Constellation Brands — one of the country's largest distributors of imported beers and premium wines — is building a large new warehouse in Hutchins.

The New York-based company plans to break ground on the 450,000-square-foot project on Sept. 8. The planned industrial building will be in the Prime Pointe Industrial Park at 1600 W. Wintergreen Road.


The project is being built for both Constellation Brands and California-based logistics company Biagi Bros., which handles shipping for the firm, according to Scannell Properties' Patrick Marcotte.

New York-based WeWork is renting two floors in the new 1920 McKinney office tower, which is a block north of Klyde Warren Park.

The company will occupy more than 40,000 square feet on the seventh and eighth floors of the office tower, according to Dallas building permits tracked by Buildzoom.com.

Almost $6 million is being spent to build out the new WeWork office.


WeWork - which has locations in more than a dozen major U.S. markets - looked at multiple locations in central Dallas before picking the new Uptown tower, property agents say.

The 6-year-old shared office company has already has a location in Austin.

And the firm has expanded internationally with locations in Canada, German, the U.K., the Netherlands and Israel.

Downtown Arlington is getting a new arcade bar this December. Free Play will be opening in the South Street Patio building between 404 Border and Kool Keg. It will have over 90 arcade games and one of the largest beer selections metroplex.

"Free Play Arlington stands to become part of Downtown Arlington's burgeoning entertainment district and will be a mere 1000 feet from the main University of Texas Arlington campus. In establishing a location on South Street in Downtown Arlington, Free Play gets to play a role in shaping one of the area's newest urban, walkable neighborhoods. The pieces of a $100 million redevelopment are all about building traffic to the center, said John Albright, vice president of development at Starwood Retail Partners.


— A pedestrian-friendly restaurant row visible from the Dallas North Tollway will go in where Saks Fifth Avenue is being torn down after sitting empty since 2010.

— A nine-story, 200,000 square-foot office building will be built where a Mercury restaurant once stood. The tower's lobby will be connected to the mall.

— A boutique hotel or an entertainment venue is planned on the west side of the mall.

— And a fitness club is being courted for a spot between Crate & Barrel and Restoration Hardware where a fountain now sits.

The plan is to have all of it done by the end of 2018, Albright said.

Dallas-based master-planned community developer — Hillwood Communities — has closed on six tracts of land totaling 345 acres that will add more than 1,000 new home lots to two existing communities in Collin and Denton counties.


Terms of the land deal were undisclosed. Dallas-based Davidson Bogel Real Estate represented Hillwood Communities in the acquisitions.

The firm bought about 285 acres in two deals in Little Elm, which will expand the Union Park master-planned development by 817 homes. In all, Union Park will total 3,200 homes at build out.

Hillwood Communities also purchased about 60 acres of land in four deals in Melissa, which will expand its Liberty community by another 200 homes. In all, Liberty will have 1,500 homes at build out.

One of the first apartment projects built in what is now Uptown is being considered for redevelopment.

The Gables Turtle Creek rental community at Cole and Lemmon avenues was built in 1994 and is across the street from the popular West Village retail complex.


Developer Gables Residential wants to start tearing down its 22-year-old apartments to replace part of the complex with taller construction.


"Currently the site is entitled for 378 units," she said.


Gables is asking for city approval to build a tower of about 20 stories on part of the 7-acre site. The block fronting Blackburn Street would remain low-rise construction.

"It's zoned for residential, and we'd be happy to keep it that way or go mixed-use if that's what the community wants," Slade said. "Phase one of our redevelopment would be along Lemmon, where there is heavier traffic."

Gables has already begun meetings with residents in the area and is talking with potential architects.

The proposed centerpiece of the Dallas Midtown evolution will be unveiled at a town hall meeting next week.

This 20-acre focal point will tie in the rest of Dallas Midtown and could be a big draw to investors, developers and companies, said Bruce Bradford, president and CEO of the North Dallas Chamber of Commerce .


MIG, a placemaking firm based in Berkeley, Calif., conducted the three-month study on Dallas Midtown. Bradford declined to disclose the cost of the study, but said, "We got far more bang for the buck than the bucks we paid."

This study takes the proposed 20-acre park to the next level to anchor the Dallas Midtown site, which is a 40-block, 430-acre mixed-use development bounded by the Dallas North Tollway, LBJ Expressway, North Central Expressway and Spring Valley Road in North Dallas.


Other developers and investors are also eyeing Dallas Midtown, though Bradford declined to mention the names of would-be stakeholders.

To be built, Bradford said philanthropic dollars would likely need to be raised to develop the park in partnership with an earmarked $36 million in tax increment financing funds designated for public infrastructure. He said Dallas' philanthropic nature could mean there would be enough money for the Dallas Midtown park and the proposed extension of Klyde Warren Park.


Beck plans to begin the tear down of Valley View Center by the end of the year. The developer has done some environmental remediation and pre-demolition work in preparation for the demolition.

MIG CEO Daniel Iacofano will unveil conceptual renderings of the new Dallas Midtown park and speak to the community on Thursday, Sept. 15 from 7 p.m. to 9 p.m. at a ballroom within the Westin Galleria Dallas hotel in North Dallas.

The Dallas Arboretum and Botanical Gardens will break ground Monday on an $8 million edible garden that will boast sweeping views of White Rock Lake and the city skyline.

A Tasteful Place will be created on 2 acres of undeveloped land next to the dining terrace on the entry plaza. Opening in fall 2017, it will have an orchard, vineyard, flowers, vegetables, fruits, herbs and a 3,600-square-foot pavilion with a dining room and teaching kitchen overlooking the garden and lake.

Designed by SWA Architects and Buchanan Architecture, A Tasteful Place represents the penultimate garden in the master plan for the 66-acre facility.


"The Dallas Arboretum has already reached the heights of being one of the world's leading botanical gardens and now is taking a pioneering step to incorporate a very useful and traditional European gardening tradition as one of its primary attractions," Smith said. "As a Dallas landmark and international destination, it will help reflect the movement to understand more about our food and where it comes from. A Tasteful Place will provide the opportunity for visitors to talk about resources and learn urban gardening firsthand with both modern methods and sustainable practices."

Year-round programming will include classes, tastings, horticultural demonstrations, cooking classes, workshops and festivals featuring garden produce.


It will have a number of designated features, including the Wreath Pools, Lagoon Outlook Covered Patio, the Picnic Lawn Overlook, the Strolling Trail, the Orchard, the Orchard Patio, the Tasting Plaza, the Veranda at the Garden Pavilion, Central Stairway and Promenade, the Garden Gate event entrance and the Shaded Patio.

On Wednesday, Aledo school officials will ceremoniously turn dirt to mark the start of construction of an elementary school on the legendary Walsh Ranch in the far west reaches of Fort Worth.


Nearby, crews have been scraping land, preparing the once-untouched prairie for streets and 580 home lots, just a portion of what’s to come. Developers estimate the land could one day be home to 50,000 people, roughly the current population of Grapevine.

About 1,700 acres are included in the first development phase of the 7,267-acre Walsh Ranch, which has been held by the family since the 1930s.


Going forward, the development won’t be called Walsh Ranch. Instead, it will be branded simply as the Walsh.

Over the past decades, every stitch of land has been thought about, down to the planting of a farm of 16,000 trees to be used within the development. About 700 of the trees are now being planted along Walsh Ranch Parkway north of Interstate 20. The road eventually will bisect the entire ranch on both sides of the highway.

Moreover, about 2,300 acres are being set aside for green space. The Walshes partnered with Fort Worth’s Botanical Research Institute of Texas to determine how to reclaim and restore the native prairie. The ranch’s unique hilly topography also will be retained. Curving residential streets will take in the terrain, in some places featuring vistas from 1,000 feet up or 90-foot drops.


The ranch is 11.4 square miles and will eventually feature as many as 15,000 homes. The entire Walsh development could take 50 years to complete. It will have at least eight elementary schools, two middle schools and one high school, and 35 miles of hike and bike trails.

The first batch of houses, going in north of the interstate and west of Walsh Ranch Parkway, will take about three years to complete, and the entire first phase about 15 years to finish. It will have parks and other amenities. Home prices will start in the low $300,000s and go up into the millions of dollars.

The developers have put together a 137-page book of standards and architectural details allowed in the Walsh. It relies heavily on some of Fort Worth’s historic neighborhoods.

About 770 acres are designated for commercial development and potentially a corporate campus.

Dallas developer Scott Beck has begun site work on a mixed-use development he calls the "crown jewel" of Trophy Club Town Center, which will bring a new hotel, luxury apartments, office building, townhomes and retail space to the small North Texas town.


Beck is working alongside other development partners of the Trophy Club hub, which includes Plano-based Green Brick Partners (developing 39 townhomes), North American Properties (a 250-unit luxury apartment community), and a 110-room Hyatt Place hotel by Kriya Hotels.

The mixed-use development also includes a six-story, 75,000-square-foot office building being marketed by Dallas-based Stream Realty Partners on behalf of Beck Ventures.

The Weitzman Group's Gretchen Miller, Daniel Morales and Eric Vickers are marketing and leasing about 65,000 square feet of retail space for the developer.

In all, the construction will bring more than $100 million of new real estate to Trophy Club.

Grapevine’s Gaylord Texan Resort will unveil plans and break ground tomorrow on a $120 million expansion project.

Expected to be complete in 2019, the construction will add more than 300 new guest rooms and 86,000 square feet of meeting space, bringing the hotel’s total to 1,811 guest rooms and 490,000 square feet of meeting space.


The project, first announced in January, will make the Gaylord the nation’s second-largest non-gaming convention center hotel when measured by total self-contained exhibit and meeting space.

It will also bump the hotel, currently the region’s third-largest, to North Texas’ second-largest lodging when measured by number of guest rooms. It will trail only the Sheraton Dallas Hotel, which has 1,840 rooms.


The cost of the project is estimated at $383,000 per key.

An annual $1 million hotel occupancy tax rebate over the next 10 years, for a total of $10 million in incentives, is also being extended by the city of Grapevine.

After months of planning, Dallas-based developer Harwood International plans to begin construction on its newest luxury office tower.

The 22-story, 226,778-square-foot office tower, called No. 10 Harwood, at 2850 N. Harwood St. in the Dallas is expected to get underway Thursday morning with an official groundbreaking ceremony.


During the planning, Harwood executive Jihane Boury, who oversees the developer's leasing efforts, said the firm would like to have about 65,000 square feet of the building pre-leased by a corporate tenant before beginning construction, which could mean Harwood could feel bullish on its chances to snag a key tenant.


The ground floor of the tower will have more than 9,000 square feet of retail and restaurant space with adjacent gardens and outdoor seating.

The gardens will continue up the building to the 10th floor with 17,214 square feet of green roof terraces, as well as a 10,485-square-foot boutique office penthouse with two private green roof gardens.

Last we spoke to Harwood about this project, the developer was looking for a restaurant partner (http://www.bizjournals.com/dallas/news/2016/03/28/harwood-international-seeking-restaurant-partner.html) for a ground-level concept within the tower.

Demolition crews have cleared a high-profile property in Northeast Dallas to make way for a major retail project.

The 275,000-square-foot High Point Crossing shopping center is to be built on the site of the old Steakley Chevrolet dealership on Northwest Highway at Abrams Road.



Preliminary designs being marketed by commercial real estate firm CBRE/UCR show a two-level, urban-style retail center with garages and room for a dozen retailers.

The stores will be in a central complex and in two freestanding buildings along Northwest Highway.

That makes High Point Crossing one of the largest new shopping centers in the works in Dallas.

CBRE senior vice president Jeff Kittleson said construction could start next year.

"Preleasing with retailers takes some time," Kittleson said. "But this is the vision we are working on."



About 8.5 percent of the area's retail space is empty — the lowest vacancy in more than 30 years.

Developer Billingsley Co. is moving ahead with plans for the next phase of the 1,000-acre Cypress Waters community on LBJ Freeway.

Billingsley has filed building permits for a five-story, 250,000-square-foot office building that will be part of a mixed-use development called The Sound.

Located on the south shore of North Lake, The Sound will include offices, shops, restaurants and apartments.

Architect Gensler designed the planned office building at 3100 Olympus Blvd. with glass, natural wood and stone exteriors.


The first Sound office building, apartments and retail are scheduled to be open by early 2018.

Billingsley is working on a second office building in the same area that is being pitched to Dallas-based restaurant firm Brinker International for a potential headquarters.


Cypress Waters is currently home to companies including 7-Eleven, CoreLogic, Nationstar Mortgage, OneSource Virtual and Toyota Industries.

In all more than 6 million square feet of offices are planned for Cypress Waters that will eventually house more than 20,000 workers.

A Dallas development group says it's ready to move forward with the project to transform Pacific Plaza in downtown into a lush park above a seven-story, below-grade parking garage.

Dallas-based 4P Partners LLC plans to ask the city of Dallas to approve a lease on Pacific Plaza, currently a 3.46-acre surface parking lot , to make way for a proposed $85 million development. It will bring a programmed park (much like Klyde Warren Park) with an adjacent restaurant and retail space, as well as a food truck courtyard at no cost to the city.


The closure of Live Oak Street between Harwood Street and St. Paul Street also will be discussed at the meeting.


"Dallas is under extreme budget pressure with a lot of people looking for city money," Lusk told the Dallas Business Journal in an exclusive interview. "We aren't asking for TIF money or for the city to pay for the maintenance of the park. It's a very solid gift to the city."

The estimated annual cost of maintaining the future park is $600,000, which Lusk says will be paid for through revenue generated at the park. It includes would-be leases for a restaurant and grocery space developed on what is now Aston Park, which sits adjacent to Pacific Plaza.

The closure of Live Oak Street would help connect the two pieces of city park land and bring a pedestrian-friendly thoroughfare into the park, which was designed to resemble Bryant Park in New York with a large activities lawn designed by Kevin Sloan Studio in Oak Cliff.


Construction could begin as soon as the end of this year if the lease is approved this month, and could take an estimated 30 months to complete the proposed development.

A Orlando-based real estate investment firm has acquired an 18-story office tower in North Dallas along North Central Expressway, which further highlights the investment potential seen by real estate gurus in this Dallas corridor.

Foundry Commercial, in a joint venture with Boston-based Intercontinental Real Estate Corp., recently closed on Walnut Glen Tower, an 18-story, 464,289-square-foot office tower at 8144 Walnut Hill Lane in North Dallas, for an undisclosed sum.



The Walnut Hill Lane office tower, which was originally built in 1986, has undergone a number of renovations over the past several years, but Foundry Commercial plans to spend $4 million in capital improvements to upgrade and reposition the office building into a modern Class A tower. It is 83 percent occupied.


The North Central Expressway submarket has a vacancy rate of 12.9 percent, which is lower than the market average of 17.5 percent, according to CBRE's latest research.

Developers plan to break ground before the end of the year on a speculative office project in Allen.

The 5-story One Bethany building in the Millennium Office Park will have 115,000 square feet and will be just west of U.S. Highway 75 on Bethany Drive.


The building is scheduled to open in 2018.

It's in the same area where the City of Allen plans to break ground during the next few months on a $91 million hotel and conference center.

The more than 100,000-square-foot conference center at U.S. 75 and Bethany Drive will be connected to a 5-story, 292 room hotel.

A massive redevelopment is underway on the former Belo building at 400 S. Record St. — now called 400 Record (http://www.bizjournals.com/dallas/news/2015/04/24/former-belo-building-to-undergo-extensive.html)— transforming the dated 17-story office tower in downtown Dallas into a modern workplace.

The drive behind the transformation is coming from building owner Thomas Hartland-Mackie (http://www.bizjournals.com/dallas/search/results?q=Thomas%20Hartland-Mackie), who is CEO of City Electric Supply. This year, he brought the company's U.S. headquarters into the building.

"We're elevating a great downtown building by bringing modern aesthetics and amenities to an already great location," said Hartland-Mackie, in a previous interview (http://www.bizjournals.com/dallas/news/2015/04/24/former-belo-building-to-undergo-extensive.html).


400 Record is more than 60 percent occupied, with City Electric Supply's U.S. headquarters anchoring the 17-story office tower. The United Kingdom company's headquarters sits on five floors with about 65,000 square feet of space within the tower and oversees 418 retail locations throughout the United States.

The corporate office includes a training center with classrooms and a mock-up store to train hundreds of U.S. City Electric Supply employees. The office also includes a store for employees in a stable-like setting that pays homage to the inception of the England-based company in 1953.


The transformation of the office tower, which sits near Union Station and the West End, will give 400 Record a new front door with a restaurant on the street level of Young Street. The restaurant concept is being conceived by Chef Bruno Davaillon and is still under design.

Passersby can walk underneath the mezzanine-level of the restaurant, which also features a scaled canopy exterior designed to catch the sun and offer shade to restaurant goers. The paneled canopy will resemble fish scales and will be built with over 25,000 pieces of fabricated metal pieces.


"You'd be hard pressed to miss the restaurant because it will look so iconic," Cavazos told me.

That scaled look will continue skyward to the top floor of 400 Record includes a solarium that will have the same canopy structure as the building's restaurant to provide shade for workers in the building.


"From downtown Dallas, you'll see the building on the skyline with a picture frame that's outlined with an LED light," he added.

The LED light will likely have a static color of white, but would have the ability to change colors like other office buildings along the Dallas skyline.

The Texas Rangers and The Cordish Cos., a Baltimore-based development firm, plans to begin the initial $250 million phase of Texas Live!, a mixed-use development between Texas Rangers' Globe Life Park and the Dallas Cowboys' AT&T Stadium in Arlington.

In all, the $250 million initial phase of Texas Live! is part of a $4 billion public-private partnership vision of Arlington's stadium district, which includes additional phases of the project, a new Rangers Ballpark and the preservation and re-purposing of Globe Life Park.

"It is the Rangers' intent to preserve the beautiful exterior facade of Globe Life Park," said Rangers' co-chairman Ray Davis, in a statement.


The partnership plans to preserve the facade of Globe Life Park and could develop it into an entertainment, retail, office and festival site.


Construction on Texas Live! is slated to begin in November. In all, Texas Live! is expected to bring more than 3,000 new jobs and 3 million new visitors to Arlington when it opens in 2018.

The entertainment portion of the project is expected to open in spring 2018 before Rangers' opening day and the hotel and convention facility is expected to open in fall 2018.


Other parts of the mixed-use development include:


Rangers Republic: The two-level, 30,000-square-foot dining and entertainment facility will be the ultimate fan clubhouse for Rangers fans throughout the year. The clubhouse will have memorabilia, team history and interactive games for families.



Live! Arena: The multi-level, central gathering place at Texas Live! will have more than 35,000 square feet of dining and entertainment and will be the living room of the entire development. The venue includes an outdoor beer venue with a two-story retractable facade, performance stage for concerts and a 100' LED screen as a centerpiece.



Arlington Backyard: An outdoor event pavilion with a capacity for 5,000 people that will be covered by a permanent roof and will have the ability to host more than 250 annual events. The yard has the ability to expand to entertain 7,000 fans.

One of the country's largest data center companies has picked Allen for a major expansion.


St. Louis-based TierPoint LLC is spending more than $20 million on the first phase of its Allen project located on the west side of U.S. Highway 75 near Stacy Road.


TierPoint intends to begin work immediately on the first 16,000-square-foot phase of the poject in order to get it up and running by next spring, said Chris Parsons, TierPoint's Regional Vice President.

"We see companies moving northward in the Dallas markets," Parsons said. "Organizations want to be close to their data.


"Our data center is filling up here in Dallas," he said. "We are seeing more demand for service in this market."

TierPoint is partnering with Compass Data Centers to build the Allen project, which is designed to grow over time to 90,000 square feet.


"Allen is a high-tech community in the rapidly growing U.S .75/State Highway 121 corridor, offering easy access from all points in North Texas and close proximity to the IT workforce, rapidly expanding population, and business growth in the area."


During the next year more than 730,000 square feet of new data center projects are scheduled to open in the area.

A North Texas general contractor has been hired by Sweden-based retail giant Ikea to build its second Dallas-Fort Worth store in Grand Prairie, with a groundbreaking on the site expected next month.

McKinney-based MYCON General Contractors was recently hired to build the 290,000-square-foot retail store on 30 acres of land along State Highway 161 and Mayfield Road (north of I-20), which is expected to open to customers in fall 2017.


In the new Grand Prairie store, Ikea will feature nearly 10,000 items, 50 inspirational room settings and three model home interiors, a 450-seat restaurant and a supervised children's play area. In all, Ikea plans to add more than 300 coworkers when the store opens.

Hilton Worldwide’s newest brand is building its first North Texas location in Garland.

Tru by Hilton broke ground on a 91-room hotel last week at 5055 N. President George Bush Turnpike. The event was among 10 groundbreakings Tru plans to hold across the country throughout September, with plans to construct locations in Pennsylvania, Mississippi, Alabama, Iowa, Virginia and South Carolina.

Another Texas unit broke ground Tuesday in San Antonio.


And though he declined to name specific locations, he said the company is looking at other sites in the Dallas-Fort Worth area for additional Tru hotels.


While an exact opening date has not been set, the Garland location is jockeying to be one of the first Tru hotels to open. McLaughlin expects it to launch by early- to mid-2017.

Two Dallas Midtown stakeholders have stepped up in a big way to help build the proposed centerpiece of the evolution of Dallas Midtown, which is expected — if all plans come to fruition — to be the $20 billion answer to Frisco's $5 billion mile (which actually now totals $6.4 billion).

Dallas-based Beck Ventures has pledged $1 million towards the $15 million privately-raised match proposed by the Dallas Midtown Park Foundation. The foundation has asked the city of Dallas to earmark $15 million of the upcoming 2017 bond referendum, which is capped at $800 million.


Another stakeholder in Dallas Midtown — EF Properties — has also agreed to sell a 5-acre parcel of land on the east side of Montfort Road in the Dallas Midtown vision to the city at a $1.9 million discount to market value.

EF Properties would be one of five property owners that would need to sell acreage to the city of Dallas to create the 20-acre park. In all, it will take $30 million to acquire the land to build the proposed park.


"The park is an integral part of the Dallas Midtown project," Beck, who also sits on the Dallas Midtown parks board, told the Dallas Business Journal."It's on the city's vision plan and office tenants, retailers and restaurants want to know the park is happening. It's important to stakeholders that the city will make good on a commitment that happened two years ago."

Land for the Dallas Midtown park would need to be acquired sooner rather than later since market values on the land is likely to rise as Beck Ventures begins the initial $400 million phase of its portion of the mixed-use development, he said.

"Now is the time to acquire the land for a park before you have escalating prices due to inner city development," he said.


"Dallas needs to step up and allocate $15 million of its bond money to create a centerpiece of this $20 billion development."

The developer behind Victory Park's W hotel has been selected to build the new 18-story Virgin Hotels Dallas in the city's Design District.

Dallas-based Gatehouse Capital Corp., led by CEO Marty Collins (who the Dallas Business Journal profiled two years ago), was selected to develop the 240-room luxury hotel, which will feature meeting spaces and a rooftop terrace.

"Gatehouse Capital has demonstrated it is the premiere lifestyle hotel developer in the country with its development of W Hollywood, W Dallas, W San Diego and W Silicon Valley, among others," said Bill Hutchinson, president of Dallas-based Dunhill Partners and managing partner in the group that owns much of the Design District.


Construction on the new Virgin Hotels Dallas is slated to begin in March 2017.

The owners of the coming-soon Virgin hotel in Dallas' Design District have dropped plans for residential units and have taken on a new partner to help develop the $80 million-plus project.



Now, developers have decided that the site for the first Virgin hotel in Texas is "simply too tight to accommodate both uses adequately," said Lucien "Luke" Crosland, owner of the Dallas-based Crosland Group and Crosland Investment Properties Inc.



Demolition work has begun on a 25,000-square-foot brick showroom and warehouse on the site now.

Civitas Capital Group and Atlantic Hotels Group said they have secured construction financing to build a new 256-room AC Residence Inn by Marriott across from Galleria Dallas.

Both the AC and the Residence brands will be under the same roof.

The five-level building is scheduled to open in spring 2018 on a long vacant corner that used to house a Chevrolet dealership. The property at Noel Road and the frontage road of LBJ Freeway is also near a planned redevelopment of Valley View Center.
