Over the last seven years, James Ellison, has played a key development role in the new construction of 782 homes and 100,000+ sqft of commercial space in the Pacific Northwest. Having a keen eye for opportunity and land speculation he left the Seattle area to take his urban development practices to downtown Oklahoma City. Spartan 08-08-2012, 04:50 PM Pretty odd to be so successful in Seattle and unable to do a timely development in OKC.
Ellison was just the Marketing Director in his previous position, not the primary developer. He lives in SF, not OKC.
Probably broke off to do things on his own, and did so just as financing was completely drying up.
This project looks super slick and there are plenty more infill lots in that area.

I believe this is his first 100% solo deal, and I give him major kudos for continuing to push and work in order to make this project a reality after moving back to the west coast over a year ago. He could have just given up on the project and the area, but he didn't.

Personal - he followed his wife to OKC from Seattle for her job, and now he's back in his native California.
He's not actually solo on this, the local backing (at least when the project was initially started) was by Baker First Commercial. James may have severed ties by now, not sure. James was working with them when he still lived here.

Agreed. I know its been hard to get financing though, especially for a project in a "green" area like SoSA.
If you like the style this project is proposing (modern, townhouse style), I would look into the 430 NW 12th project in Midtown. The MR folks already own the building and should start work on it in no time.

I think you are being a bit unfair, as he's never made emphatic statements on FB or Twitter. Just that they are making progress, and "hope to break ground soon".
Also, Saint Anthony owns the land and I believe they are still partners in this project.

Considering they feel like they have made good progress recently, telling you two months ago they hope to break ground soon is hardly a condemnation of his credibility.

It's called Lisbon Lofts, try searching for that.
Just today there was an application filed with the Downtown Design Review Committee for this project.
Very exciting to see this project get back on track. Things are heating up!!

Saints actually owns the land so this must be a joint-venture of some sort.
I corrected my post above because while the on-line summary of this application does state 1- and 2- stories, I just traded emails with the developer who informed me they will still be 2- to 3- levels and that City posting was in error.

Do you know if these will be for rent or for sale?
I was just ranting about how uncreative developers are here, but this would definitely be a step in the right direction.
I should have more information soon, including hi-res renderings.
Just learned Lisbon Lofts will be for sale units, with townhouse type ownership and little to no HOA fees.
Price not set yet but with the level of finish shown, you can bet they'll be pricey.

James once told me he was trying to stick below $300,000. We'll see.

You can be blunt, and yes, in the past it's been slow, but actually moving forward and paying the $500 fee for design review, and then beginning to market, means something will finally happen. Kudos to James for keeping with it.

They will be for sale, yes. James emailed a group of interested people the day it went through and said they'd have actual marketing material available soon...

This project continues to move forward...
$1.25 million in building permits issued today.
Hopefully, we'll start to see ground move soon.
BTW, the overhead doors shown on this thread were for another project... Never was planned for Lisbon Lofts.

Respectfully, I wouldn't know why not. The Brent Swift condo project in Crown Heights, 7 Condos, brought $237 per sq foot with nothing more than a bank of built ins similar to what this has been designed. Actually from a storage standpoint a walk-in is wasted space, built ins can fit much more and keep it more organized. I think that people who are looking at this type of project understand that they are sacrificing some amenities, mainly square footage, to live where they want to live and in the style that they enjoy. It is a challenge to find modern design for sale in OKC! I think these will do very well and I am very happy for the forward movement! Cheers to them! I would like to see many more projects that are for sale in this area vs. the new standard which has become $1700+ per month rental units.
I think that Oklahomans want to own because they grew up owning, their parents owned their home, and they are more comfortable investing than throwing away money on rent. With land prices low here in OKC, most people are able to purchase and so I think that must transition to downtown opportunities in order to keep spreading the desire to move center city.
Just my thought.

I agree that the list price seems a little high, but what would a real estate agent use as comps? There is nothing similar to compare them to.
The last five units sold at The Hill (at least the ones where they list the square footage) have all gone between $230 and $250 per SF.
And I bet those numbers are higher on the more recent sales, it's just the square footage is not yet available on the County Assessor site.
The Hill has more amenities -- or at least they will, eventually, but this project has rooftop decks that should provide great views of the skyline, and I am probably not the only one that would prefer that over a community pool.

You're definitely not. I prefer to have a pool of my own anyway. But this is why cities like Los Angeles, Seattle, Atlanta, etc., interest me, because of housing with astounding skyline views.
Remember, this project is immediately across the street from the St. Anthony garage that people use to take great photos of the skyline.
I bet even from the roofs of the 2-story units, you'll have a very nice view.

Technically not true in regards to where the photos taken from. Most of the SE looking views of DT are shot from the other Saints parking garage, further down on 9th street, next to the old Physicians building on SE side of 9th and Lee. Lisbon is behind the main parking garage, directly west of the hospital and one block NW of the other parking garage.
I'm stoked for many reasons this project is moving forward. 1.) I own property in SoSA 2.) This is much needed infill in the last unconnected part of DT, and this coupled with the new project recently announced for 10th and Shartel, is going to really start filling in the gaps and add much needed streetlife to NW downtown.
