Is the yellow façade similar to the "mesh" material he used on 18th st. studios?

It's hard to imagine as a biergarten, but the design is slick. Fitzsimmon's interiors are always very nice, so it will probably be way cooler than the rendering.

I think it's flipping amazing!!

Stunning design and concept and a with a bit of a mid-century flair to compliment a lot of the buildings in this area.

I'm incredibly excited for this, both the concepts and execution.

It's almost a shame the way 10th street is right there. There's no street parking and you kind of have to zip through there the way the traffic flows, so you can't slow down and admire this facility.

(Fortunately for me I can see the site from my balcony and would be walking there to visit.)

That's alright…ideally people will admire it as they walk from Broadway back to the Edge or 10th/Shartel Apts…

It will definitely be an illegitimate biergarten. I'd KILL for a legit biergarten downtown someday. Probably the closest place we'll have for awhile will be Pump Bar.

A biergarten on the green roof of the new OG&E digs would be amazing. But if not there, we'll probably have to wait for C2S to get working.

…on second thought…boathouse row!!!!

Exterior feels so sterile. Fitzsimmons took a Rand Elliiot ala Classen Curve approach. Needs to be softened up a little.

I love it too.

Love the mid-century lines that tie into many of the surrounding buildings.

Plus, love all the patio and balcony space. Even from a 2-story structure, there should be some nice views.

I expect both operations to be complete home runs.

I think the more contemporary lines of the exterior is actually a nice look and helps transition a little towards the new SOSA area contemporaries. OKC seems to be lagging the country in contemporary or transitional and seems stuck on the more cliche old world styles, especially in residential. Nice to have the clean and updated looks coming more and more. JMHO.

Due to the slope, they are having to do a lot of excavating.

I'm sure it will start picking up once they have the foundation and retaining walls in place.

The weather situation hasn't exactly been ideal either since they started, I'm sure the winter weather slowed them down a bit.

Probably so. It was originally supposed to open this spring, but looks like it has been pushed back to fall.

Drove by the joint last Friday and was displeased with the lack of progress. None of that vertical business was going on then so I like this new pace ;-)

That is the nature of construction, especially precast concrete construction. Nothing, nothing, then BOOM--we have a building.

I was at our new Urban Neighbors community garden that's right across the street to north on Sunday and there wasn't much going on... then went again yesterday and WOW, what a difference! Will be interesting to watch in the new couple of weeks for sure.

Can someone get some pictures from the north side to show the change in elevation on this site? The second floor from the 10th street elevation is the ground level on the other side of the site.

Same with the view from the southwest. I had lunch at GoGo Sushi yesterday and was honestly stunned at how imposing it suddenly is, and how much it changes the character of that intersection. It is really, really cool to see it come together. Photos don't really do justice to the scale of it.

I had seen it in pics, but when I drove by last night it kind of blew me away at how big it was. Pictures really don't do it justice.

No matter how many renderings and site plans you may see, when a long-vacant (or mostly vacant) parcel suddenly reveals the dimensions of a new development, it's always a bit startling.

I had seen literally thousands of photos of Devon Tower and had also seen it in person when it was about 10 stories. But the first time I came to town when it was at full height I couldn't have been more surprised; and I shouldn't have been surprised at all.

Same way with The Edge. When the large structure first mostly topped out, I think it shocked everyone to see how massive it actually is. Level and Aloft were the same way.


And really, even though we've had a massive amount of projects, not many have been of the large-ish and brand new variety. It's been mainly renovations and small to mid-size stuff, which has been incredibly important and needed but until now I didn't think about how few completely new developments make a big impression the first time you see them.

Bleu Garten going in will help considerably.

But I don't think MidtownR will develop the entire parcel for at least 3 years, as BG has a lease for that long.

Yes, but North Care just opened their brand new facility near the Fairgrounds, so I don't know why they would wait at least 3 more years before leaving this location.

All winter I would see the beginning dirt work and thought.. there isn't even enough room for a few lanes much less anything else and was a bit underwhelmed.. as all the structure has popped up it is really massive. I am excited!

You are right about that. It also goes within a few feet of each of the buildings on either side of it which I find to be particularly interesting. I hope the rest of Midtown turns out to be so dense.
