October 23rd. Seems like a lot left to do in three weeks, but they say it will happen.

Well if that photo is any indication, at least landscaping. And the bottom photo looks like there is unpainted drywall in the window of that particular unit.

Landscaping, Flooring in some units, exterior touch ups, garages, doors.....I don't know I guess it would be easier just to say a lot. No real idea when move in will be. It was moving quickly late Sept and just kind of came to a slow pace the last 3 to 4 weeks.

Lofter, what range is the final price per square foot for your unit? 225-250? 250-275? Or 275+?

We pre bought early so 240ish.

Later units went in the 260-280 range I believe.

It continuously amazes me. After all these years I have never once seen more than 3 individuals working on these lofts at a time. Usually only 2. Its actually kind of surprising that 3 guys can build this all by themselves. It's like that time Rick Dowell had one dude build that parking garage solo. That guy was impressive, if slow. I know I certainly couldn't build a parking garage all by my lonesome.

I understand the argument that delays should be expected, but to be quite frank, the developer looks terrible or at least incredibly amateur. You simply can't keep telling people "This date. No, this new date. Hold on, a little bit of a delay so it will be this date."

^Agree 100%. We looked pretty hard at LL and ironically at that time we didn't pull trigger cause the dates were earlier than we wanted - and they seemed firm and looked reasonable. Held off and later bought somewhere else. With that said the project looks fantastic and when you finally get in hopefully it will be great for you.

There are C&A's that cover that and how votes work for any changes made to the exterior of any unit. Basically 5 if 7 voters have to approve etc.

I don't know whether people are all moved in, but everything looked to be done to me. I couldn't see any significant work being done when I took those pictures.

Some owners have moved in.

For others, there are some small things that need to be resolved before they close on their unit.

For all the delays, everything has turned out super sharp, inside and out.

Punch list items are moving at a snails pace. Some of the subs seem to have no pride in their work. One comes in to fix one problem and causes another it seems. At this point I feel bad for the GC and Super as they catch the brunt of the frustrations.

No idea on the subs. I think they have changed out a few of them throughout the process. Lots of no shows, hiring new guys to fix the original guys problems. Has been a huge part of the delays. Being in the house has allowed me to see and catch some of it first hand.

I'll try to post pics later.

No, that's someone whose successfully built some smaller homes in SoSA. Mode is looking for other opportunities in the area, though. That said, the guy is from Seattle, so that falls under a category of developers who are yellow-lighting a lot of stuff in the works.

I'm looking at their empty lots now.

And they allow people to park on grass portions as well, which is against city code.

It isn't necessarily that they think that. But, businesses of all kinds get into trouble doing things outside of their core business. They are a healthcare company and need to strive to be the best at it that they can be. Lot's of companies who are experts in one thing find themselves completely lost with their real estate. This isn't unique to SA

Which is why they should just sell excess land.

Im guessing Mode isnt doing another project because this one took an extremely long time, maybe? Can you be that successful when you have to pay loan interest and a construction crew for as long as they did?

Sure. But just trying to unlock the big picture for everyone before we go throwing platitudes of gratefulness around over their ugly new bldg.

Their new bldg is actually an incredibly shrewd investment, they remain more committed to the suburbs than the Midtown community, and they own a lot of Midtown's worst properties. There y'all have it, lol.

That said, my father's side is Catholic, and everyone up until myself was born at Saints. This is typical of all Oklahoma Catholic families. My granddad passed away there a few years ago, and I am still so appreciative of the care they gave him. Anywhere else in town would've regarded him as a lost cause and not done as much to make him comfortable and happy. So I really am pro-St. Anthony's, but when it comes to their realty practices, come on you have to be kidding me.

A realtor told me he thought a deal was in the works to develop the lot directly south. Some rumors say townhomes other rumors have been about a medical office building. I'm hoping for townhomes.

There have been rumors involving a medical office building and just about every underutilized lot around St. Anthony's. A few years ago the rumors were for something 10-15 stories tall.

The lot to the south of Lisbon is pretty small.

Also, it's zoned residential and neighbors would raise hell over any sort of commercial use.

1007 Shartel was pulled off the market and I'm not sure what the plans are at this point. Walked through the other day and it is basically complete, but is not sold.
