I found this info regarding the Page Woodson development in the November OCURA agenda packet. I do not know whether it was approved or not.

Contract for Sale of Land and Redevelopment – Part I Colony - Page Woodson, L.L.C. DRAFT OF 10.16.2015
Provided that all conditions precedent to the Redeveloper’s obligations to perform under this Agreement are satisfied, the Redeveloper currently estimates that construction of the Improvements will be commenced and completed no later than the dates provided in the following phased schedule:
Phase I Commencement of Public Infrastructure February15, 2016 Completion of Public Infrastructure July1, 2016

The estimated Commencement Dates and estimated Completion Dates may be further extended by mutual agreement of the Redeveloper and the Authority. The Authority understands and agrees that there are many factors that may cause these estimated Commencement Dates and estimated Completion Dates to become unattainable, many of which are outside of the reasonable control of the Redeveloper. The Authority agrees to work with the Redeveloper in good faith in the event further extensions of these dates become necessary, and the Authority will not unreasonably withhold, condition or delay its consent or agreement to extend the dates, as needed.

Just spoke to Ron Bradshaw...

They will be starting renovation of the school and the construction on the next building right around January 1st.

Should soon see lots of activity out there.

That setting is simply awesome.

The schools sits up on a hill with a great skyline view, there is a park directly south, HSC to the north, easy access from everywhere.

Yet another great urban area set to take off.

Hooray!

I've been going by there for months waiting to see signs of forward movement.

This is such a cool building and sits up nice and high on a hill with a great view of the health sciences center and downtown.

The whole site is a flurry of activity right now, though, so I imagine they want to get the main building completed ASAP. It looked like they were cutting holes in the brick on the north side of the building for new windows when I drove by on Tuesday, and scaffolding is up all across the building. The pool building is completely gone too.

Right, they demolished that indoor pool building which was not original to the school.

They will be adding on a brand new structure to the east which will contain apartments and more or less be part of the overall school redevelopment. So that will be built simultaneously with the school renovation.

I'm most excited to see the common areas in the school come back to life, as well as the auditorium, which will be available for public use.

Yeah, I sure hope the exterior finishes aren't going to be built as depicted... because honestly, there's no character, no interesting features, just... blandness. The density is very, very welcome to this area, and I have high hopes that this entire project will jumpstart the revitalization of this neighborhood... but I would think we could do better to increase the curb appeal of these units.

It's great to see they are reconnecting the street grid here. As it is today, the best route into or out of dt would be 4th street and the only way to get there is to take 6th to Lincoln or Lottie, then south to 4th, or take 5th to Lottie.

Right, as it is, it's a big confusing and difficult to get in and out of this immediate area.

I'd really like some developers to see all the open area surrounding the school and in the general neighborhood and just sweep in and start developing that entire area. Density is key to this area. And I'd greatly prefer multifamily housing over just typical houses. But, I do agree, character is a bit lacking. But if this can spur redevelopment, have at it!

This is such a great project. These new builds look beautiful and the old school is great.

Even though this is a rent-restricted property, I'd live here in a heartbeat.

Block 5 - the new builds being discussed just north of the school building - is not rent-restricted, as near as I can tell. If I'm understanding correctly, those units will be market rate. Block 3, immediately south of the school building, will also be market rate. The remaining blocks that they are developing will be affordable housing in one form or another.

That's great. Do you know what they're calling market-rate?

I apologize if this was discussed before, but is this standard 40/60 set-aside or is there any extremely low-income targeting? I know it's just a 4% bond deal so probably not.

Might not be much difference between the rent-restricted and market-rate rents.

That whole area is beautiful and has so much potential.

Sits up on a hill overlooking downtown and less than a mile away.

And of course, the HSC is directly north.

My office used to be a half-mile north of Page Woodson, so I'm quite familiar with that neighborhood... There is just so much potential here, especially considering how many empty lots there are between NE 8th and the railroad tracks. I know a few LLCs have slowly been buying up those empty lots - my assumption is preparing for the inevitable revival. And the location is stunning... Especially once the area is built up again, the top floors of Page Woodson are going to have a spectacular view of downtown.

This is about as creative as Oklahoma City gets . It usually just bulldozes historical buildings for big glass phallic buildings.

Yeah and it's weird. Omaha has awesome architecture. So does Boise, ID.

It's changing for the better though! 21c is bad ass as is GE and the new apartments at Classen and 16th should look good.

So much opportunity in this area. And now you have this urban precedence acting as an eastern bookend to all of this undeveloped and under-developed land, bookended with Deep Deuce/Bricktown to the west and the OU HSC to the north.

Woodson remodelers hope community will take a seat

OKLAHOMA CITY – Scaffolding fills the auditorium at the former Page Woodson School. Old wooden seats lie on the metal bars. Other seats are piled in the balcony. Spray paint dots the walls between the spots where the paint has chipped or been removed. But Progress OKC Director Neila Crank-Clements knows the space can be grand again.

“We want it to be a cultural and community center,” she said. “We want to host TED talks or Juneteenth or ONE OKC festival, or other community-type events.”

It will take about $500,000 to transform the auditorium into a modern-day space. Progress OKC has received some grants to help with the task, but those won’t cover all the needs. Developer Ron Bradshaw is covering the costs to make the space theater-ready. But his budget doesn’t include expenses such as audiovisual equipment.

The organization is selling seats as a way to raise money for those necessities. People can purchase name plaques to be put on a new cushioned seat that will be installed once the auditorium is complete. About new 700 chairs will be put into the room.

Between 350 and 400 plaques will be sold to raise $175,000. The auditorium can start hosting events this summer.

“We really want the community to buy into this project,” she said.

Being able to reach the neighboring area with this fundraiser was a challenge, said Crank-Clements. Progress OKC didn’t want to price the seats too high and potentially keep the community from being a part of this historic project. Yet, they did have to raise money for the stage equipment; otherwise, the space may not be as viable.

Crank-Clements said they looked at other similar fundraisers and found the $500 price tag could make the money they need and get people to support the project.

A few plaques have been sold to date, she said.

Getting this space finished and updated could be a huge morale booster for northeast Oklahoma City, said Shannon Entz, director of the city of Oklahoma City’s Strong Neighborhoods Initiative. The SNI-supported Culbertson’s East Highland is near Page Woodson.

She said a new auditorium will be valuable to the area for different gatherings, such as jazz or music events that have never been able to occur because there is no desirable location.

“Anytime you can have a safe location that has good audiovisual equipment that has been modernized, you’ll have good attendance,” she said. “People want to see something new and shiny, but it will create a sense of pride. That’s something northeast Oklahoma City needs right now.”

If Oklahoma was smart they could make every single LIHTC deal look like this. I would say this type of product is at least half of the allocations in OH or PA.

Lived across the street from Page-Woodson growing up in the OKC Oak Park Addition.

Recall many of the riot-ending school years when Moon Jr., High School operated there. F. D. Moon was the principal at the time. Desks were being thrown out the upper floor windows in the late 50s--this was a custom on the last day of school. My mother owned and operated the diner just west of Page-Woodson (across the street) on High Street.

It's a great feeling to see this iconic structure spared/redeveloped; this was truly a beacon in the northeast community just north of Washington Park.

Now if they could do something with Dunbar Elementary...

Sure, as they will have a leasing office with someone to show people around.

It's really turning out great.
