Urbanized 01-02-2015, 10:25 AM It's a beautiful building and glad to see it coming back to life, but honestly I wish that street-level spaces - especially along Broadway - were repurposed as retail/restaurant rather than office.

HOT ROD 01-02-2015, 05:34 PM While I agree urbanized, I think it might not be possible in this building considering the size the energy company probably needs. Also, it is nice to have a mix of use in the area just as long as (like I assume you mean) first-floor office is kept to a healthy minimum and we maximize retail there whenever possible.
I am hoping that the parking lot could somehow be redeveloped into residential (or retail). In fact, I'm hoping that all parking lots in AAlley (and midtown, also bricktown and film row) can be redeveloped the same way, so we can get some serious building frontage that continues the entire block. .. Hopefully, that idea is part of a master plan but hopefully someone can try it out as an organic infill.
I'd even be happy if a few of the lots turned into parking garages as long as there was significant retail frontage available on the ground floor (and this would help offset the loss of lots); I'd be even more happy if there was residential (or even office) on top of the garages. :)

I knew you would like that! And once you started to talk about this subject, I have learned to appreciate why you are so enthusiastic about the original (or replica) casement windows.
The difference that made at the Mayfair Apartments is pretty stunning.
BTW, this will be a $2.8 million project just for the renovation; that doesn't include the purchase of the property or furniture, fixtures and equipment.
I bet this will be stunning.

Yes, after the proposed renovation by the energy company fell through (they had serious financial and legal issues) a group of attorneys recently purchased this building.
I don't believe they plan any changes to the outside, as no planning documents have been filed.
It seems they will renovate the interior and use for their firm.
I'm glad it's being brought back to life. No for the two empty lots on Broadway to tie everything together...
BTW, the New Source Energy renovation was going to be done by Rand Elliott and I heard it was amazing, hence the original $2.8 MM price tag just for the building permit.
My hope is this law firm will find a commercial use for the ground floor and merely occupy the second level.
Is there any movement on those lots I referenced? I believe they are owned by Sandridge?

We live in a house that was owned by Tom Cooper many years ago. Old newspaper ads show that Tom Cooper Motors was also at 512 N Broadway in 1928 and surrounding years. They must have occupied that building at a different time.

The Markham group bought that corner, which is an old drive-thru bank.
I believe it will just be parking in the short-term.
And perhaps the bank going in the Markham will utilize the existing drive-thru, although IMO these places are an absolute scourge on downtown. Relics from Oklahoma's absurd anti branch banking laws and there are still a bunch of them in and around the CBD.
KingOfTheNorth 07-05-2017, 03:28 PM Would they be able to continue it as a drive-thru without any sort of approval? Would be a shame for that corner not to be used in some other way, if possible.
I'm sure they would fix it up in some way and that would require downtown design approval.
The fact it is still standing indicates they plan to use it.

CCOKC 06-13-2018, 09:15 AM I took a tour of the building a few weeks ago and it is astounding. The top floor that was added includes an apartment for long-term visitors of the law firm located on the second floor. The space on the west end of the top floor will be available meeting space for the public to rent. It has everything one would need to hold a conference for a smallish (40 people I think?) group. It also has an outdoor balcony with beautiful views of downtown. My accounting firm is going to be working with First United Bank to do a seminar next month for some of our business clients in the bank's public meeting space on the first floor which will hold about 12 I think. The bank has been very gracious with us in every aspect even though we don't bank with them.
