The proposed front facade, not the current one. They're making modifications to their proposal on the north side of the building.

If they're going to make the changes to the south side that were shown in the renderings by fall of this year, they've got a fair bit of work to do.

Because The Rise was already part of a larger thread and Pump Bar was started from scratch; I just recently started doing that.
It takes tons of time to split these things out.

Well luckily, they will have hundreds of thousands of people that could potentially visit the place. Being newly 21, I will go anywhere and everywhere I can find, ad I'll bring all my friends with me. Hell, me and my friends found a hole-in-the-wall called Blue Bayou on the Southside and had a blast. Whitney won't be a problem.

Again, this sounds like "The Max" in Tulsa, which is pretty popular.

Agreed. A lot of young people from OKC go to Tulsa just to go to The Max. It's a unique place that's really popular with the hipster crowd and it will be great to have something like it here.
I have it on good authority that there will be two new restaurants going into The Rise (in addition to the stand-alone Pump Bar). Should be able to share more in a couple of weeks.
Not heard of any retail tenants, though.

Ya I heard one was going to be a higher end seafood restaurant from a popular local restaurant group.

Deep Fork has been pretty quiet since their deal on the founders tower fell through. Good Egg just opened Kitchen 324, but this location is right in the middle of everything else they're doing. Not sure what other popular restaurant groups would put something there unless it was Pearls.

This is good news as OKC really needs more seafood options. Hopefully it is truly upscale and not a fried seafood joint like so many of the existing options.

...You mean Tower Theater? Founders Tower is the steakhouse and I don't think that was DFG.
Also, there is HSRG and the BTT/Mutt's group...but they don't usually go high-end.
Honestly wouldn't be surprised if it was HSRG...but high-end is good.

It was a few years ago, but I thought I read somewhere that Deep Fork was looking to put a steakhouse in the old Nikz space in the founders tower. If they were, it obviously fell through. Kevin George split off from the Interurban group and is currently renovating that space for his steakhouse.
FlashBack RetroPub just announced they are going into The Rise, taking the corner spot on Walker & 23rd (the old Hotel Liquidators spot).

We are also hearing a very well loved local restaurant operator will be opening a seafood concept here.
Not hearing of any retail leases as of yet.
The means with Grandad's, FlashBack and Pump Bar, there will be three new bars in close proximity with the Blue Note within easy waking distance.
That's a bar district my friends!
The Tower Theater is right between FlashBack/Pump and Grandad's/Blue Note. If that would get off the ground, that area would be raging.

I was/am soooo excited about this. I am a Vidiot of the old school. While I was raised primarily by a my mother, a television set, I did have summers and weekends with my father, a video arcade. One thing I've missed since moving here is a retro arcade, and especially pinball.
That being said, after I read this article I am a little worried. These retro arcades need to be a labor of love. Old coin-op machines need a lot of maintenance and care. The best retro arcades are actually outgrowths of private collections of old machines, with the owners being something of hobbyists with an expertise in electronics and coin-op machines. These guys seem cool, but they also seem like a couple of guys who bought some machines on Ebay and don't really know what they are getting themselves into. I hope I'm wrong, but I predict that six months after opening we'll be seeing a forest of "Out of Order" signs taped to the screens of these old games. I also predict no pinball machines:(. All of this is I wrote about arcade machines is doubly true for pinball, which, because of all the moving parts, is particularly time-intensive to maintain.
warreng88 08-26-2013, 09:58 AM I think it should be noted that there will be no food at the RetroPub, but with so many restaurants around, I think it will work out very well. Also, it will be non-smoking which is great.

That has been the issue with The Max in Tulsa each of the 3 times I've been there. A lot of Out of Order signs, but there are also a lot of machines and the majority work.

I totally get you. That font and the Flashback Retropub font aren't retro... just ugly. I hope they work on the typography... That said, I'm extremely excited for these developments.

What's wrong with the script font? Honestly I think a large, bold font would be more appropriate, but I don't think the script font is that bad.

I was skeptical as soon as the sign went up.

land ran actually purchased the hotel motel liquidation it self in addition to the building .. and relocated in off of 240 .. i also heard that some of the land run partners are going to retain 1 of the retail spaces for another bar

In fact, I just saw them carry in a large spiral staircase into the far east space, which is to have the rooftop deck.
Also, I don't think it's been mentioned but there has been a split at Land Run, with one of the main players leaving to do his old thing. Not sure how that has played into this development but I bet it's had an effect, as it certainly seems to be behind schedule.

Do we know if that split will help or hinder the chances of a high quality development going in just north of The Rise? If that block is developed well, it would be a huge boon to 23rd.
I've heard they have an experienced residential developer (someone who has already done a couple of great local projects) for the property to the north, so hopefully that will still go forward.

1. There is a deal inked for a seafood restaurant on the far east end of the center; on the corner of Walker & 23rd.
2. FlashBack RetroPub will go in at the far west end.
3. The free standing building directly north on Walker (the old Bora Bora between The Rise and proposed Pump Bar) will be a pizza place operated by the Big Truck group.
4. Pump Bar seems to have their financing in order and is now just working on the final permits
5. A clothing store has also signed a lease.
6. The row of houses along 24th are all boarded up and will be renovated and leased or sold.
7. The remaining vacant land owned by Land Run will be newly-built apartments.
Took a bunch of photos and will upload soon, along with an updated graphic that better depicts what I have described above.

It's never going to happen, but if you made the 2 houses on the west side retail and the 2 houses on the east side bars that could be decked in the front with large fences in the back to keep sound down for neighbors, this area would be incredible:

I'm not sure of the plans for the 4 "cottages" along 24th but the developer has only really done residential in the past so I suspect that will be the use. However, those homes could easily be configured in a similar manner to the 23rd Street Court. There is a pretty cool multi-tenant building that is part of this just to the east of the four homes, and that will almost certainly be residential.
BTW, I walked all around that neighborhood and if I was buying a home or rental property in OKC right now, that's where I would invest. Some great multi-tenant buildings all along 24th and to the north, smaller homes with great potential and easy walking distance to 23rd.
I went to Back Door BBQ about 7PM on Friday and as I was coming out to the back parking lot, there was a big crew of guys walking from their apartments (I assume) to either BDBBQ or (more likely) Grandad's. A little slice of awesomeness that you would have never, ever have seen even a year ago.

Agree. I'm glad something is being done to improve this district but I'm not flipping cartwheels over the design.
It's hard to imagine people wanting to sit outside the back of these buildings and stare at an asphalt parking lot.
I do love the look of the Pump Bar, however.

Agreed. And I think from the front this will be an excellent renovation. The pizza place and the Pump Bar are great ideas. I just wish there were an alternative to it all revolving around a parking lot, but I get there aren't any alternatives.
Pete, any word on who is heading up the seafood restaurant?
warreng88 10-16-2013, 03:47 PM We were in Dallas this past weekend and ate lunch and dinner in Lower Greenville. Like Brookside in Tulsa, most of the buildings are very urban in design (close to the sidewalk with little to no parking in front) but they had pretty big parking lots behind the restaurants we went to. It gave people a place to park and then walk between restaurants/clubs/bars in the evening. This area could always be developed if/when the streetcar stretches to this area.
