These should be permanent, with either rotating businesses or as an incubator for new concepts. Low overhead, and a great location in a moderately dense, younger neighborhood.

Steve's article.

Container development moves to Deep Deuce | News OK (http://newsok.com/container-development-moves-to-deep-deuce/article/3929382)

The new location for OK SEA, 30 NE 2, was bought by Richard McKown when he acquired a batch of properties in Deep Deuce where he built Level apartments and is currently building the Mosaic apartments. The site at 30 NE 2, however, is a small parcel no wider than 80 feet that is nestled between the new Aloft Hotel, a small pocket park, and the Clark Building.

“This is kind of a case of the tail wagging the dog,” McKown said. “We started building a dog park. I had my architects and landscaping architects in on the conversation, and that's when Matt Brown came into looking at a more valuable opportunity for his site. We shared the same architect (Scaramucci). And architect said, ‘If Matt isn't going to do OK SEA on his site, why not do it on the dog park site?'”

“It's not a moneymaker — but it's definitely going to help with community building,” McKown said. “We think it's cool, we think it's an opportunity to do a small space that keeps the monthly rate reasonable so we can keep it focused on small, homegrown entrepreneurs. When the Aloft opens, Second Street is going to be one of the most special places in the city, and that's where it became obvious we needed to do something.”

If it makes you feel any better, no president will ever stay in that suite. It's way too exposed security and eavesdropping wise.

I wonder what Jim Thompson (owner/developer of Aloft) thinks about this.

You would hope that Richard McKown has already received his blessing.

Exactly. I think it will fit nicely with the neighborhood. I'm sure people in those rooms will be looking at the skyline not what is on the ground next door.

Pete

Remember, Aloft will have concrete floors, exposed duct work, bright modern furniture and fixtures, etc.

OKSea would actually dovetail nicely into their urban/industrial design.

It's really fun to think how special this little strip of 2nd is going to be with Urban Johnnie, Native Roots, multiple bars in Aloft, Deep Deuce Grill, Urban Roots and and expanded WSKY.

Will also be very interesting to see who OKSea gets as tenants.

I came across a really cool "Container Park" concept last time I was in Vegas: Container Park (http://downtowncontainerpark.com). I didn't like how it was enclosed and self-contained (didn't really interact with surrounding area), but pretty neat otherwise.

I actually think OK SEA is going to contribute to that view not detract from it. I don't understand the fuss.

Another fuss I don't understand is that it was brought to my attention that the earlier post of mine in this thread was my 10,000th. That's a horrific benchmark or Internet posting that I hope none of you have to face.

Yes, dog park dead at that location, anyway.

Perhaps they'll move it north of Calvary Church, as McKown owns that property as well and probably won't be developing it for a while.

I doubt it. I'd rather he spent money cleaning up the landscaping at LEVEL anyway. I'm using the dog park in Midtown.

A few months maybe? Seems all they have to do is put the containers into place (the proper areas are probably already cut out) and then do a quick finish of the inside.

urbanCOWBOY

It is just what I heard. Parking won't be as open when Aloft, Urban Johnnies, Dental 32, and the Mosaic ground space open. I am sure that there could be a way to share parking somewhere and on street parking will likely have an open spot at most times (definitely a block over by the Brownstones).

Oklahoman's are going to have to transition to walking a block or so to have a Class A experience in Deep Deuce.

This is the winning sentence. Oklahomans and business owners will continue to gripe about parking until this practice of walking becomes more common.

I think in 10 years, it is going to be silly to expect to park anywhere near the place you want to go downtown. Streetcar is the number 2 step in this. Number 1 is getting people to actually begin walking and showing the city we WANT sidewalks and WANT crosswalks.

btw, what is Dental 32?

Actually, you can park in the north Bricktown lot and walk right up the (invisible!) steps right to OKSEA if someone wants to be close. None of us who live in the neighborhood think anything of a block. I walk up to Coffee Slingers. My son sometimes walks from the Guardian to Deep Deuce.

We should never care about parking ever again. Not ever. If people aren't going to go someplace because they can't park right in front, they don't deserve to go there.

Especially with a place like this, which seems to have a primary target market of Deep Deuce/Bricktown residents. If anyone is concerned about parking with this project, they are missing the point entirely.

Not to mention that in 3 years the streetcar will be running a short distance away from this. I'm very much hoping people who drive downtown at night will park in the 10th St. or some other garage and ride the streetcar to their destinations once it is up and running.

Probably not going to happen, unless they're going to other destinations as well. If you're going to go to McNellie's and then here…sure, because most Oklahomans probably aren't going to walk. But if I'm going to Skinny Slim's, there's no way I'm parking 15 blocks away and taking the street car when I can park 2 blocks away for free and walk.

Another barrier to entry will be if they charge to use the street car. There has to be some net benefit for someone to make use of something. Novelty is not a good one.

Wouldn't that be amazing? Exactly what I do when I drive into Chicago - park in the Howard garage (or whichever is most convenient) - and just hop on the El into the city. Works so much better than driving around for half an hour, not finding a spot, then parking in a garage for $30. Granted parking here will never be that expensive, but still...

PluPan just posted on the Guyutes thread that at today's Planning Commission meeting that an ABC (liquor) license was approved for this project and they made mention of a dog park as well.

Just confirmed that a dog park will definitely be a part of this, to be located at the southeast (lower right) corner of this project. The bar/restaurant will be operated by "a very well-known and respected restaurant group" and you'll be able to sit outside with a beer/drink and watch your pup.

Should be pretty amazing.

Yes. Approval was limited to paved area at this time, and he can come back for approval when he builds the dog park if he wants to.

He said the bar would be run by a group "involved with the Plaza District." Are we thinking Saints, the Mule, or Empire?
