Blackwood Developments started construction late last year on a retail strip on West Davis at North Vernon Avenue.

The new building will comprise about 11,000 square feet with space for shops and restaurants, plus about 54 parking spaces behind it.

The project is expected to be completed by the end of this year.


Blackwood also has plans to build eight four-story townhomes on Fouraker, which is the street behind this development, between Vernon and Tyler.

Those also are expected to be finished at the end of this year, with prices starting near $400,000.

Long-time Dallas developer Wynne/Jackson plans to build the new Oakland Grove community in Forney on 336 acres on FM 548 between Interstate 20 and U.S. Highway 80.

The $300 million project will have homes priced between $275,000 and $400,000.

"Our objective is to deliver a very high quality, highly amenitized master planned community like you would find in the northern submarkets, but with excellent proximity to the largest employment base in D-FW and with quality homes that are much more affordable than what you would find in the northern communities," said Wynne/Jackson principal Michael Jackson.

Along with home sites, the development will have open space, miles of pedestrian trails, a site for an elementary school, a community garden area and a resort-style amenity center.

The first building sites will be ready in March of 2019.

Builders Taylor Morrison and CalAtlantic Homes have contracted to purchase all of the first-phase 327 home sites.

The buildings are four stories and are along Plano Parkway west of Dallas North Tollway, development plans show.

"We are going to start construction on the first building in May," said developer Lucy Billingsley. "It's a four-building campus with a park and great amenity center in the middle."

The first building will be about 178,000 square feet, according to the plans. Dallas architect GFF designed the project.

International Business Park has more than 1.4 million square feet of office space, which is about 90 percent leased.

Developers have started construction on a new industrial park at the south end of Dallas/Fort Worth International Airport.

Gateway Logistics Center will be a 5-building industrial project with 1.4 million square feet on State Highway 183.

The 86-acre development at the south end of D/FW Airport will have building ranging in size from 200,000 to 380,000 square feet with the first opening late this year.

Builder Lincoln Property wants to construct a 309-unit rental community along Carlisle Street in Uptown. The apartments would replace an aging condo complex on the site between Hall and Bowen streets.

But first Lincoln Property will have to get zoning changes for five- and six-story project.

In return for the taller buildings, Hunt said the developers are offering to build new public connections to the Katy Trail, bury power lines and set the buildings back from the popular pedestrian trail.

Lincoln's Katy Trail project still faces opposition, especially from neighbors worried about increases in traffic. The Friends of the Katy Trail group recently withdrew its support for the project, Hunt said. The organization previously had written a letter in support of the development, she said.

Hunt said the buildings would be a minimum of 35 feet away from the trail — farther back than other apartments recently built along the Katy Trail.

Stan Beard, Real Estate Director for Buc-ee's, says that they are still very early in the construction process, but that such projects usually take about a year to finish. This would mean the Melissa location will open in or around Feb. 2019. It will still be a little while before you see bulldozers out there, he says, but "It's started, and we won't be finished until we're selling Beaver Nuggets.

In terms of the D-FW area, Buc-ee's is also expanding to a Denton location, which is on track to open this year. There are also locations in Fort Worth and Terrell.

Dallas-based Crescent Real Estate LLC and luxury home builder Platinum Homes recently formed a partnership to complete the final phase of Regency Row at The Tower Residences at The Ritz-Carlton Dallas.

Construction on the Robert A.M. Stern-designed brownstone-inspired homes is slated to begin this spring.

Goff added it was an easy decision to have Platinum Homes complete the remaining Regency Row homes, which range in size from 5,300 square feet to 6,300 square feet.

Each of the homes facing Olive Street at Cedar Springs Road have private garages, fully-landscaped courtyard entrances and personal elevators from the garages to a rooftop terrace.

Kyle Crews of Dallas-based Allie Beth Allman & Associates is the listing agent for The Tower Residences and Regency Row. The new homes could be priced from $5.5 million to $6.5 million upon completion.

Construction on the homes is slated for completion by this fall.

Haha, that's funny. I almost rented one of those "aging" units. They were admittedly pretty strange floor plans, but pretty desirable neighborhood for sure.

Sad to see owned units replaced by rentals, as it creates a more transient "neighborhood", but admit the development will create a more urban environment.

Construction has started on a luxury apartment tower that will be the tallest building in Frisco.

Atlanta developer Novare Group bought a site from the developers of the Frisco Station project for the 25-story residential rental building along the Dallas North Tollway.

The tower will have 332 rental units and will be just north of the Dallas Cowboys' new headquarters and practice field.

It's part of Frisco Station, a $1.8 billion, 240-acre development that just opened its first phase, a seven-story office building. Construction is also underway on two hotels and a 301-unit apartment building.

And, he said, the Frisco high-rise will be a little different from the Victory Park towers.

"We are doing some premium units at the top that are a little bit larger," he said.

The tower will open in 2019.

Developer Hillwood Urban is hunting tenants for a 15-story, 350,000-square-foot office that would be built next door to DART's Victory Park rail station.

Hillwood says the planned building design "gives a nod to Victory Park's industrial past, featuring a classic warehouse feel with a modern twist."

Called 2601 Victory Avenue, the brick, concrete and steel building would be across the street from the American Airlines Center arena.

Dallas architect BOKA Powell designed the building.

A 1-acre park will be built between the office and the DART station.

Developers who own a key property just north of Uptown are proposing a high-rise hotel, residential and office complex.

But now Prescott plans to lure a five-star luxury hotel and also build condominiums, apartments and offices on the site near the Mansion on Turtle Creek Hotel.


"We have, with 5.5 acres, one of the last sites large enough on Turtle Creek to create a world-class mixed-use project," said Prescott president Vance Detwiler.

"We've gotten calls from several luxury hotel brands that are interested in the site."

Detwiler said the property is zoned for office, hotels and multifamily residential construction.

Prescott intends to ask city planners for approvals to make the project about five stories taller than is currently allowed and to remove prohibitions against serving alcohol."

Areas in front of and between the high-rises are being set aside for landscaped plazas and restaurants.

"The extra height we are asking for will allow us to have slimmer, more elegant buildings with more open space," Detwiler said.

Prescott is planning for the hotel to have more than 200 rooms, with 35 to 40 large condos on top.

A separate tower would have rental apartments.

And a 15-story office building would go near the back of the property.

Detwiler said construction could start as soon as the end of the year or early 2019 if the developer obtains needed approvals.

Called The Edge, the project is set to start in April.

StreetLights Residential is building the 26-story, 310-unit Hamilton building on Elm Street just east of downtown. It's part of the mixed-use Epic development.

The brick apartment tower includes ground-floor retail.

The new Hamilton tower will join an office tower — already under construction — and a luxury hotel in the 8-acre project.

Architect Looney Ricks Kiss designed the apartment building.

StreetLights chief operating officer Roger Beless said the first apartments in the tower should be ready by the end of 2019 or early 2020.

The Epic development is a project of Westdale Properties, KDC, StreetLights and Vine Street Ventures. It includes restoration of the historic Knights of Pythias Temple at Elm and Good-Latimer, which was built in 1915.

Developer Sam Ware intends to revamp the 38-acre vacant hospital campus on Harry Hines Boulevard into a combination of housing, hotel rooms, and retail and office space.

Ware is working with Dallas architect HKS to come up with designs for the more than 1.2 million square feet of buildings.

Stouffer said the Parkland hospital site couldn't be in a better location for a redevelopment — it's next door to two stations for transit lines and surrounded by one of the state's largest medical districts with the new Parkland Hospital and UT Southwestern Medical Center.

Ware's plans for the Parkland complex also include apartments, senior housing and condos. Several small buildings in the heart of the campus will be knocked down for a park.

"We are trying to create green space," Stouffer said.

More than 600 "micro apartments" would be designed for medical district workers who need small, affordable residential units that are about 300 square feet.

Panattoni Development intends to build a 151,000-square-foot speculative warehouse on Senlac Drive near Interstate 35E.

The industrial development — called Valwood Logistics Center — will be built on an almost 12-acre site near Valley View Lane, according to filings with the city of Farmers Branch.

Panattoni hopes to have the building ready by the end of the year.

SWBC bought 21.3 acres about a quarter of a mile south of Interstate 30 at John King Boulevard. The site is in Rockwall's Technology Business Park.

The 295-unit rental community will be called The Remington at Rockwall Downes.

SWBC also acquired adjoining property for a second phase of development with an additional 295 apartments.

Construction is set to start on the project in May and will open 20 months later.

Integral Group LLC has been selected as the master developer for the Trinity Mills Transit Center District, according to the city of Carrollton and Dallas Area Rapid Transit.

The transit station is also the connection point with the Denton County Transit Authority's A-Train commuter line. The planned Trinity Mills Urban Village will have retail, apartments and commercial construction.

The proposed development includes more than 26 acres just south of Bush Turnpike that are owned by the city and DART. Integral officials describe the property as "the largest publicly-owned transit-oriented development site in North Texas."

Frisco officials have cleared the way for a new office, retail and hotel development.

LandPlan intends to construct a 300,000-square-foot office project on the vacant tract located just south of the Dr Pepper Ballpark. And adjoining 3.7 acres is being sold for a new hotel.

"Our contract is to put in two office buildings that are 150,000 square feet each," said LandPlan CEO Jim Williams. "All of our parking would be in our garages," which would also serve the adjoining sports venue.

The property next door will be used for a 300-room Sutton Place Hotel and restaurant. The hotel will be developed by the Canadian company owned by Dallas Stars hockey team owner Tom Gaglardi.

Dallas apartment builder Mill Creek Residential Trust has filed building permits with the City of Dallas to construct a 344-unit apartment community at 5327 LBJ Freeway just east of the Galleria.

EdgeCore Internet Real Estate plans to build the 900,000-square-foot tech campus on more than 33 acres on Shiloh Road at Bush Turnpike. The two office and data center buildings in the project will each have 358,000 square feet, according to details filed with the city of Richardson.

A new electric substation would also be constructed on a portion of the site.

"The proposed master plan for the site would be comprised of five buildings developed in five separate phases including the Oncor-owned, -constructed and -maintained electrical substation," EdgeCore said in an application to Richardson's planning and zoning commission.

Dallas-Fort Worth in 2017 was the second-busiest data center market in the country, according to a report by CBRE. Only northern Virginia had more new data center projects last year.

The 20-story Main Street tower, built in 1926 as the headquarters for Republic National Bank, was converted to apartments in 2003.

Mycon Construction says it's been hired to renovate the 250,000-square-foot residential and retail building at 1309 Main St. over the next 15 months.

Centurion American Development Group — which last year completed the $250 million redevelopment of the landmark Statler Hotel — is building the six-story apartment and retail building a block away at Harwood and Jackson streets.

The building will sit atop an underground parking garage that is being built and will also serve the Statler and the historic Dallas Central Library building, now occupied by The Dallas Morning News.

Developer Mehrdad Moayedi said 130 residential units are planned in the new building, which will face the planned Harwood Park.

He said it's too early to decide if the units will be for sale or for rent.

The ground floor of the building will have 5,000 to 6,000 square feet of retail space, plus a leasing office and a gym for residents.

Plano-based builder Highland Homes' owners are planning a new 2,600-home community in Denton County.

The 800-acre Sandbrock Ranch community is being built in Aubrey, north of Lewisville Lake.

The new residential project is on part of a 2,400-acre ranch that Highland Homes' owners Rod Sanders and Jean Ann Brock on at FM 1385 and Bonar Road. Homes in the new development will start in price near $250,000.

Model homes in the Sandbrock Ranch are scheduled to open in June.

There are two lakes, hike-and-bike paths, event lawn, recreational fields and play areas and an outdoor amphitheater.

Land also has been set aside for an on-site elementary school.

A Michigan-based logistics firm is building what it says is one of the world's most automated food warehousing and distribution facilities in Sunnyvale.

Lineage Logistics LLC is building the project as an expansion of its existing distribution facilities at 367 Long Creek Road. The project will add approximately 94,000 square feet to the existing 311,885-square-foot warehouse.

The food storage and shipping hub will use advanced automation and robotic handling systems in a temperature-controlled warehouse.

The project, which is under construction, will be Lineage's first fully automated center in North America with a nine-level, 100-foot ceiling operation.

About 30 new jobs will be created at the facility, which opens next year.

Stream Data Center has purchased a 23-acre site in Garland where it plans to build a new data center campus.

Stream is planning a total of 400,000 square feet of building. The first 140,000-square-foot data center phase will be ready by the end of the year.

The new property purchase is on Lookout Drive near the border with Richardson and will be used for facilities to accommodate large, hyperscale users.

The partner at my first firm in Austin went to work at BOKA Powell after they sold off the firm to a big Scottsdale firm. Those suburban office buildings look like the architectural partner could have designed it.

The 39-story skyscraper will be constructed across the street from American Airlines Center arena and next door to the W Dallas Victory Hotel & Residences.

According to Hines' building permit information filed with the city, the project at 3099 Olive Street will cost more than $138 million. The residential tower will include 334 apartments and 9,500 square feet of retail space.

Hines representatives so far aren't talking about the project. But word of the huge building surfaced last month in city planning documents.

The apartment tower is to be built on a site that in 2007 was to be used for the 43-story Mandarin Oriental Hotel & Residences. But the recession hit before work on the tower began and the project never got off the ground.

"Everything is in place, and it breaks ground next week," said developer Michael Nazerian. "It's been over a decade in the making, and we are very proud of it."

Construction will include 246 apartments on a public plaza with 12,000 square feet of retail. It will join the 42,000 square feet of retail and office space that Exxir Capital is already building across the street.

Most of the buildings will be between two and four floors. Two-story arched entryways to the development will face the street.

The project will have more than 500 spaces of public parking.

The project will use only 60 percent of the square footage permitted for the site, so there is more open space available, Nazerian said.

"We have put design and human-scale experience first, working with artists and craftsmen."

Nazerian said his firm plans to be a long-term player in Bishop Arts.

The 562,640 square foot Airport South Logistics Center is a speculative warehouse being built at 3400 E Airfield Drive on the south side of the airport.

The industrial project is planned for tenants as small as 140,000 square feet.

"We are very bullish on Dallas -Fort Worth and have acquired and developed nearly 4.5 million square feet of industrial properties since 2010," David Welch, [sic]

President of Robinson Weeks Partners, said in a statement. "Dallas should continue to see strong population and job growth, leading indicators for industrial space demand, for the next several years.

Developers have gotten the green light to proceed with the largest new building project in Dallas' popular Knox Street district.

Longtime Knox Street merchant Weir's Furniture and real estate firm Four Rivers Capital plan to build a new retail and office tower on the furniture store's Knox Street site.

Dallas' City Council and plan commission have given full approval for the redevelopment.

The 297,000-square-foot high-rise at Knox and Travis streets will include 250,000 square feet of offices, a new store for Weir's and additional retail.

Weir's will relocate temporarily when construction starts — probably in early 2019.

The building — just a block from the Katy Trail — will take 18 to 24 months to complete.

The developers hope to have the work coincide with construction the city plans to improve the street and sidewalks along Knox.

As part of the new development, the historic Soda Fountain building — for decades the Highland Park Pharmacy — will be preserved on the corner.

The McKinney Fulfillment Center is being built at 1581 Corporate Drive near U.S. Highway 75.

The speculative 2-building project will include more than 115,000 square feet.

Stream Realty Partners is teaming up with LaSalle Investment Management to build the Parkway Logistics Center, a 271,794-square-foot development at 2911 S. Great Southwest Parkway.

Dallas-Fort Worth already is one of the busiest warehouse building markets in the country.

The project will be ready later this year.

"We are confident that demand will continue to remain robust in this submarket, and in Dallas-Fort Worth overall," Stream Realty's Cannon Green said in a statement.

Dallas' Provident Realty and Glaser Retail are breaking ground on the 73-acre Stacy Green project on the last vacant corner at U.S. Highway 75 and Stacy Road.

The first phase of Stacy Green includes more than a dozen retail and restaurant buildings lining up along U.S. 75 and Stacy Road.

Further phases of the development will include an office building and apartments. A hotel and movie theater are also planned.

And the developers will build a 13-acre greenbelt and park along Cottonwood Creek running through the site.

The first buildings are scheduled to be ready for tenants in 2019.

Work is moving ahead to turn save a landmark Dallas hotel.

The 56-year-old former Cabana Motor Hotel on Stemmons Freeway on the edge of downtown Dallas is being restored by Centurion American Development Group.

Centurion American CEO Mehrdad Moayedi said demo work at the 10-story Cabana is wrapping up.

"We are doing the environmental clean up - all the asbestos is out," Moayedi said. "In another week we will be done."

"We are demoing stuff that is not historic," Moayedi said.

Moayedi plans to convert the old hotel to 262 new rooms plus restaurants.

"It will be a combination of suites and 2-story cabana rooms," he said. "We are trying to get our historic plan approved in Austin."

Centurion American also intends to build a 140,000-square-foot apartment tower on top of the old hotel garage.

It was constructed by Las Vegas developer Jay Sarno, who also built Caesar's Palace and Circus Circus.

One of the Uptown area's oldest and largest real estate developments plans to add a hotel.

The 20-story hotel tower would be built on a vacant half block at the corner of McKinnon and Moody streets, just west of the Crescent and Tower Residences Ritz-Carlton condo building.

The hotel site is directly across the street from the original Rolex Building - Harwood International's first project in the neighborhood, which opened in 1984.

A Harwood International spokesman said the real estate firm would soon provide details of the timing of its hotel project.

The 17-story Star House apartments are being built at Gaylord Parkway and Cowboys Way, across the street from the Ford Center and the Baylor Scott & White Sports Therapy & Research.

The 160-unit luxury apartment tower has been in the works since last year and is being developed by Columbus Realty Partners and Cowboys' owners the Jones family.

Designed by O'Brien Architects the residential high-rise will be built of limestone, metal and glass.

The Star House will be slightly taller than the 16-story Omni Hotel, which is located next door and is currently the tallest building in Frisco.

Atlanta developer Novare Group is building a 25-story apartment tower just north of the Star on the west side of the tollway. Novare's SkyHouse Frisco Station will have 332 rental units.

The 449,200-square-foot industrial space will be used for be the company's PPG architectural coatings division which operates in the U.S. and Canada.

CLG Hedge Fund LLC said it is providing the $105 million construction loan for the new Hyatt Regency Stonebriar under construction at Stonebriar Centre mall in Frisco.

The 18-story, 303-room hotel is being build by Sam Moon Group, which also developed the new Renaissance Hotel at Plano's Legacy West.

Scheduled for completion in early 2020, the Hyatt Regency Stonebriar will connected to the Stonebriar Centre mall. The project also includes an 800-space parking garage and a new Frisco city library.

Brasfield & Gorrie is the contractor and HKS Inc. is the architect.
