"We have some pretty dramatic changes coming at Chase Tower," said Jonathan Landau, CEO of building owner Fortis Property Group. "We want to deliver something that gives you better access to the building."

"We are going to make the plaza in front an extension of the Arts District," he said. "Right now, it's not very appealing for arrivals. The building has so much to offer by repositioning the plaza and creating an art component."
A more open plaza area, landscaping, walkways and a motor drop off at the base of the building are part of the plans for the Ross Avenue side of the tower.

"It's going to be a pretty dramatic change," he said. "We are going to strip clean the entire plaza and start from scratch."

"We plan to bring in a top tier restaurant to the rotunda which it was initially designed for," Landau said. "It's a prime location and absolutely beautiful space."
Landau said he's almost done with the designs for the plaza renovations and plans to start construction in the coming months.

FENDI has opened its new Highland Park Village boutique. This marks the brands return to the Dallas market after several years.

The store occupies the former Cole Haan space, in-betweeen Dior and Tory Burch. Other tenants in that building include: Balenciaga, Hermes, Stella McCartney and Harry Winston.

For DFW Airport, an increase in federal aviation dollars could permit or speed the construction of a sixth terminal, Hegarty said.

The airport is in discussions with its largest tenant, American Airlines, about possibly building a sixth terminal, DFW Airport CEO Sean Donohue has said.

With the area’s population and economic growth, the airport’s existing 165 gates will not be enough to handle the region’s projected growth, he said. The proposed Terminal F could add about 30 gates. Donohue said in past discussions that he hopes to open a new terminal early in 2020 or soon after.

A sixth terminal would put DFW “at the forefront of international airports,” Hegarty said.

“The intent would be to would make DFW one of the premier airports in the world,” Hegarty said, “taking (ideas from) some of the more recently built facilities, such as the airports in Singapore and Abu Dhabi, and applying them here.”

The Obama administration never took action on the issue, but U.S. airline executives have asked Trump to consider doing so.

Toll Brothers is planning to build on a roughly 4-acre site west of downtown at the northeast corner of West Commerce and Pittman Street.

The property is now occupied by an large commercial building.

Toll Brothers' spokesman John Piedrahita confirms his firm is working on the deal. "At this time, it is slated to be approximately 280 units," he said in an email.

"We are starting 537 apartments in two different blocks," said developer Lucy Billingsley. "One of the buildings will be 7-stories - a bit taller than we've done before there.


"We are even buying old brick for the exteriors to make it feel correct," Billingsley said. "There is a rooftop deck with restaurants upstairs."

The new apartments, restaurant and retail at The Sound are scheduled to open early in 2018.

The developer is also starting work soon on a 5-story, 250,000-square-foot office building 3100 Olympus Boulevard in The Sound.

The 325,000-square-foot hospital is planned to be called Texas Health Frisco. The 74-bed acute-care hospital will sit on about 9 acres and will include a 24/7 emergency room, surgical services, women’s services and a neonatal intensive care unit. A 120,000-square-foot medical office building with a 90,000-square-foot clinic is also planned for the campus.

Plans submitted to the city show the hospital is planned to have eight stories, and the medical office building will have four stories.


The hospital is planned to open in 2019.

The project, known as Northside 2, will help create a transit-oriented development that encourages students to live, work, study and play in the community.

Plans for Northside 2 include adding 275 apartments and townhomes and more than 6,600 square feet of retail space in a $67 million public-private partnership. In all, the project will add 900 beds to the campus.

Construction is underway and slated for completion in August 2018 before the academic year.

You probably haven’t heard the term Woonerf unless you are in an architect/city planner-type. Or Dutch.

Her new unique neighborhood called Urban Commons, to be located off Forest Lane near I-635, was unanimously approved by the Dallas City Council Jan. 11.

“Neighbors will live their values and connect with what they love: modern architecture, living green with access to the outdoors and to urban amenities,” she says.

These will run about $200,000-$600,000.

The project consists of 75 – 80 single family homes will be built by architect/builder teams in groups around landscaped common areas. Homes will be smaller, from 600 square feet to 2,800 square feet.

“Modern architecture and national green building standards will apply. A limited, carefully selected palette of materials will ensure cohesive design, low maintenance and durability. Expansive front porches on each residence will reinforce a sense of community and provide a proven eyes-on-the-street approach to security,” the developer notes.

“The 10-acre site will place a priority on the natural attributes of the property, through visual and spatial connects between the building clusters and the wooded environment of a creek and water branch that traverses the property. Outdoor amenities, including a pond and a walk path engage the existing nature through the plan. In contrast to the re-wilded creek, residences front on cultivated landscapes and professionally maintained commons areas that are connected to garages and parking by accent paving.

“Streets will incorporate Woonerf [ʋoːnɛrf] details; an urban planning strategy that creates shared streets where pedestrians, cyclists and vehicles travel together without traditional safety infrastructure to guide them.

While Lennar’s zoning-change application requests a new planned development district “to allow for multifamily residential and retail,” it doesn’t specify what kind of density they’re seeking.

How many stories, how many apartments and how much retail space they’ll be requesting remains to be seen.

Tier REIT plans to build two office towers with over 600,000 square feet on the vacant tract, next to the former Encana Oil & Gas Tower at 5851 Legacy Circle.

The towers would be 10 and 11 stories tall. Tier REIT plans to build them in partnership with Dallas-based Lincoln Property Co.

The two firms have been marketing the projects to potential tenants, real estate brokers say.

A new, 556,000-square-foot, build-to-suit distribution center development is on the way at Prime Pointe, the 3,000-acre industrial park in southern Dallas County.

Duke Realty signed a long-term lease with logistics company Shippers Warehouse Inc. for a second build-to-suit warehouse at the industrial park.

The first building, Prime Pointe 1005, is a 589,362-square-foot distribution center and was delivered in April 2016.

The new building will include 86 dock doors, one drive-in door, and five rail doors, and the corporate headquarters will be located among the 17,500 square feet of provided office space.

The property will include space for 130 cars, 132 trailer spaces, and a 185-foot truck court to accommodate loading.

The new building is planned to be completed in the first quarter of 2018.

The Seattle-based online retailer has signed a lease for five floors, or roughly 100,000 square feet, which will basically double Amazon.com's regional office within the Galleria Towers property, multiple real estate sources told the Dallas Business Journal.

The expansion of the regional operations center was likely needed to help support the online retailer's growing presence in North Texas, said Susan Arledge, president of site selection for Dallas-based E Smith Realty Partners.

An old Garland industrial complex that started out as an aircraft manufacturing hub will be the site of a new business park.

"We are going to build new industrial buildings."

Langford said he plans to demolish more than 800,000 square feet of old buildings on the property, some dating to 1957.

Langford said he and business partner Brian Flaherty plan to start demolition of the old Raytheon buildings right away.

The developers plan to build two office and industrial buildings with almost 800,000 square feet.

Ashley Furniture Industries Inc. will build a $65 million, 850,000-square-foot southwest regional distribution and fulfillment center on 358 acres in eastern Mesquite.

The project will have a full-time employment of 350 workers after it opens.

Mesquite has agreed to provide tax abatement incentives and will waive development fees for the project.

The new warehouse will be at 790 Faithon P. Lucas Blvd.

A Dallas-based development group, Larkspur Development LP, has started its latest urban-style home project and its first in West Dallas, which will bring 16 townhouses within walking distance of the Bishop Arts District.

The project, called The Row on Elsbeth, will bring red-bricked townhouse with divided light warehouse windows and gooseneck lighting to would-be residents starting at $450,000.

The nearly half-acre of land will be home to the $16 million townhouse project and will bring the only new 'for sale,' product to this neighborhood, he said.

This latest project will give homeowners access to 60 nearby boutiques, shops and restaurants, as well as be right across the street from the new streetcar that will provide direct access to downtown Dallas.

The townhouses near the Bishop Arts District are slated for completion by the end of the year.

In 2016, new projects increased D-FW data center space more than 25 percent to a total capacity of 208 megawatts, the study shows.


The D-FW area has over 13.5 million square feet of data center space.


Data center supply in North Texas is at an all-time high and is expected to grow more this year with demand from businesses and consumers.

Almost a dozen D-FW data center projects are scheduled to come on line in 2017, CBRE forecasts.

Frisco has landed a second business for its new 216-acre Park 25 business park.

Stream Realty Partners said Wednesday that it will build a 152,000-square-foot office and industrial building to house PowerSecure Lighting and other tenants in the project on Preston Road.

The LED lighting products firm will move its North Texas corporate headquarters to 76,000 square feet in the building.

With the success of the first phase, Reynolds said, the developers are ready to push ahead with a second, 325-unit apartment building on the adjoining Singleton Boulevard block just to the west.

Reynolds said the developers are also talking to office building investors and partners about doing a building overlooking downtown.

The multimillion-dollar revamp to the tower along Preston Road — on the eastern side of Highland Park Village — includes remodeling and re-tenanting the second and third floors, as well as redoing the ground-floor lobby.


The upgrades will create a 6,100-square-foot rooftop terrace and will expand the third floor by about 19,000 square feet. It will also convert roughly 21,000 square feet of office space on the second floor into retail space, which, upon completion, will be home to the new William Noble Rare Jewels shop.


The exterior upgrades will reflect Highland Park Village's traditional Spanish architecture, which includes Spanish tile, facade details and wooden balconies.


Dallas-based Omniplan is the project designer.


The redo is slated for completion in mid-2018, with additional tenant announcements expected in coming months.

The new plans include a retail section on the first floor topped with five stories of residential units, 140 in total at about 975-square-feet a piece. That would mean an uptick in density, current zoning allows for a floor area ratio of 1.5:1, while this project seeks to increase that to 3.45:1.

Two stories of underground parking would support the building, although only one parking stall is provided per unit and the total number of spots has not yet been decided. There would also be “head-in parking” for shoppers on Oram.

Crow Holdings wants to add a final office building at the far north end of the project.

The 96,000-square-foot office development will be between Maple Avenue and Dallas North Tollway, just south of Knight Street, according to plans filed with the city. The project will include six floors on top of a parking garage.

"We are planning to begin excavation next month and we should be ready for the first tenants in the first quarter of 2019," said Crow Holdings' Cathy Golden. "We are 100 percent occupied — a good place to be when you are starting a new building."

On the third floor, Hoque is building a new conference center.

And below street level in the basement, construction is starting on a 7,500-square-foot shared office environment that will be geared toward start up companies and incubator business space.

Hoque - whose DRG Concepts restaurant company owns the Fish Market and Chop House Burger restaurants across the street - plans to turn a former bank branch space in the bottom of the Adolphus Tower into another eatery or retail space. There will also be retail along Akard.

When the $7.5 million project opened in 1955 it was touted as "the most modern office building in the Southwest."

Construction has started on the next phase of the $1.5 billion CityLine project in Richardson.

The Residecnes at CityLine community will include 32 single-family homes located just north of Renner Road.

The project will offer homes starting with a 2,676-square-foot, 3 bedroom model priced at $549,900.

The 186-acre mixed-use development includes, office, retail, a hotel and thousands of apartments. State Farm Insurance and Raytheon have more than 10,000 workers in the development.

Eventually 30,000 people are expected to be working in the CityLine project.

Apartment builder JPI has purchased another development site in Las Colinas' booming Urban Center.

JPI bought more than five acres on the south side of Northwest Highway along the DART commuter rail line.

JPI plans to build 387 more apartments in the Jefferson on Promenade project it will build on the just-purchase Northwest Highway site. It has an option to buy the land next door for another 375 rental units.

Developer H. Ross Perot Jr.'s Hillwood real estate firm has hired London-based Foster + Partners to create concept plans for an almost 70-story tower on the north edge of downtown.

The soaring glass and steel high-rise would sit just across Woodall Rodgers Freeway from the Perot Museum.

Artist's renderings of the building on display in the Perot family's new Dallas headquarters show a round building with three atrium areas and a lighted top.

"We have a million square foot tower planned," said Perot. "We have the rough renderings and this is what we want to build."

"With Sir Norman Foster as the architect, it's fabulous."

Plans filed with the city of Frisco show that the planned Preston Road apartment project will include a dozen 3-story buildings along a broad central boulevard.

The land being used for the new rental community has been owned for decades by Rudman Family Partnership.

"This tract is part of the original 700-acre block that Mr. Rudman bought back in 1962," said Trey Sibley, general manager of the Rudman Partnership, which has 17,000 acres in North and Northeast Texas.

"We have had the multi-family zoning since 1997 and are just now getting around to it.

A developer is planning a three-story building in old downtown Frisco that will include two rooftop patios, a rooftop park, restaurants, and an event center as well as retail and office space.

“We’re trying to create the rebirth of downtown, where people can go eat, shop and stay,” Churchman said.

Churchman said his focus on this project is to maintain historical downtown Frisco.

“With the bigger projects happening along the Dallas North Tollway, sometimes we forget what started this city and [what started it is] right here in old downtown Frisco,” Churchman said.

He is set to present the downtown project to the Frisco Planning and Zoning Commission on April 11, when he is expected to ask the commission to rezone the property to Old Town Commercial.

If approved by the P&Z and City Council, Churchman said he is expecting to break ground at the beginning of fall.
