This is the 11th street frontage, looking south. The garage is now on the inside of the block, with the Francis frontage (the edge on the very far right) is a row of apartments.

They just asked for another month so they can submit the detailed plans for signage.
metro 04-10-2014, 11:44 PM I think out of all downtown projects right now, this is the one I'm most excited about. SoSA, West Downtown, and this area in Midtown just north of SoSA really needs the most injection of capital, and something of this magnitude coupled with Lisbon Lofts is really going to tie the fabric together that from everything West of Walker Avenue (WoWA) to the densier, more vibrant development that is everything East of Walker (EoWA), LOL. Seriously though, the western section of downtown has been lacking, especially the Northwestern Quadrant of Downtown where the transients like to frequent the most. Sure we still have some infill lots everywhere, but this quadrant seeing some momentum really is the last piece of the Downtown Puzzle coming together.

Why would they have pushed for partial approvals if they don't want to start immediately on foundation and site work? They don't even need signage approval until...they want to do signage installation.
Looks like the official name of this project will be "The Lift".

Great news! Glad to finally see a firm date for work to begin. I'll echo guru's question regarding Brooks - good or bad that he's no longer with this project?
Don't know that it's good or bad but Milhaus out of Indy has tons of experience with projects like this, so perhaps they just bought out his interest.
Might free him up to spend more time on the Steel Yard and other projects.

soonerguru 04-26-2014, 01:42 PM Midtown was hopping last night! H&8th, of course, was jammed, but there were pedestrians all over the area, an outdoor DJ, people shopping, etc. My wife, when driving through there, said, "This is such an amazingly lively area. It would be great to live here."
Keep in mind all of this energy is happening before The Edge and 10th and Shartel even come online. It's amazing to think about this area once the housing projects are completed and the streetcar is running.
CCOKC 04-26-2014, 01:56 PM I parked my car at our office at 9th and Robinson yesterday morning and when I finally left to go home at 9:30 pm (I walked from my office to the arts festival and some other stuff) the parking lot was full. I cannot remember that ever happening before. It was not just H&8th; the restaurants were full and Wine and Palette was having a class as well. I wish this is what downtown looked like every weekend.

I'm starting to worry a bit about the Metropolitan...
Last week I did an exhaustive search through some subscription construction websites that list big projects of all sorts. Pretty much all the ones we know about were on one of those sites, including LIFT. Usually, developers put things out as an alert well before they are ready to start construction.
And I couldn't find anything on the Metropolitan.
Doesn't mean it's dead in the water or experiencing a major delay, but it did cause a raised eyebrow.

I really don't think that at all. Maywood II is slightly delayed due to HUD issues and nothing else (from what I understand).
Also, The Edge is clearly leasing very fast and LIFT is moving quickly.
I think the rental market downtown only gets stronger with time, not weaker.

Probably so. Maybe there's just a hiccup. I am looking forward to the neighborhood being full and pretty much finished in a couple years.
And remember, the Metropolitan people are all in: They already bought the land, have had detailed plans developed, etc.
Could be a lot of reasons for them going slow but they will develop or sell to someone who will. There is now too much invested to just sit on a vacant lot.

Hard to believe its just a land play. It'll get there.
$30 million building permit application today.
Should be turning dirt soon.

I do agree with above that the renderings of this are better looking than most of the recent apt projects we've seen.

I didn't realize it already goes from 6th to 8th and will expand it to 9th next month. I was thinking it was 7th to 8th. They could definitely go west on 7th about half a block and maybe 8th. I am not sure if they could go east on 8th in front of the Federal Building. Who owns the land around 9th and Hudson on either side? I know the pop up shops were on the north side of 9th, west of Hudson this past Christmas, not sure if they are still there or not.

Add all the DT employees and you have a DT that is ripe for some big retail chains to come in and set up shop. This is getting exciting.

That is the plan and a lot of major retailers have been coming out with urban concepts to fit the new face of retail - from Target's City concept to CVS's Urban Cluster design.
Of course, with added amenities will bring even more people and the whole foundation builds on itself because each new resident enhances the area for the existing residents, unlike people who move to the fringe and when more people show up it ruins why the previous people moved there.

As new urbanists, this concept is easy to grasp. But I am surprised by the amount of people who are home owners downtown, that actually dislike the idea of more people moving downtown/near their homes.

Indianapolis is both bigger and denser than Oklahoma City, and more fully developed. However, that lack of development can actually be an advantage. It can motivate citizens to take action. In Oklahoma City, the city rallies around new projects, pushes design farther, is more open to big city solutions like transit, park space and schools in the urban core.
Whereas Indianapolis initially placed their energy on sports, athletic venues, and the Circle Center Mall, Oklahoma City has taken a different (and perhaps) more family-oriented approach to urban renewal. Much of the work Oklahoma City is doing downtown and Midtown is focused on raising the quality of life for residents. Investments in parks and public transportation make the area more livable.

David 05-07-2014, 02:24 PM I was noticing the same thing. Can't quite decide if there is something wrong with the perspectives in it or it's just a happy coincidence between how it looks and the stutter effect you get when scrolling with a mouse wheel.

Yes, just filed their building permits.
