The developer on Monday asked the Oak Cliff Gateway TIF District board for a change in the first phase of development: An increase in retail space, from 20,000 square feet to 50,000 square feet; and a reduction in apartment space, form 180,000 square feet to 140,000 square feet. The board approved it.
The company, owned by Farrokh Nazerian, also pitched to the board its planned art garden. Nazerian has hired a full-time metal artist, Manuel Sarmiento of Oak Cliff, to create all the details for the development — benches, signs, light fixtures, trash cans and the like.
Sarmiento also is developing sculptures for the project, and Nazerian rented a warehouse on Zang at Seventh to house a temporary art gallery. Several local artists — Carlyn Ray, Christopher Bingham, Meagan Cope, Ryan Rankin and Travis Haas — are creating and showing work at the gallery, Bishop Arts Gallery, which is open to the public.
The idea is to foster an arts community here. Putting the “art” back into “arts district,” if you will.
Buildings in the planned development could open as soon as next year. An official groundbreaking ceremony and gallery opening are planned for March 9.

The 137-room hotel is the first to be built on airport property since the nearly $2B International Terminal D opened in 2004, which included a 298-room Grant Hyatt.

Developers of Frisco’s $1.6 billion Wade Park project have disclosed two new tenants.
Tyler’s has leased nearly 17,000 square feet of retail space for a store that sells athletic and lifestyle apparel, footwear, eyewear and accessories.
Wade Park has also signed a lease with Steak 48, a new eatery by Arizona restaurateurs Michael and Jeffrey Mastro.
Thomas has previously announced that Whole Foods Market, iPic Theaters and Pinstripes Bowling will locate in Wade Park.
Other retail and restaurant tenants include Sur La Table, Yard House, Bocce Bistro, The Rustic, Arhaus, Thirteen Pies, Steel City Pops, Torchy’s Tacos, Bread Zepplin; MiniLuxe and The Lash Lounge.
Wade Park’s first phase is planned for 600,000 square feet of restaurant and retail space.
A Hotel ZaZa and a Langham Hotels & Resorts hotel have also been annoced for Wade Park.
The first phase of the 175-acre Wade Park project is scheduled to open next year on the Dallas North Tollway.

Sphinx Development Corp. is building the 49-unit townhome project at Compton Street and Fry Way near Clarendon Drive, east of Interstate 35E.
The planned townhomes will start at under $170,000 for units starting around 1,400 square feet.
Construction of the first phase is underway with the first units ready this summer.

Hamilton is roughly a third the way through construction of the redevelopment of the hotel, which is expected to open in January 2017.
Since starting construction on the redevelopment six months ago, Hamilton has run into a few issues, such as the need to revise landscape plans to accommodate the hotel pool, or cleaning out sewer lines to ensure they'd work in the long haul.
"There have been a lot of things that have happened since we've started construction," said Hamilton, who will ultimately transition the long-time vacant property into a $35 million, 237-room boutique hotel, which will be called the Lorenzo.
Hamilton said he expects the first model hotel room to open in about a month. The hotel will have a similar "hip and cool" feel, like the Aloft hotel in downtown Dallas (which he also redeveloped).

Developer Granite Properties has filed plans with the city of Plano for three more office buildings in its popular Granite Park business campus at the Dallas North Tollway and State Highway 121.
The largest of the buildings would be 18 stories with 500,000 square feet, according to the development plans.
A 12-story and a 6-story building are also planned along Parkwood Boulevard south of Highway 121.
In total the additions would add more than 1 million square feet of office space to the Granite Park development.

J.C. Penney is seeking permission to build more than a half dozen office buildings and retail space surrounding its long-time Plano headquarters.
The zoning request ask for approvals to build the same kind of commercial development that’s underway next door at the $2 billion Legacy West complex. The campus could accommodate more than 1 million square feet of office and retail space with parking garages.
“What Penney is doing is carving up what was essentially a giant land bank,” said Barry Hand with architect Gensler, which has designed the Legacy West urban village mixed-use project under construction to the east of Penney’s property.
With construction of Legacy West, the area is now one of the fastest growing urban centers in the country.
More than 15,000 new jobs are on the way in that area.
The Penney development plan also includes about nine acres at the northwest corner of Legacy Drive and Communications Parkway where developer Fehmi Karahan plans to build a hotel tower, retail space and a new banking center for JP Morgan Chase.

New York City-based Trump Hotel Collection has begun scouring Dallas for new sites to land its trademark five-star branded hotel and residences on the heels of 'a great reception,' seen in the wake of Donald Trump's campaign for president.
"Dallas has really matured over the past five to 10 years and has turned into more of a destination for businesses," Mitch Garrett, vice president of acquisitions and development for the group's Americas division, told the Dallas Business Journal in an exclusive interview.
"The market itself — both on a real estate end and given the great reception with other endeavors going on in the organization — has a good following and the brand resonates well with Dallas," Garrett told me. "We have been waiting for the right opportunity to come up and we are evaluating some options right now."
Garrett said the group would like to bring a luxury, five-star hotel and residence to Dallas based on the success seen with other luxury brands, including the Ritz-Carlton hotel and residences at McKinney Avenue and Pearl Street in Uptown.
"We don't have a location there and the recent developments have really raised the bar on a product and amenity level," he told me. "Trump coming into this market would be a great addition to our portfolio."
In August, Trump Hotel Collection named former Dallasite Eric Danzinger to the luxury hotel group's CEO position, where he will oversee the 14 hotels within the collection's portfolio.
The hotel group is evaluating several locations in the urban core of Dallas and expects to partner with a developer by the end of the year.

Dallas investors who’ve purchased a Mid-century Modern building are pondering what to do with the landmark.
Built in 1968 as a center to train flight attendants for the Dallas airline, the 5-story building has been empty for almost two years.
“We’ve demolished most of the interior – it’s just a shell,” Silverman said. “We were originally going to do office space there, but now we are thinking about a boutique residential building.
“We hope to make up our minds in the next 30 to 60 days.”
Designed by Dallas architect Neal Lacey, the white textured concrete and glass building originally had classrooms on the lower floors and three floors of dormitories for the flight attendants on top.
The building was adorned with Latin American art work, textiles and construction materials.
“As a Mid-century building — which is the way we look at it — there are certain things we are looking to maintain,” he said. “We are history buffs when it comes to architecture and real estate.”

After spending more than $300 million to buy the buildings, investor CBRE Global Investors now will pump another $16 million in upgrades into the towers.
“We are going to remodel and lease this bad boy up,” said Kenzie Kilgore, part of the marketing team that’s charged with putting new energy into the buildings located just north of LBJ Freeway.
“There were some really tired spaces in the buildings,” Brown said. “The size of these towers justifies the amount of money we are spending.”
CBRE Global Investors had several architects give renovation proposals before picking Entos Design to craft the redo.
Brown said the idea isn’t to toss out all of the original stonework and other features.
“We had one designer that just wanted to cover it all over with white,” she said. “That’s not the Galleria.”

Some of the original dark stone in the lobbies will be replaced with light wood and white marble.
Barnes said the center tower will get the most changes with an 8,500-square-foot fitness center and a large conference facility.
A rundown outdoor plaza on top of one of the parking garages will be refurbished for tenants with awnings and landscaping.
Even after all the improvements are finished later this year, the Galleria Towers plan to offer office space that is priced lower than the newest buildings in Dallas and Plano.

San Francisco-based McKesson – which distributes pharmaceuticals and medical products – is buying the former NEC Corp. of America office complex on State Highway 114 in Las Colinas.
McKesson will move 900 workers already in the Dallas-Fort Worth area to the property. And the company will create 975 additional jobs as part of the office move.
“After a thoughtful and thorough selection process, we’re excited to consolidate our Dallas-area offices into a new, state-of-the-art facility in Irving, Texas,” David Evangelista, McKesson senior vice president, said in a statement. “Investing in this new, modern work space will enable our associates to more effectively serve McKesson customers in the evolving health care industry.”
McKesson said it plans to invest $157 million in the new offices.
The two office buildings contain more than a half-million square feet of office space. McKesson is also buying adjacent land where it can expand with an additional building.

Centre Living Homes and KDC plan to develop the 32-home community on CityLine Drive just east of Plano Road. The cluster of modern homes will be between the new CityLine Market shopping center and Raytheon Corp.’s new regional office campus.
The three-story homes will range in size from 2,750 to about 3,300 square feet.
“We already had some people asking about buying through word of mouth,” said Centre Living Homes president Trevor Brickman. “My niche is we hire good architects and do higher end, modern projects.
“The architecture was really important to KDC.”
The homes start at more than $550,000. He said the new Richardson project is set to start later this year.

Centurion American Development Group bought 94 acres to add to the 200 acres it already owns at the northwest corner of Interstate 30 and Lancaster Road.
The property is being planned for a combination of retail, townhouse and apartment projects and will be called University Hills.
“Located southeast of the Dallas campus of the University of North Texas, this project will be a great amenity to the Southern Dallas corridor,” Thurston Witt, the broker with CBRE/UCR who negotiated the sale, said in a statement.

A Las Colinas mixed-use project would add millions of square feet of office space, shopping, apartments and hotel rooms if Irving’s City Council approves the deal this week.
A commuter rail station built at the north end of the project on Hidden Ridge Drive will connect the development with Dallas/Fort Worth International Airport, Love Field and downtown Dallas.
Plans for the development include more than 3 million square feet of office space, 85,000 square feet of retail, a 150-room hotel and hundreds of new apartments.
The project will be constructed on vacant land across from Verizon’s longtime Irving campus. Part of the development site is the Carpenter family’s original ranch, which became the Las Colinas community.
“We want to see that tidal wave of development keep coming,” Danish said. “This project is ready made for success.”

Construction of the new DART rail station is included in the initial development.
“It’s an affirmation how important our commitment to mass transit has been,” Danish said.
The Hidden Ridge station was one of three deferred transit stops DART could still build in Irving, he said.
“We are taking what was built as a very exurban campus and working with them to build in a neighborhood center and amenities for what will be sites for several headquarters properties,” said Gensler’s Barry Hand.
KDC is talking to several potential companies that could relocate to planned office buildings in the Hidden Ridge campus.
One of the firms interested in the development is Pioneer Natural Resources, an energy firm that is already located in Las Colinas.
Pioneer now leases about 600,000 square feet in the Williams Square high-rise complex on O’Connor Boulevard.

Los Angeles-based Pegasus will build an 80,000-square-foot manufacturing facility. The project is expected to create 325 jobs and a $10 million investment, Abbott said at a Monday news conference in Austin.
“Once again, a California company has decided there is no better place to grow and operate a business than the Lone Star State,” Abbott said.
Pegasus Foods is one of many corporations moving employees to North Texas. Toyota, Liberty Mutual, Kubota, JP Morgan Chase, State Farm, Farmer Brothers and Raytheon have all announced major moves or expansions in North Texas.
The company started in in 1998. It produces frozen foods and other products and lists among its customers Trader Joe’s, Chili’s, Panda Express, Cinnabon and Walmart.
“We manufacture food,” Zaferi said. “We make food for restaurants and for supermarkets, and our product is hitting all 50 states.”

Owners of a high-profile Uptown corner are seeking approvals to build an apartment tower.
The residential high-rise would sit behind a row of one-story retail buildings at the corner of Cedar Springs Road and Fairmount Street.
Property owner Greenway Investment 22-story, 320-unit apartment tower and a parking garage on what is now a parking lot at Howell and Routh streets.
The existing retail buildings and an office building on the block that’s home to Good Fulton & Farrell Architects would remain, according to filings with the City of Dallas.
Good Fulton & Farrell has designed the apartment tower.
The proposed building is just one of about a dozen new high-rise rental communities in the works in downtown and Uptown Dallas.
A second phase of the development could add more than 460,000 square feet of office and retail space.

Ridge Development and Invesco Real Estate will begin construction in the next quarter on the 119-acre business project at the northwest corner of I-20 and State Highway 360.
The 1.6 million-square foot Park 20/360 will have a series of speculative warehouse buildings.
The first phase will be four buildings with almost 1.3 million square feet. The first buildings are scheduled to open in early 2017.
The project is one of the largest new warehouse complexes under construction along I—20, which had more than 6 million square feet of projects being built in corridor at the end of 2015.

Geographer 03-16-2016, 08:10 AM I live in DFW and while all of this new development and redevelopment is "great", there are VAST areas of the metroplex that are very tired, old, rundown, and lacking investment. So while all of this development is great, the impact is not spatially felt across the entire metroplex because of the sheer size of the region.

Skybox Datacenters says it will build a 21-acre project in Plano’s Legacy business park.
Called Skybox Legacy, the project will start with a 150,000-square-foot building that will open in October.
Located at Communications and Tennyson parkways, the project is planned for an expansion of up to 350,000 square feet.
Construction on the new Plano project is scheduled to start on March 29.
Other new data centers in Plano are being developed by Equinix, Stream Data Centers and Aligned Data Centers.

Just as with NYC and LA, a handful of new projects sprinkled into a large city won't have a noticeable impact to the average person.
However, larger projects such as Hudson Yards and Oceanwide Plaza have more of a noticeable impact. The same can be said about McKinney & Olive, Legacy West, The Gate, The Star and Forum at Wade Park.

I live down here as well, and Geographer's point is correct. A lot of this development is taking place in the burbs and hinterlands, especially Plano, and a few select areas in Dallas like Uptown.
That is not to say there isn't a lot of development around, but respects to the actual city of Dallas, there are plenty of places that are pretty dormant. Activity in South Dallas and especially along the Trinity River is moving at a snails pace, despite millions being thrown at both.

Tanger Factory Outlet Centers plans to build a 350,000-square-foot shopping center in Fort Worth next to Texas Motor Speedway.
The Tanger center is part of the 279-acre mixed-use project called Champions Circle being developed by Fine Line Diversified Development. The company didn’t provide an opening date or say when construction will begin.
The shopping center is expected to employ 400 full-time and part-time workers during the construction phase. More than 900 jobs are expected to be created after the center opens.
The development is 18 miles north of downtown Fort Worth at the intersection of Interstate 35W and State Highway 114.
The development will have more retail space. The Champions Shopping Center will have an additional 540,000-square-foot of space for free-standing stores and restaurants.

Construction has begun on a new 22-story luxury residential tower in the Knox Henderson neighborhood in Dallas, which will bring 183 luxury residential homes and penthouses to this part of Dallas.
The soon-to-be developed high-rise — called The McKenzie — at the corner of Harvard Avenue and Tracy Street will be constructed by Dallas-based StreetLights Residential and equity partner Tricon Capital Group Inc. in an architectural style reminiscent of a historic luxury hotel.
Looney Ricks Kiss Architects is the project architect. Linda Tycher & Associates is the landscape architect. Waldrop + Nichols Studio is the interior designer.
The high-rise will have a valet, concierge and a 24-hour doorman. Construction is slated for completion in early 2018.

All of North Dallas is booming and it is beginning to spill into Oklahoma. Deep Ellum is thriving, Downtown Dallas is starting to heat up, the areas around Downtown Dallas are starting to see new proposals, Fort Worth is seeing development(nothing spectacular but still), Arlington, East Dallas, Oak Cliff, and while I haven't been down there much, I've heard a lot of areas in South Dallas are seeing some pretty nice developments going in.

Developers Forest City Enterprises and Cityplace Co. are building the 23-story high-rise on Blackburn Street just west of North Central Expressway.
The tower – which will cost more than $100 million – will have 389 apartments and a 150-room boutique hotel.
Hilton will operate the hotel as one of its new Canopy properties.
The building will open in 2017.

Yes and yes.
Downtown Dallas is located north of the Trinity River.
Naturally, urban growth spread north as there was no geographical barrier.
The Trinity River prohibited South Dallas from achieving the same amount of growth Turtle Creek, Highland Park, Oak Lawn, East Dallas etc. were experiencing.

Developers of a mixed-use entertainment complex that’s under construction in Las Colinas said they have leased all the office space in the project to a single tenant.
ARK Group – which is building the Music Factory complex on State Highway 114 near Northwest Highway – said that Irving-based Ethos Group has leased 100,000 square feet in the office building portion of its development.
The company plans to move into the Music Factory office building late next year.
“Our primary motivation for leasing was to be in an environment that would allow our associates, clients and visitors to walk to entertainment venues.”
Scheduled to open next year, the Music Factory includes an eight-screen Alamo Drafthouse Cinema, 8,000-seat Live Nation indoor/outdoor concert hall, other entertainment venues, restaurants and specialty eateries.

The 224-unit development planned for a vacant block will provide affordable workforce housing in one of North Texas’ fastest growing communities.
“It will be a mixed-income community, and a little over half of it will be affordable based on what the resident makes,” said Jean Brown with the Plano Housing Corp., which is developing the 5.6-acre project. “It will be a transit-oriented development – it’s less than half a mile from the 15th Street DART station.”
The Plano Housing Corp. is working on a second development a few blocks away near City Hall.
“We will be doing 21 townhouses that are for sale, with seven for low- and moderate-income residents,” Brown said.

Construction crews have started preparing for development for the 2-tower Union project north of downtown.
The $200 million office, residential and retail development on Cedar Springs Road is one of the largest new projects in the works for Uptown.
Located just a block north of Woodall Rodgers Freeway, the Union will include a 22-story office tower, apartment high-rise and retail and restaurant space.
Tom Thumb will have a 60,000-square-foot grocery store in the project when it opens late next year.
While sitework for the development has begun, a formal groundbreaking is expected within the next couple of weeks.

“This whole area is undergoing a renaissance,” said developer Jorge Ramirez, who is turning two blocks of old industrial and commercial properties into a new mixed-use development.
His 35-acre, $200 million West Love development is the biggest new project in the Love Field area.
With passenger traffic up more that 50 percent at Love Field and expansions at the nearby medical centers, the area south and west of the airport is attracting new development.
Apartment builder Fairfield Properties just cleared six acres south of Love Field at Denton Drive and Inwood Road where it is building a 347-unit complex.

Silverstone Healthcare Co. will break ground tomorrow on its new North Dallas senior housing community.
HarborChase of the Park Cities is on the east side of the Dallas North Tollway at Sherry Lane in Preston Center. The eight-story building will house 134 assisted-living and memory-care residential units.

A Houston general contractor that’s expanding operations in North Texas has broken ground on a Lancaster industrial project.
The 468,000-square-foot distribution center is the latest project Colorado-based Huntington Industrial Partners is doing in the Dallas-Fort Worth area.
“I saw no better location than Dallas,” CEO Michael G. Scheurich said. “There are many common core relationships within the major Texas cities.”

West Village is going to look totally different. When I was down there the driving range was still open. The Mondorian was the only thing over 5 or 6 stories in that area. Just in that short time 3 towers will have gone up. The amount of development down in that area is breathtaking.
