I absolutely love TxDOT and wish ODOT would follow in their footsteps. Love the highways in Dallas. Such a breeze almost overtime I go there and though I do encounter traffic back ups, for the most part, I really don't feel like I'm in a city of 7 million.

Texas Health Resources plans to construct a $37 million, 80-bed treatment center for drug and alcohol addiction in Mansfield — the first facility of its type for the health system.
Health system leaders will break ground at 9 a.m. Wednesday on Texas Health Residential Treatment Center at 240 North Miller Road in Mansfield.
The facility is slated to open in May 2017.
The 100,000-square-foot center will have four residence halls, divided by age groups: adolescents from 12-17 years old; young adults from 18-25; women; and general population of 25 and older.
Beck will complete the architecture and the construction for the project.

On the heels of landing Fannie Mae's regional consolidation at Granite Park, Granite Properties has started construction on its boardwalk-inspired restaurant row at the southeast corner of the Sam Rayburn Tollway and the Dallas North Tollway in West Plano.
The project, called The Boardwalk, is expected to bring about 29,000 square feet of restaurant space in a multi-building complex attached with patios and a boardwalk around the lake feature at Granite Park.
Last year, Granite Properties landed celebrity chef Kent Rathbun's new concept Hickory Kitchen and a Japanese and Asian-infused concept Blue Fish.
Fuller said it would be a variety of restaurants that would enhance the eateries at the park. Each restaurant will have 3,000 square feet to 7,000 square feet of retail space upon completion.
At full build-out, Granite Park is expected to have a daytime population of 10,000 people. Construction on The Boardwalk is slated for completion in October.

Karns said Wednesday that he plans to remodel the concrete-and-glass tower to add two restaurants to the lower levels.
“Having our own space in the base of the building will allow us to create a couple of new restaurant concepts,” Karns said. “We are going to activate the street level of the building and liven it up.
“We will be more than 95 percent leased with our offices going in.”
Moving Firebird Restaurant Group’s offices from a building he owns at 2414 N. Akard St. could lead to additional opportunity.
“Our move frees up that block for immediate development,” Karns said. “Land prices are so high in Uptown that I get lots of calls about that property.”
Karns said eventually those 3.5-acre restaurant buildings with their large surface parking lots will be redeveloped for high-rises.
“That will be a landmark deal – a skyline changer,” Karns said.

The 127,000-square-foot building at 7610 N. Stemmons Freeway near the corner of Stemmons Freeway and Mockingbird Lane in North Dallas is currently 44 percent occupied and the new ownership group plans to make a number of significant upgrades, said Ken Good, president of Good Signature Management.
Good's plans for the upgrades are to transform the 35-year-old office property — which was originally built by Houston developer Gerald Hines — into one of the top office buildings within the Stemmons corridor of Dallas.

A Pennsylvania-based real estate company is building a 44-acre industrial park in Irving.
Liberty Property Trust plans to develop three warehouses with 720,000 square feet in its new Liberty Park GSW North project at 951 Valley View Lane.
The first two buildings with 537,300 square feet will be finished at midyear.
The company is also developing a 41-acre warehouse project at 2250 E. Bardin Road near Interstate 20 in Arlington.

Dallas-based developer Provident Realty Advisors is prepping a 468-acre tract formerly owned by Fort Worth's Pate family for a $1 billion mixed-use development, which will bring upwards of 1,000 single-family homes to the site along the newly completed Chisholm Trail Parkway.
Along with the single-family homes, Provident Realty plans to develop nearly 200,000 square feet of grocery-anchored retail space and a three-story apartment community with about 325 apartment homes on the tract at the southwest quadrant of Altamesa and Bryant Irvin Road in southwest Fort Worth.
The $1.4 billion Chisholm Trail Parkway brings this part of Fort Worth from a 30-plus minute drive to downtown Fort Worth to an eight-minute commute to the city's core, he added.
Construction is expected to begin on the apartments by the end of the year.
The three-story apartment buildings are expected to have an urban design with parking behind the buildings, which gives Tavolo Park's apartments a similar feel to those seen in Uptown or other mixed-use developments.

Communications giant AT&T Inc. has hired commercial real estate agents to evaluate its headquarters office options in the years ahead.
“We regularly assess our real estate requirements everywhere we operate to ensure our owned and leased properties continue to meet our needs,” AT&T spokesman Brad Burns said in a statement. “We’re happy to be headquartered in Dallas.”
AT&T’s options could include a move to a skyscraper Ross Perot Jr.’s Hillwood company wants to build on the north side of downtown.
Downtown officials say that keeping the central business district’s biggest corporate citizen will be a priority.
“Everybody is going to be as aggressive as we possibly can to either keep AT&T where they are or in a new location in the downtown area,” said John Crawford, CEO of the economic development group Downtown Dallas Inc. “We are going to pull out all the stops.”
Award-winning design firm HOK has made renderingsof what the Woodall Rodgers building might look like.
With almost $150 billion in revenue, AT&T is the largest company based in Dallas.

I have not received any news stating Wild About Harry's will be closing.
I maybe over reacted. It wouldn't be entirely tragic. But I think that this development is just going to make Knox less and less desirable. What made it a point of interest was the main street feel of it, without club after club as on Greenville or Henderson. It was one of the few places I really enjoyed taking my kids. I know it's a long ways from turning into one of those other areas, but it would be tragic if it did.

A Connecticut-based developer has started construction on a $51 million apartment community located north of Dallas’ White Rock Lake.
The 291-unit Parc at White Rock is being built at Northwest Highway and Lawther Drive and will start opening late this year.
The project is located next to a DART commuter rail station.

Membership in the club, at the Dallas Cowboys’ under-construction headquarters and training facility, costs a family a one-time fee of at least $4,500 plus $350 a month. The initial fee for corporate memberships depends on how many people will have access. The monthly fee is also $350.
The Cowboys Club is set to open in September, shortly after the opening of the headquarters, called The Star in Frisco.

Construction has begun on a new hotel near Frisco's much-touted $5 Billion Mile, which is a mile stretch of roadway along the Dallas North Tollway from Warren Parkway to Lebanon Road with $5.4 billion of real estate investment plans.
The nine-story, 184-room Drury Inn & Suites hotel will sit at the southeast corner of the Dallas North Tollway and Gaylord Parkway in Frisco, which is just outside the $5 Billion Mile. The hotel is slated to open in 2017.
Drury Hotels CEO Chuck Drury said Frisco was a highly requested location for the St. Louis-based hotelier to open a new Drury Inn & Suites.

Always on board with hot new trends, Dallas is about to get the latest buzzy concept in dining: a food hall. Coming in spring 2016 to Uptown Dallas, Uptown Urban Market will go into the former Sfuzzi space at the Gables Villa Rosa on Cedar Springs Road.
Founders are Mark Brezinski and Jonathan Tobolowsky, who hope to re-create the spirit of food halls such as Chelsea Market in New York or the Public Market in Milwaukee.
"Each stall will specialize in a specific food offering, from pizza to tacos to grab-and-go sushi and great salads," he says. "There will also be a coffee shop, a fresh juice counter, and even a speakeasy-type bar."
They envision it as an all-day "beehive," open in the morning with coffee and breakfast tacos, at lunch for gatherings and lunch meetings, and in the afternoon for a glass of wine. There will be delivery options too.
"We want to offer the great talent in Dallas an opportunity to expand their brands, experiment with cutting-edge offerings, and consider this a place to test high-quality products in an area that is dense with residences and offices," Brezinski says.

Tortilla-making giant Mission Foods, a subsidiary of Gruma Corp., plans to consolidate its North Texas manufacturing and distribution operations into a massive hub within a $200 million logistics campus in Grand Prairie, which will bring another major distributor to the city limits.
The company plans to employ more than 500 workers and operate around the clock to keep up with the consumer demand for its tortillas and tortilla chips.
Based on the long-term leases with Mission Foods and GM, Grand Prairie's economic development manager Terry Jones said she projects the logistics park will bring in $53 million in tax revenue over the term of the contracts.
Mission Foods is expected to open its Grand Prairie facility for production upon completion of the facility in October.

I didn't realize they had completed that portion of the 635 construction and took the texpressway from 75 to 35. what a dream!.. best experience ive ever had on 635 and it was during morning traffic. great upgrade for sure!

The latest I've heard about McKinney National airport's growth includes a daily service to Houston via Texas Air Shuttle.
Texas Air Shuttle is a membership operation with prices ranging from $1,895 to $2,850 a month.
The service will not require an expansion to existing airport facilities.
Rise, a Dallas-based private-flight-sharing operation, plans to expand to McKinney National in the future.

The Fort Worth-based carrier said it will introduce Flagship Dining at four airports, including Dallas/Fort Worth Airport, where first-class customers on international and transcontinental flights will have complimentary full-service meals available in the lounges. The dining experience will be available in 2017, and also at clubs in New York’s JFK, Los Angeles and Miami airports.
“They will be able to sit down at a table, order a gourmet meal before departure and experience that, and then get on the plane and relax on a flight from New York to London,” chief marketing officer Andrew Nocella said. “Working with British Airways showed us how valuable of a feature this is for our customers.”
British Airways and American have had a joint business agreement since 2010 where the airlines share revenue and marketing on routes between the U.S. and Europe. Nocella said American needed to improve its first-class service to align with its joint venture partners like British Airways and Japan Airlines.
“It became apparent we were not delivering historically on what first class was,” Nocella said. “It’s not just first class on board the aircraft. It needs to be from the moment they book a ticket and check in at the airport.”
American said it plans to renovate its Flagship Lounges at New York’s JFK, Los Angeles and Chicago O’Hare airports with more modern furnishings. It will also upgrade Admirals Clubs at DFW, Miami and Philadelphia airports into Flagship Lounges.

The development agreement will bring 320 apartments, a parking garage, 45,000 square feet of office space and 20,000 square feet of retail space to the 9-acre site at the southwest corner of Davis Street and McDonald Street (State Highway 5).
"The proposed mixed-use development will be another step in bringing to life the town center study and will add to the diversity of development in our city," said Mayor Brian Loughmiller, in a prepared statement. "Development of this site will be a valuable extension of our historic square."
This spring, the development firm will hold a public presentation of design concepts. Construction is expected to start no later than January 2017.

The three-building, 94,000-square-foot Tech Center complex near Bethany Drive and Greenville Avenue will cater to companies needing both office and warehouse space, which is a product that's been in demand by office tenants, said President Bruce Heller.
The initial phase of Tech Center — called Tech Center One — is slated to get underway with an official groundbreaking on Thursday, Feb. 25.
Tech Center One, a 38,000-square-foot office building that will kick off the campus, is slated for completion in August.

The Dallas Park and Recreation Board got its first look Thursday at Harwood Park, one of four new downtown parks in various stages of planning while city officials await the funding to finish planting green space in the city center. And some board members said they wished they’d seen it sooner — much sooner.
But given its myriad details, including a “dog garden” and a “pingpong alley” and a “linear rain garden,” some park members are concerned the 3.8-acre Harwood Park’s amenities have already been settled on without consultation from downtown residents who actually live near the park.

Decherd’s newly established foundation, Parks for Downtown Dallas, is focusing its efforts on four parks — Harwood Park, Carpenter Park, Pacific Plaza and West End Plaza — listed as high priorities in the 2013 update of the Downtown Parks Master Plan. The 8.7-acre Carpenter Park is the furthest along: A final design will be presented to the Park Board in August, and crews are beginning to remove and store Robert Irwin’s Portal Piece (Slice), otherwise known as the rusted wall separating downtown from Deep Ellum.
“We have gained land and open spaces,” Winters said. And that, he said, was a result of listening to the “concerns” of stakeholders. Winters also noted that the green space in the center of Carpenter Park has been increased from 0.33 acres to 0.84 acres.
Pacific Plaza has been on the city’s to-do list for years, but it still remains a roughly 300-spot parking lot bound by North St. Paul, Live Oak and North Harwood streets. Announced yesterday, Water Grill will open its first Texas location at 1920 McKinney Avenue, just north of Klyde Warren Park. The original Water Grill opened its doors in 1989 in Downtown Los Angeles, and has since expanded to four locations across California.
The Dallas outpost will be Water Grill’s first venture outside of the Golden State. "We could not be more thrilled to join the vibrant Dallas dining scene," said Sam King, CEO of King’s Seafood Company, which operates Water Grill. "We look forward to bringing our take on the freshest seafood selections from around the world to Uptown."
The Uptown location of Water Grill will occupy a massive 7,500 square foot space, which will include private dining rooms and seawater tanks that will feature seasonal displays of shellfish and other creatures of the sea. The concept is set to debut in Fall 2016.

Crow has filed plans to build a high-rise apartment project next door to its recently completed office tower on the Dallas North Tollway.
The 27-story building would contain 350 apartments on top of a 6-story garage, according to plans filed with Plano’s planning department.
There’s also a rooftop terrace for the residents and a dog park out back.
Architects Good Fulton & Farrell designed the high-rise.

The new walkable mixed-use development will sit in close proximity to two of North Texas' biggest economic engines, which are Dallas Love Field and the Medical District, said Bill Guthrey, a senior vice president at KDC.
Initially, KDC plans to build a new 150,000-square-foot office building with structured parking on a 37-acre tract at 2345 W. Mockingbird Lane between Maple Avenue and Forest Park Road.
The developer also plans to develop two Starwood hotels, 368 luxury apartment homes and 65,000 square feet of retail and restaurant space lining Mockingbird Lane as part of the initial project.
KDC officials said a later phase will include 750 apartments.
Los Angeles-based Highridge Partners and its affiliates are developing the apartments and retail buildings, which are expected to be complete by mid-2017.

The 83-acre retail, apartment and office project is on U.S. Highway 380 just south of the huge Windsong Ranch community.
The latest designs filed with the City of Frisco show more than two dozen retail, restaurant apartment and commercial buildings on the property at FM 423 and U.S. 380.
There’s also a park with walking trails and a “restaurant green” with parking for food trucks.
“We are in discussions with anchor retail tenants – that’s the first thing,” a Rudman spokesman said. “We have people interested in the residential as well.”
The Frisco Crossing project is planned for as many as 750 apartments in two large buildings.

That’s more than is being built in the downtown areas of Houston or Austin, according to a new report by commercial real estate firm CBRE.
About 1,900 of the new apartments are going up in downtown Dallas and another 2,700 apartments are going up in the adjoining Uptown district, according to CBRE.
“Sixty-five percent of the Uptown/Downtown construction pipeline consists of high-rise or high-rise conversion projects,” the CBRE report says. “Dallas has yet to be a high-rise market, but by 2019, Dallas will boast a much different skyline.”

Arlington-based developer The Nehemiah Company has begun construction on a $200 million redevelopment project, which will bring a 1,300-apartment community to the neighborhood near Globe Life Park.
This is the largest apartment redevelopment project to ever take place in Arlington and is one of the largest in North Texas.
The project, called Arlington Commons, will replace a group of aging, 1970s-era apartment complexes at 425 E. Lamar Blvd. near Globe Life Park. The project is being developed with the help of $10.5 million in city economic incentives.
Construction of the initial phase is expected to be complete by the end of February 2018. The entire Arlington Commons redevelopment is slated to be complete in 2026.

Dallas-based development firm KDC and Patronus Data Centers have formed a joint venture to market and develop 35 acres of land in Frisco for build-to-suit data centers for companies.
"The Dallas-Fort Worth data center market enjoys some of the strongest demand in the country," said Ab Atkins, senior vice president and partner at KDC, in a statement. "Data center sites such as this, with the necessary critical infrastructure already in place, are difficult to find."
In July 2014, Frisco-based Patronus Data Centers acquired the tract on a high-profile site northwest of the Dallas North Tollway and Main Street in Frisco with plans to begin a $250 million data center development (http://www.bizjournals.com/dallas/news/2014/07/25/exclusive-dfw-group-to-kick-off-friscos-first-250m.html).
The tract sits adjacent to a 200-megawatt CoServ substation. In all, the development site could contain up to 500,000 square feet of data center space.

Fehmi Karahan – one of the original partners in the West Plano mixed-use project – said he’s purchasing about 9 acres on Legacy Drive in front of J.C. Penney’s corporate offices.
The vacant land will be used for a bank building and a hotel, he said.
As part of the deal to lure JPMorgan Chase’s regional office campus to Legacy West, Karahan said he worked with the banking and financial giant to secure a prime retail bank building location. The planned Chase building will be at the northwest corner of Legacy and Communications Parkway on the land Karahan is buying.
“It’s going to look very special – not your typical bank,” he said.
Karahan said the rest of the 9-acre tract will be used for a luxury, high-rise hotel. He’s talking to hotel firms and hopes to have a deal lined up soon.

Lincoln Property has been working on the 80 acre project since before the recession.
Now Lincoln is building four retail buildings that are the first of almost a half million square feet of shopping and commercial space planned on the high-profile corner.
Plans for the rest of the property include more retail space, apartments and an office building. Architect Good Fulton & Farrell designed the development.
The shopping center is being built at an intersection that already has one of the highest concentrations of retail space in the country.

Any day now the apartments at McCommas and Greenville, located directly to the east of Corner Market, will be coming down to make room for 36 new condominiums.
Stillwater told neighbors they hoped to demolish the apartments last week, but so far the building is still standing. Once construction begins it could take a while because Stillwater plans to put in a subterranean parking garage to accommodate the condos, which will be two- and three-bedroom flats, according to the website. The first section of the City of Dallas’ trail system to reach West Dallas also will be one of its prettiest.
The planned Chalk Hill Trail follows a 3.7-mile path originally cut by the Gulf, Colorado & Santa Fe Railroad, from the DART station at Wright and Illinois and snakes around to West Davis and Chalk Hill Road. In fewer than four miles, it travels through varied scenery, including residential neighborhoods and forested areas, reaching the chalk cliffs above West Davis.
The city is expected to finalize its design for the trail next summer, and construction should being in winter 2017. It should take about a year to complete the trail, so it could be open sometime in 2018.
When it opens, there won’t be lighting or any other amenities along the trail. Fundraising from private “friends of” groups have paid for those extras on the Katy Trail and at White Rock Lake, for example.

The historic Ambassador Hotel just south of downtown opened in 1905. It’s Dallas’ oldest surviving hotel building.
“We had a number of boutique hotels approach us that were interesting and cool but we felt lofts would be a better fit,” he said.
“We should be close to starting construction at mid year.”
Lake said there are plans for a ground floor restaurant in the 6-story hotel.
“We will have a rooftop bar with a skyline view.”
