Victory Park is ramping up its restaurant and retail offerings, with a new restaurant, a café and retail emporium.
Simon’s company – Rebees – has been hired to help with marketing and food and beverage services for all of Victory Park.
Rebees plans to develop and operate a 4,000-square-foot retail emporium in Victory Park that will feature locally made goods.
And Simon’s company will open and operate a 6,000-square-foot restaurant in the project.
Rebees will also set up 14,000-square-foot Victory Park co-working office center that will include a 3,500-square-foot café.
Simon previously developed several popular Dallas-area restaurants including The Porch, Hibiscus, Victor Tangos, Fireside Pies and CBD Provisions.

Developers of Richardson’s $1.5 billion CityLine project are pushing ahead with plans to add a multiscreen cinema complex.
The planned LOOK Cinema will be next door to State Farm Insurance’s fourth, 17-story office tower, which is winding up construction.
Along with building the cinema, KDC is asking Richardson city planners for approval to build temporary surface parking that would serve the new theater.
The CityLine theater and parking would be built just south of the Bush Turnpike in what is called CityLine East. KDC also plans 500 apartments and more than 20,000 square feet of retail space at CityLine East.
The CityLine Market shopping center in that area is already fully leased. And plans have been approved for a 32-home community of single-family houses next door to the retail center.

Scheels, a Fargo, N.D.-based chain of 27 sporting goods superstores in 12 states, is coming to Texas.
The store will be 300,000 square-feet, or about 12 times the size of a traditional sporting goods big box stores such as Dick’s and Academy.
The store won’t open until 2020, but the announcement is a big catch for the $1.5 billion Grandscape development on Highway 121 in The Colony with so many competing projects in the works nearby including the Dallas Cowboys Star project in Frisco and Legacy West under construction around the site of the new Toyota headquarters in Plano.
CEO Steve M. Scheel said the company has been scoping out Texas for 10 years. The store will be its biggest Scheels, he said. Construction will begin in 2018.
Warren Buffett, CEO of Berkshire Hathaway, which owns Nebraska Furniture Mart and Grandscape, said he’s “very excited to have Scheels” in the project.
“The Scheels experience will bring millions of visitors to Grandscape furthering our vision of making this development one of the best in the United States.”

Lincoln Property Co. purchased the 18-acre Colorado Place property at Fort Worth Avenue and Colorado Boulevard.
The developer hasn’t wasted any time moving ahead with construction plans.
Lincoln Property this week has filed for a building permit with the City of Dallas to construct 299 apartments at Colorado Place. The construction is valued at almost $30 million.
And the property is part of the original 2,000-acre site of a historic French settlement built in the 1800s and called La Reunion.

Construction has started on a new 330,000-square-foot office and warehouse building for Interceramic.
The international tile and building materials firm is moving its U.S. headquarters from Garland to developer Billingsley Co.’s Austin Ranch in Carrollton.
MYCON General Contractors said Wednesday that the project will cost $11.35 million.
The company will move about 150 workers to the project when it’s finished late this year, including top execs.
The new building will be constructed at the southwest corner of Parker Road and Plano Parkway.

Another California company is moving to North Texas.
Retailer Jamba Inc. is moving its headquarters from the San Francisco Bay area to Frisco’s Hall Office Park.
The parent company of Jamba Juice stores has leased 25,000 square feet of office space in the project at the Dallas North Tollway and Gaylord Parkway
About 100 people will work in the company’s new Frisco office.
Jamba’s new facility at 3001 Dallas Parkway will include 19,000 square feet of office and meeting space and a 6,000-square-foot test kitchen and storefront.

The office development will be the first phase of the Frisco Station project near the northwest corner of the Dallas North Tollway and Warren Parkway.
Plans call for the 242-acre Frisco Station to wrap around the Dallas Cowboy’s new headquarters and training center.
Meyer said the Cowboys’ Star complex will focus a lot of attention on Warren Park.
“With the access to the tollway, it was the best site for the building,” he said. “We have great early interest in the project – we wish we had it done a while ago.”
The office development will be the first component of Frisco Station to start construction since the project was announced in late 2014.
“Frisco Station is unlike any other development in this region because it is specifically designed to attract and nurture the nation’s top innovative brands and emerging talent,” Mike Berry, president of Hillwood Properties, said in a statement. “Frisco Station will be a highly desired destination where the top thinkers and producers want to work, and where businesses come to thrive.”
Along with more than 2 million square feet of office buildings, plans call for Frisco Station to contain more than 2,000 apartments and homes, shops, restaurants and medical buildings.
VanTrust plans to begin construction on the first office building in September and open the project about a year later.
The entire Frisco Station project will eventually house almost 15,000 workers in office and commercial projects.

Dallas-based development group SWBC Real Estate LLC plans to get underway on a $85 million development in Craig Ranch in McKinney, which will bring 550 apartments homes to this part of the region.
The firm recently acquired 9.3 acres of land within Craig Ranch, a 2,200-acre master-planned community for the new development, which is being dubbed Central Park at Craig Ranch.
Gwin said the development group wanted to acquire land in the 121 corridor because of the nearly 50,000 jobs being created or moved to this corridor in the next 18 months.
The initial phase of the two-phase apartment project — about 270 apartments — is expected to get underway by the end of the year. Construction is slated to be complete in the second quarter of 2018.

Tomlin Investments is building the 1,408-acre Green Meadows project on Legacy Drive one mile west of the planned Dallas North Tollway extension.
The first phase of the project will include sites for 365 homes and a community center.
Green Meadows is being built 10 miles north of Frisco’s State Highway 121 corridor on the west side of Celina.
“We are about 90 days away from starting,” he said. “We are building about a $4.5 million amenity center.
Tomlin said the first home lots will be ready in Green Meadows in early 2018.

Goviea Commercial Real Estate is building the more than 25-acre development between Stonebrook Parkway and the Dallas North Tollway.
Four office buildings, a hotel and a handful of restaurant and retail buildings are planned in Stonebrook Park. The development will be just north of the $1.6 billion Wade Park project.
“We are breaking ground in about a week,” said Sayres Heady with Heady Investments, which is leasing the project. “The project has taken a long time to get going, and we are putting the finishing touches on it.
The three-story, 90,000-square-foot office building is at the south end of the development site.
Three more office projects that will add up to about 480,000 square feet are planned.
A row of freestanding retail and restaurant buildings will line the tollway service road on the west side.
“We are under contract for two different hotels,” Heady said. “We are talking to a couple of restaurants that would cater to the office tenants.
Construction on the first office building in Stonebrook Park should be finished next year.

Irving’s city council voted Thursday night to provide almost $6 million in economic incentives for a new office headquarters for Pioneer Natural Resources.
Pioneer Natural Resources – an energy firm already based in Irving – would move almost 1,100 people to the planned 750,000 square-foot office development on Hidden Ridge Drive.
“It’s an opportunity to retain a major employer with a very highly paid workforce,” Scott Connell, director of Irving’s Economic Development department, told the council. “A critical issue for us is it secures a major anchor for the Hidden Ridge development.”
Located on 110 acres adjacent to communication firm Verizon’s long-time Irving regional office, the Hidden Ridge development will be constructed adjacent to a new DART commuter rail station.
The ambitious mixed-use project is planned to include more than 2 million square feet of office space, apartments, retail, restaurants and a hotel.

Verizon has told Irving that the development could eventually be worth more than $1 billion and house up to 10,000 workers.
Pioneer’s planned office would sit on 38 acres in the center of the Hidden Ridge development, adjacent to residential and retail center and the new transit station.
“We are very excited about retaining a major employer in our community,” Connell said. “The company is still considering opportunities in other Metroplex cities.
To land the Pioneer project, Irving agreed to give the company more than more than $5 million in property tax abatements over a 10-year period. The city council also voted to give Pioneer cash economic grants of more than $700,000 to be paid in installments over a period of several years.
To qualify for the initial economic incentives Pioneer will have to have its new Hidden Ridge offices open by 2020 and 1,090 people working there. The company has said it expects to grow its workforce by more than 300 people after the project is finished.
Irving’s agreement also requires Hidden Ridge to build a large portion of its apartments in a high-rise building of at least seven floors.
Construction on the Hidden Ridge project could begin as soon as late this year. Architect Gensler has been working on master plans for the transit-oriented development.

Dermody Properties said Monday it bought the 60.2-acre site at Bonnie View and Telephone roads near Interstate 20.
The developer will build a 1.1-million-square-foot industrial park called LogistiCenter at Dallas on the land.
The first phase will be a 622,440-square-foot distribution center that will open in early 2017.
“We will continue to seek out opportunities to expand the Dermody Properties portfolio in the region through acquisitions of existing buildings and new development.”
Dermody Properties plans to start construction on LogistiCenter at Dallas this summer.

Park Place Dealerships, already one of the largest luxury-car groups in the U.S., will move its Jaguar dealership from Plano and combine it with Land Rover at a new store in Grapevine.
Construction is scheduled to begin immediately on the facility, which will be located on the south side of State Highway 114 near Texan Trail Parkway.
The two luxury brands – both owned by Tata Motors, the largest auto manufacturer in India – will occupy a two-story dealership with 30 service bays and a showroom that can accommodate up to 12 Jaguar and Land Rover vehicles.
It is expected to open next spring.

Developers have broken ground in The Colony on a restaurant park that will serve a larger mixed-use development.
Jackson-Shaw said Wednesday that its 3-acre Oasis project will have room for four restaurants with outdoor dining.
The project is part of the developer’s 100-acre, mixed-use Cascades at The Colony development on the north side of State Highway 121.
Along with the hotels, Cascades includes office, retail and residential.
The project will be finished later this year.

A Dallas developer has broken ground on the second phase of a major Frisco apartment community.
StreetLights Residential started building apartments in 2014 in the 152-acre Canals at Grand Park development on the west side of the Dallas North Tollway.
StreetLights just began leasing the first 365-unit rental community in the project at 4255 Cotton Gin Road.
Now the developer is starting 325 more units in a four-story project called the Maxwell.
“The growth in and around the Frisco area is incredible with all of the corporate relocations and the new Dallas Cowboys practice facility,” StreetLights CEO Doug Chesnut said in a statement.
The entire Canals at Grand Park project includes apartments, houses, townhomes and senior townhouses built around a series of landscaped parks and waterways. The development is expected to total $500 million in value when it’s complete.
Tricon and StreetLights are also partners on the The McKenzie high-rise, which is under construction just east of Highland Park.

The Omaha-based company is building a 355,000-square-foot complex on State Highway 114 next to the Solana business park. The two-building campus is next door to the corporate headquarters of travel services firm Sabre.
Designed by architect Good Fulton & Farrell, the two- and three-story buildings are joined by a 2,000-car parking garage.
Construction will begin in a few weeks; the campus is set to open late next year.

More than 1,000 TD Ameritrade workers now in two buildings in North Fort Worth will be moved to the new Southlake campus when it’s finished. The campus will eventually be able to house as many as 2,000 workers.
TD Ameritrade’s project is one of two big corporate campuses on the way along State Highway 114.
Charles Schwab is planning a 186,000-square-foot office building on the Perot family’s Circle-T Ranch in Westlake.
Westlake planning officials say that developer Hillwood has not yet presented plans for the project that’s part of a larger mixed-use development. Schwab has already rented temporary office space in the area.

Two new hotel projects are in the works for Southlake.
Developer Hines and Irving-based Summit 11 Investment Group are planning a 121 room boutique hotel Hines’ Carillon development at State Highway 114 and White Chapel Boulevard.
The 5-story Indigo hotel will be built in a French provincial style, according to plans filed with Southlake’s city plan commission.
Two office buildings are also planned in the Carillon park, which is just west of the Southlake Children’s Medical Center.
Another development group has received approval to build a 6-story, 253-room Westin hotel at 1200 E. State Hwy 114.

California-based investor Buchanan Street Partners bought the Bluffview Towers located at the north end of the airport.
The almost 200,000-square-foot office project at Northwest Highway and Lemmon Avenue is more than 80 percent leased.
The surge in airline traffic and business at Love Field was a major factor in the buildings’ purchase, said Buchanan Street vice president Matt Haugen.
“We have noticed a significant change in Dallas in that area,” Haugen said. “We’ve been watching the Love Field statistics.
“We believe the area around Love Field will see expansion as corporations view that as a more preferred area,” he said. “A lot of executives that live in the Park Cities would love nothing more than take shorter commutes.”
Haugen said the nearby affluent Bluffview and Preston Hollow neighborhoods were also a strong driver for his company’s purchase.
“We are going to reposition these buildings and bring them up to a first class standard,” Haugen said. “We are going to put our brand on these buildings.
“We are a believer in the Dallas market – this is our fourth investment in the last 16 months.”

The Dallas-based developer plans to build 340 units at Hall Street and Munger Avenue, a block off Ross Avenue.
“We are incredibly excited about this opportunity,” Mill Creek managing director Rick Perdue said. “With the proposed Kroger grocery store across Hall Street” the area is becoming a walkable neighborhood. “We are eager to be a part of this transformation.”
The Modera Hall Street apartments will take about 24 months to complete.
“We are starting work next week,” Perdue said.
The first units will be ready in October of 2017.

A Dallas office tower complex near Love Field is wrapping up a $7 million redo.
Investor Caddo Holdings bought the two-tower, 450,000-square-foot office project east of Stemmons Freeway.
The biggest change has been tearing out a central atrium area between the towers.
The public space is being redone with wooden decking and seating areas.
“We are doing a golf simulator and a fitness center,” he said. “And there’s a new conference center.”
Construction should be completed by mid-June.

This stretch of Fitzhugh between Central and Ross is where Carl and Chris Anderson of Larkspur Capital Partners are seeking city approval to re-zone for a first of it’s kind condo flats project they believe will fit the bill perfectly for young buyers.
The project is at 5209 Capitol Avenue, directly behind the Capitol Pub on Henderson. The name: Capitol Flats.
To that end, Carl and his brother, Chris, who founded Larkspur Capital in 2013, are hoping to deliver a $400,000 to $500,000 product, the first of it’s kind in this neck of East Dallas: low to mid-rise contemporary condos constructed of expensive materials (marble, quartzite, white oak floors), lots of glass store front windows, and recessed balconies.
“It is designed to be a transitional property from the brick and cantilevered retail — as you go south on Capitol, the materials become softer with synthetic cladding and wood-looking exteriors, says Carl. “We designed something we think is a perfectly beautiful fit for the location.”
Most importantly, the Anderson brothers, whom I have christened The Property Brothers, want this corridor to be completely pedestrian friendly and walkable. Their vision is to have Capitol Flats meld in with the huge new JLB Partners retail coming to the area.
“We need to get the zoning that allows one more story,” says Carl. “We are building 38 units with an average floor plan of 1500 square feet, what the market dictates. Under current zoning, which was written in 1988 before Central expanded, we could still build 38 units but they would be only 800 square foot condos. We’re putting the same number of humans in each unit, just double the size for the market.”
To get their square footage, Larkspur is asking to go higher and closer to the sidewalk: four stories instead of three, and to take side setbacks from 10 to 5 feet on the sidewalks. In exchange, they are creating underground parking and pedestrian amenities on the front such as seating and a public art court: Capitol Flats will square off 300 square feet as a public sculpture garden with rotating art as a crow pleaser.

Developers who are restoring a more than century-old downtown Dallas building want to give the project a historic super graphic.
Owners of the Purse Building at 601 Elm St. want to cover part of the brick wall on the east side of the 6-story building with a reproduction historic advertisement.
Developer Tanya Ragan is seeking city approval for installation of the colorful Dr Pepper soft drink mural.
Ragan said the installation has been in the works for more than six months.
“Last we year did an art project on that side of the building,” she said. “We put the art up there and people started taking pictures and were calling us to say it looked great.
The Purse Building will be converted into a mixed-use development.
“Our plans are to do office and first-floor retail and to start by the end of this year,” she said.
The Purse Building owners plan to develop a one-story restaurant and parking lot on the vacant half-block on the building’s east side.

Developer Greystar plans to build the tower in the City Lights project on Live Oak Street a block east of downtown.
The project is planned to contain 350 apartments and 50,000 square feet of retail space, according to development plans filed with the City of Dallas.
The development plans include a “Multifamily Tower – 165 feet.”
That would be about 12 or 13 floors.
Greystar already has one Dallas apartment tower in development – the 23-story, 302-unit Ascent apartment building in Dallas’ Victory Park, across the street from the American Airlines Center arena.

The Dallas-based investment group is spending $37 million to revamp the 50-story, 1.4-million-square foot Thanksgiving Tower at 1601 Elm Street.
The ground floor of the 1980s building is being redone to include restaurants and retail space.
Ascension Coffee is the first announced retail tenant for the office high-rise.
The Dallas-based coffee spot will open a 2,600-square-foot location in early 2017 in the ground-floor lobby on Elm Street. The location will include a large outdoor patio.
“We’re excited to welcome Ascension to the building. It’s an innovative company that shares our enthusiasm for downtown, and this location will add a wealth of options for our tenants and the larger downtown community,” Jonas Woods, owner of Woods Capital, said in a statement. “Our extensive, curb-to-core renovation is expected to deliver in January 2017 and Ascension Coffee will be an effortless fit.”
Ascension Coffee has been in business in the Dallas Design District since 2008 and recently opened at The Crescent.

Southside Bank is financing infrastructure construction at the 242-acre Frisco Station development on the Dallas North Tollway.
Southside Bank said Tuesday that it provided loans to pay for constructing roads, water, sewer and other utilities in the project near Warren Parkway and the tollway. The work will start next month.
“Frisco Station is a marquee project in one of the fastest growing areas in the region,” Tim Carter, North Texas regional president of Southside Bank, said in a statement. “We’ve had a great relationship with Hillwood over the years and are pleased to be part of such a prominent project that will change Frisco’s landscape.”
The overall development is planned to include more than 5 million square feet of office space, 2,400 urban living units, hotel and conference facilities and more than 250,000 square feet of retail and mixed uses.
“The financing by Southside Bank is a major step forward in our efforts to turn our vision for Frisco Station into reality,” said Mike Berry, president of Hillwood.

A new high-tech company recently set up by car giant Toyota has landed in Plano’s Legacy West project.
But the workers won’t be at the company’s new Plano campus.
Toyota Connected Inc. has rented a block of office space in the new Legacy West Urban Village mixed-use project under construction at Dallas North Tollway and Legacy Drive.
“This office space will be Toyota Connected’s Global Headquarters,” Zack Hicks, the CEO of Toyota Connected, said in a statement. “Since we are a startup, we’ve leased 20,000 square feet for five years to accommodate our first 100 employees.
“We are excited about this new live-work-play space and think our new employees will love this creative and engaging new environment,” he said.
“It’s close enough to collaborate with Toyota’s new North America Headquarters, but will remain separate to create their own startup culture. We anticipate moving into the new space towards the end of the year.”
Toyota Connected, which was announced last month, is an expanded collaboration between the automaker and Microsoft.
The company will develop automotive data management and analytics and research.
Toyota and Microsoft have been collaborating on connected-car systems for five years.
The automaker invested $5.5 million in the new operation.

"This will be the location of our new headquarters," American Airlines spokesman Matt Miller told the Dallas Business Journal."We're getting rid of the old facility, which has been vacant for a few years. The new building will sit on the same parcel of land."
The building implosion — which is slated for early Friday afternoon — is the next step in American Airlines making way for its new $350 million corporate campus that will sit on 300 acres west of Texas 360 next to American Airlines' training and operations center.
"We will implode the building, move the debris and start on construction on the new campus later this summer," Miller told me. "This is an important next step."

A rendering of the new office tower that Hillwood Urban, one of Ross Perot Jr. s real estate development firms, plans to build on a 20-acre property that includes part of Dallas’ Valley View Mall.
The real estate firm says it has started work on conceptual designs for the office project to house companies seeking 200,000 or more square feet.
“We like the property because it has the frontage on 635,” said Ken Reese, executive vice president with Hillwood Urban. “It’s also the piece of the property that’s on the planned park in the masterplan.
“We have already been whispering around a bit about it” with potential tenants, Reese said.
Hillwood Urban was set up last year as one of the Perot family’s real estate firms. The company has development sites in downtown Dallas and in Victory Park and is seeking additional project opportunities.

A top engineering and design firm with more than 230 office around the globe plans to move its headquarters to Dallas.
California-based Jacobs Engineering Group already has more than 300 people working in the Harwood Center office tower in downtown Dallas.
The 69-year-old company could bring almost 100 top officers and support staff to Dallas if it goes ahead with the head office move, real estate brokers who are tracking the deal say.
“We hope to make an official announcement later this summer.”
The company would be one of the top 10 public firms based in Dallas.
Real estate brokers say that landing a firm like Jacobs is a big plus for downtown which is seeing hundreds of millions of dollars in investment and development.
“Absolutely it is extremely positive for the Dallas central business district,” said Phil Puckett, executive vice president with commercial real estate firm CBRE.
Such major moves downtown validate efforts made to revive Dallas’ core, said Joel Pustmueller, partner with Peloton Commercial Real Estate.

Another high-rise apartment tower is in the works in Dallas’ booming Uptown district.
North Carolina-based Crescent Communities plans to build the 21-story tower on the site of a 1-story office building at McKinnon and Randall streets.
The apartments would be built on top of 6-story parking garage located within the building.
WDG Architecture is designing the tower, which will have about 200 rental units.
Crescent Communities’ planned apartment project is one of more than a dozen high-rise rental projects in the works in Dallas.
More than 6,600 apartments are now under construction in central Dallas – more than in any area of North Texas.
The developer also has an apartment building site on Zang Boulevard in Oak Cliff.

Developer Granite Properties is building the 10-story, 330,000-square-foot building on the south side of State Highway 121.
“We started Granite Park VII yesterday,” said Granite Properties’ president Greg Fuller.
The office tower designed by BOKA Powell is fully leased to mortgage giant Fannie Mae.
The government-backed mortgage company plans to move about 1,000 people into the building when it opens late next year.
Granite Park now has 1.5 million square feet of office space housing about 150 companies.

Construction has quietly begun on the next huge development in Plano’s $3 billion Legacy West development, JPMorgan Chase & Co.’s 50-acre campus on the south side of State Highway 121.
Site work has started on the 1.4 million-square-foot office campus, which will house almost 6,000 workers for the banking and financial services firm when it opens next year.
“Everything is on schedule,” said Chase spokesman Greg Hassell. “We aren’t planning a big groundbreaking event.”
The first phase of Chase’s project will include three office buildings and two parking garages, said KDC president Toby Grove.
“People will be in the first building in the fall of 2017,” Grove said. “It’s a tough scheduled but doable.”
With the Chase work starting, Legacy West now has more office space being built in one place than anyplace in the Southwest — more than 4 million square feet.
The start of the project is a “great milestone,” said Legacy West developer Fehmi Karahan. “By the end of 2017 you will see a totally different skyline.”
Along with Chase, Liberty Mutual is building almost 1 million square feet in two towers on the west side of the tollway at Headquarters Drive.
And developer Gaedeke Group is building an almost 327,000 square-foot office building — One Legacy West — just west of the Chase campus.
Within two years, more than 15,000 people will be working in the Legacy West project, making it one of the largest new job centers in the state.

Cuban on Thursday bought about 13 acres at Stemmons Freeway and Inspiration Drive, directly across the freeway from Victory Park.
Cuban said he plans to quickly relocate to the just purchased property in a temporary building space.
“We have a lot of long-term plans,” he said in an email.
The Mavericks will repurpose one of the buildings into temporary practice facilities and eventually redevelop the site into a mixed-use complex.
The Mavericks development could eventually include a wide variety of features, including a team store, public café, a museum and theater and outdoor plazas with water features, according to early design schemes for the project.
Cuban had said he wanted to keep the development in the downtown area.
“The Design District could wind up looking more like Uptown in another decade,” said developer Jim Lake, a long-time owner in the area. “It’s a smart move for Cuban.

Now Stoneleigh has tied up a building site next to downtown Carrollton’s DART commuter rail station for another apartment development.
“It’s going to be 230 apartments right at the corner of Belt Line and Interstate 35,” Stoneleigh CEO Rick Cavenaugh said. “It’s a no-brainer – you step out the front door and you walk right next door to the DART station.”
The 4-acre site is vacant and controlled by Realty Capital of Arlington. Cavenaugh said Stoneleigh has formed a partnership with the owner to build a 4-story rental community on the land.
“We are going to try and start construction by the first of the year,” he said.
Stoneleigh’s project will be the second urban-style apartment community developed adjacent to the downtown Carrollton DART stop.
“We are going to break ground in July on the first 380 units,” Cavenaugh said.

The ultra high-rise residential building would sit next door to Dallas’ landmark Fountain Place tower at Field Street and Munger Avenue.
Chicago-based apartment developer Amli Residential is eyeing the project, which would be built on land now used for surface parking.
“We don’t have anything to share at this time; we are very early in the process,” said Amli’s Taylor Bowen.
If the development gets off the ground, it would be Dallas’ tallest apartment tower and loftiest residential high-rise since the 42-story Museum Tower condo building opened three years ago.
“I just think this is another indication of what’s going on in downtown Dallas,” said John Crawford of the economic development group Downtown Dallas Inc.
“There is a lot of interest in new residential in the downtown area.”
More than a dozen high-rise apartment projects are in the works in downtown and Uptown.
And more than 6,600 rental units are under construction in central Dallas.
The land was originally planned for a twin tower to the green glass, rocket-shaped skyscraper that was built in the 1980s.
Ross Perot Jr.’s Hillwood Urban owns the former Bank of America motor bank property just north of the property Amli is considering. Hillwood Urban has designed an almost 50-story office tower for that block.

The building — called 3400 @ CityLine — at 3400 N. Central Expressway is being developed as part of a joint venture between Transwestern Development and Dallas-based Malouf Interests.
Plans for the building include floor-to-ceiling glass with 10-foot ceiling heights, a premium deli and lounge area, fitness center, a 40,000-square-foot exterior courtyard, and a five parking spaces per 1,000 square feet within a parking garage.
"There has been tremendous interest in and around the CityLine project, and we are excited to see a company like Transwestern Development Co. attracted to the neighborhood to build a Class A commercial office," said Mayor Paul Voelker, in a prepared statement.
Dallas-based BOKA Powell is the project architect.
Construction is scheduled for completion in mid-2017.

Rick Cavenaugh still remembers the day he and his business partner acquired the former Hard Rock site to develop the wavy-designed building, One Uptown.
"We knew we wanted the site for this project," he added. "We got it going and it was a very quick decision."
It was that parcel of land — which sits at an odd parallelogram angle on the corner of McKinney Avenue and Routh Street — that inspired the wavy exterior design of One Uptown, which has officially reached its uppermost vertical point that was solidified by a topping out ceremony Thursday.
"We didn't want just a square box on the corner, but one with a graceful flow that goes up the building," Cavenaugh told the DBJ. "It makes for a strong statement of the building, which the site demanded the structure to be."
Style & Grace, which is an affiliated concept with Fat Rabbit across the street, will have an outdoor patio facing McKinney Avenue and Routh Street, with a second-floor bar area that includes a glass-bottomed pool that sits above the entrance.
Fogo de Chao will have an entrance between Style & Grace and the lobby of the residential tower.
The glass facade tower's wavy design will be further augmented by programmable LED lighting that is designed on every floor, in slightly different places, of the building, giving the illusion of movement.
The luxury apartments are expected to hit the market at $3 per square foot, with penthouse units on the 17th, 18th and 19th floor expected to lease for a premium.

A landmark Dallas hotel is about to change hands. Look for big changes by the new owners.
Designed by famed architect Philip Johnson, the Crescent Court Hotel includes meeting space, a luxury spa, swimming pool and several restaurants.
Crescent Real Estate officials declined to discuss the pending hotel sale but said a formal announcement would be made after the transaction is completed.
Crescent Real Estate developed and owns the Ritz-Carlton Hotel across the street from the Crescent complex. And Crescent is developing the new McKinney & Olive office and retail project that opens in Uptown this summer.

Plano’s $3 billion Legacy West development has landed another high-profile business.
The innovative electric auto manufacture is planning a new showroom in the middle of the Legacy West Urban Village retail district on Windrose Avenue, according to documents filed with the Plano planning department.
Legacy West seeking approval for a “new automobile dealer” specific use permit for the planned Tesla showroom on the east side of Windrose Avenue.
Tesla recently opened a large Dallas showroom and service center near the southeast corner of Cedar Springs Road and Mockingbird Lane near the entrance of Love Field.
The luxury car manufacturer also has a showroom at Dallas’ NorthPark Center mall.
And Tesla has another facility in Carrollton.
The Plano zoning filings say that Telsa plans to have only 10 vehicles at the Legacy West outlet.

Toyota North America's new Plano corporate campus — which will cost upwards of $1 billion to develop and relocate its employees to North Texas— is planned to have Texas' largest corporate office on-site solar system, which, upon completion, is expected to provide about 25 percent of the power needed for the campus.
The multi-phase solar installation project will start with two parking garages on the campus, with the installation of enough solar panels to generate roughly 2.45 megawatts per garage. The solar panels are expected to come online by August 2017.
The final installation will be located on the third parking garage, which will generate roughly 2.83 megawatts and is slated for completion in December 2017.
In all, the Plano solar system is expected to reduce carbon dioxide emissions by 7112 metric tons, or the equivalent of the electricity used in nearly 1,000 homes a year. The system is expected to position Toyota as the leader among U.S. auto companies for installed solar power.

Construction for a 247-unit apartment complex in Grand Prairie has started as a Baton Rouge-based housing development firm is taking advantage of Texas’ thirst for homes.
The complex will be located near the intersection of Interstate 20 and Texas Highway 360.
Leasing is expected to begin in the spring of 2017 and the property is slated to be complete by the fall that same year.

It's taken a few years, but the long awaited, luxury 15-story condo tower on Lake Grapevine within the $1 billion Lakeside DFW mixed-use development in Flower Mound is slated to get under construction next week.
The developer, Dallas-based Realty Capital Management, plans to host a groundbreaking ceremony for the tower at Lakeside Parkway and Edgemere Road on Tuesday.
In April, Realty Capital unveiled plans for a spa — The Spa at Lakeside Tower — within the tower totaling about 4,700 square feet.
Dallas-based Humphreys & Partners is the project architect. The condo tower is slated for completion by fall 2017.
