Midtown Renaissance just received administrative approval for the following design changes.

Looks like they are getting ready to roll on this renovation:


construct inset pedestrian entries at south elevation; relocate existing overhead door to inset at south elevation; replace existing overhead door with new storefront door and window assembly at east elevation; install metal awning at entry west elevation; install metal awning at new recessed entry south elevation; install metal awning at southeast corner of south elevation; install 12 sq ft signs of painted steel plate with cut out letters over translucent acrylic attached to new awnings at south and west elevations; install 40 sq ft projecting sign above metal awning at southeast corner of south elevation; remove existing drive access and planting bed along southern street frontage and install concrete outdoor seating plaza; install concrete pad at east elevation entry.

Although a building permit has been issued for renovation of this building, it doesn't look like anything is happening here quite yet.

It appears the construction superintendent has been staging in this building. So it may be the last to finish between the building across the street and the Marion. I did notice a week ago that they pulled off some of the plywood on the Marion covering the windows and then reinstalled. Looked like measurements were taken. Hopefully, work will begin soon on both the 1100 building and the Marion.

Does anyone know if the garage building behind 1101 is coming down for the new garage? I noticed that one piece was removed, but the other larger structure was left standing.

Great photo Will. Unfortunately, it appears that some vandals have strung a bunch of -- what appears to be Christmas lights -- all over the building. Smh.

But seriously... what's great about these old showrooms on AA is that those dealerships really wanted to display their wares to the public, so you get these wonderful tall glass storefronts to work with.

Just learned that Sara Kate Studios -- a gifts and home goods retailer that has participated in various pop-up shop events -- is moving into one of the ground floor retail spaces in this building this summer.

Yet another great local retailer for Automobile Alley.

Just learned that Sara Kate Studios -- a gifts and home goods retailer that has participated in various pop-up shop events -- is moving into one of the ground floor retail spaces in this building this summer.

Yet another great local retailer for Automobile Alley.

More information on the ground floor tenants of this building.

As previously mentioned, Sara Kate Studios is taking the northern bay along Broadway. They have had an on-line presence for quite some time and have been active in the various pop-up shop events around town. Already have a great following. This will be both a design studio and a showroom for primarily higher-end vintage furniture pieces. They will also feature home accessories and some gifts. If you haven't seen their style, it's pretty amazing. They are going to do great in this spot.

An undetermined women's clothier has signed a lease for the corner space.

And a cocktail lounge is going in on the east end along 10th. The existing overhead door will be replaced with a slick new one and the smallish space will open up to a new outdoor patio. Perhaps the Skinny Slim's of cocktails??

Not sure about what is happening with the larger space in the middle but it will feature an overhead door as well.

The plan is to get everything open sometime in the summer, so they have lots of work to do.


North is at the top of this drawing; Broadway is on the left, 10th at the bottom.

The building permit was just issued for British Petroleum's space in this building.

They are not only taking the entire 2nd floor, but all the remaining space on the ground floor as well. There is a big open area in the middle of the 1st floor which is a bit odd, but they'll be using it for reception, a gym and a lounge. They are converting the big ramp that leads up to the 2nd level into steps and seating areas.

I bet this turns out to be really cool. Will bring tons more people and life to this building and immediate area.

Also, although one office tenant has moved in across the street in the Buick Building, most of that space is still being worked on. REHCO is taking the 4th floor and the rest is almost all leased as well, so the 123 Garage is going to fill up fast and before long you are going to see a lot more people in this area.

Yes, new. It's a subsidiary of BP led by a former SandRidge guy (and the brother of CHK's CEO).

BP was having some sort of event yesterday (grand opening?) in this building and the overhead door was open between Sidecar and The Factory.

This is a little event space with a really slick lobby (seen in the right of the photo) directly east. They have a small amount of space on the ground floor and the entire second level. The build out looks amazing.

Sara Kate Studios is interior design and had a shop that sold accessories. She is still going strong (she and her husband are developing The Bradford House Hotel) but obviously elected to close the store.

The Factory was high-end women's clothing. It's been closed about a year.

Strayer University, an online college, is taking the old Factory space on the corner of this building.

Drove by yesterday and they are already putting up walls.

I L O V E to see/hear the service businesses returning to downtown. So hard to believe that OKC killed all of the Optometrists, Pharmacists, cleaners, tailors, cobblers, salons, boutiques, barbershops, daycares, photographers, radio/tv/production studios, etc that are so commonplace in other major cities' downtowns.

I look forward to the return of these ESSENTIAL small businesses in storefronts throughout AAlley, the CBD, midtown, Bricktown, DDeuce, Film Row, Arts District, SoSa, and C2S. We need these businesses back and we need them FULL - that's the "downtown experience" (and the real working downtown economy) not JUST big events and venues, or lunch-only restaurants and office towers.

I agree that we need more actual storefronts with these businesses instead of being in concourse or inside office buildings which would bring back street life and the hustle and bustle of a city
