Joel won't know when he can officially open until he actually starts brewing beer. It's looking more like June if I had to guess. On a side note, I will be supplying all of his shirts! Fleming The Journal Record April 24, 2017 OKLAHOMA CITY – Price Edwards & Co. broker Allison Barta Bailey has helped bring new retail concepts to developing districts for years. She worked with David Wanzer on turning his Plaza District furniture store building into a space for Roxie’s Ice Cream Social and Oak & Ore craft beer restaurant. But getting a tenant in the 3,700-square-foot space at the Sunshine Laundry Building, 1012 NW First St., will take something different, she said. “The shape of the space is unique,” she said. “It works really well for food service if you had a bar and a main dining area. It could also be a cool office space. I’ve talked to several people about using it as an office space.” In summer 2016, Bailey started working with Pivot Project developers on getting a tenant in the space. She said at the time, construction was in full swing, so it could be difficult to sign someone for the space. The space has a stair-step shape, with the largest area being in the building’s south side, stretching north with windows facing Classen Boulevard. The old boiler room is in the space’s center. There is no kitchen, but there is a brewery. Stonecloud Brewing Co. will open this summer. The Pivot Project will move into the second floor in late May, said Jonathan Dodson with the team. Across the street, the West Village apartment complex is under construction, with 345 units opening in 2019. The groundwork is underway for the project, with Sheridan Avenue closed near Classen Boulevard. Bailey said the Sunshine Laundry Building’s available space needs someone who will see the area’s long-term vision. There’s a lot coming to the area, but its full potential will be reached in a couple of years. “They will need to build their concept around the space,” she said. “It hasn’t been a quick decision. It’s taking a lot to get it to the point where people can start visualizing it with the brewery.” The Pivot Project has received its $550,000 in tax increment finance money from the city of Oklahoma City. Economic Development Program Manager Brent Bryant said the group received the money before the building had tenants so the money could go back into the redevelopment. “We recognized that it would be a difficult project,” Bryant said. Wanzer has been approved for $350,000 in tax increment financing for the Main Street Arcade project at 762 W. Main St., but he hasn’t received it yet. There are no tenants, though three businesses have signed lease agreements. The first floor will have three tenants open this summer. Revel8 owner Claire Westlund is opening two new concepts: a men’s grooming shop and a nail salon, both under the Revel8 name. Riley Marshall is opening a bar with a small-plates food menu called Bar Arbolada. The second-floor office space is still vacant. Bryant said the building has to be 40 percent occupied by 2018’s third quarter to get the TIF money. Wanzer has also been approved for $350,000 in TIF funds for the Town House renovation, 627 W. Fifth St. He has not received that money either, but the renovation is still under construction. Spent some time with Joel at Stonecloud and toured the brewing space. Very cool vision with what appears to be a great guy leading it. Can't wait for it to open. The barrel stave wall is a nice touch. The pivot offices are well done also. Positives: I would rank it as the best brewery (beer wise) in the immediate downtown area and in the top 5 for the state. For opening day, I was really impressed with the number of interesting and technical beers available. I mean, barrel aged sours on opening day?! I am all about it. I am also a sucker for Mosaic hops so Astrodog was also a huge hit with me. Taproom was clean and well staffed and they obviously knew how to draw in a crowd. Negatives: Essentially all of my negatives are related to the fact that there were probably +300 people there at once so take them with a grain of salt. The first being that the place was completely packed full. They had bbq and a patio set up with tables and music but, unfortunately, they were preventing anybody from taking beers outside on the patio. I am sure it has to do with the law about having to have a fence to drink outside in Oklahoma, I will be interested to see if they end up putting one up- it seems like they should with the garage-style doors. The taproom was also completely blocked off from the brewing equipment which was unfortunate, I like being able to wander around and see the fermenters and such at Coop and Anthem. I was also interested in seeing the restored building, the taproom seemed to be only a small percentage of the actual floor space. Only other complaint was that they would not let me close my tab with a bartender for some reason, I had to get back in the rather substantial (again, +300 person crowd) main line. They also can only serve their product brewed on the premises. Huge handicaps when it comes to competing with bars but I believe those restrictions will soon change. Talked to the brewmaster Joel who said for now they are not seeking distribution outside of the taproom, although that will likely come latter. Hopes to fill all 18 taps before long. Tried a few beers and really liked the Straight Juice, Bro (a pale ale with a citrus taste). Don't generally like beers that are fruity but this was slightly sour and I really loved it for a lighter beer. They have a couple of stouts that others seemed to enjoy but it was 100 degrees outside and heavy brew did not sound appealing. Was there from about 5 to 8 and it was very busy the entire time. There were still seats available but still lots of people and good energy. BTW, the laws governing taprooms change in October of 2018 so until then they have to close at 9 and can only sell their own product. It looks like they are moving forward in designing the space for the restaurant in the southeast corner of the building. They are going to be adding an entry, bathrooms and framing out the restaurant space. That permit has been approved. Is it just me or are there a number of developments in OKC where the majority user has additional space that remains vacant for a long time. Not just first floor retail in apartments/office, but in buildings like this. Makes you wonder - without any real demand, why do businesses build/redevelop other buildings (at great expense) vs. just leasing what is available?
