kevinpate 10-17-2013, 09:18 AM One of the 2 golf bars will have to find another location. No way they can both make it beig that close together.
Actually, it may help both places succeed. It's not uncommon to find clusters of similar businesses. We see it in retail clothing, eateries, pharmacies, cars and more.
GaryOKC6 10-17-2013, 09:22 AM Pretty hesitant to believe Costco and Crate and Barrel will come knowing the history of retail in this city. Those are nice stores for here. It's long over due though.
Actually the history of retail in OKC is exactly why they are coming here. The Macy's in Penn Square was the top grocing store in their chain 2 years ago, Penn Square mall is the top performing mall in simon's chain, The outlet mall more than doubled their sales expectations in the first year and added on & the Sam's on Memorial Road is one of their top 5 stores in the country.
bchris02 10-17-2013, 09:26 AM Do you believe there is something indemic to Oklahoma City that will prevent it from making the sort of shifts in development you would like to see as the city gets older and more populous? I don't.
OKC is where it's at because it gave Bentonville free reign throughout the entire 2000s decade. While other cities were getting quality development, OKC was getting Wal-Marts. Belle Isle is the status quo standard in this city. A change for the better is long, long overdue.

Excellent information and points!
I will add that both Whole Foods and Anthropologie have far exceeded their projections as well.
In fact, I can't think of a situation where a national retailer has come into town and NOT done well. There are probably a few (someone will likely come up with one) but the point remains that overwhelmingly, OKC has rewarded those that set up shop here.

That is not an answer to the question I posed.
PhiAlpha 10-17-2013, 11:13 AM Pete, this is spreading around like crazy. I've already had a few friends call me about it. Some as far away as Tulsa. Good work!
BillyOcean 10-17-2013, 11:16 AM Actually, it may help both places succeed. It's not uncommon to find clusters of similar businesses. We see it in retail clothing, eateries, pharmacies, cars and more.
i disagree whole heartedly...this is not the same as a few clothing stored being grouped together. this is a niche entertainment idea. Two can work in this city no problem, but not a mile apart.
Rivalyn 10-17-2013, 11:17 AM Well this definitely explains why TopGolf suddenly made their announcement. I know they always want an anchor draw and Cabelas would definitely be something along the lines of what they're looking for.
As to the Skybox/TopGolf debate, it'll be interesting to see if Skybox has any social/game aspect to it like TopGolf otherwise whomever mentioned that it'd be hard to support both is probably right especially if Skybox is basically just an indoor driving range.

Completely disagree. Every major upscale chain has far exceeded expectations in sales, enough that Costco is apparently near closing a deal inspite of our ridiculous liquor laws.
In addition to the successes previously mentioned, Von Maur, nordstrom rack, anthropology, H&M (kind upscale I guess), and several other upscale stores in the outlet mall are open or are opening soon. Anyone have an idea of how well Nordstrom rack is doing so far? I assume we won't have anything concrete until the end of the quarter but it's always packed.

Yeah, I heard the developer wasn't too happy about all this -- which is pretty much another confirmation.
It's a fine line because we certainly don't want to get in the way of leasing deals but information wants to be free and people want to know about these things.
And really, this is just a testament to all the connected people on this site. I receive so much great info from dozens of people that have various connections around town.
BTW, I heard Cabela's may be making a press release very soon about coming to OKC. This has happened several times when we get something out and then there is a scramble to make an official announcement.

Would love for one of the two to go in south of the river near downtown or maybe north of it depending on how much room it would take. It would be a great addition to the emerging outdoor sports district on the river.

Eh, I guess you can't win them all. Thanks for reporting it in any case.
Rivalyn 10-17-2013, 11:32 AM Looks like the Retail Endeavors Group connected with this development had these plans under a different name. Retail Endeavors Group :: The Collection at Quail Springs Ranch (http://www.retailendeavorsgroup.com/quailsprings/index.html).
I've been telling everyone I know that an entertainment/retail space is sorely needed to retain more of my generation versus watching everyone take flight to Dallas and such so it's interesting to see that idea validated by what appears to be a lot of investment money.
Rivalyn 10-17-2013, 11:34 AM Well TopGolf will be too addicted to the traffic patterns and honestly since it has an entertainment/game aspect, it probably fits in better. Maybe Skybox will take this time to re-evaluate locations.
BobbyV 10-17-2013, 11:37 AM This would be awesome . . . can we get an Ikea next?
Shows how much interest there is in these retailers...
We just set a site record for number of simultaneous visitors:

This is absolutely true. I shared it with several people yesterday. Every since I've come to this site I've always been the most informed of my friends, so everytime they see construction or dirt work they always ask me, what's going in. People really do want to know, and making this info public really gets people fired up about what is to come.
OklahomaNick 10-17-2013, 11:56 AM This is very exciting for this area.
I have an office building for sale near Memorial & Western, and maybe it will move quicker!
FritterGirl 10-17-2013, 12:17 PM Holy Cow. Question for me is whether to stay and enjoy all of this, or move and get away from the increased traffic. Yeeps!
moose 10-17-2013, 12:34 PM Sign at the corner says the hospital plans to open in Feb 2015. What is everyone's guess on timing for the rest of the development - at the least the main players (Cabelas and Costco)? Maybe Feb 2016?
bradh 10-17-2013, 12:38 PM Well this definitely explains why TopGolf suddenly made their announcement. I know they always want an anchor draw and Cabelas would definitely be something along the lines of what they're looking for.
The Top Golf in Katy is next to a Sam's, that's it. It is in the Energy Corridor though.
bigbyron 10-17-2013, 12:39 PM Wow, what amazing timing OnCue has. Which is just about to open at Western and Northside of Memorial.
Spartan 10-17-2013, 12:42 PM I have watched this thread grow, and I'm still learning about this project, but it looks to be another strip mall letdown. This wreaks of University North Park.
I hope this turns out to be OKC's first true lifestyle center..with these incredible retailers, they should go back to the drawing board and re-plan this development. This should be done right; give us something that will be an OKC landmark for decades to come.
Not another Mayfair Village or Belle Isle or other faded strip malls.

Didn't someone on this forum say that building a Costco took much less time than a lot of people thought it would? I would guess construction could take 12-18 months and I would be surprised to see them break ground by the end of next year. That would put it right on line with Spring of 2016 like you were saying.
OKCisOK4me 10-17-2013, 12:43 PM Talk about a retail explosion:

Costco go up very quickly... In only about four months.
However, the big unknown is the infrastructure needed for the wider development. Since Costco (and likely Cabela's) will go near Western, that area will serve as an entrance to the entire complex and thus they will have to engineer and grade streets, provide grading for water run-off, etc.
I've heard the developer is planning to work with a big architecture / engineering firm out of Dallas to fast-track this.
You can be sure, once Costco signs a deal, they'll want to get going.

Is that Von Maur?
OKCisOK4me 10-17-2013, 12:47 PM I'd predict safety & theft being a pretty big issue.
There's as much of a chance of that happening to Nichols Hills residents as close as they are to the rough areas just north of that border so why solely base it on that?
Spartan 10-17-2013, 12:50 PM Wouldn't a commuter rail station be just 1 mile east of all this? I have lost track of the metro rail talks, but they are planning to use the BNSF railroad, I think.
Just another added dimension, potentially. Despite my negative post above, I agree w stlokc that this is GREAT to develop land INSIDE the Kilpatrick for a change, and I agree w Betts that OKC is getting a win over Edmond here. You gotta support the team, and the team is OKC.
Spartan 10-17-2013, 12:54 PM As much as I love this concept and think OKC is way overdue for such a district, I too have my doubts. I've heard for years that Costco would love to come to OKC, but the liquor laws are what keep them from pulling the trigger. Until we see real change to those laws, I doubt they'll make that move.
And while this area of town certainly has the population to support such a money-hungry district, does anyone have concerns about how the area south of it will impact it's popularity? I'd predict safety & theft being a pretty big issue.
The intersection of Memorial and Western is virtually no different from anywhere else in the metro in that it is nearby high-income areas in one direction, and low-income areas in the other. Even Oak Tree has that rathole south of Guthrie very nearby, and the 73170/Rivendell area (metro's highest income ZIP) is surrounded by the greater south side.
One thing that has kept upscale retailers out, more than backward laws, is that our city is very socioeconomically spread out. The wealthy aren't cloistered in one direction or along one road (ie., North Dallas, which at points seems as narrow and thin as just one road all the way up to Frisco).
bradh 10-17-2013, 12:55 PM Wow, what amazing timing OnCue has. Which is just about to open at Western and Northside of Memorial.
You think that was on accident? C'mon now!
OKCisOK4me 10-17-2013, 12:56 PM Is that Von Maur?
Yep, last night!
Spartan 10-17-2013, 12:56 PM You think that was on accident? C'mon now!
Gas stations are probably not ran by the illuminati...
It's public knowledge that multiple developers have tried for decades with this corner.

Good points. This really isn't sprawl in the truest sense because its using a long empty area that has been leapfrogged by development.
You have to think this has the ability to draw shoppers not just from Edmond but from Logan County and Stillwater as well. More shoppers=more sales tax=more improvements in both the core and suburban areas. Although I am a city guy and probably would only would go to Crate and Barrel, I don't see how anyone can think this is not a win.
Plus, I would hope that this development may rub off on the declining residential areas around 122nd and Penn.
Anonymous. 10-17-2013, 12:58 PM This thread is spreading like wildfire in OKC's social media.
warreng88 10-17-2013, 01:01 PM All OKC needs after all of this is a Container Store, Kate Spade and Tory Burch and me and the wife don't have a reason to go to Dallas any more. Throw in a Neiman Marcus, Saks and Nordstrom and I think most of the popluation will be happy campers.

I hope you are wrong, but this is what I fear given the retail track record in this city. The one thing this development has going for it is the involvement of Costco and the fact that Wal-Mart is already so close at Memorial and Penn. Because of that, there is no chance Wal-Mart could become an anchor for this development, meaning it already stands a better chance than Belle Isle.

And there is a Sam's, Target, Home Depot, Dick's, Best Buy, Lowe's and Hobby Lobby close by. So, those pseudo-anchors are out as well. Not to mention the JC Penny, Macy's and Dillard's at QSM.
GoOKC1991 10-17-2013, 02:58 PM So, looking at the website and the plan...I see there is 16 screen IMAX Cinema. So we will have that to go along with AMC 24 at Quail.
Also noticed Ashley furniture and Panera Bread listed.

Remember the long rumored Warren Theatre planned to be built west of here? It wouldn't surprise me to see that resurrected and put here.

GoOKC1991 10-17-2013, 03:06 PM The homeless people who hang around behind Walmart will have to go somewhere else now :)
Soonerman 10-17-2013, 03:06 PM I wouldn't mind seeing Cost Plus in this development.
A lot of this new development and announcements have to do with the national economy finally improving a bit and more importantly, the lending industry finally getting back on it's feet.
We tend to forget in Oklahoma how tough it's been elsewhere because our local economy has stayed so solid. But the truth is that retail and commercial development has been down nationwide for quite some time and is just now coming back.
We've been very lucky because local companies like Devon, Chesapeake, SandRidge and Hobby Lobby have invested heavily. We also have a whole host of local developers (Midtown Renaissance, Chip Fudge, Steve Mason, Richard McKown, etc.) who have driven almost all the new development over the last 5 years or so.
Well, get ready. National retailers are waking up, OKC is on their radar and out-of-state money and developers are showing interest.
After loads of build-up that has almost been 100% locally driven, we may be ready for a real honest-to-goodness building boom.
Dustin 10-17-2013, 03:09 PM This would be awesome . . . can we get an Ikea next?
I don't think it would happen, but I will say when I was in Orlando, FL this past week, we went in an Ikea and it was awesome. If we had just ONE in OKC... Just one, I think it could be the top grossing Ikea in the US. There has to be a huge demand for this type of development here. There just has to be. The prices are fantastic and the furniture is stylish and modern. We were walking around and we kept saying "This would kill in OKC".
Slap it somewhere alongside this development and you couldn't go wrong.

I have been saying that for years that an Ikea would do well right off of I-35 north of the turnpike. Possibly on the NE/C of I-44 (Turner Turnpike) and I-35. The closest one is in Frisco so we would have people coming from TX Panhandle, Kansas, Missouri and Arkansas coming here to shop.
In case there was any doubt about the quality of information we have been receiving, today Main Event filed for a $7.8 million building permit at the exact location we had predicted and shown here:

GoOKC1991 10-17-2013, 03:17 PM This reminds me a lot of the Legends area in Kansas City, with the retail, movie theater, water fall, some restaurants. The stores in this just won't be in a outlet mall format. But there is a lot of similarities.
We are just missing the race track and casino. You could mention the Great Wolf Lodge too.

By the river is the rumor for that one.
