properties plans to convert the 84-acre high-tech center at Legacy Drive and Central Expressway into an office and mixed-use complex.
The new owner plans to renovate four existing buildings while looking at potential construction on 16 acres of undeveloped properties on the campus.
Regent says it will consider developments of restaurants, a hotel, and retail and additional office buildings on the site, which can accommodate up to 3.7 million square feet of construction.

Construction will start on the $250 million project next week.
The 2-tower development at Pearl Street and Woodall Rodgers will include an office tower and 34-story apartment high-rise. PwC will lease 200,000 square feet of space in the Park District project — the first business to commit to the development.
At Park District, PwC will occupy eight floors of the 20-story tower.

The Dallas-based developer is working on plans for an apartment tower at Carlisle and Vine streets near Turtle Creek and the Katy Trail, according to plans filed with the City of Dallas.
Crow Residential plans to build a 15-story tower on the Carlisle site.
More than a dozen high-rise residential projects are under construction or planned in Dallas’ Uptown, downtown and Oak Lawn districts.

The airline has filed land plans with the City of Dallas for a more than 14-acre tract of land on Denton Drive west of Love Field.
“We are also in the process of evaluating an opportunity for a new building on campus,” Southwest’s Lori Crabtree said in an email.
“We’ve requested a special use permit through zoning to build a pedestrian bridge over Denton Drive which will connect our headquarters building and our Training Operational Support building,” Crabtree said.

The group plans to build a nine-story, 150-room hotel with a connected 24-story, 389-unit residential tower that would sit on one of the last remaining tracts between Cityplace Boulevard West and Blackburn Street in the West Village on 2.6 acres.
The walkable aspect of West Village helped sell Hilton on the neighborhood to bring its newly created Canopy flag to the site, Alan Naul, founder of The Javelin Group.
Master developer Cityplace Co. resisted the temptation to build a sky-high hotel looking south to downtown Dallas' skyline to cater to the boutique hotel and give the high-rise views to West Village residents.
If all goes well, Sleeper said the team could select a general contractor by the end of the month. Construction on the tower could get underway in February.

JP Morgan Chase has decided to move 6,000 workers to a new office campus at the southwest corner of the Dallas North Tollway and State Highway 121.
“We have signed the letter of intent to build at Legacy West,” JP Morgan Chase spokesman Greg Hassell said Thursday morning. “Construction is going to begin this year.”
Within two years more than 13,000 people will be working in the Legacy West project – making it one of the largest new job centers in the state.

After looking at multiple locations along the Dallas North Tollway, mortgage giant Fannie Mae has zeroed in on a West Plano project for its new regional headquarters.
Fannie Mae has an agreement with Granite Properties to locate in a new tower in its Granite Park development at the tollway and State Highway 12.
The mortgage firm has been scouting the market for up to 300,000 square feet of office space

Developers have filed plans with the City of Dallas to build a 950-home residential community on almost 260 acres that for decades was owned by the family of the late Texas Governor William Clements.
The property located north of U.S. Highway 80 is on the shores of Lake Ray Hubbard.
“The grand opening we will time to be in February or March of 2017,” he said.
The planned residential neighborhoods would be built with a series of parks and public areas.

With Toyota North America's $350 million, 2.1 million-square-foot corporate campus underway and Liberty Mutual Insurance readying its $325 million, 1 million-square-foot regional hub for vertical construction, it would appear J.P. Morgan Chase & Co.'s new regional hub could pencil out to more than $200 million of real and business personal property.
The 800,000 square feet of office space is expected to be spread out throughout a number of buildings. In an early rendering of the campus, J.P. Morgan Chase appears to have four mid-rise office buildings (attached).
Construction on the campus is slated to begin this year. The first J.P. Morgan Chase employees could move into the new campus starting in the second half of 2017.

I was on SSC recently and was stunned to see that arguably 18/20 (just using a rough estimate) of the proposed highrises in TX right now were in Austin and Houston, and about only two (that I saw) were in DFW and they were both under 500'.
And I say disappointed, as in I would love to see the Dallas skyline expand a little more. Not meant to be an insult.

Not an insult...its the truth TBH. I'll say this, I am very thankful to work for a company where the CEO wants to have a Dallas address. My job is not located in Downtown Dallas, but we are in a somewhat dense, walkable area in the Galleria area. We have a lot of younger workers who live in more up and coming areas in the city of Dallas.
As nice as these things are, we are very much the minority as far as this area is concerned. The mentality here is very different. I won't say people are hostile to urban Dallas, but people move to DFW from the coasts so they can get their 4K square foot house in the suburbs for cheap and really aren't too keen on driving too far for work. It also doesn't help matters that the city of Dallas is lousy at attracting jobs and companies and can be flatly anti-development at times. Of course the burbs are more than eager to take advantage of this.
I should note that JP Morgan is pulling 1,000+ employees out of downtown to go to their new campus...really cannot think of anywhere else where this is happening at the level it is here. Its disappointing.

I get that they are mainly consolidating so that wasn't the best example, but the point stands that I would love for OK to start landing some relocations or bigger offices.

Owner Columbia Pacific Advisors plans to build a new apartment community on the site.
The Seattle-based developer plans to build more than 400 units on the property There will also be townhouses constructed facing the residential neighborhood.
Dallas architect Good Fulton & Farrell designed the project.
Construction of the new buildings will start after the property is cleared. “We are targeting about May,” said Columbia Pacific’s Brit Funk.
She said the new rental community should open in late 2017.

Green Brick Partners Inc. said Monday that it has purchased almost 100 acres for the project along Eldorado Parkway between the Dallas North Tollway and Preston Road.
The development called Frisco Springs will include both townhomes and single-family homes.
The homes in Frisco Springs will be built around 20 acres of open space and trails. There will also be a community center with a pool, work out room and entertaining areas.

Dubai-based Invest Group Overseas said two years ago it would build a $700 million mixed use project on the land it owns at Dallas North Tollway and John Hickman Parkway.
The project is called The Gate, and is part of what Frisco calls its $5 billion mile.
Frisco’s city planning commission this week will consider detailed site plans for the project that include almost 20 buildings ranging in height from about three stories to more than 10 floors.
The Gate includes “four office buildings, two retail/restaurant buildings and nine urban living buildings, six retail buildings and one hotel building,” according to Frisco.
The project as laid out in the planning documents will include more than 650,000 square feet of office spce, almost 1 million square feet of residential buildings, more than 130,000 square feet of retail space plus a luxury hotel.

International theater operator Cinepolis USA will operate the 700-seat, 8-screen move palace when it opens in late 2017 or early 2018.
About 20,000 square feet of retail space will be located on the ground floor of the new building. A 640-acre parking garage is included.
“The theater will sit atop the garage and the retail,” Fair said.
A 285-unit apartment tower developed by Lennar Multifamily is also planned on the block.
“The apartment tower will face the park and downtown,” he said. “They will deliver the apartments at a similar time to the theater.”

The city of Wilmer just approved plans for the development called Liberty Crossing.
“We see a lot of growth going on in that area but there aren’t many housing options,” said developer Richard Ashton. “We want to bring in sustainable workforce housing.
Apartments would be constructed behind the retail.
“We are planning at each 144 to 160 multifamily units and we are working with retail partners to develop the retail and commercial portion,” Ashton said. “We are also looking at 68 rental townhomes and 90 single-family houses.”
Employment in the area in Wilmer and neighboring Hutchins has dramatically increased in the last few years with new warehousing facilities for companies including Procter & Gamble, Whirlpool, Unilever, Sprouts grocery, Ace Hardware, Arch Chemical and Medline Medical.

The wait is over: construction on the long-anticipated redevelopment of the old Valley View Mall should kick off by summer.
He’s working with the City of Dallas and councilman Lee Kleinman to finalize the street infrastructure plan; all of the pieces were approved at the end of 2015. The councilman has also been working with the Dallas Midtown Park Foundation to secure the 20-acre Midtown Commons Park Three projects will start simultaneously: a new AMC theater on top of 80k SF of office that sits atop retail, a hotel on top of retail and a new grocery store on top of retail. And, we’ll finally say goodbye to the old mall with its demolition probably between July and October. He expects the first retail and the office space to open at the end of 2017 or beginning of 2018.
Scott says construction plans are being drawn now. Omniplan assisted with master planning and Dallas Midtown is working with WDG, 5G and NY-based Streetworks on the three projects. GCs haven't been selected yet; he expects final pricing to come in around April. He’s hoping to get the ink dried so he can announce the hotel and grocery flag at our State of the Market event.
