Frisco Planning and Zoning Commission approved a request from the owners of the property to rezone 57 acres on the northeast corner of Independence Parkway and Rolater Road from agriculture to single family.


The homes in the proposed development would have a modern, sleek interior while the outside would have customized gardens, including grassy rooftops. According to the developer, these types of homes are popular in other countries, such as India and Dubai.

The developer has also enhanced open space amenities, upgraded the bridge design, reworked the open space and provided a connection of a trail to the cul-de-sacs within the proposed development.

During Tuesday’s meeting, there were several residents present who spoke in favor of the development.

One resident spoke against the project, arguing the proposed developed was too different and was not likely to be successful in Frisco. Some residents said it was that uniqueness that would “place Frisco on the map.”

Target is bringing its first small-format store to the Dallas area next summer. The store will open in Preston Center in Dallas near upscale shoppers in Preston Hollow and the Park Cities.

The 54,700-square-foot store will open in July on the west side of the shopping center in the Pavilion building at Westchester Drive and Berkshire Lane.

The Preston Center store will sell beer and wine and serve as a pickup point for online purchases, said Mark Schindele, senior vice president properties at Target. Online orders are usually ready in an hour, Target said.

Merchandise will be tailored to the area, Target said. Groceries will be focused on fresh produce and grab-and-go items, snacks and meal solutions. The store will stock smaller selections of home décor, beauty, apparel and accessories, some consumer electronics, toys and sporting goods.

Target has been remodeling stores across D-FW. The Minneapolis-based retailer said earlier this year that it will spend $220 million to remodel its local stores.

The plans also clear the way for developers to begin construction on the first office tower.

The developers’ vision for the western portion show an active business park anchored by a quadrangle of office buildings that surround an open square of food trucks, restaurants and green space, reminiscent of Dallas’s Klyde Warren Park.

Construction crews are actively building the mix of residential housing, stores and restaurants that will make up the eastern side of the property.


“There’s a significant improvement to the employment center,” Day said to council members in October, comparing the new layout to the developer’s initial plans. “Before, the employment center was very much closed off and not accessible, and it was intended to be a campus-type environment. This really brings people into the employment center, which I think is a major improvement.”

A day after the city approved the new plans, the developers announced construction on the western employment center will soon begin in earnest as crews begin to erect a 12-story office tower at Heritage Creekside. The building, scheduled for completion by the end of 2019, will include 343,800 square feet of Class A office space, according to a statement from the developers.


Developers have increased the number of planned single-family lots to 252, up from 173 in an earlier plan.

“We made a commitment to the adjacent homeowners that we would have single-family adjacent to the neighborhood immediately to the north,” Flaherty said.


The amount of open space in the plan rose to 10.1 acres, up from 7.6 acres in its previous iteration.

A newly formed joint venture partnership — Dallas-based Atticus Real Estate and Agoura Hills, California-based AMCAL Equities LLC — plans to begin construction by the end of the month on a luxury community near the harbor of Lake Ray Hubbard in Rockwall.

Upon completion, the four-story, 228-unit apartment community, called Harbor Urban Center Apartments, will sit on a 2.14-acre tract at the southeast corner of Summer Lee Drive and Horizon Road, just south of Interstate 30, in Rockwall.

"We see the Rockwall market as an excellent opportunity to deliver a high-end, Class A+ product in a market poised to continue its tremendous growth," said Mark Humphreys, who is CEO of Atticus Real Estate Services and Humphreys & Partners Architects.

The community's amenities include a rooftop garden with views of Lake Ray Hubbard, as well as two courtyards with grills and outdoor kitchens, cabana-style seating with fire pits and televisions.

Plans for Plano ISD’s $50 million fine arts center became clearer Wednesday after the design and architectural firms hired by PISD released detailed renderings of the facility.

The facility will include a 1,500-seat performance hall, rehearsal space, black box theater and art gallery, according to a joint news release from Perkins+Will and Bora Architects.

“Four state-of-the-art venues will showcase students’ hard work and talent. Our design is a celebration of these young learners, and reflects the district’s commitment to the transformative power of arts education that we find optimistic and inspiring. We want the building to be a bright, beautiful invitation to the whole community.”

The arts center will be located at the southeast quadrant of Park Boulevard and Alma Drive and is expected to be complete in August of 2020, according to the release.

“A blend of elegance and functionality, the Fine Arts Center was designed to inspire creativity while cultivating an effective educational environment. It will be a crown jewel for the school district and the community.”

Developers have filed building permits for a new apartment tower on downtown Dallas' near east side.

The 10-story high-rise is planned to include a grocery store on the ground floor at Live Oak and Texas streets. The mixed-use project is part of Greystar Real Estate Partners City Lights development and has been in the works since last year.

Building permits show the project will be a 370-unit apartment development with almost 850,000 square feet. So far the permits are valued at almost $100 million.

"We have been working hand in hand with them on the development," said Malouf Interests' Steve Gregory. "It will be first quarter 2020 when we opens [sic] the grocery store."

Greystar and Malouf are also working on a third phase.

"We've got three acres on North Central Expressway we will start looking at after we get this one out of the ground."

A New York real estate investor is teaming up with Dallas developer KDC to build up to 1 million square feet of office space as part of a mixed-use project in Far North Dallas.

The planned development by Seritage Growth Properties and KDC is part of the 430-acre Dallas Midtown district along the north side of LBJ Freeway.

The 23-acre development will include two office towers, retail, a cinema and more on the site of the closed Sears store at the old Valley View mall.

"This project will stand out as an iconic landmark while still blending into the surrounding community, creating strong connectivity and pedestrian access in a sustainable environment."

KDC is North Texas' busiest office developer, building projects including Toyota's new North American headquarters in Plano and the huge State Farm Insurance regional campus in Richardson.

The commercial property company has been working for several months on a plan for site of the old Sears store, which shut down earlier this year.

Early plans call for a complex of shops, restaurants, apartments and a hotel as part of the high-rise development.

A park sits in the middle of the complex, which was designed by Omniplan and 505 Design.

"The Preston Road frontage begs for some retail," Guthrey said. "We are looking at two- to three-story urban retail, and there is multifamily planned to the west and midrise apartments or condos.

"It is a very mixed-use plan."

"Seritage's plans are going to be a transformational project that converts the Sears site into a highly productive office and first-class retail, dining and entertainment destination," James Bry, Seritage executive vice president of development and construction, said in a statement.

Developer Hillwood Urban and EF Properties LC are working on plans for office buildings and mixed-use construction on the site of the old Macy's department store at Valley View.

And Beck Ventures is planning additional development on the rest of the mall site.

Other developers are building apartments, hotels and retail space on surrounding properties east of the Galleria.

Construction will start in the next few weeks on an urban style mixed-use development in Dallas' popular Deep Ellum district.

The 7-story development will bring apartments and streetfront retail to an area that's seeing widespread new development.

"I think there is an opportunity to bring some basic neighborhood services there," Blackwell said.

Designed by Baltimore architect Hord Coplan Macht, the building mimics early 20th century industrial and commercial properties. Blackwell said the project — called Novel Deep Ellum — "borrowed from Deep Ellum's Continental Gin buildings and Henry Ford's Model T plant a block away.

"It's appropriately gritty for Deep Ellum."

The new complex will include 230 apartments and 10,000 square feet of retail space. Access to the interior of the development would be through an open area in the middle of the block, providing easy access to the rest of the shops.

The City of McKinney announced they have entered into a public-private partnership with Western LLC for a $16 million construction project at the McKinney National Airport that will update and expand its facilities and include a new state-of-the-art fixed-base operator (FBO) terminal and 40,000-square-foot hangar. Construction is expected to begin this spring and will take approximately 12-18 months.

A Class-A office building, the Lakeside Professional Office, will break ground in Lakeside DFW this month at the southeast corner of FM 2499 and Lakeside Parkway in Flower Mound.

The two-story, 21,750-square foot building is expected to be complete in the summer, according to Jimmy Archie, managing partner of Realty Capital Management, developer of the project.

The plot is across the President George Bush Turnpike from the city of Richardson’s massive CityLine development, which is home to State Farm and Raytheon corporate offices.

The approved amendment allows an increase of the maximum allowable height of the hotel from two stories to four stories.

Plans for DART’s future Cotton Belt Line, which will link downtown Plano to the Dallas/Fort Worth International Airport when completed, could have the potential to revitalize downtown Plano, Day said in a previous interview with Community Impact Newspaper.

“[The Cotton Belt] is basically a really unique opportunity to expand our downtown core to the south and … continue what we hope is a synergy between downtown Plano and CityLine station—revitalizing that southern K Avenue corridor in Plano,” Day said.

The Cotton Belt Line is projected to begin operation in 2022.

The approved site plans for the hotel will remain pending until Plano City Council decides whether to accept the zoning amendments approved by the planning and zoning commission.

An international builder is working on plans for a 55-acre modern home community where the houses would have roofs covered in native plants. The new neighborhood on Independence Parkway near Rolater Road would also include heavily landscaped public areas and a bridge across a wooded creek.

"The proposed development offers a unique housing product that is the first of its kind in the city of Frisco and the region," Frisco city planners said in their review of the development.

"The developer has been building these homes overseas for years, and they have been very successful," said Jim Knight, a senior principal with design and engineering firm Stantec. "A number of people already want to buy them."

The houses would be built with small front and rear yards and curved roofs that extend near ground level.

LST Marketing is relocating its head office from Indianapolis to a building in Dallas' Knox Street district north of downtown.

The company will open its new headquarters in the Travis Walk building at 4514 Travis Street.

"We're very excited about moving into the new office by early spring," CEO Starke Taylor said. "We have clients in Dallas and we realized we needed to have a bigger presence here.

"We put together a plan to be more focused on the Texas market."

"We are growing pretty quickly in Dallas, and I think by the end of 2018 we hope to have 25 to 30 employees," Taylor said.

The 7-year-old company specializes in promoting events and representing sports, entertainment and sponsorship clients.

"LST Marketing's new corporate office underscores the level of growth we're seeing in our region," said JLL's Brad Selner. "As more companies make their way to Dallas-Fort Worth, the business opportunities for firms like LST Marketing continue to mount."

"We looked at probably 15 different spaces - everywhere from the tollway and LBJ to Central Expressway and downtown and Uptown," he said. "We are looking to be in a more urban walking environment and we wanted a space that represented what we do as an agency."

With a 3-2 vote, Flower Mound Town Council approved the rezoning of 35 acres of land located at FM 2499 and Silveron Parkway within the Lakeside Business District Area giving the green light for The Point, a mixed-use development.

The development will feature multifamily units by developer Trammell Crow Residential. The apartments will be built in two phases. The first phase will contain 301 multifamily units and 32 carriage homes, which were also referred to as townhomes. The multifamily units will range in price from $1,200/$1,400 to $2,000 a month.

Phase 1 will also include a Hilton branded hotel, Tru. Developers are also required to have a minimum of 57,500 square feet of commercial space under construction in Phase 1.

Phase 2 will include the rest of the development’s residential units but only once the commercial space is finished in Phase 1.

The applicant, Direct Development, said two Class A office buildings will likely be built in Phase 2.

The developer said the reason why Flower Mound has not been able to attract Class A office buildings is because there is no where for the workers to live. Therefore, the multifamily must be built first.

Phoenix Property Group and Lincoln Property Co. are building a new mixed-use center at the heart of the 300-acre rental community on Southwestern Boulevard.

Called "Main Street" the 34-acre development includes more than 300 new apartments in a half dozen buildings, townhomes, entertainment and retail space, executive suites and a fitness center.

A boutique hotel and private residents' club are planned, along with an event lawn, putting green a ball field and soccer field.

To accommodate its expanded workforce, Mercedes-Benz Financial Services will move into a new 200,000-square-foot building to be built near its current offices at Alliance in far north Fort Worth.

The state-of-the art building will be built less than a mile north of the 164,000-square-foot building that the business now occupies off Interstate 35W near Westport Parkway. Construction will begin in early 2018, and the company hopes to move in by early 2019.

BOKA Powell, a Dallas-based design firm, will serve as the design architect for the building and site development. JLL Fort Worth Project and Development Services of Dallas will oversee the project for Mercedes-Benz.

The three-story medical office building, called Medical Office Building III, will sit adjacent to Baylor Scott & White's 296-bed hospital on the Baylor Scott & White Medical Center - Irving campus.

The new medical office building is roughly 80 percent pre-leased to medical providers, including, HealthTexas Provider Network, the Arlington Orthopedic Associates, the Dallas Nephrology Associates, Pure Dermatology Center and Touchstone Imaging.

GSR Andrade is the project architect. Dallas-based MYCON General Contractors is the general contractor for the project.

The Irving medical office building is slated to open to patients this fall.

Two Texas metro areas made it on Amazon's list: Austin, a perennial favorite and the home of Whole Foods Market, which Amazon now owns. And yes, Big D. Houston didn't make the cut, and San Antonio didn't enter the competition.

Both Austin and Dallas "have proven themselves to be among the most sought-after locations for companies looking to grow and thrive," Abbott said. He said the state's "low-tax and limited-regulation environment will appeal to a company's bottom line."

Developer Alliance Residential plans to build the 335-unit project on a 2-acre site at Cole and Armstrong avenues. It's just across the street from the 17-story Highland Park Place office tower. And the new Trader Joe's grocery and apartment block is on the opposite corner.

"This will definitely will be the most high-profile location we have done," said Alliance development director Nick Wilhelmson. "It's one of the best neighborhoods in Dallas."

Dallas architect GFF designed the new rental community with seven levels stepping back from the street across from the office tower on the north side. The building will be five levels at the other end near Oliver Street.

"We want to open up the sidewalks and make it feel walkable," Wilhelmson said. "We have two large courtyards off the sidewalk, too," he said. "There is no ground floor retail — it's pure residential."

Less than a year after announcing the move, Boeing is doubling the size of its office in Plano's Legacy West development.

The Chicago-based aerospace firm has rented another large block of offices at the northwest corner of Legacy Drive and the Dallas North Tollway.

In April 2017, Boeing announced it was moving the headquarters for its new global services division to the $3 billion Legacy West project, joining Toyota, Liberty Mutual Insurance, JPMorgan Chase and FedEx Office.

"Yes, Boeing is expanding its footprint in Legacy West," said spokeswoman Lisa Maull. "We will add another 35,000 square feet to accommodate global services as well as growth in some other capability areas within Boeing.
"This added capacity will allow for more than 200 employees at this location."

Boeing's Plano office is located above the shopping and retail buildings along Windrose Avenue.

Boeing said it chose to locate its new division here because of the geographic location and access to a large, talented labor pool.

A developer plans to reuse a medical building in the Bishop Arts area as part of a 135-unit residential complex.

The five-story former hospital is on the east side of Madison between Ninth and Tenth. It consists of two buildings, which are connected by a skybridge, and the developer plans to construct an additional building on the north side of the hospital. A zoning variance is required for the developers to reuse the existing skybridge, zoned for medical use over the alley between Ninth and Tenth, for residential purposes.

The main building has a 5,000-square-foot basement, which they’re planning to turn into an actual theater, to be leased to a theater company for live plays.

“We want to make it look old-world as much as we can. The project is a unique opportunity,” he says. “We’re designing it to look like an old theater that was converted to apartments.”


The first apartments could be delivered in late spring or early summer 2019.

Construction may begin this month on a new 35,000-square-foot heart hospital slated to open in first quarter of 2019 on the Baylor Scott and White Medical Center McKinney campus.

The new Heart Hospital Baylor McKinney will serve patients in need of cardiovascular care in Collin and Grayson counties, as well as in parts of Oklahoma, according to Baylor Scott and White Health executives. The facility will sit on the northwest corner of the existing campus.

The facility will include an outpatient nursing unit and four procedure rooms. It will have 22 ambulatory surgery beds and offer more complex heart procedures, such as electrophysiological services and catheterization, said Baylor’s chief strategy officer, LaVone Arthur, in a phone call.

It’s the latest expansion to the nearly 57-acre Baylor McKinney campus that opened in 2012 with a $195 million, 95-bed hospital on the northwest corner of U.S. 380 and Lake Forest Drive.

The heart hospital will cost an estimated $30 million to construct, according to Baylor Scott and White Health, and add 60 staff members to the medical campus that already employs over 600.

Independent Bank broke ground Jan. 17 on its new corporate headquarters located at the southeast intersection on Henneman Way and Grand Ranch Parkway in the McKinney Corporate Center at Craig Ranch.

The 150,000-square-foot, six-story headquarters will be the city’s tallest building.

The $52 million headquarters will house between 1,100-1,300 employees, according to David Craig, the master developer of Craig Ranch.

Developer Southern Land Co. is building its 20-story residential tower on North Central Expressway at Oliver Street.

The 310-unit building is just a few blocks from the booming Knox Street district and is east of Highland Park. Building permits say that the tower will cost almost $71 million.

Southern Land representatives say the building will open in early 2020. It replaces two small office buildings that were previously on the site. The development has been in the works for almost two years.

The North Central Expressway apartment tower Southern Land is building is one of almost a dozen new high-rise rental projects in the Dallas area.

The city of Frisco has roughly 300 acres of prime developable land alongside Panther Creek on Brinkmann Ranch under contract, with plans to build a city park with sports fields that, if developed, would be bigger than Dallas' Fair Park.

Officials with the city are expected to close on a tract at the northwest corner of Eldorado Parkway and Preston Road on Feb. 5, multiple sources say.

By luring the Dallas Cowboys' world headquarters and practice facility and recently landing a Major League Lacrosse team, sources say Frisco is branding itself a premier city in North Texas to raise a young athlete.

Mayor Jeff Cheney declined to comment on the would-be deal, but said parks are an important part of Frisco's future.

"I've always said I want Frisco to have the best park system in the entire country," Cheney told the Dallas Business Journal.

The Brinkmann Ranch tract is owned by North Texas businessman Baxter Brinkmann.

As North Texas continues to add rooftops and residents to its ranks, parks have become an important part of communities' development strategies. In Dallas, city leaders are working to develop and program four parks within the central business district for residents.

Local developer Oaxaca Interests LLC broke ground the second week of January on a 16-unit townhome development in West Dallas.

This latest project, located at 707 West Commerce Street, is only two blocks north of Oaxaca Interests’ flagship Sylvan|Thirty development.

Oaxaca Interests President Brent Jackson worked with the architects of Far+Dang on what he describes as a “foward-thinking approach to design.”

“Known for their incredible use of space and natural light, the duo’s progressive and contemporary design aesthetic falls perfectly in line with our vision for 707,” Jackson said in a prepared statement.

The landscape architecture firm Hocker Design Group was brought on to create the landscaping and hardscaping details. This includes a generous 15-foot wide sidewalk with streetscaping along West Commerce Street.

Unit sizes range from 1,380 to 1,510 square feet and will start at $324,000.

Developers have started construction on another apartment community in Dallas' hot Deep Ellum District.

Dallas-based Stillwater Capital is building the 336-unit project on Hall Street just east of Baylor Scott & White Medical Center. The 5-story development is going up on about four acres of land previously occupied by old industrial buildings.

Called The Crosby, the new apartment community will include a 3,000-square-foot shared office space, rooftop deck and lounge, fitness center and a dog park.

"The first units will be available spring 2019," said Stillwater Capital's Aaron Sherman.

I really hope they do not, because I don't want people leaving OKC to go to Dallas for work.

It might happen a bit in the beginning but if Dallas becomes a new mega city which it seems destined to be, OKC will benefit from being so close. So that’s why I hope they get this because there will surely be some leakage of economic benefit to OKC just because of its proximity.

For now, it's just a sliver of land and an old abandoned house at the corner of Bumpas and Fitzhugh streets on McKinney's east side.

But if all goes according to plan, town homes built from shipping containers will begin rising up within a year on the site.

Named The Cotton Groves, the community is a new stock of affordable housing planned for the northern Collin County suburb.

North Collin County Habitat for Humanity purchased the nearly three-acre plot on the city's east side in November. Last month, McKinney City Council members unanimously approved plans for the 35-unit neighborhood development.

Qualified applicants must have lived or worked in north Collin County for one year, currently be living in substandard housing and willing to contribute sweat equity to help build their home and others.

Irving-based JPI Multifamily Partners LLC, which is one of the busiest apartment developers in North Texas, has begun work on a new four-story, 371-apartment community, called Jefferson Silverlake, at State Highway 26 and Bass Pro Drive in Grapevine.

The development tract is near Kubota Tractor's new U.S. headquarters and two high-profile transportation-related projects: the DFW Connector expansion of highways 114 and 121, and the future TEX Rail Grapevine Main Street station.

Jefferson Silverlake will include a curated backyard with a trail system and natural area surrounding a 6-acre lake. Other amenities include a concierge, fitness center with yoga studio, and custom cabinets with high-end finishes in the apartment homes.

Dallas-based Exxir Capital has been working on its multi-block development for several years at Bishop Avenue and Melba Street. The project is planned to include apartments, retail and restaurant space and commercial development on several blocks.

Exxir recently received building permits valued at more than $40 million for the first phase which includes 246 apartments.

"We are getting closer," said Exxir's Michael Nazerian. "We are looking at construction on a 50,000-square-foot first retail piece and the apartment piece."

The new buildings would be constructed between Davis Street and Jefferson Boulevard, just south of the historic Bishop Arts retail district. Exxir's project is one of three major developments in the pipeline in that area.

Developers who are knocking down parts of the former Dallas Independent School District campus on Ross Avenue are saving the central building.

"We're planning to incorporate the interior core of the original building into our leasing office and amenity area," Leon Capital Group managing director David Cocanougher said in a statement. "The balance of the architecture of the new construction will be set back from the existing structure to increase the prominence of the preserved component.

"It also incorporates design that blends the style of the existing structure with the ongoing transformation occurring along Ross Avenue."

In December, Leon Capital filed plans with the city showing the preservation of the central building at the DISD complex, which dates to the 1950s and was added onto and remodeled for decades.

The 2-story mid-century modern building is the most recognizable among the hodge-podge of structures built on the site.

Leon Capital began knocking down parts of the campus this weekend. The developer plans to start construction this summer on a 4-acre luxury rental community it's calling "The Academic."

The developer said it worked with the Dallas Landmark Commission to "identify the most historically relevant aspects of the existing building and to incorporate them into the design.

"As a result, Leon Capital will preserve the main entrance facade and structure of the original building and make it a fully functional aspect of the development," the builder said in a statement.

A new rental community on Northwest Highway is going on up the site of a storied Dallas apartment community. The recently demolished Sherwood Forest apartments were built in the 1960s in faux historic architecture with an old England theme.

Apartment builder Trinsic Residential Group knocked down the old rental units with their turrets and half-timbered gables and is putting up a modern apartment project, to be called Aura Bluffview.

The new project will have 473 apartments and townhomes designed by Dallas architect GFF.

"We sold off about 3 acres to Green Brick to build for-sale single family homes," said Trinsic Residential's Adam Brown.

Green Brick Partner's Centre Living Homes is one of Dallas' busiest townhome builders with projects throughout the city. Brown said Trinsic's first apartment units on Northwest Highway will be ready late this year.

The 160,000-square-foot building will be in Frisco Park 25, a new business park being built by the City of Frisco in partnership with developers.

PowerSecure is moving its headquarters from Connecticut to the new building.

Cabot bought about 10 acres in the Park 25 development from the Frisco Economic Development Corp. and plans to have the building ready by midyear.
The company will take 75,000 square feet in the project.

In 2016, Frisco started the $300 million, 2.2 million-square-foot business park south of U.S. Highway 380 on Preston Road to accommodate about a dozen office, showroom and industrial buildings of various sizes.

Information technology firm Skinny IT has announced it will build a 130,000-square-foot facility on 9 acres in Park 25. Skinny IT will house about 150 employees there starting in 2019.

The planned development at the northeast corner of Headquarters Drive and the Dallas North Tollway will include two office towers and a luxury hotel.

Construction on the high-rise project, called Headquarters II, is scheduled to start later this year, according to developer Randy Heady.

Twin 14-story office towers will contain 425,000 square feet of space located just across the tollway from Liberty Mutual Insurance's huge office tower complex.

"It will take 14 to 15 months to build," Heady said. "We already have 10 to 12 prospects for the first building."

The office towers will be connected with a parking garage that includes an "amenity deck" on the roof with lounge, food service and meeting space. The first phase of the more than 5-acre project will be built on the north side of Headquarters Drive with the hotel next door on the corner of the tollway.

Heady said he's in talks with several hotel firms to build and operate the project.

"They all want to be close to Toyota," whose new North American headquarters is farther west on Headquarters Drive, Heady said.

"We focused our attention on the tollroad view of the building," said O'Brien vice president Mick Granlund. "We used different patterning with the glass to create interest in the building,"[sic]

The Dallas Circuit Trail, also known as The Loop, will cost $56 million and make critical connections in Dallas’ fragmented bike trails. When those are finished, it will create a 50-mile loop that touches all 14 Dallas City Council district.

Real estate executive Jeff Ellerman and oilman Larry Dale came up with the idea because they were frustrated by the city’s trails-to-nowhere. They created the Circuit Trail Conservancy and raised $10 million in private donations, plus millions more from Dallas County and the Regional Transportation Council.

“We’re hard at work on the design component of The Loop,” Ellerman says.

A final design is expected in a year, and the whole project is expected to take up to three-and-a-half years, Ellerman says.

Almost 28,000 new rental units opened their doors last year, according to a new report by Richardson-based RealPage, a leading provider of property-management software.

Dallas Cowboys owner Jerry Jones' real estate company is gearing up for a major project in Irving.

The same team that developed the Cowboys' huge Star in Frisco is working on the mixed-use development in Las Colinas. The almost 28-acre project is planned at the south corner of State Highways 114 and 161.

Plans filed with Irving's zoning commission say the development will include a hotel, retail space and apartments on the vacant corner.

Lincoln will build 288 apartments in the Las Colinas development on Meridian Drive east of Highway 161, according to the plans.

The hotel and retail site is to the north along High Point Drive. A community park is planned at the center of the development. Dallas architect GFF did the site design.

"There is not a timetable on when we will start construction," Hickman said. "We have a lot of interested people and are trying to finish up the site plan with the city."

Dallas will soon have the money to send its streetcar to the front doors of the downtown Omni Hotel.

The City Council is scheduled to vote Wednesday to accept $8 million in state funds to complete a long-planned streetcar extension. The money is left over from the McKinney Avenue trolley extension and the Dallas streetcar's construction.

Currently, the Oak Cliff streetcar runs from the Bishop Arts District to Union Station. City officials hope to break ground on the latest streetcar extension within about a year and hope to cut the ribbon sometime in the summer of 2019.

Eventually, the streetcar line would link to the new $92 million line that is likely to run on Elm and Commerce streets downtown. That project is scheduled to be completed by 2023 and will link the Oak Cliff streetcar and the McKinney Avenue trolley.

"We know there's demand," Garrett said. "That's just giving conventioners and visitors one more option."

A local developer and homebuilder, Green Brick Partners Inc., has purchased three parcels of land in Frisco with plans to build more than 1,000 homes.

Green Brick says the new neighborhoods on Coit Road and Eldorado Parkway will be valued at more than a half-billion dollars when they are completed.

The residential projects will range in size from 172 to 354 homes and will include a mix of home types and prices. Construction has started on the first project, called Frisco Springs, on Eldorado Parkway west of Preston Road. It's next to where the city is buying land for a new park.

Shawn Todd thinks this forgotten corner of downtown can be Dallas' next reborn neighborhood. He's heading a partnership that's buying about two dozen buildings and land to create a retail and office project that will cater to business entrepreneurs and creative and tech companies.

"We view these buildings as true gems," he said. "We want to preserve these buildings and compliment it with new development."

Todd — whose credits include renovation of downtown's historic Post Office and redevelopment of the I.M. Pei-designed One Dallas Center — plans to remodel and repurpose buildings that once housed auto dealerships, parts warehouses and the like.

Included in his pending acquisition is the pie-shaped Magnolia Oil building at Jackson and Chavez that during the 1960s and 1970s housed radio station KLIF.

Across the street, he's buying the old Cadillac showroom that still has the automaker's emblem etched into the floor.

In all, Todd Interests is buying some 200,000 square feet of buildings — about 40,000 square feet of which is occupied.

"We are buying 22 buildings from four different owners," Todd said.

Both preservationists and downtown economic development groups are encouraged by Todd's plans.

"This is one of the most remarkable collections of historic buildings in downtown," said Katherine Seale, chair of Dallas' Landmark Commission.

"We are fortunate to have a developer amass this type of collection," Seale said.

"This is going to be a game changer for the eastern end of downtown."

"You have a developer that understands the vision and the value and character of this neighborhood."

Todd Interests is putting together a team to tackle the project. He's partnered with Dallas top chef and restaurateur Nick Badovinus to redevelop the Magnolia Oil/KLIF building with a signature restaurant.

Award-winning Dallas architect Omniplan is working on designs for the district along with landscape architects SWA Group.

The buildings will be remodeled for office and retail space — no residential.

The developers hope to kick off the project immediately and bring the buildings online before the end of this year.

"We think this is a five-year project," Todd said.

Wow, this seems like a major deal in my mind. I rarely see partial block towers being built in predominantly suburban cities like Dallas. Always seems like the footprint must be an entire city block in order for them to crack 5 stories. Fort Worth has a few examples, but I really can't think of too many recent vertical developments in Dallas that were partial blocks.
