Are there any plans to do something with the corner building just east of this structure? Looks like it may have been an old gas station?

Nope.

Just leased it out to Prototek .

Do you know if Prototek has any plans to improve the building or grounds at all?

Either Fassler/Dust Bowl is paying really high rents or Midtown Renaissance folks arent making a whole lot because construction costs on this have to be quite high. Either way, Im glad to see it but just thinking of the economics of it and how you have to get some really good rents to pay for this type of new construction.

^^Huh?

If they're building a new building for themselves, I highly doubt they're going to rent it month to month.

MidtownR is building it for them.

There is other leasable space in the building. I'm sure the numbers work for MidtownR or they wouldn't be building it. That said, they also obviously have a strategy of first building amenities in the area to unlock residential development potential. It's big-picture and long-term; something we haven't seen a lot of in downtown in the past.

Those two establishments are going to rake in a massive amount of cash.

They are both quite big and given the established track record of the concepts and the jam-packed McNellie's right across the street, I'm sure this whole thing will be an absolute homerun.

Wouldn't be surprised if MidtownR didn't work a deal whereby they get a percentage of revenues to supplement the base rent; common practice in retail/restaurant leases.

I agree. Midtown is doing right where Lower Bricktown failed in my opinion. They have vision and a long term strategy.

Oh I don't know. Fassler in Tulsa has some cheaper options but obviously the better the beer, the more you'll pay.

The edge, the ambassador, and ocu law coming online around the same time with Lift in the pipeline for next year should definitely help them as well. I know Packard and the other restaurants in the area have to be fired up about the future. Dropping 500-1000 more people downtown in the immediate area can't do anything but help.

Thanks to catch22 for all these.

Note the steel frame on the facade facing 10th, the will support the yellow, wavy mesh that will be the most prominent architectural feature:

Thanks 5Alive!

That outdoor area on the 2nd level for Fassler Hall -- with a large covered patio -- is going to offer some nice skyline views and be quite the happening place. Will bring all kinds of energy to the street.

Between this and Bleu Garten (both should open this fall) we will have a great pull and link between Auto Alley and Midtown; one of those key links between districts Sid mentioned in another thread.

The area between is likely fill pretty rapidly and with lots of continued in fill.

Really, all the bigger pieces are in place or in case of the streetcar, will soon be.

As this is starting to come together, let's take a closer look at Fassler Hall.

First of all, it will be *huge* with about 2/3rd of the seating outdoors and the indoor space opening to it with six big overhead doors. There will also be an outdoor fireplace and a movable band stand which will me moved out into the outdoor beer garden on nice days.

You can see a line of higher counters on the south exposure which should offer great skyline views. There are stairs that connect Fassler with the Dust Bowl Lounge directly below.

(Yellow = indoors; pink = covered outdoors; blue = uncovered outdoors):

I bet they have outdoor heaters as well, especially since a good percentage of the seating will be outdoors.

This place is pretty darn massive; one of the biggest bars in OKC.

That floor chart looks much much better than what I saw in Tulsa. I had just come from Europe last September and traveled up to Tulsa to run an errand and was super disappointed with it. If they can figure out the beer and food and do it better than they've got in Tulsa, this could definitely make the cut for a semi-authentic Biergarten experience.

Drove by last night and it looks like they have glass going up on the southside. By the way, any idea what is going on south of this? There is a large fence set up. I assume it is just storage for the equipment for the Fassler Hall/Dust Bowl, but wanted to be sure.

When this is done it is going to be very cool! Currently it looks like a parking garage..
This is another situation where Tulsa is going to get even more upset at upset because the OKC location of a Tulsa original bar is cooler..

I completely agree, Nick! I can't to see people glaring over the second floor. I constantly tell all of my Tulsa buddies what it happening in OKC, and they don't understand yet. Soon they will understand :)

Also, what is Elliot Nelson's next venture in OKC, Pete? I hope (know) that it's just beginnging...

I would think something like El Guapo. That's pretty much the only current venture in Tulsa that he hasn't brought here yet (he has several new concepts planned in Tulsa as well).

They don't wear clothes like that in Tulsa. Would seem a little bit hokey if you ask me. Bartenders at McNellie's don't dress like leprechauns.
