Since I always get a lot of questions about how planning and development is done up here in the Mistake on the Lake, I thought I would just highlight some of the biggest developments going on right now. I work in University Circle (which is like "second downtown" but has actually become the nation's densest square mile of medical and research institutions, take that Houston) and live in Tremont, which is like a huge Plaza District up on a hill across the "Burning River" from downtown. It's not a bad life.

Obviously the derogatory references like "Mistake on the Lake" and "Burning River" are in jest because it's such an incredibly awesome city, and any effort to show that must absolutely be followed up by keeping the hordes out. Can't have the Californians coming here...

I'll start with the CLEVELAND CLINIC, which is the largest private employer in Ohio:

UPPER CHESTER

This is a massive mixed-use development that got killed by 2008 and is now roaring back, about to break ground. It is right across Chester Avenue from the Clinic's new Norman Foster thing. You can also see where CWRU is building a new west campus just up E105 St. The surrounding Hough neighborhood is infamous for race riots but is now positioned for major redevelopment.

League Park, just down the road from Upper Chester, is shear local greatness. Babe Ruth hit his 500th home run here. It fell victim to the plight of Hough, the City is renovating it right now.

MIDTOWN
Midtown is the vast expanse (E30th to E79th) between downtown and the Cleveland Clinic. It is a thin east-west stretching district though, as it is mainly comprised of five major roads (Cedar, Carnegie, Prospect, Euclid, Chester) that carry traffic from downtown to University Circle. All a block apart - Kerry would be in heaven, with a massive grid network dispersing traffic between two downtowns.

The Midtown Tech Park is 130,000 sf of spec office space for tech companies. It is now fully leased a year after being finished, despite being in one of the "worst" neighborhoods in all of Cleveland. The finished-out part of the park fronts Euclid between E55th and E68th.

This is the only project I'm posting that is neither current nor happening anymore, but just to give you an idea of what we're dealing with in Midtown and the scale of these buildings and this neighborhood. And what we're up against: After 2008 this development fizzled out so the Italian grocery store across the street and neighboring historical homestead museum bought it and tore it down to make room for parking. PARKING. Instead of this ^

Well I'm exhausted, but I'll let that get this going. That's just all major development projects on the east side. In the future I'll bring you downtown and the west side, where I reside.. and maybe even the suburbs, most of which are doing really awesome stuff, too!

The ticketing building is also extant, which is important because that is the focus of the City's redevelopment project. The demolition of League Park was a crime, in my opinion, much worse than the Hough Riots (which I can actually understand). That's the thing I love love love love love about Cleveland so much... the history aspect is second to none.

We're also doing redevelopment on a Chicago-scale in University Circle alone. $5B recently finished last 2 years or currently underway, in a single square mile. Uni Circle, btw, is the nation's densest square mile of research and medical institutions. Third largest cultural district in the nation, on top of that. The main focus that we're working on is to supplement our institutional strengths with mixed-use and housing, which has come roaring back, hence all the high-rise residential. "We're out of land!" as Chris Ronayne (UCI president) would say. Uni Circle is honest to goodness the most beautiful place I have ever spent a significant amount of time in, and that has recently lived in Norman, Stillwater, and Uppsala, SE, and Moscow. Every time we break ground, we literally hit gold, IMHO. I think what our CDC is doing is unrivaled by any other district IN THE NATION.

This development is taking up the prime development site on the Uni Circle side of the new Mayfield rapid station (across from Little Italy/Murray Hill). The Italians in Cleveland (CLE Little Italy is the nation's #3 "Little Italy") have rapidly reoriented themselves toward new-urbanist ideals. My friend Kerry would be so proud.. Intesa previously featured the first micro-suites between NYC and CHI (granted, CLE is easily the biggest deal between the two) which are 50-100 sf units for high-rent. It will be interesting to see what is re-announced, but a new development deal is being negotiated as I type, courtesy of the new boom economy and UCI's persistence.

I look at this, then I look back at the OK Kids Korral, the Embassy Suites, Oklahoma School of Science and Math, half of Bricktown NOT INCLUDING Lower Bricktown, all the other crap-ass suburban development in our core... and then I have a Lewis Black moment to myself.

Is that all of Cleveland? Those 100 apartments were pretty cool.

GEIS (compare to Tanenbaum, as they specialize in everything from industrial spec to downtown office space) bought an entire block alone East 9th between Euclid and Prospect. Prospect is Cleveland's eastern main street (perfect sight line up against the Terminal Tower, think A Christmas Story) and Euclid Avenue is "Millionaire's Row" including the Rockefellers, etc. (That's the really cool thing about Cleveland, is the history requires you to drop names like that, being the preeminent Gilded Age city)

Half of the old AmeriTrust Complex is going to be demolished by GEIS and replaced with a new Cuyahoga County HQ (which, due to the sheer volume of 'burbs, is a lot stronger than Okla County):

Preservation of that park would have been killer. If transit were better in OKC, or even if the structured parking situation was better, I would hope our eventual soccer stadium could be built in the same manner -- contributing to the street rather than wishing it away.

I miss Cleveland so much; they have great food, culture, and history (not to mention GLBC, the best beer on the planet), and it's great to see it coming back. I try to visit any time I make it back east.

The Rust Belt has a bad national reputation so people tend to assume it is all dying on the vine. There are obviously obstacles to overcome, but the fact is that some of these cities are doing some of the most cutting edge and impressive urban redevelopment in the country. The historic stock and layout of these cities allow itself to rediscover the core better than the vast majority of the rest of us. Cleveland is very very wise to align itself in the health and technology research fields and it is clearly showing up in the billions in development hitting the street corners in The Cleve.

Worth, Nashville, Atlanta and several “mini Atlantas” including Charlotte, Raleigh-Durham and Jacksonville.

I spent two weeks in in Cleveland in 2004 doing cell site surveys from the west side of the Cleveland metro to almost the Pennsylvania border, the northern half as there was someone else doing the southern half. I was impressed by what was there and could see potential and promise in the city. Sure there are areas where it looked like a traditional, abandoned rust belt city but you can find many of those areas in any city.

HP standards would indicate that when you build anew in a historic setting, the new construction should be differentiated from the historic architecture. The hotel is adjacent to the Cleveland Mall, designed by Daniel Burnham of Chicago Expo fame.

I was always a huge Cleveland Indians fans (mostly from the movie Major League), and my brother lived there for about 7 years from around 2002 to 2009. I visited there frequently. He lived in some of the outlying residential communities like like Cleveland Heights & Shaker Heights during his time there. I came to love those old district neighborhoods like Coventry and little Italy in East Cleveland. Very old and very cool. I miss the Winking Lizzard and Great Lakes Beer! We visited the brewery there and bought a case of the Dortmunder Gold to bring home.

I can completely testify that the Cleveland Clinic is an absolute monster. It has billions in impact on that city.

Yeah, the Heights are really awesome (although you gotta distinguish the wealthy "east side" from East Cleveland, a separate suburb unto itself, and also the poorest city in Ohio) and truly old urban with no opportunities or even need for new development.. IMHO the Heights might be the nicest suburban agglomeration in the country, even when FOX News people are bashing evil Cleveland (we are one of the most liberal cities in the nation, enough to where I often stand out as pretty conservative) Megan Kelly will say, "Sorry Cleveland.. you have beautiful suburbs though"

Even though the Heights are cool, I still tend to think that the City of Cleve is where it's at, but that's part of the east/west debate for the ages. I choose to hang my hat on the west side.

I choose the ethnic map because it shows the early development patterns before WWII that dramatically influence Cleveland and the lay of the land today. The only real differences is that Collinwood, Glenville, Kinsman, and Buckeye-Shaker became almost entirely African American communities. Little Italy was strengthened and Big Italy was replaced with public housing that is actually pretty nice, Jewish moved out to Beachwood and the Heights. But most all of these have strong, historic, well-preserved cores and can be a little rough around the edges, except for the ones that are running out of land like Tremont, University Circle-Little Italy, Ohio City, and Birdtown. Slavic heritage is surprisingly strong, maybe even predominant (especially when you add Ashkenazi Jewish) and thus has the strongest built heritage.

Well we're getting really behind on development and I haven't even gotten to the westside which is a hotter real estate market.

Clevelander. Didn't see that, but there is now a skyscraper project on the last remaining surface parking lot surrounding the Q (where the Cavs play). Tallest structure is 500' and 0 buildings cleared to make way for this (in fact a row of historic buildings on Prospect will actually be nicely integrated into the site)

A minimum of 4 new high-rises are underway, could be as many as 9-10 depending on how the dust settles. It's a lot like OKC's "mystery tower(s)" years, except that Cleveland isn't an energy market. The biggest variables here are what Medical Mutual, Cuyahoga County govt, and Sherwin-Williams end up doing, none of which are going anywhere. The downtown core has also shed millions of Class C office SF due to the state's historic tax credit program (loft conversions comprising most of the 15,000 downtown units).

Cleveland has always built skyscrapers every few years, even during the dark days of the 90s when most families finally left for the suburbs, still built the Midwest's tallest tower outside Chicago (Key Bank). Very different environment in Cleveland now with thousands of apartments being built each year for the last five years. Very possible that Cleveland shows slight population growth, even with the tragic black flight going on across the east side.

Since Cleveland can't not have controversy and in-fighting, right now the focus is on the $282 million Q renovation, half of which will be public funded, the rest of which will be publicly-financed. There is an army of African American pastors pressuring the city and Dan Gilbert to match the public funding for high-crime neighborhood initiatives. I hope they can make both happen.
