A friend of mine owns it, it was pretty much in the same shape when his father acquired it a long time ago. The brewery idea was one of a few different concepts that have been considered.

Yeah, at one point the owners of COOP really wanted to be in there, but couldn't get any traction for whatever reason. Now they are expanding in a new space near the airport.

I don't really know what happened to that deal. I've had some ideas for the building but I know he has been busy with other projects. I think part of the issue is managing it (and other property) for his mother since his father passed away and not having ultimate decision making authority.

I think it was just too big of a fish to fry. COOP desperately needs to expand. They are beyond maxed in their current space. The laundry would have needed...well, just look at those photos. The space they are going into is a large, dry, white boxed space and won't take a lot to get them up to speed doing what they do, making beer.

However, I think they would still like ultimately to be in a space like that one and believe they see this current move as a stepping stone. They understand the tourism appeal of a brewery, and a location in the inner city makes more sense for something like that.

I hope that whenever it does get renovated (someday) that the neon sign is preserved. That is just too great to lose.

This area is a bit orphaned from the main action right now. But 5-10 years from now, it could be a completely different story as the revitalization effect spreads west.

I agree, I drive by this building nearly daily since I live and work nearby. It's great architecture and would love to see it renovated into lofts, a business incubator, or a brewery/bier garten. Hope the sign stays!

I talked to one of the owners a few months ago and that is exactly what he said. They are moving out west of town for the time being because they desperately need space but their 5 year plan calls for them to find a new location in the core. He mentioned south of the river or in core to shore, but I'm sure they're looking everywhere.

It really would be amazing if they could get this building up and running again and put the brewery in here. Is it too much work for them to ever take on or did they just not want to do it at this point?

They have already leased new space, are under construction, and taking delivery on new equipment. That particular train has left the station.

Well, that's a damn shame. But glad to hear that their business is booming. Always nice to see the locals performing well.

This is great news and they are established developers, which gives confidence in it being done well.


Ben Sellers, Jonathan Dodson and David Wanzer, the trio redeveloping the Tower Theater in Uptown, purchased the property at 1000 NW 1 on Thursday for $725,000. The three intend to start renovations in 2016 with completion in one year.

It seems every commercial project is budgeted at one year and then they take as long as they take.

Very excited to see the plans from Jeremy Gardner who not only does great work but seems to be getting tons of it from urban developers these days.

When I mentioned in the thread about the old Triples that there was another major, transformative transaction pending on Classen this the one I was talking about. They've been working on this deal for some months. Super-exciting.

The law hasn't changed yet. I'm impressed by how forward-thinking this team is, but it seems like this is an awesome project for later.

As a native Okie I'll believe liquor reform when I see it. No Supreme Court coming to our rescue on this.

An article in the Journal Record by Molly Fleming said that the operator of the taproom and restaurant in this project will be Joel Irby from Colorado.

He is currently involved in the Avery Brewing Company in Boulder.

Just got my hands on a full rendering for the renovation.

They will reuse the existing and awesome casement windows. And, of course, chop down the trees growing inside and put a roof on the place.

I cannot express how pleased I am with the progress this city has made in the craft beer industry. It is not just the increased quantity that I enjoy, but rather the quality that each brewery distributes. Per capita, Oklahoma City is really putting itself on the map (pun intended).

Coming from a position of having really no clue how the current laws restrict breweries, how much could those plans be effected by the potential legal changes coming down? If nothing changes for another few years, will they have to adjust what they're planning?

Of all the different bills being talked about, I dont think any of them allow breweries to sell packaged products straight to the public from their brewery. Which is dumb and it inhibits them.

Pete, do you know why no sidewalks are depicted along Classen in this rendering? Is it a ROW issue and they expect the city to add them at a later date?

Sidewalks ^^^Probably because they don't want to hook themselves on having to build sidewalks, whether it's a classen streetscape project or part of their impact charge. The architects wouldn't want the developers to have to build sidewalks simply because it was in the rendering/plan. The zoning Dept takes great issue with details like that when reviewing and inspecting plans/finished product.

Glad to see this! A lot of the old OKC I grew up with in the 50s and 60s is gone now (some of it needs to be gone); it's nice to see a few of the old landmarks restored/repurposed. Kind of like seeing an old friend when I get back to town. I read yesterday/today that the sign will remain (not news to many of you who have digits on the city's pulse) and that pleases me as well. I guess the trees inside do need to go!

The last two of the inside are the southeast corner of the building and quite a bit lower than the rest of the structure. This is where the restaurant & bar will go.

The second floor that you see will be offices for the Pivot Group. The rest of the ground floor will be the brewery and taproom.

Did I read correctly recently that they received approval for something like $550,000 in TIF funds? If so, why? If the numbers werent going to work, then why did they purchase the building?

TIF money for new construction is one thing, TIF money for a massive and important project like First National or 21C is another but for this? I think the city might be getting a little too generous.

I couldn't disagree with you more. TIF going to historic preservation is a very worthy cause IMO. I'd be far more concerned with the city subsidizing the next strip mall development over a rehab of this nature.

Your right but if they had a plan "B" where they did a demo and new build, you would have had hundreds of preservationists telling them how they're destroying our history (even though the property is blight in its highest form). So its damned if they do and damned if they dont.

Also, I would tend to agree with the city if their premise for granting TIF was to ensure the momentum of development did not stall in this side of the city. Recall that the city has made tremendous effort in revitalizing Film Row - now this will be an extension (making the district bigger) so it is in the city's best interest to ensure this blighted development happens.

I do agree, however, that new or future rehabs should be better scrutinized but as Pete said, they're no less deserving than anything developers in Bricktown or AAlley receive as this helps the city core as a whole which is ultimately what we all want.

There is still a bunch of TIF money in the downtown TIF (TIF #2) because they originally projected to collect $47 million and have now raised that to $170 million and we will likely exceed that as well.

There is still $63 million to spend out of TIF #2, and even more if the recently-revised $170 MM target is exceeded.

Renovation rewards: OKC Council approves $900,000 in TIF funds

OKLAHOMA CITY – Two run-down buildings in Oklahoma City would never have been recognized for their potential, if not for historic tax credits and tax increment financing, developer David Wanzer said.

The City Council unanimously approved nearly $1 million in TIF funds Tuesday to refurbish the Townhouse Apartments and convert the Sunshine Cleaners building into mixed-use. Work is slated to begin this summer, with completion in the first three months of 2017.

Wanzer said he was first attracted to the old neon sign outside the dry cleaner building at 1012 NW First St. The building lacks a roof now; trees are growing inside it. But its architecture is fascinating, he said, because of weight-bearing wall placement. Wanzer described the site as repeatedly straining city services.

He wants to convert the building into 17,000 square feet of leasable mixed-use space to match the purpose of the Downtown/MAPS Tax Increment Finance district, or TIF. In March, the community review committee agreed with his idea and recommended a budget allocation of $550,000.

For the townhouse project, 627 NW Fifth St., Wanzer wants to redesign the historic 14,700-square-foot building – “a flophouse,” he called it – into a 17-unit residential development. The review committee also supported the idea and recommended that the council provide $350,000 in TIF assistance.

“We would not have tackled either of these projects without the ability to tap into historic tax credits,” he said.

Councilman Pete White said lawmakers should note the projects.

“Hopefully, the state Legislature will pay attention to this presentation and not do away with something that’s vital to historic development,” he said. “This is a perfect example of two buildings that would continue to fall into further ruin until they were demolished … that will be really important to the redevelopment of downtown.”

Wanzer said a fellow businessman once questioned how he was able to spend more money on the project than the building’s market appraisal. That gap is being closed by government aid, he said.

Cathy O’Connor, executive director of the Oklahoma City Urban Renewal Authority, said she is often approached by developers who want TIF funds but don’t understand their purpose or who intend to flip a property quickly for profit. O’Connor said many of them are “pretty crazy ideas. … They just don’t make any sense.”

Such proposals are turned away on a case-by-case basis, she said. Councilman Ed Shadid asked for recordings of such conversations to confirm the process.

The Pivot Project trio hosted a really nice event at this structure last night, a "pre construction" celebration.

I met Joel Irby who is the brewer putting in StoneCloud Brewery and Taproom into that building, and he's a sharp young guy. They provided several types of free beer and I thought it was excellent.

Joel said he thought it would take them until the first part of next year to get the building ready for him to bring in his equipment and start to get set up. In the meantime, he's working on his recipes and test batches.

The Pivot guys will have the offices on the 2nd level and they have not yet leased the restaurant space in the back, which is super cool. I'm sure they'll find someone as this project moves along.

Pretty cool to stand in that building, look out the windows and see 21c and everything that is happening around it. That are of west downtown is going to be super cool very soon and you can bet Film Row will start to fill in between Classen and the CBD.

I drive by this place almost everyday. Recently they have had the windows out along Classen where you can see in. Have to say I think this place is going to be a diamond. Looks like such a cool layout plus the combo of 21C right across the street is going to make this area amazing. Is there any renderings of this yet? Excited to see how they transform it.

The properties highlighted below are all owned by Rick Warren, who owns a local construction company.

I ran into him one day as I was taking photos of 21c and he said he wants to lease all that property and will renovate if he can find the right tenants.
