Nice to see some glass going in on that corner. as much as I hate that hotel/motel Liquidator on that corner this makes me so happy to see this coming together!

Wow... Maybe something needs to be explained to me. I looked up the address on the county assessor which is 445 NW 23rd Street and the property type came up "personal". When that happens, it usually means the business is leasing the building. Is this a part of the Tower Theatre? The only thing it shows she owns is the transmission facility north of this building.

Which one is the no ATM C-store? Is that the one on the SE/C of 23rd and Walker?

I think they could just head to the sex shop in The Edge apartments :) (If you don't understand that joke, there were people living in HH/MP against The Edge development because they thought s sex shop might locate in the retail space.)

Last time I was in HH it was starting to get a Red Light district vibe.

I saw an Asian couple out cleaning it on Saturday. Scraping decals, chipping up VCT. Nothing I would call improvements, more clean up. Maybe it's not sold.

The parking lot behind The Rise is open.

I wonder if a parking garage could/should be built on this lot in the future. I can't think of many places on 23rd where one would go, but behind The Rise might work. Hopefully with retail at least along Walker or maybe even between The Rise and garage. But it'd probably need to go underground so the Garage doesn't go much higher than the Rise. Or is this lot not big enough? Maybe that's a terrible idea.

As soon as you use the word "underground" you're saying "here's several million dollars to get things started. Call me when you need the next check." Even devon's cart Blanche tower has an elevated parking structure.

I took that photo from my urban assault vehicle/work truck. It's already apparent the parking isn't enough just for the employees of the rise businesses. All the right of way parking dreams of the paseo residents are about to come true!

Honestly I don't know how the tenants or landlord plan to enforce it. Obviously we want the parking reserved for rise customers.

Definitely hope the protected crosswalk at 24th and Walker is pursued soon. Safely opens up quite a bit more parking across the street to the east.

If you wanna talk "parking to the east" let's talk about the right of way parking that good egg took upon themselves to brand and claim as their own shortly after Gusto opened. Hate to break it to ya. But those spots belong to EVERYONE. Take a moment to note that everything beyond ones property line is not their property.

This is the same frustration I get with my neighbors in the paseo who leaves (don't parl here) notes on people's cars when they park in front of their houses like they own the street.

I would encourage you to simply park in the handicap spots. When you get a ticket, merely claim that it isn't anybody's property.

As far as parking in front of other people's houses, if there is other parking available, that just isn't being neighborly.

It's not my fight, but in looking at the satellite view on Google Maps it appears to me that the spaces you reference are inside the property lines of Good Egg HQ, as opposed to being true on-street parking. Meaning when the building was constructed, it was set back from the property line to allow for dedicated (rather than public) parking. Which would make sense considering the historic purpose of the building.

I'll weigh here after studying the surveys and looking at property lines and such. I had to be very specific to get my sign variance, fence permit. Etc.

The property lines on this block are very weird. The right of way goes all the way out to the blacktop on both sides. The parking all around the skate park/humpty dumpty slab are right of way. The way it works out is where you see sidewalk is actually private property and where you see parking, curb, etc is right of way. And in general, any property beyond right of way that's not already ROW is a city easement. You will see Landrun took advantage of this and took up the ROW parking in favor of wide sidewalks on both walker and 23rd. A good move as we all agree.

I'm not taking sides here but you can see it black&white on the survey Landrun commissioned for spud 671 (or maybe 691).

But hey. I'm not hating. If some kids come red paint stripe the old ROW gas station drive in front of my place in the dark of night. I won't protest! Those darn kids.

Went by The Rise yesterday and while several tenants are open, it appears they have several spaces they are trying to lease.

Open: Anytime Fitness, Urban Core, Cox Communications
Under construction: The Drake, Interior Gilt, Old School Bagel

The Land Run website and loopnet.com show four spaces still for lease, totalling 10,703 square feet.

At appears the At the Beach tanning place deal has fallen through, but there are three other empty spots as well.

Went to Old School this morning. I think it will be a great location for them. Friendly staff and plenty of seating over two levels. When asked, I was told to expect outdoor seating soon. They are excited about the possibilities. 1115411155

I went to Old School Bagel last week and the the food and interior are both great. The only negative that I can see is the location in the Rise. Since their store doesn't front 23rd, they really have 0 visability... It's really tucked back in the parking lot. I'm curious if the Rise is going to make a sign for all their tenants, I love the food there and don't want it to be forgotten about.

Agree. And Old School is really a great tenant for that area. We walked The Rise on Saturday morning and felt the same way about Interior Gilt, though they do have a small 23rd-facing entry. Really great selection of products at reasonable prices, but I got the sense that business had been slow thus far.

I'm concerned that with no signage on 23rd street. I really want them to do well.
I've suggested a few people give it a try only to find out that they went elsewhere for lunch because they didn't see it while driving.

Even knowing that it is in the Rise, I had to walk the backside of the strip to find it. It is not marked well at all. I've been twice now for breakfast and there's been a few tables, not a lot though. Not sure how they're doing for lunch.

I've yet to go there mostly because I keep forgetting it's there. I presume it's open on weekends? I've long lamented that the downtown location is not open on weekends, so would go to the Rise location in the interim (even though I live mere blocks from the downtown location)... if I could just be reminded by a sign as I'm driving by...

There might have been an oversight that a sign on 23rd has to pass UDC then pass through zoning before signs can review and issue a permit to the licensed sign contractor. BTW check out the parking overflow into the lot behind the vacant bank on 23rd & Dewey. Owned by D. Box I believe. Drake's first Friday night. 11397

Went in tonight and found this to be a nice place. Really nice decor and lots of inventory. Prices were reasonable. Got a new cap, shirt and daughter got a top. Dropped some $$ on 23rd tonight between this and Drake!! :)

Please check out interior guilt! They sell a mix of modern/new and genuine vintage. Not just furniture but fixtures and nick knack too. I bought a pair lamps last week from the 50's and a cool space race vintage lunchbox. They have such good stuff.

^Totally agree. Went in there last night and it was really nice mix of decor. My wife commented on the quality of the fabrics they used. Top notch. Very cool place!!

Rode my bike from downtown to The Rise for some OSB (if they'd just open the downtown location on weekends). The only choice of a bike rack was a new one at 23rd/Walker that can maybe hold two bikes (there's also a new one across the street at 23/Dewey, but... that crossing). I'd rather my bike were a bit closer to the place I'm going so I ended up chaining it the closest railing to OSB. Hopefully more racks are coming. Nudge nudge. Wink Wink.

Stopped for a quick breakfast at Old School Bagel and *loved* their space.

Really cool two-level design and they have one of the best lighting schemes I've ever seen. It's really nice soft light that looks like sunlight. They were quite busy. Great place.

BTW, they have a temporary sign on facade facing 23rd. I'm sure they'll eventually get a perma, fully-lit sign that will greatly increase their visibility.

Hope they add some tables to the large patio/sidewalk area on the north side.

You simply cannot do a better job of developing to the corner. It's ubiquitous in well-developed urban cities: A door that faces caddie-corner.

When you look at it, it just feels more welcoming. It's almost like a person is facing you with arms wide open (either adjacent elevation) asking you to please come in. This, perhaps, is one of the reasons I feel more drawn to Walgreen's than I do CVS, because Walgreens positions their entrances as such (but with a parking lot between the street and the building.

I can't think of any other place in OKC, off the top of my head that opens their main doors at the corner like this…The Ballpark counts I suppose.
