These are just beginning stages. The Cotton Belt Line will go north of a billion by itself.

That would be nice to see a billion set aside in OKC for a line to run through South OKC to Will Rodgers.

Builder Larkspur Capital Partners plans to turn the empty lots at Live Oak Avenue and Bennett Street into a complex of 54 townhouses and more than 30 apartments.


"This will probably be the biggest townhouse project in East Dallas," said Carl Anderson, who founded Larkspur with his brother Chris in 2013.


The townhouses start at more than $350,000 with the smallest units near 1,450 square feet.

"Each one of them is a little different," Anderson said.


Larkspur's new project on Live Oak Street will be built on sites that previously held old apartment buildings.


"These will range from 2,000 to 2,400 square feet — pretty good size for a townhouse," Anderson said. "Construction will start in the first quarter, and we hope to deliver the first townhouses in early 2018.

Developers have filed permits to build a 40-story residential tower in downtown Dallas' Arts District.

The high-rise will be one of the tallest buildings started downtown in almost two decades.


Developer ZOM Holdings just applied for building permits to construct the 416-unit apartment tower, which also is to include retail and restaurant space.

The building permit is valued at $132 million.

Dallas architect Graham Greene, one of the partners in the project, confirmed that the Arts District Tower is close to a start.

"We're moving forward," Greene said. "The construction will take 18 to 24 months."

Along with the tower, the project will include 52 artists lofts in a low rise building fronting on Flora Street.

New owners of the 24-story Occidental Tower at LBJ Freeway and the Dallas North Tollway are spending up to $9 million on the first major overhaul of the high-rise since it opened in 1985.


Now the 570,000-square-foot building is getting a makeover and a new name - Pinnacle Tower.

Leasing agents with Stream Realty Partners are betting that interior upgrades and an eye-popping outside lightshow will bring the tower attention from businesses looking for office space.


The dark stone and glass tower is getting a bright modern lobby and other cosmetic improvements.


That's why the renovations will include addition of a large fitness center, a new tenant lounge area and upgraded restaurant facilities on the ground floor.

"We are creating a really big outdoor lounge as well," Terry said.


Construction on the remodeling project started this week and the first phase of the work will be finished in March.


To bring attention to the exterior of the tower lighting will be added including an LED strip along the 24-story tall knife-edge on the front of the high-rise.

"We are having starburst lighting installed on the side towards the tollway to make it pop out," Terry said.

Builders have started construction on a new apartment community that's part of the $200 million West Love development near Dallas' Love Field.

Irving-based apartment developer JPI is building the Jefferson West Love project near Mockingbird Lane and Maple Avenue.

The 368-unit rental project\ at 2411 W Mockingbird Ln is part of the 35-acre West Love mixed-use development.


Designed by GFF Architecture, Jefferson West Love is scheduled to open in the summer of 2018.

JPI has also started construction on an apartment project located along the Dallas North Tollway north the Galleria Dallas shopping mall.

The 324-unit Jefferson Landmark apartments are being built at 14300 Dallas Pkwy between the tollway and Inwood Road.

The Farmers Branch apartment community will open in early 2018 with a resort-style pool, fitness center and yoga studio and a coffee bar for residents.

Dallas Area Rapid Transit (DART) is marketing its real estate to a potential development partner with the help of Cushman & Wakefield's Dallas office, the brokerage firm recently announced, for an 11-acre tract of contiguous land along the rail line at Mockingbird Station.


DART's executives have begun an initiative to build up the transit-oriented development on rail stations in North Texas, such as Irving's $1.5 billion proposed Hidden Ridge mixed-use development (http://www.bizjournals.com/dallas/print-edition/2016/02/12/verizon-s-hidden-ridge-could-soon-be-underway.html) and Richardson's $1.5 billion CityLine development (http://www.bizjournals.com/dallas/news/2016/07/25/construction-to-begin-on-new-cityline-office.html) anchored by State Farm Insurance.

The Mockingbird Station tract is especially attractive to real estate developers. Last year, a CBRE Global Investors fund acquired Mockingbird Station at the northeast corner of Mockingbird Lane and North Central Expressway in Dallas.


DART is looking for developers to propose an agreement that enhances the quality of life for pedestrians and residents, increase transit ridership and enhance the value of the DART-owned property.


"An aggressive marketing effort to seek developers for the designated areas at Mockingbird Station should provide us with creative solutions benefiting the community and the city, a public-private partnership collaboration and long term economic benefits for the agency," he added.


"Dallas is a strong real estate market, and we expect a lot of interest in this property because of its location, walkability and outstanding demographics," said Cooper, a senior managing director at Cushman & Wakefield.

"To participate in the development of such a prominent high-barrier-to-entry site is a rare and exciting opportunity," she said.

San Antonio-based developer Embrey Partners will build a 350-unit apartment community in the mixed-use project on the Dallas North Tollway.


The project has been in the works for more than two years. Proposed developments for The Gate include almost 20 buildings ranging in height from about three stories to more than 10 floors.

The development is envisioned to include more than 650,000 square feet of office space, almost 1 million square feet of residential buildings, more than 130,000 square feet of retail space plus a luxury hotel.


Embrey Partners' Gate apartments are scheduled to open in summer 2018.


"The Gate will certainly mark another corporate milestone for us," said. "We see The Gate development as a destination that will pull huge traffic from all over the Dallas Metroplex."

United Arab Emirates-based Etihad Airways is expanding its presence at DFW International Airport, with plans to add four more weekly flights starting next year.

The airline plans to begin offering daily flights from DFW to its hub in Abu Dhabi on Feb. 2. Since entering the DFW market in 2014, Etihad has offered nonstop flights to Abu Dhabi three days a week — Wednesday, Friday and Sunday.

“Since launching our Dallas/Fort Worth service less than two years ago, the response from our guests travelling between Dallas/Fort Worth and our home Abu Dhabi and beyond has exceeded expectations,” Etihad Aviation Group’s chief strategy and planning officer Kevin Knight said in a prepared statement.


The airline flies 45 weekly flights to six American cities: Los Angeles, New York, San Francisco, Washington, D.C., Chicago and Dallas-Fort Worth.

Today—in a dramatic reversal—the Dallas City Council voted unanimously for a resolution that not only called for D2 to be a subway, but established the D2 subway as the city's highest transportation priority, in addition to improved bus service for our most transit-dependent riders and the Dallas Streetcar. That’s right—14 council members switched their support from a surface line to a subway.

C. C. Young said it will build the $84 million building at its 20-acre campus on East Mockingbird Lane at Lawther Drive.

The 325,000-square-foot project will include 221 residential units for assited living and memory care residents as well as skilled nursing and rehabilitation patients.


The tower which overlooks White Rock Lake is set to open in mid 2018.

Stoneleigh Cos. has broken ground on Waterford at Frisco, a 381-unit apartment community north of Main Street market near Toyota Stadium.

The 4-story rental community will include 9,000 square feet of retail and restaurant space. The project has community lounges, fitness centers with private workout studios, game and activity rooms, two courtyard pools and outdoor TV and grilling pavilions.

"Frisco, Texas is one of the fastest growing and most sought after suburbs of the north Dallas area," Rick Cavenaugh, President of Stoneleigh, said in a statement. He said the project is well located with its "proximity to Legacy West and its burgeoning employment growth."

Dallas-Fort Worth's fast-growing economy has made it the hottest office market in the country.

During the first nine months of 2016, the area led the country in net office leasing with 3.6 million square feet of transactions, according to commercial real estate firm Cushman & Wakefield.

D-FW was second in office construction to New York, with almost 8 million square feet of buildings under construction.

Along with North Texas, office construction is highest in Midtown Manhattan (9.5 million square feet), Silicon Valley (6.3 million square feet) and Seattle (4.6 million square feet).

North Texas' office market has continued to grow this year while other U.S. cities have seen a slowdown.


Overall rents in the area are up more than 13 percent in 2016, behind only Brooklyn (14.5 percent) and San Francisco (13 percent) in total rent gains.

"We are doing office first and starting a multi-family project in a few weeks," said Ross Perot Jr., whose Hillwood real estate firm is a partner in the project.


"We'll be breaking ground on a regular basis."

Frisco Station is planned for 5.5 million square feet of offices, 2,400 apartments, 300,000 square feet of retail, restaurant and entertainment space 650 hotel rooms.


The first 228,000-square-foot office building will open next August and is just across the street from the Cowboy's The Star office, sports, retail and hotel complex.


It's the first of five office buildings planned on the north side of Warren Parkway.


And Meyer said Frisco Station's developers are already planning another building if leasing on the first phase takes off.


"The first 300 units of urban living units start next month," Berry said. "And we'll start three hotels after the first of the year.

AmerisourceBergen Specialty Group has decided to consolidate its North Texas workforce within a new $113 million, 40-acre campus in Carrollton, which will also make room for the company to add more than 1,000 employees.

The Pennsylvania-based wholesale drug company had been looking for a new regional home for several months until it found a new home at the Offices at Austin Ranch at Parker Road and Plano Parkway in Carrollton.


“This will grow their workforce by a third,” Roy told me. “They will initially bring 1,184 employees to the new facility in 2019 with another 800 employees coming in a second wave in the next two to three years.


Carrollton expects AmerisourceBergen will employ up to 3,023 workers and the city’s economic development group plans to offer the firm up to $1.9 million in grant money for the workers.

You know I gotta say, it's really thoughtful that the Administrators on this forum let anyone update their city even if it's not in Oklahoma. I know the Dallas forum had it to an extent, same as Houston. But this forum just has so many updates from alot of places.

I believe the additional traffic increases ad revenue, incentivizing the existence of such threads.

Texas Scottish Rite Hospital for Children began work on its new Frisco campus with a ceremonial groundbreaking on Wednesday, which will bring a new five-story, 345,000-square-foot ambulatory care facility to North Texas.

The new facility will be located within 10 acres of a 40-acre tract at the northeast corner of Lebanon Road and the Dallas North Tollway.


The new facility will include a movement science center, occupational therapy center, playing fields, a running and walking trail and a playground park for patients and the community.

The ambulatory care facility is slated to open in fall 2018. Dallas-based HKS Inc. is the project architect. The Beck Group of Dallas is the general contractor.

Encore Multi-Family LLC will build the first private development in the ambitious Panther Island mixed-use project near downtown Fort Worth.

Encore plans to construct a 300-unit apartment community called Riverwalk, which will be located in the development on the Trinity River.

The 5-story rental community is planed with waterfront balconies, waterfalls and a top floor lounge with views of downtown.

The project at Fourth and North Main streets will be on a network of interconnected canals that run throughout the island and are planned for water kayaks, canoes and stand up paddle boards.

"We carefully studied the Riverwalk in San Antonio and worked closely with the Trinity River Vision Authority Design Committee to combine the organic feel beloved in San Antonio with Fort Worth's distinct culture to create a one-of-a-kind living experience," Brad Miller, President of Encore Multi-Family, said in a statement. "We have designed community spaces along the Riverwalk to give our residents a true outdoor living room experience that will promote the active outdoor lifestyle that's central to Panther Island."


Construction is scheduled to start next summer with an opening in 2018.

Riverwalk is planned as the first apartment community to break ground in the Panther Island District, which is planned for more than 10,000 residences along 12 miles of urban waterfront.

The Dallas Holocaust Museum and Center for Education and Tolerance plans to kick off a large capital campaign to fund a new museum in downtown Dallas next week.


"We wanted this to be an engaging facility," Scott Hall, principal and director of design for Dallas-based Omniplan, told the DBJ in 2015. "We want to share a very personal story that gets people's attention and shows you the real people impacted by the Holocaust."

The design of the new facility — which could find a permanent home in the West End, across from the museum's current location — will help create a narrative that shows the journey of the many who experienced the Holocaust, he said.

The U-shaped building will include an exhibition area that turns into a reflective area in the courtyard outside the museum in the neighborhood bounded by Ross Avenue, Houston Street and the Dallas Area Rapid Transit light.

The building will include an approved metal for the West End, which will set it apart from the other buildings in the neighborhood that are primarily brick, Hall said.


The museum also plans to unveil new renderings of the facility next week.

Jacobs Engineering Group Inc. (NYSE: JEC) has been in the works to move its global headquarters from Pasadena, California to downtown Dallas for months, and now it's official.

The engineering firm plans to expand its footprint in Dallas' central business district to accommodate the relocation. In all, North Texas will employ more than 700 Jacobs workers in Dallas and Fort Worth.


Jacobs, which has been in Dallas for nearly three decades, sits in about 100,000 square feet of office space at Harwood Center at 1999 Bryan St. The company plans to expand that footprint.


In the Lone Star state, Jacobs employs nearly 4,500 employees throughout a variety of industries. This relocation adds to Texas' more than 50 Fortune 500 companies, said Texas Governor Greg Abbott.


Throughout the globe, Jacobs employs more than 50,000 people and operates in more than 30 countries.

It's changed a lot since the driving range and is forming it's own cluster.

The 216-acre business park, called Frisco Park 25, at the northwest corner of Preston Road and Rockhill Parkway (less than a half-mile away from the Dallas North Tollway) is zoned for industrial and office real estate.


At build out, Frisco EDC expects to have 2.2 million square feet of real estate valued at more than $300 million. Gandy said the economic development agency plans to sell portions of the park off to companies wanting to purchase and own their own real estate.

"This allows us to better control the design and development happening in the park," he added.

Plans for the park will include a greenbelt and a detention pond. The park will be marketed to corporate and regional headquarters, among other manufacturing, distribution and showroom operations.


Construction on the roads and utilities into the project are expected to start soon, with the initial phase of buildings getting underway in 2018.

Construction work on the initial $250 million phase of Texas Live! — a $4 billion public-private partnership — began on Thursday, which is expected to bring eateries, shops and other amenities near AT&T Stadium and Globe Life Park in Arlington.


At completion, the initial phase of Texas Live! will bring 200,000 square feet of dining and entertainment space, a 5,000-person capacity outdoor event pavilion, a full-service, 300-room convention hotel and a 35,000-square-foot meeting facility.

This part of the project is slated for completion in 2018, with the eateries and shops opening in the spring and the hotel and convention space opening in the fall.


The mixed-use development is expected to attract 3 million new visitors to the North Texas city, as well as bring more than 3,000 new jobs to Arlington.

Developers are planning to build a $39.5 million hotel project in south Arlington.

Q Hotels said it will construct the SpringHill Suites and TownePlace Suites hotel in a single building on Interstate 20 near the Parks at Arlington Mall.

Construction on the two Marriott hotels will start at the end of this year.


The Springhill Suites will have 130 units and the TownePlace Suites Hotel - which is aimed at extended stay customers - will include another 100 units.

The 7.4-acre project will open in 2018.

Annette Simmons, in honor of her late husband Harold Simmons, announced Monday she has donated $50 million to The Trinity Trust and for the benefit of Dallas to build a new Trinity River park. This is the park's largest single gift of its kind from a private donor.

The gift launches the initial phase of development and construction on the 285-acre park, which could become one of America's greatest urban parks.


"This gift will begin the creation of a great public space in our city that will be a place to gather, to enjoy nature and promote health and well-being," she said. "I cannot think of a more lasting and meaningful way to honor Harold's memory and legacy."

With the donation — and with city council approval — the park will be named The Harold Simmons Park.


The funds needed to build the remainder of the park could be raised over the next few years. The park also will be operated as a private entity with the help of The Trinity Trust until an entity is established to oversee and manage it.

The Simmons' donation will be used to further the design of the conceptual renderings and fund the construction of the park near downtown Dallas.

The concept plans include putting pathways and trails along the natural river landscape with sites for five elevated parks that will extend from inside the levees into the adjacent communities.


"My hope is that in the near future we can begin a series of public input meetings to start building out the design of the park," he said. "By next year, we want to be building America's next great urban park."

Alamo Manhattan Corp. proposes to build a hotel - not more apartments - on a half-block site off Maple Avenue near Turtle Creek.

The 19-story, 220-room hotel would sit on a site now occupied mostly by a condominium complex.

"It's a great opportunity for a full-service hotel," said Alamo Manhattan CEO Matt Segrest.
"Everybody loves Uptown and there is a demand for this hotel.

"We are looking for something different with this project."


He said the hotel would be created using Marriott's new luxury modern design program.

WDG Architecture designed the brick and glass building, which will include a ground floor restaurant and about 12,500 square feet of meeting space.

"Our sweet spot is the professional business traveller," Segrest said. "One thing Uptown is lacking is good meeting space - the demand is huge."

To build the hotel Alamo Manhattan must obtain increased development density from the city. Segrest said the firm is starting to meet with neighborhood groups and city planners about the project.

If everything goes as planned, construction would start in 2018 with an almost 2-year building period.

The Dallas-based developer is about to begin work on its third major rental community in the Maple Avenue corridor near Oak Lawn Avenue.


Now Crow Residential is working on a third project at Fairmount and Throckmorton Street.

The 340-unit project will replace older apartments located on the block. Building permits value the development at $43 million.

Cawley Partners' FOURTEEN555 project will include two, 240,000 square foot, 6-story office buildings at 14555 Dallas Parkway.

"It's the old Ewing car dealership site," said developer Bill Cawley. "We're ready to move ahead with construction."


The next office project includes large courtyard and a 3-story "amenity building" with restaurant, outdoor seating, a fitness center and conference facility.

Cawley plans to construct the two new tollway office buildings in separate phases.

So my impression has been that this stadium is probably not happening? Could you update me on where that stands? I've just seen a lot of op-eds and voter opposition. I think it's a pretty tough sell as to why North Texas needs a new ballpark. Why, are the Texas Rangers going to move.. to Little Rock, Tulsa? lol

It looks like the formula for stadium finance in North Texas requires a billionaire like Cuban or Jones.

The new stadium, if built, would be built after Texas Live!

My opinion: The Ballpark, which is one of the country's most beautiful parks, is perfectly fine. A new stadium built for the sole purpose of a retractable roof is ridiculous.
