The height proposal was just submitted to the FAA at the end of August. I haven't followed it much and I don't really expect it to happen simply because it looks really ambitious and I haven't seen anything that suggests it's solid (other than it being submitted by Harwood International which is a well respected, particularly efficient company, but names don't make things solid), but as far as I've seen, there hasn't been anything that leads me to believe it's dead yet.

I do agree that I hate seeing buildings like this with solid renderings turn out to be nothing more than an ambitious thought with pretty drawings.

I believe I know what you are talking about. That project was never a serious proposal. I don't remember what company was specifically behind it, but it if its indeed Harwood, I know they have some irons in the fire as far as large projects in Uptown are concerned.

There is still quite a bit of vacancy in the immediate Downtown Dallas area, so I would be surprised if any big spec projects are announced. Unfortunately big office leaseholders like Bank of America and JP Morgan Chase are rumored to be leaving downtown.

I say Road Diet, but it's really a total reconstruction. They will be ripping up all of the old pavement and basically constructing an entirely new pedestrian-friendly street within the right of way. It'll be great once it's done though.

There are other parts of Abram outside of downtown they are working on a total reconstruction right now...which is why it will be a little while before the downtown portion gets started and completed.

Next time you're in DFW, come through downtown Arlington! There's a few good pubs and restaurants. Retail is lacking though.

I was downtown last weekend; it had been awhile since the last time I was there and I was honestly surprised how dead it felt. It has been that way for as long as I can remember, but I guess because I hadn't experienced it in so long, I forgot exactly how it felt. That's a bummer about Bank of America and Chase though. I hope that it stays just a rumor for the sake of downtown.

Next time you're in DFW, come through downtown Arlington! There's a few good pubs and restaurants. Retail is lacking though.I will have to do that. I'm heading back to L.A. to pick up my girl and visit OKC for a couple weeks and I might take I-8 instead of 40 and we'd come through DFW so I might take a little detour to Arlington and check out it's downtown.

There's quite a bit of development throughout the whole metro that is missing from the map...but there's really too much for 1 or 2 people to keep up with in putting those on the map. There are a few that I am aware of in bishop arts/oak cliff that are not on the map currently.

LOL, you just touched the third rail of Dallas city politics.

There is quite a bit of small scale redevelopment down that way. With all due respect to whomever made this map, most of this stuff posted is just the big corporate projects, some of them not even progressing anymore. So don't take it as the gold standard.

As geographer pointed out, lots of things going on in and around the Bishops Arts District, as well as Trinity Groves. In fact, the city just opened a new streetcar line connecting it to DT. And there is quite a bit of gentrification in and around Kessler Park and the Cedars. Of course, it will always be a struggle to develop that part of town because the reaction most people have even now is South Dallas=OMG scary minorities! But it is definitely changing.

Agreed. I love to frequent Trinity Groves and the Oak Cliff neighborhoods. My favorite ramen place is over in Sylvan30 ;)

Some of the best connected street grid neighborhoods in DFW are found in South Dallas in the Oak Cliff neighborhoods. The area is truly a gem.

For those in DFW...here's an update of what's going on in downtown Arlington:

Downtown Arlington is alive and bustling with activity! Many projects are in the works if not already in progress. Local business owners and developers are acting on the great potential our amazing city has.

Kool Keg - The famous provider to many kegs and equipment rentals will now be a bar. They are close to completing a remodel of their current building. They will be a craft beer bar and have a growler refilling system as well. With outdoor seating and possible food options the future is bright for the well established Arlington brand and business. Re-Opening Soon!

404 Border - Downtown Arlington's first market rate residential project. 135 1 and 2 bedroom units with high end amenities such as resort style pool with cabanas and rooftop skybox lounge. With an urban design and walkable location this project is close to completion and is starting to lease units the first of 2016.

Division Brewery - Arlington's first locally owned and operated brewery! They are set to open any day now and located in the newly remodeled and refinished Lone Star Comics warehouse.

101 Center - This 22 month project broke ground earlier this morning and is located on the site of the old Central Library. 221 High End market rate apartments will be located in a 6 story building with offices, retail, restaurants, and a 1500 sq ft fitness center on the first floor with apartments above. The parking garage will be in the middle with the buildings wrapping around. This garage will also serve as parking for city hall across the street to the west. Several units will be designed for business start ups, meaning there will be one rent but you get a business front on the first floor and your apartment above. This will encourage and promote economic development through new startups.

Central Library - $29 million 3 story 80,000 sqft new library will be located just north of the current city hall and will take out the parking lots currently there. This will replace the previously torn down central library. With rooftop gardens, quiet reading areas, cafe/vending are, tech labs, local history area are just some of the featured areas this new state of the art building with offer future generations to come.

City Council Chambers - Current council chambers will be torn down and rebuilt to get building up to ADA requirements and allow a green space/plaza between city hall and the new library

The Arlie Apartments - Greystar's latest student housing will supply the needs of UTA students as it tops 40,000 students! Luxury student housing 1 to 4 bedroom units equaling 500 beds. Resort style pool, fitness gym, fully furnished apartments add to the growing campus within walking distance. Located on west Abram replacing the old Catalina apartments makes this development walking distance to a new thriving downtown. Leasing is underway now and construction should be complete within a couple months.

Proctor Place - These townhomes are the latest addition to Downtown Arlington's downtown housing options. 10 3 bedroom 3 bath units walking distance to UTA, with each unit will be 3 stories with balconies. Urban Union - This project is already in progress and started in 2014. It is located on the former site of Luke Honda dealership. 7 acre infill site with 8 buildings offering over 70,000 sqft of space to lease. Already one company headquarters has relocated to this site. Modern open concepts break from your traditional office space found in Arlington, this development will bring restaurants and offices. Located on the border of Division st./ East st/ Front st. This will be the home to Legal Draft Brewery that plans on opening in Spring 2016 and offering tours, tasting room, beer garden, and patio with live music. Former Joe's Radiator shop will be home to a new restaurant with an Ice House type feeling. Full service kitchen, patio, live music, full service bar will serve the new residents starting in Spring 2016.

Arlington is alive and well and Big Things are to come! With Arlington Commons to break ground in the next 30 days in North Arlington, redevelopment and reinvestment in a great city is sure to spread city wide and not just downtown. Offering different options in housing and entertainment along with work. Talks have continued as UTA looks into starting their own Med School and opportunities only await as UTA grows as well as interest in Arlington. Cant wait to see whats next!!!

Designed by Dallas architect HKS, the high-rise will be a modern building clad in a metal and glass skin. The hotel rooms will be on the Ross Avenue side of the building, with luxury residences units facing Flora.

The plan is for a 218-room boutique hotel.

“It will be similar in quality to the Ritz,” Hall said. “There’s room in Dallas for another small luxury hotel.”


The planned condo tower will contain about 44 super-luxury residential units.

“It’s a very thin building with only about 7,500 square feet of space per floor,” Hall said. “The units are going to be large — on average 3,600 square feet.

“There will be a private underground garage for the condominiums.”

A rooftop garden and swimming pool will overlook the Arts District.

A development firm affiliated with Westcott-owned private equity firm Commodore Partners — Commodore Development LLC — plans to get underway Thursday with a new luxury apartment community on North Central Expressway.

The four-story apartment community, called The Mark at Midtown Park, will bring high-end living to 10550 N. Central Expressway between Royal and Walnut Hill lanes in North Dallas.


The North Texas region has hit all-time record high rental growth as jobs and companies continue to flock to the area.

After interviewing a selection of prominent architects, J. P. Morgan selected HOK, real estate brokers say.

Plans call for a revamp of the lobby areas and reworking the entrances to the office tower, real estate brokers say.


As part of the Trammell Crow Center redo, J.P. Morgan also plans to build a large parking garage, retail space, apartments and a hotel on a vacant block the investor last year purchased across the street on Ross Avenue.

That project – designed by Dallas’ HKS – is expected to start next year.

Celebrity chef Stephan Pyles is readying for construction on his new flagship restaurant — a yet-to-be named concept within Hall Arts — in the Dallas Arts District.


"We are in progress right now with our plans to open the restaurant," said Pyles, who recently returned from Cuba. "We have bids out for construction and we're looking to open in mid-March with construction scheduled to start in the next few weeks."



Wilson Associates is the architect on the restaurant, which will sit in one of two restaurant spaces within a detached, one-story building on Flora Street within Hall Arts from the Meyerson Symphony Center.

The developer wants to turn 128 acres at the entrance of the northeast Tarrant County property into a mixed-use development with offices, apartments and retail space.

Hillwood is asking for approvals to build a corporate office campus with more than 1 million square feet of space in several buildings, 750 apartments, a 200-room hotel and 80,000 square feet of retail and entertainment space.

Development designs by architect Gensler show a complex of high-rise and low-rise buildings constructed around small lakes and open space.

The first phase would include a 286,000-square-foot office project, the hotel and retail space plus 250 residential units.

Developer Forest City Enterprises plans to build the 23-story high-rise just west of North Central Expressway on Blackburn Street.

The building will contain 389 luxury apartments, 150 hotel rooms and retail space on the ground floor. The project is between Noble and Oak Grove avenues.


The high-rise is one of more than a dozen new residential towers in the works for the Dallas area.

Construction could begin soon on the first piece of a 200-acre development at Interstate 30 and Westmoreland.
A four-story Residence Inn by Marriott Hotels & Resorts is planned for The Canyon in Oak Cliff, a massive residential/office/retail development adjacent to Pinnacle Park.


The project’s developers plan as many as 7,500 apartments, 1,000 hotel rooms, 1.2 million square feet of office space and 800,000 square feet of shops and restaurants.

I really wish they'd get started in the Dallas Midtown Galleria project.

That mall is so beautiful inside but is has huge parking lots nearby that really make the area feel blah

San Francisco-based Charles Schwab (NYSE: SCHW) could open up a massive operations center on a corporate campus planned adjacent to Circle T Ranch, a 2,500-acre mixed-use, master-planned development in Westlake.

The financial services company is expected to buy 74 acres of land adjacent to the Circle T Ranch from Hillwood by the end of the year, according to real estate sources.

"We’re very interested in the Dallas area for future growth and have signed a lease in the Westlake area that can accommodate up to 500 employees," said Sarah Bulgatz, a spokeswoman for Charles Schwab, in an email to the Dallas Business Journal. Bulgatz declined to comment concerning speculation about future real estate deals involving Charles Schwab.

The company has signed a five-year lease for 130,000 square feet of office space at 2050 Roanoke Road in Westlake, which sits adjacent to the development site.

After months of development, Aligned Data Centers plans to unveil its new $300 million, 30-megawatt data center complex in Plano that is expected to bring a new pay-for-use concept to Dallas-Fort Worth.


Aligned Data Center executives plan to unveil the initial 100,000-square-foot phase of the new data center complex on Thursday beginning at 4 p.m.

The company has plans to expand the data center by another 200,000 square feet in the future. Balfour Beatty was the site construction manager on the initial phase of the project.

Dallas-Fort Worth has seen of an influx of data centers after Facebook landed its $1 billion data center campus in north Fort Worth. The region is one of the top data center markets in the country.

The $850 million, 700-acre Morningstar development is being built north of Interstate 20 in Aledo.

More than 2,000 houses are planned in the project which is just starting construction.


The development will include a community center with resort-style pools, a lakeside amphitheater, two-and-a-half miles of hike and bike trails and open space.

Designs just approved by Frisco’s planning and zoning commission call for construction of about 500 houses and a shopping center at the northwest corner of Main and Independence.

The residential community is planned to contain both single-family and patio style homes.

The housing would wrap around the 31-acre retail center to be constructed on the 171-acre corner, according to plans filed with the City of Frisco.

The nearly $90 million redevelopment of the historic Butler Brothers Building is well underway, with some portions of the building waiting approval from Marriott and development execs.

At completion, the Butler Brothers Building — a longtime vacant, nine-story building at 500 S. Ervay St. next to Dallas City Hall — will evolve into a dual-branded Marriott hotel and a 238-unit apartment building.

"We are on schedule and should be opening the hotel portion of the project by December 2016," Turkish developer Mike Sarimsakci told the Dallas Business Journal.

Toronto-based builder Great Gulf plans to begin selling luxury condos in its 20-story condo tower at prices ranging upwards of $14 million, with plans to begin construction in fall 2016.

The tower, called Ltd. Edition 2505, will begin selling homes ranging from $1.3 million to $14 million this Saturday.


Great Gulf Residential President Christopher Wein said there's been an overwhelming response from Dallas homebuyers seeking this type of development.


The condo homes will average 3,800 square feet of space with 10-foot ceilings, expansive terraces, double-sided fireplaces and hardwood floors. The tower is designed by renowned architect Siamak Hariri.

Almost 20 years after buying the land, Dallas Cowboy’s owner Jerry Jones has quietly started construction on his $1 billion Gates of Prosper development.

Construction crews are busy at the northeast corner of Preston Road and State Highway 380 in the town of Prosper.

Jones’ Blue Star Land Co. is teaming up with developer Lincoln Property to build a more than 300,000-square-foot shopping center on the property located just north of Frisco.

Looking for the next big development opportunity, KDC is already working on marquee projects. But, now the iconic developer is working on an infill TOD in Deep Ellum.


Bill tells us he’s always looking for the next corridor of development opportunities. Right now, many signs point to urban infill, he says. KDC is partnering with Westdale Properties to develop The Epic mixed-use project in Deep Ellum.


The Epic (rendered here) TOD is right on the DART line and will include residential, office and a hotel. The Epic will have 250k SF of office and a hotel in a historic 100-year-old brick four-story building. The office will be right on Good Lattimer and Elm Street. Bill says more details are forthcoming, but he can’t release too much info just yet.

2000 Ross Avenue is an HKS designed, vertical mixed-use development, which will over 30,000 SF of retail, 351 residential units, and a 227-room hotel. The 26-story project will encompass an entire Downtown Dallas city block with frontage on RossAvenue, Harwood Street, San Jacinto Street and Olive Street. Its close proximity to the highly acclaimed Dallas Arts District and over 13M square feet of office provides for a compelling mix of restaurants and dining options.

Retail is scheduled for delivery in Q3 2017 and the entire project is scheduled for completion in Q3 2018.

The Richardson Restaurant Park, a crop of up to seven restaurants north of Spring Valley Road, is to open next year, supplanting about a dozen businesses, including a past-its-prime motel.


The Rock Wood Fired Kitchen & Spirits, a freestanding casual dining restaurant, will occupy roughly 7,500 square feet on two floors.

VertsKebap, an Austin-based fast-casual chain that serves sandwiches, wraps and salads, will continue its Dallas-Fort Worth growth with a location in the park.

In July, Dog Haus, a gourmet hot dog, sausage and burger chain based in Pasadena, Calif., announced a 20-restaurant franchise deal for North Texas that includes a restaurant park location.


Most of the restaurants will be clustered around a central plaza that will serve as a public square and include a shallow pool fountain with illuminated translucent columns. At least four of the restaurants will surround the plaza.

The portion of the site opposite Central will have a walkway that leads to the adjacent residential neighborhood.

Longtime developer Mehrdad Moayedi — the man behind the build-out of the massive redevelopment of The Statler and the finish-out of the Stoneleigh Residences condo tower — has landed a 370-acre key tract of land in Farmers Branch, with plans to build a $1 billion "true mixed-use" development.



Plans for the development include two hotels, 3,500 apartments, retail shopping, more than 800 single-family home sites for townhomes and residential villas, 180,000 square feet of commercial space and a 48-acre office campus.

Moayedi also planning to build a boardwalk-like restaurant row along the lakefront in the development.

Other amenities include a 5,000-seat outdoor amphitheater and residential amenity center with plans for a kid splash park and pool for residents.

The four acres on the east side of the Dallas North Tollway are one of the last construction sites in the popular Legacy Town Center.

The prime location is one of the sites that mortgage giant Fannie Mae is considering for a new North Texas office location, real estate brokers confirm.


The mortgage giant is also looking at new buildings proposed by developer KDC in the $2 billion Legacy West development.

And Fannie Mae is talking with Granite Properties about a new tower in its Granite Park development at the tollway and State Highway 121.

The Fannie Mae office would take up to 300,000 square feet, brokers who are watching the deal say.

Called the Woodlands on Spring Creek, the development will contain a variety of homes, apartments and even a small restaurant building.

Single-Family


Most of the development will be used for 382 single-family homes priced from $300,000 to more than $400,000.


The homes will be surrounded on two sides by green areas with walking trails that connect to the nearby Spring Creek Forest Park Preserve.

Senior Living


Carrollton-based Cross Development and Titus Capital will build the 150-unit seniors project.

“We are going to build a four-story project for active adults,” said Chris Willhite of Titus Capital.

Apartments


Irving-based JPI plans to build 321 rental units on the north side of Garland Road.

Floridays Development Co. of Sarasota, Fla., plans to build 320 units on Arapaho.

Dining


“We are looking at doing a restaurant with outdoor seating looking over Spring Creek,” Holigan said. “Where else do you find 140 acres in a location like this?”

The Brain Performance Institute is getting its own home — a new 62,000-square-foot facility that will bring together the latest research and training techniques designed to improve cognitive skills and health.

On Wednesday, UT Dallas’ Center for BrainHealth will hold a groundbreaking ceremony for the institute’s building, which is expected to open in spring 2017 in Dallas. The new facility will be built in the empty parking lot adjacent to the Center for BrainHealth near Mockingbird Lane and Harry Hines Boulevard in Dallas.

“The Brain Performance Institute will be the first facility of its kind — not an acute treatment center, but a place where healthy people as well as people who have sustained a brain injury or disease have the opportunity to help their brain become healthier, more efficient and less stressed,” said Dr. Sandra Bond Chapman, founder and chief director of the Center for BrainHealth, and Dee Wyly Distinguished University Chair in the School of Behavioral and Brain Sciences.


Page Southerland Page, a leading international architecture and engineering firm based in Dallas, drew inspiration for the building’s design from the anatomy of the human brain, specifically the frontal lobes. Brain training rooms, event spaces and other clinical offerings will be in an elliptical, three-story glass structure connected to a rectangular building filled with administrative offices.

Per the presentation, which you can spend plenty of time with below, Matthews Southwest will remake the high school into a “sustainability designed speculative office with a potential restaurant or retail component on Level 1.”


The patio-covered renderings, of course, show far more than just a potential restaurant, and Matthews says “there will be a unique food component” — though at this point he’s not yet prepared to say how he’ll fill the first floor, aside from a mention of “restaurants and bars.”


At today’s panel review, there was more talk about Phase 2 — three planned offices, a hotel and a parking structure — than what Matthews has planned for the high school. The panel hopes it becomes a true transit-oriented development, a gathering space connecting DART’s Pearl/Arts District Station, the Arts District and the coming Carpenter Park. That, says Matthews, is the plan.

Once the site’s cleared, says Russell Rian, UT Southwestern’s assistant director of public relations, it will eventually become home to UT Southwestern’s west campus, which will include a new thermal energy plant and more than 5,200 new parking spaces and two 1.1 million square feet worth of New and Exciting.

“The first building, scheduled for completion in April 2018, will be a nine-story, 302,500-square-foot building with a mix of educational, clinical, and academic office space and a parking garage with connections to the neighboring Professional Office Buildings,” he says via email. “Two levels are dedicated to simulation labs for trainees, and six levels are dedicated to clinic and faculty academic offices. Clinics will include urology, cardiology, CVT surgery, vascular surgery, otolaryngology, endocrinology, rheumatology, allergy, infectious diseases, and genetics.”

He mentioned a beautiful, cobblestoned drive from Turtle Creek, four motorcourts beautifully tailored with lush landscaping. What he wants to achieve in the lobby is a distinct sense of arrival into a room — a huge “ah ha!” defined by a European edge, with glimpses from every view of the vast expansive gardens that will distinguish this project from just about any in Dallas. (Even the bar will have garden views.) The architecture will expand into the garden, in fact —

“The whole lobby expands right through and to the gardens,” says Siamak. “As it does in any luxurious, gorgeous estate.”


Restraint is difficult to achieve, said Siamak. He assured me his design will not be shouting at us.


The new pricing per square foot is an average of $799 for floors 2 through 13, floors 14 and up will be at about $1000 per square foot.

Hillwood Communities — a Ross Perot Jr. company — has acquired 400 acres from the Wells family in Celina with plans to develop a $500 million, 1,250-home master-planned community.


The 1,250 homes are expected to be priced from $300,000 to $500,000 a residence, with an expected build-out cost of $500 million.

The master-planned community will also include resort-style amenities, multiple community parks, miles of trails and retail and restaurant space.


Hillwood plans to break ground on the development in January, with the initial phase of homes delivered in early 2017.

The project is valued at more than $48 million on the building permit.

The developer will build 321 apartments on three blocks at Fitzhugh Avenue and Monarch Street between Ross Avenue and Belmont.


Crow Residential’s project will replace old apartments and some homes.

“We expect to have first units in June of 2017,” said Matt Enzler, Crow Residential managing director. “We have already started abatement on part of the existing buildings and hope to be demo’d and fully underway by the end of the year.”

Japan Airlines resumes flying Monday from Dallas/Fort Worth International Airport to Tokyo’s Narita International Airport (https://www.ar.jal.com/arl/en/dfw/) for the first time in more than 14 years.

The Japanese carrier initially will operate four flights a week but has said it might expand to daily service in the spring. It will fly a Boeing 787-8 Dreamliner jet.


D/FW, the nation’s fourth-busiest airport, sees more than 63 million travelers a year and offers flights to more than 200 destinations, including 57 international cities. Nearly a third of the international destinations were added in the last five years.

The mixed-use complex – with 3.5 million of square feet of offices, housing, 85,000-square-feet of retail and a 150-room hotel – would be one of the largest such projects ever built in Irving.

Plans for the 157-acre campus also include a new commuter rail station that would connect with Dallas/Fort Worth International Airport and downtown Dallas.

“I envision a tidal wave of development sweeping down that corridor from D-FW Airport through the urban center,” Danish said.


The development is also laid out with 1,750 urban residential units – located in both high-rise buildings, apartment blocks and townhomes.


Construction on the first office buildings would start in the second half of 2016, according to the development application. The first office buildings would be ready by the end of 2018.
