Seriously, I expect the NIMBYs to freak out about fire safety issues. They're going to suggest the patrons could turn into drunk arsonists.

Insanely nice concept. They'd do good to construct a shade on the west-side…there will be some poor bartenders for a period of time in the evenings.

Particularly for anyone that lives in the area nearby, please consider writing a letter of support and/or attending the next Urban Design Committee meeting: Wednesday, April 23rd at 3PM in the City Council Chambers, 200 N. Walker.

It really seems to be just a handful of people; the vocal minority.

Time to demonstrate they do not represent the prevailing attitudes of the neighborhood or the City, and take away their power.


This could be a catastrophic precedent. If they are allowed to block this, how will 23rd ever be properly developed?

Not sure why the planning department would even consider these. Pizza 23, Orange Leaf, etc all have been opened recently near that same stretch. I guess I will get to writing letters...

It baffles me that someone can do something unequivocally within their rights as property owners (of these parcels on 23rd) and yet Homeowners can have any sway in any regard.

Simply put, if the Homeowner's have a problem, the onus should be on them to get the laws changed, but not to block development that literally follows ordinance to a T. Nothing that's been proposed on 23rd in the last year and a half has been even remotely questionable. The city should simply say to the homeowners "We appreciate your input, unfortunately, it has no sway given what is within the rights of said property owners".

At some point, is the city not putting itself at risk of a lawsuit by blocking these developments on grounds that are not legally justified?

The owner of the building with Pizza 23 and Orange Leaf signed the petition.

I really doubt anyone is against this other than a very few homeowners to the south.

People will object to parking. (Not important because despite what they or any planning commissioners say parking is not required). And hours. Planning commission likes to talk about parking on and on and "concerns" to get consessions on other issues ie time

Gotcha. I wish we could just do away with the word. It's becoming increasingly irrelevant and is nothing but a barrier to developing a place people actually want to go. I used to complain about the parking situation when I went to visit friends in Chicago - then it struck me that well, I was the one dying to go to Chicago in the first place, so maybe I should just deal (or figure out that you can park at a garage on the CTA and just ride the El).

You're probably right, but it's dangerous to underestimate them. They've so far been successful in their NIMBY actions.

Assuming that the petition ends up with three, four, or five hundred signatures, do you think it trumps a few complaint letters with HH/MP return addresses? Does it become just a stack of paper counted as an opinion, somewhat discounted because it was gathered online, or does it really send the pendulum the other way for these and future projects?

I'm so tired of so much official credence being given to parking when it shouldn't be given official consideration, and concern over the imagined noise and intoxicated patron issues. My bedroom (eight windows) quite literally backs up to Paseo Street, opposite Sauced. They regularly have music on the patio. I can't hear it unless a window is open and easily sleep through it. I never have issues with Paseo patrons on their way home. The only criminal issues I've had were two attempted muggings and theft of my vehicle back in 2004 when there were far fewer people on the streets at night and they were of a far different character that never spent a dime in the Paseo.

Actually, not very surprising. Busy bodies with a lot of time on their hands immersed in a pearl-clutching kerfuffle. Not surprising at all, because this has less to do with actual neighborhood concerns and more to do with perpendicular cultural paradigms.

I explained in my e-mail that these are the types of developments that draw me from Texas to spend my money.
