The DFW International Airport plans to add another Hyatt brand hotel as part of its efforts to improve customer experience at the nation's fourth-largest airport.

The hotel, Hyatt House, will be located next to the Hyatt Place DFW hotel in the Southgate Plaza. Construction will likely start by early spring 2019, and airport aims to open the hotel in early 2020.

The new hotel will feature 125 rooms on the second to sixth floors with 99,000 square feet of total floor area. It will also feature meeting and board rooms, a pool, a fitness center and a restaurant with a bar.

The projected annual tax revenue for the Hyatt House in 2022 is $280,080 to Dallas and Fort Worth and $140,040 to Euless.

Southgate Plaza is a 32-acre mixed-use development which features the airportÂ’s corporate headquarters, an urgent care emergency room, and a Starbucks. A U.S. Postal Service office is under construction.

The airport plans to expand the plaza to include more retail, office and restaurant sites.

A new mixed-use residential project by developer Matthews Southwest in the Dallas Arts District is planned under the obvious name of 2400 Bryan Street.

The architecture firm submitted its concept to the city’s Urban Design Peer Review office.

Where it faces Bryan Street, Perkins+Will’s drawings show a seven-story building with retail and tenant amenity space on the ground floor, along with a community deck above the seventh floor. Where it faces the highway frontage, the building rises to 15 stories.

The two elevations jump from a 70-foot height to 160 feet.

The gross areas total 244,774 square feet for the residential tower.

There are 230 apartment units planned, half of them reserved for low-income tenants.

Matthews Southwest submitted an application for the project to the Texas Department of Housing and Community Affairs, seeking a 9 percent Housing Tax Credit.

An automotive parts supplier is spending $175 million to expand an industrial building in Grand Prairie that it bought last year.

Flex-N-Gate, a major supplier to General Motors' Arlington vehicle assembly plant, last summer purchased a new 430,186-square-foot industrial building at 2150 Bardin Road in Grand Prairie.

Flex-N-Gate plans to employ 800 people by early 2020.

The 1,157-acre Pecan Square community is planned for more than 3,000 new homes.

Developer Hillwood Communities has broken ground in the town of Northlake for the first phase of the community, which will have 630 homes.

Hillwood has lined up eight builders who will construct homes priced from the mid-$200,000s to more than $500,000.

The largest portion of the new development is a long-time equestrian center, Woodhill Farm.

Hillwood plans to repurpose some of the horse farm buildings in its new project.

An existing horse arena will be rebuilt as a location for community gatherings and special events.

Pecan Square is on FM 407 near Interstate 35W.

The first houses will be ready in late 2019.

The new Deep Ellum hotel being built in the historic Knights of Pythias building will be operated by Kimpton Hotels and Restaurants.

The 165-room luxury hotel is part of the Epic mixed-use development being built at Elm Street and Good-Latimer Expressway. The hotel project — which just received $2 million in city tax incentives — is set to open in mid-2020.

"We've been searching for the right opportunity in Dallas," Mike DeFrino, chief executive at Kimpton Hotels & Restaurants, said in a statement. "Deep Ellum's vibrant culture, renowned art galleries and incredible concert venues are a perfect match for our unique take on boutique hospitality."

The San Francisco-based hotel operator now operates more than 60 hotels and 80 restaurants and bars in the United States, Europe, Caribbean and China.

Now a Stonelake Capital company has filed preliminary plans with the city of Dallas for a third apartment complex to be constructed in the project.

"Our initial planning for Trinity Green 3 is a 5-story building totaling 278-units and will be along Singleton Boulevard," Stonelake managing partner Kenneth E. Aboussie Jr. said in an email. "Trinity Green will have five multi-family phases in total.

"Trinity Green will be an urban residential district with 1,500 units in total."

The Legacy Midtown Park project is being built just east of North Central near Meadow Road.

A project of Legacy Senior Communities, the rental project will include 184 independent living apartments 50 assisted living apartments, 36 memory care residences and 54 short-term rehabilitation or long-term care suites.

The 8-story development at 8182 Manderville Lane will also include multiple dining rooms, a fitness center and aquatic center.

Dallas-based D2 Architecture designed the building

The project is scheduled to begin opening in the Fall of 2019.

The online sales firm is working on a deal to lease more than 1 million square feet of warehouse space on Interstate 45 in Wilmer for a new distribution hub.

The planned fulfillment center would be the third major facility Amazon has in southern Dallas County.

Amazon is eyeing two buildings in Southport Logistics Park, a $500 million industrial project directly across I-45 from Union Pacific Railway's Dallas Intermodal Terminal.

The company is already advertising for workers in Wilmer.

Apartment builders have broken ground on the second phase of rental units in a mixed-use project near Dallas' Love Field.

Irving-based developer JPI is building an additional 354 apartments in the $200 million West Love development on Mockingbird Lane.

"There is no doubt that the West Love development is going to be a top attraction in Dallas, and we're extremely grateful to be a part of this exciting venture," Matt Brendel, senior vice president and development partner at JPI, said in a statement.

A new mixed-use development on the works for Frisco will bring a huge fitness center plus office and retail buildings on the Dallas North Tollway.

The 36-acre property located north of Main Street on the west side of the tollway was originally planned for a data center, said Lee McCormick with owner Patronus Land Development.

Along with a 124,000-square-foot fitness center, the fitness chain is seeking zoning to build three office buildings and two restaurant and retail buildings, according to plans filed with Frisco.

McCormick said Lifetime Fitness would sell the office and retail sites to other builders.

A park area with walking trails would be built on the northwest corner of the property.

The planned fitness facility would be one of the largest in North Texas for the Minnesota-based company which has nine locations in the Dallas-Fort Worth area.

Construction has started in Lewisville on a $1.5 billion mixed-use development that will be an urban center for the Castle Hills community.

The 324-acre Realm at Castle Hills project on State Highway 121 west of Josey Lane will have offices, retail, restaurants and apartments. Construction on the first phase includes a nine-story office and retail building.

Another building with retail and apartments is in the works.

The buildings will front a planned park.

Bright Realty will move into more than 50,000 square feet of the 235,000-square-foot office building, which will open in mid-2019.

The second phase of the project will include 260 apartments above 35,000 square feet of retail.

Future phases of The Realm include plans for residential condominiums and an amphitheater entertainment district, along with more retail, restaurants and apartments.

This looks like a great project. DART at the front door, walkable to the farmers market and a future Tom Thumb, tons of job opportunities between the core and Deep Ellum, easy freeway access. This looks like an example of when LIHTC works to its fullest extent, I hope they get the award to move forward.

It is anecdotal, but I just helped someone move out of a large apartment complex this past weekend in the Deep Ellum area and she told me that apparently the complex wasn't raising rents this year b/c of all the new product that is recently opened and currently going up. There are maybe 6 tower cranes on the east side of DT Dallas right now, the phrase "Don't Uptown My Deep Ellum" is popular down there and I hope that ends up staying true. A development like this with a number of affordable units will help to keep that side of the city attainable for people that don't fit Uptown and make Deep Ellum the unique neighborhood it is.

Agreed.

Deep Ellum has the most potential out of any neighborhood outside of Uptown.

The removal of I-345 and the contiguous grouping of preserved buildings will continue to be a draw for peripheral development.

After years of waiting, developers are set to break ground today on Atelier, which in its most recent incarnation is a 41-story luxury high‐rise in the Dallas Arts District.

The mixed‐use development, which is marketing itself as the tallest rental tower in the Dallas area, will be comprised of 364 residential tower units with sweeping views of Uptown and downtown Dallas.

The project between the Nasher Sculpture Center and the Morton H. Meyerson Symphony Center will have over 26,000 square feet of amenity space and 15,000 square feet of onsite retail.

Atelier is also planned to be home to Flora Lofts, 52 affordable artist lofts developed by DFW architect Graham Greene.

Atelier has a slender tower angled to take advantage of downtown views while minimizing solar reflection on the Nasher Sculpture Garden, Burnett said.

The materials chosen for Atelier are compatible with the contemporary stone and steel materials found in the district, he added.

Frisco's planning commission has given Chinese developers the go ahead to build a huge shopping and mixed-use development on the north side of the city.

The 77-acre Lesso America development on U.S. Highway 380 will include a half million-square-foot shopping mall, a wholesale trade mart and high-rise office, hotel and some 1,200 apartments just west of the Dallas North Tollway.

"The mall itself we are anticipating will be two levels. There might be a cinema on top or offices," said Joseph Pobiner with architect Gensler. "This is going to be a destination. There are only two others being built by Lesso in the U.S."

Buildings as tall as 25 floors could be built in the project.

"Because the mall sits up on top of the garage, it will be a promontory that is unique to the area," Pobiner said. "You won't walk through a sea of parking to get there."

A street through the heart of the project will be lined with retail and restaurants.

"This being on the city's northern edge, we thought a different type of architecture would help define Frisco's north side," said city planner Anthony Satarino. "The developers stated they wanted a more modern type of architecture."

About 1,200 apartments or condominiums are planned mostly on the south side of the project in buildings ranging in height from seven to 18 stories. The developers would have to build the first-phase shopping mall before starting any residential.

The project still must get final approval from Frisco's city council.

Architects for the project said Lesso America is also planning a headquarters office on U.S. 380 as part of the development.

"That building might be 10 stories," Pobiner said. "It might be taller."

Southwest Airlines plans to add 15 daily flights at an already crowded Love Field, bringing its peak number of daily flights at the Dallas airport to 195.

The move will test Southwest's Love Field operation by forcing the carrier to squeeze extra flights out of its 18 gates which are already operating near capacity.

The expanded schedule will bring nonstop flights to seven new cities beginning Jan. 7, 2019.

That includes new markets like Louisville and Tucson, plus a return of daily nonstop service to several cities, including Minneapolis; Milwaukee; Fort Myers, Fla.; Jacksonville, Fla.; and Charleston, S.C.

The 240-plus-acre project at the southwest corner of Rayburn Turnpike and U.S. 75 in Allen is being planned for everything from high-rise office buildings to hotels, retail and apartments.

Called Monarch City, the ambitious development is a project of Dallas-based Howard Hughes Corp, which has owned the land for almost a decade.

"We are creating a community and an amenity-rich environment organized around a great park," said Howard Hughes' senior vice president Mark Bulmash. "People will be excited about this.

"It's not going to be a typical office park."

The developer has been working on the project with Dallas architect Omniplan for more than a year.

Bulmash said that the Monarch City property can accommodate more than 8 million square feet of construction.

"We want to have a walkable urban project."

Developer Green Brick Partners recently got final zoning approvals for its Park Vista community at Eldorado Parkway and Coit Road.

The Plano-based builder and developer gave up apartment zoning on part of the 74-acre site in order to build a neighborhood of townhouses and patio homes.

The Park Vista community will include more than 300 homes and almost seven acres of open space in four small parks.

Homes in the development are planned in a combination of Georgian, Craftsman and Colonial styles.

Green Brick's Northwood community on Panther Creek Parkway will have 168 homes.

Dolson said townhouses in the Park Vista will start near $330,000 and single-family homes at Northwood will begin at more than $500,000.

"We are working on engineering now," he said. "Our aim in both projects is to finish the development next year and have models."

General contractor JPI is looking to meet a demand for luxury residences at a $1 billion mixed-use development in Frisco.

The Irving-based developer announced Monday that it has broken ground on Jefferson at The Gate, which will offer 425 multifamily units at the northwest corner of the Dallas North Tollway and John Hickman Parkway.

Developer Crescent Real Estate says it plans a "top-to-bottom redesign" of a 1980s Uptown office tower it purchased earlier this year.

Dallas architect Corgan is redesigning the exterior and inside of the granite and glass tower. A new glass tower at the entrance of the building will dramatically change the project.

At least one restaurant will be built along Maple Avenue with outdoor patio space.

"Our goal is to make 2401 Cedar Springs a part of Uptown, engaging not just the people who work there but those who live, work and play nearby."

Construction is expected to be completed in early 2019.

A facade appeal was approved for Franconia Brewing Co.’s new tap room and beer garden during a McKinney Planning and Zoning meeting July 10.

The 1,760-square-foot tap room and beer garden, which will be located at 495 McKinney Parkway, will be a two-story building made from eight shipping containers. There will also be an outdoor seating area and room for food trucks, according to a letter of intent.

For Uber to get its “flying taxis” in the air, the ride-sharing company will need launch-and-land pads — called skyports — to support the futuristic service.

At Uber’s second annual Elevate summit in May, six architecture firms presented their designs for what the skyports will look like.

Today, we'll look at the concept from Dallas-based Humphreys & Partners Architects, which is modeled after a beehive because the Uber aircraft around the skyport would replicate a bee’s flight patterns to and from a hive.

Prototypes of the Uber aircraft are under development by Fort Worth-based Bell and a handful of other manufacturers nationwide. Dallas developer Hillwood Properties also is working with Uber on the flying taxi program.

UberAIR plans to start demonstrating the technology in 2020 in Dallas-Fort Worth, Los Angeles and Dubai, and start operating the flying taxi service in the three test markets in 2023. From there, San Francisco-based Uber plans to roll out the service in large urban areas worldwide.

Humphreys & Partners is one of six design finalists for the project. Other DFW finalists include Dallas-based Corgan, BOKA Powell and Beck, and Duncanville-based Arup.

A 4-star hotel is set to join the Plano Event Center by spring 2020.

Plano’s city council on Monday authorized a lease agreement with developer Tirgo LLC for five acres adjacent to the event center, where a Radisson Hotel will be constructed. A preliminary estimate for the hotel's cost is $32 million.

The lodging will connect to the event center and include 175 rooms, a full-service restaurant, a business center, exercise facilities, meeting space and the latest in hotel technology, the city said in a prepared statement.

Plano City Council noted that the hotel will be constructed at no cost to taxpayers, as it will not grant any tax incentives for the development. That will allow the city to keep all hotel occupancy and sales tax revenues.

Rock Hill High School is scheduled to open in fall 2020, and it will be a 97-acre campus. The 600,000-square-foot campus includes a competition arena, two practice gyms, auditorium, lab space, classrooms, an interior courtyard and a multipurpose athletic facility.

This year, PISD is opening two elementary schools and has plans to build more schools.

According to the PISD officials, the district is expected to grow by nearly 2,000 students during the upcoming school year.

The $46 million building will be called Thrive and will be built on the property where the Senior Activity Center and Memorial Park Recreation Center currently sit—1950 S. Valley Parkway—replacing both buildings.

Construction is expected to begin in August and the facility is expected to open in 2020.

The 87,000-square-foot facility is a part of the 2015 bond package and is the largest capital improvement project in the city’s history.

A new recreation center was a top recommendation in the Lewisville 2025 vision plan, and one of the main components of a bond package passed by Lewisville voters in November 2015.

It will include an indoor natatorium, a gymnasium, an indoor walking track, an expanded fitness area, community rooms, and an indoor playground for children.

Equinix - a global data center company which paid $800 million for the Infomart - says it plans to build a $21.25 million, 61,805 square-foot building on at the Infomart at 1900 N. Stemmons Freeway.

The 1.6 million-square-foot Infomart building was built in the 1980s and is located northwest of downtown Dallas.

Info mart's owners didn't provide details of what would be built or when.

The April Infomart sale was one of the priciest property purchases in Dallas history.


The filigreed, 7-story building on Stemmons Freeway was patterned after London's famed 19th century Crystal Palace.

A new business park at the south end of DFW International Airport is planned with more than 2 million square feet of industrial and distribution space.

Developer Trammell Crow Co. is leasing more than 130 acres on Valley View Lane north of State Highway 183. Crow plans to construct a four-building warehouse and office park on the property valued at more than $80 million, according to documents filed with the DFW Airport board's investment committee.

It's planned as part of an almost 600-acre mixed-use development at the south end of the airport called Passport Park.

Dallas-Fort Worth has one of the busiest industrial building markets in the country.

Dallas/Fort Worth International Airport received a Letter of Intent from the Federal Aviation Administration committing up to $180 million in Airport Improvement Program grant funding for two end-around taxiway systems. U.S. Secretary of Transportation Elaine L. Chao delivered the Letter of Intent to the Airport in person, underscoring the importance of investing in airport infrastructure.

The next phase of the end-around taxiways is already under construction on DFW’s northeast quadrant, with completion anticipated by 2021. DFW Airport’s southwest quadrant taxiway is expected to be built by 2023. The federal funding included in the Letter of Intent could cover up to half of the overall cost of the next two phases.

End-around taxiways enable arriving aircraft to taxi around DFW’s seven active runways rather than wait to cross them. The taxiways enhance safety because they virtually eliminate runway crossings, reducing the risk of possible incursions. End-around taxiways ultimately produce gains in runway efficiency and reduce overall taxi times for arriving aircraft.

The taxiway projects are a key part of DFW’s overall 10-year infrastructure improvement plan, which includes enhancing or rebuilding runways, roadways, bridges and other major infrastructure needs on the Airport grounds.

Separately, Secretary Chao also delivered a $31 million AIP grant for the rehabilitation of Runway 17-C at the Airport. Construction on Runway 17-C is scheduled to be complete in 2019, with minimal disruption to customers.

A high-rise hotel to be operated by a Japan-based firm is in the works for Plano's booming Legacy business park.

The 10-story, 250-room hotel is planned on Legacy Drive as part of the redevelopment of J.C. Penney's longtime headquarters.

Japan's Kintetsu Group Holdings is a transportation, logistics and retail conglomerate with hotels in Japan and California. Its best-known brand is the Miyako Hotels & Resorts but it also operates properties under the Westin and Sheraton flag.

Hunt Realty will master-develop the large, mixed-use planned development, alongside the Karahan Cos., led by Fehmi Karahan, who developed much of Plano’s Legacy area.

Anticipated development in Frisco will include commercial, office, retail, single-family and multifamily residential, and education, amongst other potential uses, Hunt Realty said in a news release.

Development is expected to begin in 2019.

"I look forward to working with the team and the city of Frisco on this iconic tract.,” Karahan said in a statement. “Despite its prime high-growth location, it is as though this jewel has been preserved for something extraordinary, and that's what we hope to create.”

With 36,264 home starts in the 12 months ending with the second quarter, D-FW far surpassed other big American housing markets for total production, according to a new report by housing analyst Metrostudy Inc.

D-FW builders are starting about 40 percent more homes than in the Atlanta and Phoenix metro areas and almost 70 percent more than in Denver.

D-FW home starts rose 12.7 percent annually in the just-released second-quarter housing comparison.

North Texas has been a leading U.S. housing market since the end of the Great Recession.

"We will continue to secure the top position for the next few years," said Metrostudy's regional director Paige Shipp.

"During the past 12 months, we started 6,300 more new homes than Houston [the No. 2 U.S. market], and our growth pace is twice that of Houston.

Dallas' hotel building boom shows no sign of a let up.

Dallas has a total of 156 hotel projects with 18,908 rooms in the construction pipeline or planned in the second quarter, according to a new report by Lodging Econometrics, which tracks hotel construction.

New York City was first in the country with 169 hotel projects.

"If all of the projects in the pipeline eventually come to fruition, this will increase the city's guest room supply by 21.3 percent," Lodging Economics said in the new report. "Dallas should continue its fast-paced growth.

"In the first half of the year, it led all markets for the most new hotel projects announced into the pipeline, with 27 projects and 3,195 rooms."

Most of the current construction in the Dallas area is located in Denton, Lewisville, McKinney, Plano and Frisco, according to the report.

"Historically, according to our hotel real estate intelligence, the New York City market has led the construction pipeline by projects since third quarter 2011," said J.P. Ford, Lodging Econometrics' senior vice president. "This has been followed by Houston.

"However, in Q1 2018, Dallas surpassed Houston to take the second spot in regards to hotel construction," Ford said.

Construction is kicking off on a new high-rise hotel in Las Colinas.

The 12-story Element Hotel will be built on Carpenter Freeway and Meadow Creek Drive near Spur 348 in Irving.

The 157-room hotel is a project of Houston-based Lodgic Hospitality.

Dallas architectural firm Mayse & Associates Inc designed the new hotel tower, which has a ballroom and meeting space on the top floor.

DFW International Airport will offer new nonstop seasonal flights to Dublin and Munich starting next summer. It's the first time the airport has offered a route to Ireland and will mark the airport's third flight to Germany.

The flights, operated by American Airlines Group Inc. (NASDAQ: AAL), will start June 6, 2019, and occur daily until the fall.

"These new flights will advance DFW Airport's mission to bring more international passenger and cargo service to the Dallas-Fort Worth region," said Sean Donohue, CEO at DFW Airport, in a prepared statement.

When service for these routes launches next summer, it'll make 235 destinations — 59 of which are international — that DFW Airport services. The airport has added 21 international destinations this decade.

This isn't the first European splash the airport has made this year. In May, the airport added routes to Reykjavík, Iceland, through three airlines, including American.

The high-profile building on the edge of Dallas' Uptown district was acquired by Dallas' Highland Capital Management in one of the largest building sales in Dallas so far in 2018.

The 42-story Cityplace Tower on North Central Expressway is the tallest building outside of downtown Dallas. Built in 1987, the 1.4 million-square-foot high-rise has been owned since 2013 by Florida-based investor Parmenter Realty Partners and Angelo, Gordon & Co.

"We hope to transform the surrounding area with our strategic renovations and improvements," adds Dondero. "Cityplace was designed to anchor an ambitious urban development, and we believe our plans will revitalize that vision."

A plan in the works would convert a historic building in downtown Dallas' West End district into a new hotel.

The Sanger Brothers garage at 711 Elm St. was built in 1925 as one of the city's first "high-rise" parking garages. The five-story brick building sits across the street from where the Sanger Brothers department store was — now El Centro College.

Irving-based hotel firm Icon Lodging bought the Elm Street building in April and has been working with Dallas' Merriman Anderson Architects to come up with a plan to redevelop the garage.

Merriman Anderson recently made a preliminary presentation to the Dallas Landmark Commission, which asked them to go back to the drawing board and rework the hotel proposal. The initial plan would have added six levels of hotel rooms on top of the old parking structure. But commission members and staff weren't fully on board with that plan.

"Our client wants to find a way to make this happen," Anderson said. "It's a unique and special building.

"We are working hard with the Landmark Commission, and they have been responsive and understanding."

Developers have broken ground in Far North Dallas near the Galleria on a new apartment and retail center.
The project by PegasusAblon includes 289 luxury rental units plus the redo of an existing shopping center with an amphitheater and stage, fountains, dining and additional retail. Called Ablon at Galleria Muse, the mixed-use project will be at the northwest corner of Alpha and Noel roads across the street from the Galleria shopping mall.
Dallas' PegasusAblon and partner Lionstone Investments plan to have the project done by early 2020, said developer Michael Ablon.

"We wanted to create an urban project that is a complimentary experience to the Galleria mall," Ablon said. "This is going to be the heart of that whole area."

"We are building on what used to be the parking lot," Ablon said.

The six-story apartment block will include a parking garage and additional ground floor retail space.

"Our plan is to re-engage visitors at the street level, creating a destination environment for the community," Ablon said.

Dallas' Paul Quinn College has broken ground on its first new building in 40 years.

The historic southern Dallas University is constructing the 40,000 square-foot educational and residential building with the help of $7 million in contributions.

The multipurpose building will be named after one of the university's biggest benefactors, Dallas businessman and environmentalist Trammell S. Crow.

RBA Architects designed the new building and Crimson Building Co. and Burchfield & Partners are developers of the project.

"The Crow Living and Learning Center will be the first of many new structures built on this campus," Paul Quinn College president Michael Sorrell said in a statement.


The school is the oldest historically African American college west of the Mississippi River.

The General Services Administration will lease the almost 260,000-square-foot building for the U.S. Citizenship and Immigration Services' Texas Service Center.

The center will have both office and support space and will be ready in early 2020.

"By consolidating several locations, the USCIS will be able to more efficiently deliver on their important mission," Crow's Scott Krikorian said in a statement.

Gensler is the architect and Manhattan Construction Company will is the general contractor for the project. JPMorgan Chase Bank provided construction financing.

Developers of a big Garland data center are increasing the size of the project by 50 percent.

California-based Digital Realty a year ago said it would build a $1 billion high-tech campus near Bush Turnpike. Now the firm has purchased more land for a $400 million expansion of the project.

The addition of 16 acres will grow the Digital Realty project to five, 2-story data centers on 64 acres, making it one of the biggest such facilities in North Texas.

The 1.4-million square-foot campus will be built in five phases, each with about 280,000 square feet.

A Chicago-based industrial real estate firm is breaking ground on a new business park in Lewisville.

First Industrial Realty Trust Inc. says it's building an 84-acre warehouse complex at Midway Road and FM 544.

The first $27.5 million phase of construction will include two buildings with more than 345,000 square feet.

Called First Park 121, the project will ultimately have four buildings with 727,000 square feet, according to First Industrial Realty.

A new office project coming on the edge of Deep Ellum in Dallas will relocate hundreds of jobs to the area.

Baylor Scott & White Health plans to build a large office administration complex with more than 600,000 square feet of construction in the 3700 block of Elm Street.

The planned office center is just south of Baylor's huge Dallas campus. Building permits value the project at more than $70 million.

The project will include 300,000 square feet of office space and a parking garage.

Officials with the Dallas-based hospital and health care firm confirmed they are working on a major development.

Construction is expected to be completed by late 2020.

Cityplace has asked the city for approval to build a project that is larger than the current zoning allows.

"It's one of the last two sites we have left," said Cityplace president Neal Sleeper.

"We are trying to pump up the density a little bit. We've got all the height we need."

Sleeper said the planned high-rise for the site would be mostly office space.

"We are hoping to do a significant office building and a hotel," he said. "That's where the second tower was originally going to be, so we want to have something of prominence."

Developers and city officials say the commuter consternation will be worth it early next year when a $10 million-plus makeover of the retail crossroads is done.

Casa View Village was once hailed as "a modern shopping center for one of the fastest growing areas of Dallas." But 60 years on from the grand opening, the retail district in northeast
Dallas was well past its prime when neighborhood leaders and city planners began crafting a redo.

Now construction is underway on upgrades for the shopping village that's at the heart of one Dallas' 1950s neighborhoods.

"We are 30 days into what we believe will be a 6- to 8-month renovation of the buildings at the northwest corner," said Daniel Fuller with Dallas' Shop Cos., which is redeveloping the landmark retail center.

Originally called Casa View Hills, the retail strips served growing post-World War II neighborhoods where you could buy a new house for less than $8,000. Built with antique brick and decorative wrought iron, the Casa View buildings that Shop Cos. is now rebuilding were described as "New Orleans-style."

The new owners plan to restore the buildings and bring in new retail and restaurant tenants.

"There are probably three or four tenants that have been there since 1954," Fuller said. "There is an art and science to merchandising a property that has the history Casa View has.

"We want to keep some of the tenants that have been there for a long time."

Award-winning Dallas architect Omniplan — the same firm that designed Liberty Mutual Insurance's huge new Plano regional offices and NorthPark Center shopping mall in Dallas — worked with Casa View's owners, residents and the city on a renovation plan.

"The neighborhood, you could tell, was once something really fantastic," said Omniplan's Amanda Buckley. "This project is about getting back to what it was.

"There is a lot of opportunity there," she said. "It's not like a standard suburban shopping center with no character."

"It's a wonderful eccentric property, and our goal is to do a sensitive restoration," Fuller said. "We want to preserve the original brick with the wonderful patina."

The storefront canopies will be restored, lights and signage upgraded and the central plaza reworked with new paving and landscaping.

"We are planting 60 new ornamental and shade trees at Casa View," Fuller said. "I think by year-end it will be quite a lot different."

Neighbors like what they are hearing and wish it could move even faster.

Air France is saying bonjour to North Texas for the first time in more than a decade, with planned nonstop service between DFW International Airport and Paris set to launch in March of next year.

The new service will be operated aboard an Airbus A330 with 224 seats beginning March 31 and running through the 2019 summer season. The French carrier said it will operate three weekly flights from March 31 through June 30; and from Sept. 4 to Oct. 25.

In July and August, that will increase to five weekly flights, with departures on Mondays, Wednesdays, Fridays, Saturdays and Sundays.

It will be the 16th international carrier serving DFW Airport.

North Texas is home to offices or other facilities of 120 French-owned companies, with France ranking as the 13th largest trade partner for the region, according to Dallas Mayor Mike Rawlings. Rawlings, along with Fort Worth Mayor Betsy Price, visited France in June along with a delegation of airport and other local officials in a trade mission that included a meeting with Air France executives.

"Our recent mission trip to France was intended to spark even more corporate activity between our regions," Rawlings said in a statement. "These new flights will strengthen our business ties with France and western Europe and expand our capacity to travel between DFW and Paris."
