1/15/13: The Midtown Renaissance group has submitted an application to the Downtown Design Review Committee to build the 5-story garage as part of their revitalization efforts for three buildings clustered around 10th & Broadway.

Here are renderings of the proposed garage to be located just west of 10th & Broadway on the north side of 10th.

This is part of the TIF package that requires the Midtown Renaissance people to renovate the two buildings at 10th & Broadway (1101 and 1100) and the Marion Hotel as labeled in the second image.

Cools renderings. Well, parkage garages are never the most attractive structures in an area, but as far as they go, this one is not bad.

Of course, when it gets built, we won't have the lovely tall mature trees along the streetside giving a nice covering for the facade. What we'll get is 10 foot tall spindly saplings.

The detailed design elements on the east elevation and the setback from 1101 N. Broadway seem to indicate there will be a courtyard between the two structures.

Perhaps something like what is being done between the Guardian and Packard buildings?

Looking at the plans more closely, there will be a courtyard between the garage and 1101 N. Broadway but the garage will also be directly connected to that building at multiple levels.

I'll be very anxious to see who they get as tenants at 1101 and 1100. Both are awesome buildings with great store fronts and tons of potential.

Hopefully we'll see some plans for Hotel Marion soon.

Uhhh... Those flaps randomly all over the face of the structure scream "trying too hard".

I like the overall design, but these things sticking seem very odd.

I know it would require a pretty significant rework of all of the buildings involved and might not be practical in any way, but I've always thought that the semi circle loading bay area shown here could make a pretty cool shopping/cafe area with several store fronts facing a common green area.

Hate to be negative but the siding looks as though it was done by Stanford & Sons.. Yes those fine purveyors of salvageyard junk from the tv series.

For a building this size, under 6 stories tall and not an entire block long, on the street facing front why couldn't they put up a screen with a giant mural. Rather than hide the space with slats of junk and trees celebrate the space with art.

Way to be optimistic. You don't think they'll donate free parking to the church on Sundays? My guess is it will be a free parking garage anyways, especially for the tenants of their residential properties. This group is smart enough to know that ample free parking is needed to make their developments successful.

I hope that whatever housing project they have planned on their recently acquired land on 10th St is designed to look a whole hell of a lot better than this garage.

Regarding street-level retail, there isn't much frontage on 10th, especially once you account for ingress/egress of cars and their circulation. This isn't a very big footprint for a parking garage.

An alley between the two structures is set to be converted to a landscaped courtyard featuring spirals from the Baum Building, a Venetian-style building that was torn down in the 1970s to make way for the Century Center Mall at Sheridan and Robinson Avenues.

I still think the cupola and finial belong in a museum. I'm assuming this is the cupola and finial at the Clarence Ford Park that's already falling apart?

I hate saying it, but to me, those louvers make it look like a shabby old building....maybe i'm just not cool or in the know about this stuff, bur it definitly different ?

I agree completely. The thought of them resembling the windows on the Broadway buildings was the furthest thing from my mind. The garage really looks quite ****ty. That's just my opinion, but it's really a disappointment.

Seeing this garage and their development at 430 NW 12th, I've come to the realization that I really don't like Midtown R's new work. I find both new projects to be quite hideous, which is a real disappointment because their historic rehabs are first rate and I love them all. But their new stuff is just awful.

Who was making these decisions back then? I.M. Pei?

Its unbelievable what OKC destroyed in the 1960s and 1970s. I understand everything was about suburbia in those days, but few cities destroyed as many works of art as OKC did.

I'll reserve judgement til it's finished, but the renderings look like they tried too hard to be cool. Like humor, it either really works or really doesn't. I hope it works, but is probably just an inside joke.

Looks like this project is now officially called the "123 Garage", after it's address, 123 NW 10th.

They applied for a building permit back in April; not sure of the hold up but with 1101 & 1100 N. Broadway both under renovation and Hotel Marion about to start, you'd think they'll get going pretty quickly.

They own that large lot south of Saturn Grill and directly east of St. Anthony -- it's the site of this year's holiday pop-up shops.

Besides 10th & Hudson, it's about the only other remaining property they own.

I presume they will build some sort of housing on that site in the near future.

I just drove by 8th and Walker and noticed that the building on the southeast corner has been gutted. I don't go that way often any more since Walker is closed at ninth due to the hospital construction. I always thought that building had potential, I guess someone else did as well. Anybody have any idea what is going on? There is so much going on over there. Don't forget, the school is also getting an addition as part of one of the last MAPS for Kids projects.

10th Street between Walker and I-235 has become quite the hub of activity. There is Fassler Hall/Dust Bowl, The Marion and this project, the two buildings on the North side of Broadway and Duncan's Bindery. Am I forgetting anything?
