Seems like a lot left to do in three weeks, but they say it will happen. I'm guessing this was another missed date, no? Eddie1 10-26-2015, 11:00 PM They are very cool looking units. I hope the CBD gets more of these. LisbonLofter 10-27-2015, 01:51 PM I'm guessing this was another missed date, no? Yep sooner88 10-27-2015, 02:08 PM What all do they have left to do? I drove by this weekend and it seems like they're really close. Anonymous. 10-27-2015, 02:15 PM Well if that photo is any indication, at least landscaping. And the bottom photo looks like there is unpainted drywall in the window of that particular unit. onthestrip 10-27-2015, 04:02 PM 11686 11687 11688 I drive by often and these look about the same as they did many months ago. Canoe 10-27-2015, 07:10 PM Can't see them bringing >$200/sqft with no walk-in closet. Lol Teo. Nothing like an quote from 2+ years ago. LisbonLofter 10-27-2015, 07:31 PM Landscaping, Flooring in some units, exterior touch ups, garages, doors.....I don't know I guess it would be easier just to say a lot. No real idea when move in will be. It was moving quickly late Sept and just kind of came to a slow pace the last 3 to 4 weeks. Canoe 10-27-2015, 07:44 PM Lofter, what range is the final price per square foot for your unit? 225-250? 250-275? Or 275+? LisbonLofter 10-27-2015, 09:38 PM We pre bought early so 240ish. Later units went in the 260-280 range I believe. DoctorTaco 10-28-2015, 10:06 AM It continuously amazes me. After all these years I have never once seen more than 3 individuals working on these lofts at a time. Usually only 2. Its actually kind of surprising that 3 guys can build this all by themselves. It's like that time Rick Dowell had one dude build that parking garage solo. That guy was impressive, if slow. I know I certainly couldn't build a parking garage all by my lonesome. LisbonLofter 11-04-2015, 11:11 AM They had about 40 out there yesterday. Maybe a sense of urgency is setting in. Pete 11-04-2015, 11:13 AM This project is really looking good now. LisbonLofter 11-10-2015, 09:31 PM Moving along again. End of the month looks probable. LisbonLofter 11-20-2015, 07:18 PM Just kidding on the end of month I guess Teo9969 11-21-2015, 12:40 AM Just kidding on the end of month I guess :banghead: Under promise. Over deliver. I understand the argument that delays should be expected, but to be quite frank, the developer looks terrible or at least incredibly amateur. You simply can't keep telling people "This date. No, this new date. Hold on, a little bit of a delay so it will be this date." okatty 11-21-2015, 07:08 AM ^Agree 100%. We looked pretty hard at LL and ironically at that time we didn't pull trigger cause the dates were earlier than we wanted - and they seemed firm and looked reasonable. Held off and later bought somewhere else. With that said the project looks fantastic and when you finally get in hopefully it will be great for you. Canoe 11-23-2015, 07:55 AM Will Lisbon lofters be home for Christmas? LisbonLofter 11-24-2015, 01:10 PM Yes. maybe. Who knows LisbonLofter 11-30-2015, 09:55 PM Leaning more towards no at this point. okatty 11-30-2015, 10:45 PM I said it sucked for you about two months ago, so you are way past that. Sorry to hear that. OkieRedRaider 12-02-2015, 01:40 PM Lisbon Lofter, Will you have any sort of HOA fee for yard maintenance and such? LisbonLofter 12-02-2015, 04:03 PM No. There is a shared maintenance agreement, but no HOA. Canoe 12-02-2015, 07:41 PM No. There is a shared maintenance agreement, but no HOA. Who decides what should be repaired and when? LisbonLofter 12-03-2015, 07:10 AM There are C&A's that cover that and how votes work for any changes made to the exterior of any unit. Basically 5 if 7 voters have to approve etc. Anonymous. 12-03-2015, 08:14 AM Well why don't five of you vote to finish this damn thing then!? LisbonLofter 12-03-2015, 09:00 AM 3 people really like their apartments I guess. LisbonLofter 12-11-2015, 07:25 AM December 23rd looks like the closing date for the 5 units on 9th. The two Shartel units I have no idea about. I don't know whether people are all moved in, but everything looked to be done to me. I couldn't see any significant work being done when I took those pictures. Pete 01-22-2016, 05:32 AM Some owners have moved in. For others, there are some small things that need to be resolved before they close on their unit. For all the delays, everything has turned out super sharp, inside and out. LisbonLofter 01-25-2016, 11:17 AM Punch list items are moving at a snails pace. Some of the subs seem to have no pride in their work. One comes in to fix one problem and causes another it seems. At this point I feel bad for the GC and Super as they catch the brunt of the frustrations. Anonymous. 01-25-2016, 12:03 PM Let's see some interior shots of your unit? At this point I feel bad for the GC and Super as they catch the brunt of the frustrations. Do you mind sharing the name of the poor subcontractors? LisbonLofter 01-25-2016, 08:31 PM No idea on the subs. I think they have changed out a few of them throughout the process. Lots of no shows, hiring new guys to fix the original guys problems. Has been a huge part of the delays. Being in the house has allowed me to see and catch some of it first hand. I'll try to post pics later. Dustin 01-25-2016, 09:47 PM http://www.okctalk.com/images/pete/lisbon122015.jpg So sexy! Spartan 01-26-2016, 01:33 PM This looks really really good. HangryHippo 01-26-2016, 01:36 PM Is this the same developer that's going to construct the Dwellings at SoSA? Pete 01-26-2016, 01:41 PM Is this the same developer that's going to construct the Dwellings at SoSA? No Spartan 01-26-2016, 01:52 PM No, that's someone whose successfully built some smaller homes in SoSA. Mode is looking for other opportunities in the area, though. That said, the guy is from Seattle, so that falls under a category of developers who are yellow-lighting a lot of stuff in the works. Pete 01-26-2016, 02:54 PM Mode is no longer looking to do more projects in OKC. Spartan 01-26-2016, 03:10 PM Figures. Huge shame. Oil crash? Pete 01-26-2016, 03:11 PM No, too difficult to manage projects from afar and St. Anthony no longer that interested in housing. Spartan 01-26-2016, 03:12 PM Gravel parking > Housing for employees. Makes sense. LakeEffect 01-26-2016, 03:30 PM No, that's someone whose successfully built some smaller homes in SoSA. Mode is looking for other opportunities in the area, though. That said, the guy is from Seattle, so that falls under a category of developers who are yellow-lighting a lot of stuff in the works. Technically, he's in the SF Bay area, but has projects in Seattle... Pete 01-26-2016, 03:33 PM Gravel parking > Housing for employees. Makes sense. I'm looking at their empty lots now. And they allow people to park on grass portions as well, which is against city code. Rover 01-26-2016, 03:47 PM Gravel parking > Housing for employees. Makes sense. It isn't necessarily that they think that. But, businesses of all kinds get into trouble doing things outside of their core business. Can you be that successful when you have to pay loan interest and a construction crew for as long as they did? Spartan 01-26-2016, 05:21 PM It isn't necessarily that they think that. But just trying to unlock the big picture for everyone before we go throwing platitudes of gratefulness around over their ugly new bldg. Their new bldg is actually an incredibly shrewd investment, they remain more committed to the suburbs than the Midtown community, and they own a lot of Midtown's worst properties. There y'all have it, lol. That said, my father's side is Catholic, and everyone up until myself was born at Saints. This is typical of all Oklahoma Catholic families. My granddad passed away there a few years ago, and I am still so appreciative of the care they gave him. Anywhere else in town would've regarded him as a lost cause and not done as much to make him comfortable and happy. So I really am pro-St. Anthony's, but when it comes to their realty practices, come on you have to be kidding me. LisbonLofter 01-26-2016, 06:23 PM A realtor told me he thought a deal was in the works to develop the lot directly south. Some rumors say townhomes other rumors have been about a medical office building. I'm hoping for townhomes. Spartan 01-27-2016, 09:18 AM There have been rumors involving a medical office building and just about every underutilized lot around St. Anthony's. A few years ago the rumors were for something 10-15 stories tall. Pete 01-27-2016, 09:22 AM The lot to the south of Lisbon is pretty small. Also, it's zoned residential and neighbors would raise hell over any sort of commercial use.
