Anybody know what is going in at 33rd and Boulevard? It was what looked like a grocery store that had been abandoned for quite some time and now it has been torn completely down to its steel framework.

It used to be hobby lobby (on the far east end). Dont know what is going in.

I thought Pete or someone said it was going to be a Chucky Cheese. Either way, this shopping center is long over due for a remodel, hopefully the parking lot will be reconstructed in cement.

This could be for the location on Memorial Road near QS Mall and they are just calling it Edmond.

It was in the Quail Springs area. I believe the old Howard Sports building.

This is what they were referring to. It's the old Hobby Lobby/IGA on 33rd and Boulevard. Edmond Market Place:

Most of the center has been vacant for 10 years or more now. The entire north facing part of the center is currently gutted. The east facing section has not been touched yet because it currently has tenants. The big box aspect of this space used to be an IGA. I remember going in there as a child when it was brand new and they had the singing vegetable show you could play by pushing a button.

Then IGA built a new store a 1/2 mile west (The current homeland) and that IGA became a Price Chopper or Price Cutter (briefly) then was made into a Homeland as it currently is.

Maybe they are moving, but it would seem it would be a size downgrade unless the encroach(well technically not encroaching, but I like that word) on the other stores or add a second story.

The existing Mardels is already one of the newer styles I believe. I don't see why they would move it across the street.

It would be cool if it was a Reasor's (though I am probably just dreaming). In my opinion, Reasor's needs to enter the OKC market and position their locations near the subpar Homelands in order to force them to step up their game or drive them out. That location would be great because of the Homeland a mile west of there at 33rd and Broadway. There are enough empty boxes around the metro left over from the Wal-Mart bloodbath for them to do it.

Sounds like what QT should do to the sub-par 7-eleven, though it would appear onCue is essentially doing it (onCue is secret code for QuikTrip, right?).

Has anyone got an update as to what is going in this shopping center? I've driven by and it's completely gutted now. I'm hoping they are completely updating that whole area. It's needs a facelift.

I too would like to know. A couple of women who work at a business on the NE corner of the intersection said they had heard it was going to be a Neighborhood Walmart grocery store.

They also told me that the reason the center had been undeveloped for so long was that Hobby Lobby had been there under lease and would not release the site for anyone else to develop.

I don't know that either is true, the Walmart or the Hobby Lobby story.

Interesting. Being that Mardel is across the street and Hobby Lobby is just up the street, what else could it be? Maybe another Hemispheres?

No, I don't think its Hemispheres. From what I have heard, and I have been sworn to secrecy... it may NOT be retail. But that's just what I heard from an undisclosed but close source.

I liked their restaurant, but they really seem like they are going downhill as their food and service hasn't been doing very good.

No businesses have signed a lease here yet.

Should see something on this here in a few weeks. I know of a few tenets that are seriously looking but nothing concrete.

BTW this area is called Edmond Marketplace.

I drove by today. It seems like they have the remodel configured for a particular store. I'm betting they do have an anchor store already and they are looking to lease out the smaller spaces.

Any updates on this? I drove by it today and it looks like its coming together. I don't see how it could be anything other than retail. I could be wrong though.

Any updates on this? One part of the strip mall is pretty far along (east side facing Blvd), looks like one big retail store for that part. Also slightly confused about why Delta Cafe would be closing, as it appears it's in its own separate standalone building?

Because that strip is long and narrow my hunch is that it will not be a retail tenant going in, perhaps some sort of business / office use instead.

Also, keep in mind the old Mardel is under separate ownership than the group that owns the strip center to the south, called Boulevard Village.

It definitely looks like a grocery store. If it was Whole Foods though wouldn't they have announced it before this late stage of construction?

There is not enough space in the center on the SE Corner of this intersection for a Whole Foods.

I just spoke to the broker who is trying to lease the big center on the SW corner (Edmond Marketplace) and she told me that Whole Foods turned down their location (a 40,000 square foot vacancy perfect sized for them) because they want to be somewhere around 2nd & Bryant in Edmond.

Natural Grocers has some interest in Edmond Marketplace but no deal is done.

I was also told Whole Foods is likely to do another North OKC location (Memorial Road area) and therefore want to be further north and east in Edmond, which makes total sense. I've heard from many sources that WF is absolutely killing it at Classen Curve and is having big trouble servicing the demand to the point having real stocking issues.

Also, Fresh Market is active in Edmond and is close to signing a deal. Not sure about other OKC locations but will find out more soon.

Chisholm Creek is likely negotiating with Whole Foods, Costco, Fresh Market and Winco trying to figure out the right mix.

Plus, all of those stores have plenty of other options around Penn & Western. There is a huge vacant tract just west of Chisholm Creek along Penn and plenty of room on the north side of Memorial as well.

I bet all end up opening in that general area but at this point there are lots of options.

The Tulsa market, though lucrative on a spreadsheet, is a much smaller market so I wouldn't doubt that their first Whole Foods took a hit when the second opened. I think OKC given its larger size could easily support a second store, especially if its in the Edmond area.

If thats the case then I cant imagine why Sooner cant lure them to 15th and Bryant, if WF likes that area. First, I cant imagine there being a difference between the two intersections and secondly, is there space at 2nds and Bryant? I wouldnt think there is.

They don't want to be set so far back off the intersection, as they would have to be at 15th & Bryant.

But, that proposed Spring Creek development is one of the locations being considered by Fresh Market.

How do sales compare to the newer south Tulsa store that is a similar size? The Brookside WF is small, though I've heard they want to expand it.

Edmond makes sense for WF though, just a matter of time. Norman would likely be the third metro location.

Don't know how the far South Tulsa WF location is faring. But keep in mind, the one OKC location is small as well.

You may have not seen further upthread where I said the WF broker is working on an Edmond location but will probably sign a deal somewhere near Memorial first.

But I'm sure they'll eventually get to Norman or Moore.

So the SW corner is the one having major renovation work done, but it hasn't been leased yet? Looks like they're doing fairly specific work on the side facing Blvd, but maybe it's not as specific as I thought if nobody's leased it yet...

While they are doing a significant remodel here, I still wish they'd reconfigure the parking to (1) have more landscaping and trees including building barriers and medians in between the parking rows (2) pour cement(stays cooler, lasts longer, and looks better) (3) add some protected sidewalks down the center of the parking lot (4) add new buildings taking up a parcel or two along 33rd

I remember when the Delta Cafe was the original Edmond Johnnies location.

This was discussed up thread about a month ago.

I actually talked to the broker who reps Whole Foods and they told me they have turned down that site and prefer to be somewhere around 2nd & Bryant, because they also hope to put another location near Quail Springs and want some separation.


I'll double check to see if anything has changed.
