Allen Premium Outlets is expanding. The shopping center is adding space for 30 more stores and has purchased 22 acres adjoining acres to add additional parking and pads for restaurants and a hotel.
The plan is to first add 1,300 new parking spaces on the new land north of the property before it starts construction of new stores in the interior of the center.
About 122,000 additional square feet of retail space will be built in the middle of the center next to the existing Neiman Marcus Last Call.
The first phase of the expansion is expected to be completed next spring and the interior new stores by fall of 2017, said Danielle De Vita, executive vice president real estate for Simon Premium Outlets.
Allen Premium Outlets is 100 percent leased and doing very well, De Vita said without disclosing sales figures.
With the additional news space the center will be 565,000 square feet making it big enough to rank among last year’s top 20 centers, according to an annual list published by Value Retail News.
The shopping center’s customers are not only local, said Kerri Bear, regional vice president of marketing, Simon Premium Outlets. “We have shoppers from Arkansas, Oklahoma and Louisiana as well as a large following from Mexico, Brazil and China.”
Tanger Outlets is planning to build a center near Texas Motor Speedway in Fort Worth but so is a local developer.

Dallas-based apartment builder JLB Partners has purchased land for a third phase of apartments at Richardson’s $1.5 billion CityLine development.
The property is next door to State Farm insurance’s fourth CityLine tower, which will open this summer.
JLB plans to build about 500 more apartments and 22,600 square feet of retail space on the property.
“They just closed on the tract across the street,” KDC CEO Steve Van Amburgh said.
“This new tract is right across the street from the Whole Foods Market-anchored shopping center at CityLine.”
Between State Farm and Raytheon Corp., more than 11,000 people now work in the 186-acre CityLine development.
The project also includes an Aloft hotel, retail space and a high-density single-family-home development.

A California-based orthopedic goods manufacturer and distributor has decided to move its Ohio-based distribution hub to Dallas/Fort Worth International Airport, which will give the company a place to significantly expand operations and possibly relocate its West Coast headquarters.
The company, Santa Paula, California-based Hely & Weber, has signed a lease totaling nearly 40,000 square feet of space at 755 Regent Blvd. in Dallas/Fort Worth International Airport.
The company plans to move into the new facility, which nearly triples its previous footprint, this fall.
"Increasing the size of the Ohio facility was not the most business reasonable option because we wanted to give more of our customers three-day shipping, so we decided to put our new distribution center in Dallas, where 70 percent of our customers will have access to three-day shipping," he added.
Along with making the new Dallas-Fort Worth the primary distribution center, Hely said the company plans to move its research and development team to North Texas.
As part of the expansion in the region, Hely & Weber is considering relocating its California headquarters to North Texas, said Hely, who recently moved to the Uptown neighborhood in Dallas to be closer to the company's new primary distribution center.

I could get on board with that provided a widening of surrounding freeways which I believe they plan to do, but I would love to see a tunnel with 4-6 lanes. In a perfect world :rolleyes:

The removal of 345 offers the most economic development opportunities and ROI for the City's investment (detailed in the report)....not to mention the qualitative community-building and re-stiching of urban neighborhoods (Deep Ellum) to downtown.
CityMap is great because it's really the first time that TxDOT has acknowledged the benefits of urban freeway removal.

A new grocery store and apartment tower planned on downtown Dallas’ near east side will bring Uptown-style development to the neighborhood.
North Carolina-based Greystar Real Estate Partners will build the 10-story high-rise at Live Oak and Texas streets, a block from DART’s commuter rail line.
A full-service Tom Thumb supermarket will be on the ground floor of the new building, which is part of Greystar’s City Lights development.
“We think that the grocery store could serve as an anchor tenant to bring other retail to the area,” Sparks said. “It will serve the east side of downtown, Deep Ellum and the Baylor hospital district.”
The Tom Thumb – which will have its entrance at the corner of Live Oak and Texas – will be served by an underground parking garage.
There will be 365 apartments above the grocer, with a separate garage.
Two large terraces for the apartment residents will overlook Live Oak and have views of downtown.
Sparks said Greystar plans to break ground on the project later this year and will deliver the building in 2018.

A new Frisco development in the works will bring 1,800 homes and 1,400 apartments plus retail and office space to one of North Texas’ fastest growing areas.
American Newland Communities has teamed up with North America Sekisui House LLC, a subsidiary of a Japanese builder, to buy 729 acres on Main Street west of Custer Road in Frisco.
The new owners plan to break ground this year for the first single-family home community in the project, which will be ready in 2017.
“We are excited to announce the acquisition of this prime parcel of land in Frisco, and are dedicated to creating a thoughtfully-designed community that provides a positive lifestyle for our residents and the City of Frisco,” said Brian Cramer, Newland senior vice president.
He said homes in the first phase of development will be prices from more than $400,000 to above $600,000.
Sekisui House is Japan’s largest homebuilder and has built more than 2 million houses in Japan, Australia, China, Singapore and the U.S.

Next week could be big for the Beck family, as the city's economic development committee and the Dallas city council vote on $36 million of tax increment financing funds for the initial phase of the family's $4 billion Dallas Midtown mixed-use development.
This is precisely what the economic development committee and city council members have put in place, which is we will front the money to build public infrastructure and get a rebate on taxes back to pay for that infrastructure," Scott Beck, who is overseeing the development on behalf of Beck Ventures, told the Dallas Business Journal.
"I would be shocked if it didn't pass," he added.
Beck has been working alongside Hillwood Urban on that group's plans to build a multi-tenant office building (http://www.bizjournals.com/dallas/news/2016/05/27/ross-perot-jr-s-newest-division-unveils-dallas.html) and couldn't be more pleased with the developer's plans.
"We are waiting with bated breath for next week to get over this hurdle and take us to the next step," Beck said. "We've got to get these pieces done before the fun stuff can begin bringing in retailers, office users and all those things."

CityMap is great because it's really the first time that TxDOT has acknowledged the benefits of urban freeway removal.It would be nice to see that happen. A better connected downtown could make downtown Dallas feel like a true city.

Two big office leases in Irving have filled a big chunk of a new building and will prompt construction of another project.
The Connection Park building near Freeport Parkway and Interstate 635 is just north of Dallas/Fort Worth International Airport.
With Atos taking more than half of the Connection Park I building, Stream Realty is breaking ground on a second, 141,000-square-foot office project next door.
First American Title Insurance Co. has rented 76,742 square feet of space on two floors of the new building, which will be ready next summer.
“Activity continues to be really strong,” he said. “We give tours each week, and several proposals we are working on.”

Urban apartment development group — Dallas-based Lang Partners LLC — has begun building a new apartment community in Fort Worth's hospital district, which will utilize a sky-bridge to help connect the community.
The 327-unit apartment complex, called Oleander Apartments, will be built on two separate city blocks on West Rosedale and Oleander Streets, with a bridge over Seventh Avenue in Fort Worth.
The sky-bridges will give would-be residents the ability to have access to the apartments' garage, pool and other apartment community amenities.
As part of the development deal, Lang Partners have received approval for $1.2 million in tax increment financing funding from the Medical District, which will be used for public right-of-way and easement improvements, streetscape improvements and utility work.
Construction is slated for completion in summer 2017.

The Dallas Cowboys and Baylor Scott & White Health have teamed up on a new sports therapy and research center at The Star in Frisco, which will bring another component to the Dallas Cowboys-anchored mixed-use development.
The Star in Frisco is anchored by the Cowboys' new practice facility and headquarters at the northwest corner of Warren Parkway and the Dallas North Tollway.
"The goal of Baylor Scott & White Sports Therapy & Research at The Star is to make North Texas the safest place in the country to play sports," said Baylor Scott & White CEO Joel Allison, who addressed media at a news conference held Wednesday afternoon at the site.
Jerry Jones Sr. said the new Baylor Scott & White Health facility will be a big deal to The Star in Frisco and will offer a new level of service to student athletes and professional athletes.
His son echoed his thoughts, adding that the new research center will "become the standard-bearer for innovating and improving the future of sports on a global level."
Construction was kicked off with Wednesday's event and is slated for completion in 2018.
For the entirety of The Star in Frisco, Manhattan Construction is the project's general contractor and Gensler is the architect.
The grand opening of The Star in Frisco is slated for August.

Ross Perot Jr.’s Hillwood Urban real estate firm is looking for tenants for a high-rise office to be built on the last vacant site along Dallas’ posh Turtle Creek corridor.
Hillwood hired award-winning architect Pickard Chilton of New Haven, Conn., to design the high-rise project at 3001 Turtle Creek Blvd.
Plans for the 350,000-square-foot building include a landscaped park area facing the boulevard and a restaurant with outdoor dining.
“We are doing work across the country, but this Turtle Creek property in Dallas is probably one of the richest urban sites I’ve ever been able to work on,” said founding partner Jon Pickard. “The building will rise up the hill, and you will look over Turtle Creek and have vistas of downtown Dallas.”
The glass, metal and concrete building will be constructed in two wings, with one section overhanging the outdoor dining area.
“Instead of building one big monolithic block, we wanted something more dynamic, and we wanted to maximize the view,” Pickard said. “There is going to be an amazing restaurant with a terrace.
“We’ve created a spectacular park with the building set way back,” he said. “It’s going to be an experience you don’t typically get in an urban context.”
Pickard Chilton is working with Klyde Warren Park landscape designer James Burnett on the park and garden areas of the Turtle Creek project.
“We preserved the natural topography and preserved the trees,” Pickard said.
“They could have built a bigger building, but they want to make sure it contributes to the character of Dallas,” Pickard said.

It's amazing the psychological and physical impasse that 345 creates between Deep Ellum and downtown. Taking it down would open such an incredible amount develop an opportunity aside from just connecting those two areas. It's a total game changer.

I have a flexible work schedule so I take the A-Train/DART into Dallas pretty regularly to work and visit friends. How's Arlington? I've heard there's a good little urban area, but anytime I've asked anyone about it I just get blank looks... ;)

Yeah, for so long Arlington at-large has generally ignored their downtown. However, I feel that momentum is building in downtown and at the university to begin to create that special place that the City and community members are now craving. It's being reflected by the on-going effort to right-size Abram Street (http://www.star-telegram.com/news/local/community/arlington/article3861886.html) and the many developments in progress. Feel free to come check out downtown Arlington sometime...there's a lot of new urban-style housing developments under construction right now that's mostly geared toward UTA students. There's a few great pubs (JR Bentley's, Hooligans, Grease Monkey) and some good restaurants downtown (Flying Fish, Twisted Root, JR Bentley's, Grease Monkey, Babe's) as well. At the corner of Abram/Center there's a new 4 story mixed-use development (http://www.star-telegram.com/news/local/community/arlington/article36104031.html) under construction right now too that includes retail/office/residential. This development is the first mixed-use downtown that has residential not necessarily geared towards students, so that's exciting.
We have a new brewery that just opened (Division Brewing) and another that is in the process of opening (Legal Draft). I'm also excited about this development too: Urban Union - http://dodsondevelopment.com/projects/urban-union/
Just south of downtown on UTA's campus is the "College Park District", which includes urban-form student housing with retail on the bottom next to the College Park Center where UTA's basketball team plays and where the new WNBA team (Dallas Wings) also plays.
My neighborhood is a couple miles west of downtown and is of the post-war but pre-sprawl form. The streets are not exactly a grid but more curvilinear where you don't have a lot of cul-de-sacs and the streets are still mostly connected. The homes also interact quite well with the nearby retail so I am able to walk/bike to Tom Thumb, Shipleys Donuts, Unleashed, Starbucks, the library, post office, and other restaurants. We like our neighborhood...it's affordable, walkable, and has a great neighborhood elementary school.

Canadian-based C.A.T. Global Inc. has decided to open up a high-tech Dallas office in the city's West End in hopes of drawing young professionals with logistics and software support to its latest U.S. office.
This is the third U.S. office for the company, which also has offices in Memphis, Tennessee and Columbus, Ohio.
"Dallas was a strategic market for us as we improve our presence in the U.S. business," Jayson Martineau, a vice president and general manager for C.A.T. Global in Toronto, told the Dallas Business Journal in an exclusive interview.
"This office will house our technical portion and will create software to optimize our customer's supply chain and increase the efficiency of our trucks," Martineau told me.
"We operate very similar to a tech company and we want to attract Millennials looking for a balance between work and life," he added.
The company has leased 2,500 square feet of space within the building. Bob Ingram of Dallas-based Mohr Partners represented C.A.T. Global in its real estate search.
At the time of the deal, the building was more than 90 percent leased.

Partners T5 DataCenters and Lincoln Rackhouse — the data center subsidiary of the Dallas-based real estate developer Lincoln Property — are ready to build their second project in Plano’s booming Legacy business park.
The almost 150,000-square-foot project will be constructed on part of a 9-acre site east of the Dallas North Tollway on Pinecrest Drive that T5 and Lincoln bought from Southern Methodist University.
“We’ve had a lot of success with our initial project there – one of the largest data centers in North Texas,” said T5 president Pete Marin.
Marin said construction will start on the next project in Plano in August.
“We will deliver the building in February and it will be fully commissioned in May of next year.”
T5 and Lincoln’s project will be one of several new data centers in the works in Collin County.
“Dallas is fast becoming the No. 2 data center market in the country,” Marin said.
Martin Peck with Lincoln Rackhouse said with so much business growth in North Texas, demand for data center space shows no sign of abating.
“Dallas is so well-positioned from a business climate — companies want to do business here,” Peck said.
“It’s a hot market — there is no doubt about.”

Trinsic Residential Group plans to build a 250-unit apartment community just east of Grapevine’s historic Main Street.
The two-building apartment project at Dallas Road and Berry Street is in the same area where a commuter rail station is planned to connect Grapevine with DFW International Airport and Fort Worth.
“We plan to start the project in September of this year,” said Trinsic’s Adam Brown.
“We are excited to be part of such a great city, within walking distance to Grapevine’s historic downtown, and feel our project will be a catalyst for the Dallas Road corridor in conjunction with the new TEX Rail Station.”

The recently completed 173,952 square-foot complex at 450 Century Parkway houses KONE Americas’ supply division operations. The campus in the AllenPlace development includes a 128-foot tall elevator test tower.

I actually enjoy the Fort Worth side of the metro much more than the Dallas side. It's a little more laid back in Fort Worth than Dallas, which I enjoy...plus the highways around downtown Dallas are just way too ridiculous and divisive to create the urban atmosphere that Fort Worth has in West 7th and Near Southside (and downtown too).

The apartments planned for the corner of West Vickery Boulevard and South Main Street are one step closer to getting taller.
The Urban Design Commission voted June 23 to approve the addition of two more floors to the project, for a total of 12.
The plan is to build a 262-unit apartment complex and an adjacent 10-story, 200-room hotel on the T transit parking lot. Both buildings will have ground floor retail space totaling about 70,000 square feet.
“Getting the design right is really important. We think all of this is coming together in a good way.”
The original plan was to split residential space between the two buildings. With the height change, all the residential units will be consolidated to one building, while the other building will be used solely as a hotel.
Bennett said another reason to add additional parking is to accommodate the incoming TEX Rail, a 27-mile commuter rail project that will stretch from the site of the West Vickery development to Terminal B at Dallas Fort Worth International Airport.
The TEX Rail is expected to be operational by the end of 2018.

KDC's CEO, Steve Van Amburgh, stated they are in discussion with prospective tenants:
“We are talking with one group today that thinks this is the optimal location for them.
“We have a couple of discussions going on for 150,000 to 200,000 square feet of office leasing in Deep Ellum,” Van Amburgh said. “We might build 300,000.”
The mixed-use development is called the Epic and includes a 150-room boutique hotel, retail and 300 apartments.
StreetLights Residential would build the apartment tower.
CBRE is marketing the office building to tenants. KDC won’t build the tower on a speculative basis.

Irving’s nine-year effort to develop an entertainment center is finally showing signs of life, with two cranes towering over the $173 million project site along State Highway 114 near Northwest Highway.
“You’re going to see it grow daily now,” said Noah Lazes, president of Ark Group development.
“People will truly be able to work, live and play in Las Colinas,” said Lazes, who founded Ark with his father, Rick Lazes.
Rainy weather and seesaw politics slowed the start of the project, but the center is on track for a late summer 2017 opening, Noah Lazes said.
The Music Factory will include a LiveNation concert venue that will seat 7,000, and a dining movie theater by Alamo Drafthouse.
Leases are full for the 100,000-square-foot office tower, while leases for beverage and food spaces are at 90 percent, Noah said.
Former City Council member and developer consultant Sharon Barbosa-Crain said three hotels are in the process of trying to build near the site.

A new Frisco development has landed what developers are calling a "hotel campus" with four different brands and 600 rooms.
The planned hotel complex will be part of the $1 billion Frisco Station project at the Dallas North Tollway and Warren Parkway.
The 242-acre mixed-use development wraps around the Dallas Cowboys' new Star headquarters complex.
The hotel campus will be the first phase of a mixed-use retail, office and entertainment center Frisco Station is calling The Hub.
"It not only energizes our whole mixed-use program but it also plays very well off what is happening next door at the Star," said Hillwood Properties president Mike Berry.
"This project at Frisco Station will deliver a wide variety of new hotel rooms."
The planned hotel complex will include a Marriott AC Hotel and Residence Inn, and a Canopy Hotel by Hilton and Hyatt Place Hotels.
Construction will start on three hotels -- the AC, Residence and Canopy -- in January. A groundbreaking for the Hyatt Place will be later.
"It's starting to look like a true urban zone," he said. "I haven't seen a landscape transformed like that in a long time."
Along with more than 2 million square feet of office buildings, plans for Frisco Station include more than 2,000 apartments and homes, shops, restaurants and medical buildings.

Once a small farming community known as the onion capital of the world, the city of Wylie soon will be a college town.
For the last decade, city leaders have worked to persuade Collin College officials to open a campus in the booming suburb east of Plano.
The college plans to build its eighth campus on roughly 43 acres donated by the city. The Wylie City Council formally approved the donation Tuesday night. In 2015, the Collin County Appraisal District valued the property at more than $1.4 million.
College leaders plan to break ground in three years. Scheduled to open in 2020 north of Wylie High School and across the street from the city's municipal complex on Country Club Road, the three-building, 360,000-square-foot campus will be large enough to serve 7,500 students.
The Wylie campus is the college's fourth major location and will offer core courses, along with specialty classes yet to be determined.
Collin County's population of roughly more than 914,000 is estimated to more than double by 2040. The growth means a larger demand for higher education, Hogue said.
"For the college, we're trying to make sure we're prepared to serve a large population," district president Neil Matkin said.
The Wylie location will relieve overcrowding at the college's Spring Creek Campus in Plano. There, about 25 percent of students live in Wylie and Sachse. Matkin estimates those students, along with others in Rockwall, will enroll at the Wylie location.

The Ambassador opened in 1905 as the Majestic Hotel, and was touted as the city's "first suburban luxury hotel."
The 111-year-old Ambassador Hotel just south of downtown Dallas was bought last year by a partnership headed by local real estate developer and investor Jim Lake Jr.
Lake plans to convert the one-time luxury hotel overlooking the downtown skyline into about 100 apartments that range from 340 to 650 square feet in size. The average will be less than 500 square feet.
The average new apartment being constructed in North Texas runs about 965 square feet, according to the latest numbers from analyst MPF Research.
And those new apartments have an average citywide rent of almost $1,450 a month.
Lake said his apartments in the Ambassador Hotel will start at less than $1,000.
"It's a more affordable product than what you see in Uptown," said architect David Farrell, who is working with Lake to redo the six-story hotel building.
Most of the apartments will fit inside the building's original hotel rooms, with a few expansions for kitchens.
Lake said part of the ground floor of the Ambassador -- where many of the original lobby features survive -- will be used for restaurant, retail and event space.
He's looking at a rooftop deck and a swimming pool on the ground floor.

The Allen City Council on Tuesday approved a zoning request to designate a property multi-family residential for an urban style residential development called “Luxe Allen.”
Located north of Exchange Parkway and east of Andrews Parkway near Topgolf and The Village at Allen, the property was formerly zoned light industrial. Davis Development has planned a 580,000-square-foot building that will wrap around the property and envelop a three-deck, 218,360-square-foot parking garage with 802 parking spaces on the 10.5-acre property.
The apartment complex will consist of 445 total units, 236 of which are one-bedroom, 187 to be two-bedroom, and 22 units will be three-bedroom. Apartments will be accessed internally from the parking garage via climate-controlled corridors.

The latest addition to Hall Park in Frisco — a 15,374-square-foot restaurant and retail row meant to serve the corporate tenants in the park — is underway, with the development team expecting to serve up the project to tenants this fall.
In all, the new retail row will bring three restaurant concepts and two neighborhood services retail stores to this part of Frisco.
The retail development sits in the area between Gaylord Parkway and the Dallas North Tollway, off the hard corner of the two roadways. The hard corner has been earmarked for the future development of a yet-to-be selected boutique hotel.

North Texas has stolen another California headquarters, with the world’s fourth-largest movie theater chain moving its U.S. base to Addison earlier this month.
As first reported by D Magazine, Cinépolis, which has a global base in Morelia, Mexico, relocated its American operations from Los Angeles to 5,040 square feet at 14951 Dallas Parkway on June 14. The office currently employs roughly 25 workers, but plans to double that count in the next year to year and a half.

A city-block development project meant to transform downtown Dallas' Ross Avenue adjacent to Trammell Crow Center is on track to get underway by early 2017, with plans to unveil the design of an upscale boutique hotel, ground-floor retail and an apartment tower this fall.
Stream Realty is the master developer of the project on behalf of the ownership group 2000 Ross Avenue LP out of New York, which is a fund advised by JP Morgan Chase.
By developing 32,000 square feet of new space for restaurants and retailers, March said there's an opportunity to transform the Ross Avenue corridor. Plans for the ground-up development includes a 200-key upscale boutique hotel and a 350-unit apartment tower with each tower sitting on a podium of 2,600-stall parking garage and the retail space.
The hotel developer and residential developer have yet to be named, with an official announcement slated for this fall. HOK is the architect designing the ground-up project on the 2.6-acre tract.
The new mixed-use development is in the design process and is being dual-tracked with the renovations at Trammell Crow Center, a 1.2-million-square-foot office tower. Upon completion, Trammell Crow Center will have 10,000 square feet of added retail space to the ground floor of the building.
"This will be a real comprehensive renovation of Trammell Crow Center, which has never been altered in a meaningful way since its original design in the 1980s," March told me. "We want to do something there and expect it to be a dramatic design intervention."
Construction on the dual-tracked projects — the tower renovation and ground-up development — is expected to begin in early 2017.
Dallas-based Retail Street Advisors' Aaron Stephenson and John Giesler have already begun marketing the retail space to potential tenants.
