Because colonizing downtown Dallas with hotels, shops, and restaurants is not enough, developer Tim Headington has two new restaurants in the works, this time in the Design District.

Headington Companies will open two new eateries inside a 10,000-square-foot complex designed by Seattle-based Olson Kundig:

- Wheelhouse (http://wheelhouse-dallas.com), a modern gastropub
- Sassetta (http://sassetta-dallas.com), an Italian restaurant

The company describes Wheelhouse as being inspired by the modern American gastropub, with an urban atmosphere. The plans are for it to be open for lunch and dinner, with a menu that pays homage to bar culture, with distinctive takes on contemporary pub fare.

Design will be a mix of stylized industrial elements that include guillotine-style floor-to-ceiling windows which are mechanically operated.

Sassetta is both a picturesque village in Tuscany as well as the name of a 15th-century painter. In Dallas, it will be a multidimensional Italian restaurant that draws on a range of Cal-Italian flavors. The menu will reinterpret Italian dishes, including a pizza program, which they already feel certain will be "amongst the best in town."

The dining room will be relaxed yet elegant, with a mix of contemporary design with nostalgic, whimsical finishes. The goal: to function like an all-day cafe for those looking to linger.

Dallas and LA are undergoing very similar transformations, but LA got more help building their light rail from FTA, freeing up local dollars to do miles of riverfront. The Dallas riverfront park would be more impressive than any spot along the LA River, but it won't touch all of the low-income areas like the full LA River project will.

I do think it would be interesting to see what a MAPS-like program here would look like for Dallas once they build out the DART system and no longer need the DART tax for new infrastructure. On its own though, the DART has clearly been a good investment that has made Dallas as competitive as it is right now.

Used to work in the tower right next to West Village over 5 years ago. Even at that time, looking out and seeing the number of cranes in the air in uptown on any given day was remarkable. Hard to fathom that much activity taking place simultaneously. And that was before they even started filling in the old driving range and the only "tower" in West Village was The Mondrian.

Agreed. The amount of construction is even greater than the 2000s.

I've noticed a greater number of projects are building parking below-grade, which shows the progress of more proper urbanization.

StreetLights Residential is working on a more than 400-unit apartment and shopping center development across the street from the Inwood/Love Field DART rail station off Maple Avenue.

The planned development would occupy a more than 4-acre tract at Denton and Hudnall drives just east of Maple Avenue.


StreetLights and the property owner have filed plans with the Dallas Plan Commission showing a complex of 3-story to six-story buildings that house rental units and a grocery-anchored retail center.

Looney Ricks Kiss Architects designed the project.

The taller buildings would front on the DART rail station while 3-story buildings would adjoin residential areas to the south and east, according to the filing with the plan commission.

I was in Dallas a few weeks ago and crossed I-35 over to Central on Woodall Rogers. Hardly recognized it anymore. Downtown has spilled over into uptown with only the Woodall Rogers break. The bridges to Oak Cliff are interesting because they cross a tiny tree lined river but I guess it will be a lake someday. Dallas is booming like it never has before and is now completely diversified away from oil and gas. They have also done a great job anticipating growth and not turning a blind eye to the inevitable the way some more "progressive" cities to the south have done. Light rail and highway construction, though criticized, has been spot on and totally necessary.

I'm impressed you know the Margaret McDermott bridges are two independent structures.

In the future, I'd like to see Dallas focus on grid correction and connectivity, setback requirements, street reconstruction, and streetscape improvements.

What's interesting about Dallas is that urban development has become the market preference, though. The character of Dallas' economy is more dynamic than people realize because it isn't economically dependent on oil, and REITs frequently park money in Dallas for lack of prime investment opportunities in Austin (which is still just not very big). In many ways Dallas has become the go-to back up for anyone who can't find the right investment in Austin, so that's kind of linked the two cities' development.

I think the difference between Dallas and other major Texas (Houston et al) or Southern markets (Charlotte, Atlanta, Florida, etc) is infrastructure. Other cities have made incomplete or piecemeal investments whereas Dallas is routinely making world-class investments in rail, highways, airports, and everything else. It's not any one of those over the rest. The willingness to actually pony up for infrastructure I think has allowed Dallas to absorb growth more easily and less chaotically than Atlanta or Houston. That's why Dallas is in pole position and probably the only one that will legitimately overtake LA and Chicago some day soon.

I, too, was just in Dallas recently. My city-envy was off the charts. The amount of high-rise apartments being built was mind blowing. And the convenience of the expansive interstate loop surrounding the downtown makes navigating so easy. There are still a lot of annoying one-way streets, but the overall vibe of the city is such high class and big $ market.

Agreed. Our highway infrastructure is undergoing numerous multi-billion projects in order to keep up with the population growth. On the contrary, many of Dallas' city streets are in poor condition.

Both D/FW Int'l and Love Field have are essentially brand new. D/FW's nearly $3B TARP renovation project is nearing completion, and planning for TF is taking place. Love Field plans to open its newest parking garage later this year which sits adjacent to its brand new terminal.

One thing I'd like to see is the use of LED streetlights for both city streets and highways. Arlington recently converted over 10,500 streetlights from HPS to LED. Fort Worth is retrofitting more conventional lighting with LED units in various testing phases. Hopefully more cities will follow.

Funny you mention the noose around downtown.

While it makes travel easier for commuters, it is largely seen as the culprit preventing urban renewal, especially around Deep Ellum.

Thankfully "A New Dallas (http://www.anewdallas.com)" is working with TxDOT to demolish I-345 in order to reconnect downtown with East Dallas.

The 25-story building will have 300 residential units and is starting construction this month.

Along with the tower, there's a one-story building and parking lot surrounding the new dealership, plans filed with the city show.


Turner Construction is building Carvana's Frisco sales center, and WHN Architects designed the facility.

The Frisco building will be ready early next year.

One of the largest tire manufacturers in the world — Continental Tires — has decided to expand its North Texas distribution hub in Grand Prairie.

Atlanta-based developer Core 5 Industrial Partners plans a 754,897-square-foot distribution and manufacturing building on 41.5 acres of land in Hutchins.


The building will be constructed at 1200 Wintergreen Road near Interstate 45.


"This facility marks Core 5's entry into the market and we couldn't be happier with the site," James Gaddy, senior vice president and managing director, said in a statement. "Wintergreen has outstanding transportation fundamentals imperative for major industrial users."

The building is set to open in June. The city of Hutchins provided tax incentives.

Billionaire, Joule creator, and Forty Five Ten developer, Tim Headington, has purchased the Davis Building.

Dallas County deed records show that one of Main Street's biggest property owners - Tim Headington - bought the 90-year-old tower.

Originally built as the Republic National Bank building, the Davis Building was redeveloped in 2003 into a loft apartment complex.

The Davis Building has 183 apartments and more than 50,000 square feet of retail space. There is a rooftop pool and garden.

The sale includes the attached 12-story, 587-space parking garage.

Have you heard the latest? Pacific Plaza has been given the green light! The Dallas Park and Recreation Department is working with PfDD on a development agreement to design and build Pacific Plaza, the first of the city’s four new downtown priority parks.

Once the contract is approved, construction, which is estimated to take 20-24 months, will begin. Efforts to get bond dollars to assist in the creation of Carpenter Park, Harwood Park and West End Plaza will continue.

AT&T also will add 500 workers to its 5,800 employees in its buildings on the south side of downtown.


AT&T unveiled preliminary downtown design plans this week for the first time. The biggest changes are on the way at street level, where AT&T intends to expand landscaped plaza areas, and add eateries and shops.


The company also wants to close almost three blocks of Akard and Jackson streets to vehicles as part of the new pedestrian plan.


"We plan to have the whole project completed sometime in 2019," Peterson said.

I imagine they'll get what they want given how big and important to dallas' economy they are. It's the 23rd largest company in the world and 2nd largest in the metro behind only Exxon

Many telecommunications centers required massive, windowless buildings to house their expensive computer rooms.

Manhattan's 375 Pearl (Verizon) and 33 Thomas (AT&T Long Lines) also feature as few windows as possible for safety and cost-cutting purposes.

Amazon will employ 1,000 full-time workers at a 1-million-square-foot fulfillment center to be built in Coppell.

The online retailer is developing the facility, its third in Coppell and ninth in Texas, in partnership with Hillwood Investment Properties and Perot Development Companies. It will be part of the Amazon Robotics fulfillment network, allowing the center to streamline the fulfillment process.

Amazon did not give a timeline on when the newest facility will open.

The owners of the 32-year-old post modern high-rise are about to begin substantial changes to the building -- including construction of a retail, hotel and parking structure across the street.

"The idea is to pour light and life into the heart of the building and encourage foot traffic between the Arts District and Ross Avenue," said March, the development manager.

The redevelopment will bring more than 30,000 square feet of new retail and restaurant space to the two blocks, which are just south of Klyde Warren Park.

"We are going to land two or three full-service lunch or dinner options that law firms and investment banks are going to want," March said.

The most notable change will be a 50-by-80-foot glass and metal entry atrium, which will extend out to Ross Avenue.

Dark wood and stone that now lines the lobby will be replaced with lighter-colored wood, stone, metal and glass.

The Ross Avenue side of the building will be enlarged with two new retail wings that will extend toward the street on three sides.

"It effectively pops out the ground floor of the building," Marsh said. "We will have about 8,000 square feet for two restaurant outlets.

The corner of Harwood and Ross we have really reserved as our full-service upscale dining option."

The original plan was to build additional parking for the Trammell Crow Center. But the project has expanded to a major mixed-use development.

But the same building in the first phase will house 26,000 square feet of retail space plus a 200-room boutique hotel. A second phase of the development will add a 400-unit residential tower.

"The skin on that building has a lot of glass and metal and sculptural quality we think will make sense with the Arts District," March said. "It won't look like another parking structure."

Construction will start this quarter on the new building on the south side of Ross, and work on the Trammell Crow Center renovations will be underway by midyear.

The project is set to wrap up by fall 2018.

Ohio-based Frontgate is opening a showcase store in Plano’s Legacy West development meant to be a home furnishings destination for the North Texas region.


It will also include a 2,500-square-foot patio where customers can grab food and wine, shop Frontgate’s outdoor products and talk with one of the store’s four on-site designers.

“This concept store will be more of a showcase of the brand,” said Tyler Thompson, head of public relations and partnerships for Frontgate. “We’re bringing it to life in a 360-degree environment, allowing the customers to interact with the product.”


So far, this is the only store Frontgate has planned for Dallas-Fort Worth, though the concept is shopping for other locations around the country.


The 22,000-square-foot shop is expected to launch in late May 2017.

President Donald Trump's hotel-management company wants to expand its namesake luxury hotels across the U.S. while it holds off on new overseas business, its chief executive officer said.

"There are 26 major metropolitan areas in the U.S., and we're in five," Trump Hotels CEO Eric Danziger said after a panel discussion Tuesday at the Americas Lodging Investment Summit in Los Angeles. "I don't see any reason that we couldn't be in all of them eventually."

Having Trump hotels in 26 cities would triple the current total. Trump's company manages eight namesake hotels in the U.S., some of which the Trump family owns. Danziger, who joined Trump Hotels in August 2015, said that Trump Hotels is considering opening luxury properties in Dallas, Seattle, Denver and San Francisco, where he started his career in 1971 as a bellman at a Fairmont hotel.

Construction on the University of North Texas' new $70 million College of Visual Arts and Design building began Tuesday in a move university officials hope will bolster the college's recruiting efforts.

Currently, the College of Visual Arts and Design is spread across seven campus spaces. In addition to the construction of the new four-story, 145,000 gross square-foot complex, renovations will be done on the existing Art Building that's approximately 83,000 square feet.

The new building and the existing Art Building will be connected, giving the College of Visual Arts and Design a total complex of about 228,000 square feet.

The new building is slated to be ready for students by the Fall 2018 semester.

President Donald Trump's hotel management company, New York City-based Trump Hotels, plans to put a stake in the ground in downtown Dallas with a new hotel — which could be the first concept of its kind realized in the United States.

The Dallas Business Journal has learned the hotelier plans to place its new 4-star concept, called Scion, within walking distance to Dallas' city hall.

Trump Hotels' new Scion Dallas hotel — a six-story, 220-room hotel with ground-floor retail space — will sit within a new $50 million mixed-use development near city hall, said Turkish developer Mike Sarimsakci.

Unlike the ultra-luxury brand of the Trump Hotels namesake, the Scion brand won't bear the Trump name and will be relatively affordable with hotel rooms ranging from $200 to $300 a night versus a nightly rate of $700 and up.

Alterra International, which is based in Dallas and Istanbul, plans to develop the new Scion Dallas hotel as part of a mixed-use development fronting St. Paul Street between Wood and Young streets in downtown Dallas.

The two parcels of land, which total nearly one-acre, are under contract by the development firm. An affiliate of Dallas-based Hamilton Properties Corp. — Hamilton St Paul Grp LLC — has a contract to sell the land to Sarimsakci in a deal expected to close by this summer.

Dallas-based 5G Studio Collaborative has begun working on architectural renderings for the Scion Dallas hotel.

"The Dallas hotel will be the inspiration for the Detroit hotel because Dallas will probably be the first Scion hotel in the United States."

The Scion Dallas hotel will feature much of the city throughout the building with modern, clean lines and lots of warmth, said Nile Tuzun, creative director of design and branding for Alterra International.

"People staying there will know they are in Dallas, each room will have its own environment and references to Dallas," said Tuzun, who added the new brand will attract "young professional" travelers.

The ground-floor retail space, which will total about 20,000 square feet, will help bring in a Turkish furniture retailer, a steakhouse, a seafood restaurant, a Mediterranean restaurant and a Turkish coffee shop with pastries.

One thing the project won't rely on: City money.

"We want Dallas to be London, we want Dallas to be Singapore and having these venues that we are creating will bring and keep the young people in Dallas," he said.
