bluedogok 06-05-2014, 11:09 PM My former boss lived right by there off 2222 until a month ago, they are building in Wimberly now. We did virtual construction for the contractor (Revit/Navisworks) on the Booth house under construction (maybe finished by now) on the piece of property south of 2222 to Lake Austin.
Do you know what design firm is doing that Tech Ridge project?

Bunty 06-08-2014, 12:06 PM Cops here will be citating drivers with the Lyft logo (big mustache) if caught picking up people. But it will blow over soon once the city changes it policy and gives Lyft approval soon. :)
That has already happened in Miami. Lyft is paying the legal bills of drivers to help fight it.

f the Pour House Pub on Burnet Road is your watering hole of choice, better get in there this week. The last pitcher of beer will be poured before the pub closes for good June 29 at 2 a.m.
The site is in the process of being demolished for a new mixed-use development by Argyle Residential, a company which has been spun-off byCypress Real Estate Advisors*for multifamily development. It's called Burnet Marketplace.
Patrons have enjoyed their brews a little longer than expected. The pub was expected to be shut down much earlier, but the developers incurred delays in obtaining permits and financing, according to Argyle Residential Development Associate Chase Hill.
The Austin Business Journal*first reported plans*for the site in August 2013.
All of the development issues have now been resolved and demolition on the 3.9 acres at 6701 Burnet Road should be completed by the end of July.
The first of the 343 units will be delivered In September 2015. The project includes 10,123 square feet of retail, including 2,789 square feet that will be occupied by a new Pour House Pub.

The first public-private partnership in Austin Community College history took a first step forward July 7.
Rackspace Hosting, a cloud management technology company, could soon move into the old Dillard’s space in Highland Mall, pending negotiations between ACC and Austin-based development team Live Oak-Gottesman. If the deal is successful, Rackspace intends to relocate 570 employees to the new Highland campus by late 2015, according to ACC.
ACC board members voted to authorize negotiations during their July 7 board meeting after receiving two proposals for repurposing the four-story, 194,000-square-foot former Dillard’s location.
“This is a one of a kind [project] in the country that will put ACC on the map,” ACC President Richard Rhodes told board members prior to their vote. “This [partnership] will give our students opportunities we couldn’t provide on our own, and it puts us in a leadership position nationally to show what can be done in a mall when partnering with other entities.”
Austin’s technology companies have already expressed interest in this partnership and other ACC programs underway to boost the number of area qualified tech workers, Rhodes said. This partnership specifically provides opportunities for paid internships, earn and learn programs, scholarships and possible student incubator space, he said.*
“There are significant benefits to the institution and the community,” he said.

A new collaborative workspace called the AT&T Center for Innovation could open in downtown Austin as soon as early 2015, according to a company spokeswoman.
The Dallas-based communications company announced plans July 16 to renovate a 15,000-square-foot space at 323 Congress Ave.—the former downtown Capital Metro downtown office—to create the new innovation center.
AT&T revealed plans for the new Center for Innovation*earlier this year*in conjunction with plans to bring gigabit-level Internet speeds to Austin. GigaPower, the company’s high-speed Internet service, has speeds of 300 megabits per second with anticipated upgrades to occur for GigaPower customers in the coming months. Austin will be the first city to receive such high speeds from AT&T, with Dallas expected to follow.
AT&T’s Center for Innovation will leverage that high-speed Internet access to help accommodate collaborations between Austin’s technology groups, developers, artists, entrepreneurs and more. The two-floor workspace will serve as a meeting ground and hub for creating innovative new products, according to an AT&T news release.
Also, the space will be free to use, an AT&T spokeswoman confirmed, although scheduling details have not yet been confirmed.

Austin is, like, a pimple on a zit, compared to Minneapolis/St.Paul.
Including both The Skyline and the Ambiance and the Diversity.
Not to say Austin ain't good or bad.
On account of it ain't neither.
But it don't hold a candle t' "San Antone" in terms of Neo-Texas Diversification and Cultural Absorption.

JoninATX 07-20-2014, 02:18 AM Well I always say when someone brings up Austin. "It isn't perfect but it does pack a big punch for it's size". As for Austin being compared to Minneapolis it will have a bigger skyline and more in depth architecture since it's a larger city. And as far as diversity goes, Austin has alot of ethnic diversity with UT being here and as well alot of tech companies. With that said Austin isn't for everyone and that's a good thing. We now have media at our backs 24-7 and it does get old after a while plus where alot of what was a laid back city is now crowding all the good things like that we (I) enjoyed, Barton Springs pool, The Domain, even lake Austin gets boat traffic or should I say kayak traffic. :)

Oklahoma City will never be this progessive and DT will never look like this. OKC does not have the capital, will, foresight nor visionary leadership to build a DT like this. Not to mention OKC will not experience the explosive growth in industry and population to support. AIN'T GONNA HAPPEN. Just left Charlotte on Friday, DT Charlotte is impressive and most of it was done in the last 20 years. OKC is not like Austin or Charlotte both experiencing hyper growth and in migration and Charlotte has an international airport and Austin has money.

OKC may not have has many buildings like Austin or Charlotte, but the city itself is making an effort to push more residential and mixed use developments in and around downtown. I can say OKC has came along way for what I used to look like and very happy to see all the progress that's happening up there.

Pretty sure Austin has been a liberal bastion for several decades, thanks to the University of Texas. Hippies were common in 1960's and 1970's Austin. If anything it has become more conservative overall in recent years though still more left leaning than other parts of Texas especially in the central neighborhoods.
bluedogok 08-10-2014, 08:58 PM Austin is "liberal" for this region but it is nothing close to East or West Coast liberalism. It has stratified, as liberal as Central Austin is the suburbs surrounding are even more conservative.

But the outer reaches of Austin like Round Rock, Cedar Park, Georgetown, ect have always been conservative. Right now there should be nothing stopping OKC in moving forward with highrise projects, it doesn't have a CVC (Capital View Corridor) like Austin which limits skysrcaper developments.

On the right side of the rendering where it's shaded in orange is what's currently going up. The rest of the building was completed a year ago, right now they have several expansions going on downtown, this one and a 3 story office building several blocks to the south.
Btw I call this Austin sideways skyscraper since it looks like they built it sideways instead of up.

This project is rare for Austin since the city hardly ever uses steel. There is also another project like this thats going up several block west of here.

bluedogok 08-11-2014, 09:05 PM I did some projects with steel framing, of course the suburban office and warehouse projects were concrete tilt-wall with steel framing. Had more of them that were designed but not built after 2008.

I worked on a big project back in '08 when they where building Cedar Park Town Square, most if not all where just single story retail buildings built with concrete walls and the braces to support the building where steel. Still some fond memories.

I know the Pad 5 site at Hill Country Galleria was a steel frame/metal stud building, I don't know if they have done anything with that yet. I did the new Goodwill in Lakeway and it is steel frame and non-load bearing CMU block. We changed exterior finish materials from stone/stucco on metal studs to CMU three weeks before permitting so we kept the steel frame designed. It was supposed to be the template for their new stores, the new Southpark Meadows store was block but I don't know if they went with structural block since Noack-Little did that store. We did a wood framed building for Espy Corp in Dripping Springs, they didn't want steel framing since it would interfere with testing the equipment they were assembling. The amphitheater/kitchen portion of One World Theater was supposed to be ICF (as was the Waterscape condos on the north shore of Lake Travis), the original building is done in Rastra forms. The bigger office buildings like Overwatch Systems on Southwest Parkway is the typical concrete tilt-wall with steel framing inside and for the fourth floor. The Southpark office/warehouse stuff was the same, we did a whole lot more of that type in Houston and San Antonio. Rob Roy Office Park on Bee Caves Road is stone on steel frame/metals studs.
So there are quite a bit more than just tilt-wall but it is very popular there for low rise office construction.

Now I can't guarantee that every single project in Austin will come to friction, there will be some that will never see the lignt of day. But Austin is red hot with office and residential developments that Austin is still behind! If Austin growth just suddenly cool off it would take several years to get back to normal levels.

I haven't been to Lakeway in quite a while, but from what I've heard it has really changed.
bluedogok 08-14-2014, 10:00 PM They whole area changed a lot in the 9 years that I lived in Austin, we looked at land on the south shore of Travis and Apache Shores and it was still fairly rural off 620 in that area. Development up and down 620 has been rapid.
JoninATX 08-15-2014, 12:29 AM That it has Bluedogok. Though I do wish construction would ease up a bit. Right now San Marcos is in stage 4 in water restrictions. Now a good thing to hear, hopefully we can get some much needed rain this fall and winter.

The City of Austin is moving closer to its goal of building a cluster of recycling manufacturing firms in southeast Austin, thanks to a recent grant from the federal government. The planned eco-park, also known as the Austin Manufacturing Hub, aims attract recycling businesses to the city and reduce the amount of waste sent to landfills.
In July, the City accepted a $1-Million grant from the U.S. Economic Development Administration (EDA). The federal funds will be allocated to Austin Resource Recovery‘s budget and will help to pay for water and sewer infrastructure for the site. An estimated total of $10-million is needed to prepare the site for tenants.
The 107-acre site is located just south of ABIA at the former FM812 landfill site. The landfill was operational from the 1960′s until the late 1990′s.
According to the City of Austin, the Manufacturing Hub is estimated to leverage more than $30 million in private sector development and create up to 1,250 jobs. The Hub aims to be ready for tenants in the Fall of 2015.

Last week I speculated that the proposed 5th+Colorado Tower was poised for construction and now it's been confirmed. Developer Lincoln Property Co. representatives said a building permit is in hand and Austin Commercial*has been selected as general contractor.
“Construction will begin immediately,”*said J. Seth Johnston, vice president of marketing for LPC, headquarterd in Dallas.
Johnston is teaming up with Trish Williams, another LPC vice president, on the leasing and management of the tower.
The 18-story office building at the southwest corner of Fifth and Colorado streets is scheduled to be completed in the first quarter of 2016.

XBiotech USA Inc., an emerging Austin drug developer, will break ground Friday on the first manufacturing and research facility at its 48-acre siteoff Riverside Drive in Southeast Austin that is expected to eventually house a $200 million campus of buildings.
The 46,0000-square-foot building will cost “no more than $12 million,” company President and CEO John Simard told Austin Business Journal. Construction is expected to finish by mid-2015 and start manufacturing and shipping the company’s colorectal cancer-fighting drug Xilonix by early 2016.
