I'll agree with that--and the preservation of the Douglas building, and especially the performing arts stage was a great move. It's a decent hall to play in.

That'd be fine by me. I'm not sure there'd be the same level of interest in preserving that building as its character and importance to any community isn't quite on the level of Douglass/Woodson.

The rents here seem very reasonable for apartments in such close proximity to downtown and the OU Health Sciences Center. And they actually have 3 and 4 bedroom units, which is definitely not the norm.

I really hope they find a way to continue this project into the additional empty lots. This development has gone a long way in transforming this area for the better. I just hope everything is maintained well over the years.

I am a member of a historic African-American baptist church down the street. A lot of homes in the area, older black owned, and won't sell as quickly as you think.

Unless I'm interpreting Pete's post incorrectly, it looks like the current phase is the last one that will add more units to this development. That being said, a public plaza and restaurant space should also be nice additions to the area.

Unless they were going to go east between 6th and 5th or south of 4th between High and Kelley, probably. Although, it looks like there is a staging area south of the post office and west of Phase 2. I am not sure if that is for them though.

Things are moving pretty quickly. I loved driving on 235 yesterday to see phase 4 highly visible from the highway. Fills in that area so nicely! Let's see more of this!!!

Im not sure if it’s been mentioned here yet but the jones assembly has started hosting concerts in the auditorium from time to time, which seems like a really cool idea. I think the first one was Jason Boland in February but there could’ve been some previous ones that I missed.

Here is an update on the proposed plaza.

I hope that the city as well as local developers can continue to expand on this project and others like it in a way that does not displace current residents. I drive around the city for fun looking through different neighborhoods and this development and the East side in general has become one of my favorites. We have a lot of surface area to cover as a developing and growing city. Finding the right balance between population density and sprawl will define Oklahoma City for the next century. This project feels like a very good prescription to that problem.

Thank you for the pics as always, Pete. One of my favorite morning routines is getting a nice cup of coffee and then opening up OKCTalk to see several posts with construction update photos like this. It’s the simple joys in life haha :D

This turned out great - very Nordic which is a nice break from the traditional brick, siding, dormers-look in Oklahoma. I don't like the roof color though, should've done something lighter/more gray.

We have back in parking in Denton and I'd say it's about 50/50 on whether people use it correctly. However, it's been there for years and I don't think I've heard of any major accidents.

Yeah, driving through the 39th Street District relatively frequently, 50/50 is about right.

That section is pretty narrow with a stop sign right in the middle, so the traffic is pretty slow-moving.

The way the construction narrowed the west bound lane has made driving this a bit of a harrowing experience. I think the entire stretch needs a road diet or it should've been left the way it was.

Yes, 4th street is a bicycle route that connects Downtown to the Katy trail, it really sucks they arbitrarily took one lane of the west bound for parking, makes for a bad narrow spot, for cyclists headed west from the Katy. Who gave away a lane of a city street?
